Mike in the office is a gem! He was very knowledgeable, helpful, and enthusiastic! The property is amazing including the location and amenities. I can definitely see my family here. It is in a very sought after location so i feel rents are reasonable. This is the place to be if your looking to be close to the city!
My husband and I absolutely LOVE this building. This residential is super clean and the full staff is amazing from the super to those in the office. Very professional and very sweet. The skylight view overlooking the city is breathtaking and the amenities are great. It’s such family-friendly building. We have been here two years and definitely will be signing on another year.
Absolutely delighted with Riverhouse 11! The amenities are fantastic, the management office is top-notch, and the location is unbeatable. We loveeeee Gina and Alisha from leasing office. I want to start by saying Gina and the team at Riverhouse 11 have made a living here. It is such a fantastic experience. You will face challenges living in any community, but Gina has gone above and beyond to accommodate any of our requests within reason. Whether it was issues with parking spaces, errors on our rent invoice, or day-to-day maintenance issues, Gina and the team have been able to help us find a fair resolution. We have lived in the Bergen/Hudson County community for over ten years, and residing at RiverHouse 11 has been our best experience. Between the convenience of the commute to the city and the local restaurants and shopping locations, everything is within 15-20 mins. Our building has some great amenities, from the movie room to simulator golf, with a state-of-the-art gym, which makes staying home beyond comfortable. We love taking morning walks along the water and viewing the city skyline every day. The Veris team hosts fantastic events and communicates effectively through the community app with updates on any changes that may occur. The community is very diverse, and I recommend it to anyone looking for a place to call home.

I had an excellent experience working with Michael and the entire RiverHouse 11 team during my move-in. The process was quick, smooth, and the staff was responsive and accommodating. Their attention to detail and commitment to applicant/resident satisfaction made my transition hassle-free. Have been staying in Riversedge for almost a year now. While the location of the building is great with proximity to light rail, bus stop and ferry terminal, the best thing I like here is the management. They are very friendly, responsive and professional. Any issues I had were handled promptly. The surrounding is very peaceful and neighbors are also very kind. I did not find any soundproofing issues which I hear commonly in some buildings in NJ. The management also organizes some events so that the neighbors can come together, know each other and celebrate. While its an old building compared to others in the same locality, the management keeps it clean and undertakes maintenance work where required. Overall, had a good experience with my stay.
Attention, crooks and thieves! The first time I came to the RiverParc office was on Tuesday, August 15, 2023 and negotiated with a man named Jerome Miller. He assured me verbally that on Monday, August 21, I would stop by the apartment on the 7th floor of the complex. He said that I had to pay $ 1,130, gave me to sign the contract, said that since I am a student, I need to have three times the base rental rate on the account (further in the correspondence he confirms that the base rental rate is $ 3,700 and I need to have 3 times more). On this day, at a meeting on Tuesday, August 15, he said that it was enough to open a savings deposit to rent an apartment. I clarified that I am a student and I have money in a foreign bank and that I will be able to pay immediately for the entire rental period, since I planned to rent an apartment only for 5 months. He said he just needed to open a savings deposit and I could come by on Monday. I opened a savings account on Wednesday, August 16 and immediately sent the documents to Jerome. Then I wrote to him every day and asked what else I needed to do, since he promised me that I would come by on Monday, August 21. But Jerome didn't answer anything until I started calling him myself, even though I don't speak English well. As a result, only on Sunday, August 20, He told me that I should take a statement from a savings account with the balance. On the phone, he said that as soon as I send the statement, I will be able to stop by within one day. I take the statement and send it right away on Monday around 12 o'clock in the afternoon. There were more than 3 monthly payments. On the evening of August 21, Jerome reports that there should be 130 thousand dollars. At the same time, I rent an apartment only for 5 months. Thus, on the day when I came for the first time on August 15, the essential terms of the transaction were hidden from me. Knowing that the apartment would not be rented to me, Jerome misled me, hid important conditions and cheated me out of $1,130. Of course, my English level did not allow me to read the contract written in small letters and understand that I was being deceived. Of course, if he had said that I should have $130,000 to rent an apartment for 5 months, I wouldn't even have contacted them, but he tricked me into deceiving me while simply ignoring me for a week. Thus, Jerome Miller substituted concepts and applied a fraudulent scheme. He has not answered me all week since August 15, although he promised that I would come by on Monday August 21. Thus, I categorically do not recommend contacting these people, as they are unscrupulous and they will simply write off money from you promising that you will be able to settle in these apartments

My wife and I have been here since the beginning of August 2023 and the experience has been amazing. The view is fantastic, the staff is very helpful and Michelle from the management office team was extremely kind and helpful when she supported us. The convenience of having public transportation to go to the city is a point to highlight.
Building and community is truly gorgeous! Leasing office (Gina and Alisha) were so helpful and accommodating! They answered all of our questions and greeted us with beautiful smiles. The amenities are absolutely wonderful! I can’t wait to use the gym! The rooftop is delightful with beautiful city views! If you’re looking in Port Imperial, come check it out!
This building is truly phenomenal! The leasing office is so responsive and answered all of my questions quickly! Gina and Alisha always greeted us with such a warm smile! The amenities are second to none in Port Imperial (a rock climbing wall - so cool!). You can tell how well maintained it is also! The ferry and lightrail are a block away!
LOCATION, LOCATION, LOCATION! The location to NYC (Ferry, Tunnel, & GW Bridge), shopping, and green space it perfect! The building is beautiful. The leasing office has been wonderful to work with from start to finish. Quick reply to requests. As I toured, I got to see the property being maintained and meet residents that seem like it will make for a pleasant atmosphere. Amenities are on par with other buildings in the area but this building definitely is newer and more updated.

Quality of service and general quality of life has gone way down. This is mainly because the management seems to have allowed a lot of questionable people into this community and around it and seems to struggle with enforcement of rules and standards. No longer feels safe or secure nor ‘luxurious.’ Guest Parking passes being stolen, rough guests abusing the resident terrace, young concierges who don’t even look up, greet or acknowledge people entering the lobby, dogs barking incessantly for hours on some floors, people smoking so much that hallways are clogged with smoke in defiance of the posted rules. There was also a recent armed robbery at RiverParc and residents were not informed of this. Further — there is something shady going on with the local water and sewer utility, Real Page and the 2 residential properties RiversEdge and RiverParc. Water pressure in units is drastically erratic and uneven, and fluctuates without warning. Residents are vastly overcharged on our RealPage utility bills, in excess of $300-$600 per month. Neither the utility company RealPage nor property management take any responsibility in rectifying resident concerns; each just blames the other and feigns ignorance and expresses disinterest. No explanation or solution is offered. Cell phone service is generally bad in the entire area and within individual units. NY Waterway operates a ferry maintenance facility on the waterfront which is a toxic fume-laden eyesore. Leasing office staff have little interest in Resident concerns. Jerome Miller is polite but Kwame Micah is awful; immature and unprofessional. Maintenance crew however is excellent. Rents and fees are being hiked in excessive %s as others have said despite all of this. Sad.
Philip helped us touring different units to figure out our needs and also very responsive during the application process. I would have ended up giving up this process without his help and updates. It was a pleasant experience. Thank you so much!

In all my years in NYC an NJ, this is the best apartment I have ever found. The location cannot be beat and the area is just lovely.

Worst building management I have ever dealt with. Submitted an application for an apt in this building and didn’t hear from anyone for 2 weeks. Finally received a lease but we’re told by the manager Trevor (who we were never able to get a hold of) that there was a mistake and someone else got a lease as well.
Would not waste my time applying here unless you have a lot of patience.

The rooms do not have any overhead lights. Overhead lights are at the kitchen, entrance and bathrooms. The living rooms and bedrooms do not have overhead lights. The kitchen does not have a garbage disposal. The windows open partly and don't have screens. There is no central ac, each room has its own ac that has to be turned on or off individually. It does take management some time to get back to you, you have to keep calling and emailing for answers.

Pros
The location is awesome, they have ferries to the city 8 min walking away, light rail is 7 min away and the very last stop before the Lincoln tunnel by nj transit bus is 3 min walking away.
The pool has beautiful views and in the afternoon it's in partial shade. The gym is decent. And the front desk and maintenance guys are friendly and responsive. My windows blew open (and kind of fell out of the frame) and wouldn't shut during a storm and they came right away to fix the issue.
I lived here for 14 months and I would never recommend this building to anyone. First off, security was a huge concern of mine and was expressed profusely upon me touring the building. I was told over and over that each guest is to be stopped at the door man / woman and the apartment renter would be called and notified of who was downstairs waiting. This happened maybe twice in my 14 months of living here. There were people who would just pop up at my door. Unknown people wandering my floor. This happened to the point where I had to attach a ring camera to my front door because I felt so uncomfortable. To add, the doormen/ door women were rude, unkind, and always had a bad attitude. Management is horrible and I have sent emails 3 months ago that I am still waiting for responses. My security deposit was sent back after the 30 day mark. For how much you are paying for a high end building- please take my advice and pay the extra $100-$200 a month to stay in one of the other buildings in Port Imperial.
Lived here for over 5 years and sorry to say management has made poor decisions. Quality of service has gone down and rents have hiked. Covid did not lower rents for existing tenants. Managements brought in new tenants with big discounts, and now are hitting old tenants with an unjustified a $300-$600 increases in one year. More than 30%.
Great building has all amenities, great leasing office team , Maintenance team are super friendly and helpful , 24 hour amazing front desk team especially Jennifer who is very professional she is always there to help residents get their packages, she is super professional she wear a mask all the time she’s super elegant and friendly , prices here are fair comparing to next door buildings , if google has 10 stars ⭐️ I’ll click them all 👍
Current tenants at river edge. The location is a downer. Getting anywhere using public transport is such a hassle. Closest grocery store is 40 mins by foot. The apartment is basic. They give it the look of updated but half of the things in the apartment are broken and needs to be replaced. We have already replaced our dish washer twice and oven and let’s not even talk abt other small fixes. The management is cold and so is the concierge. Concierge is well known for misplacing and stealing packages and the management blames it back on the tenants for their negligence. We are still waiting on refund for our lost package (been over a month ) and being blamed and harassed for some other package which was returned by us. The only good thing here are the amenities and rooftop which is also useless as you can’t really book or reserve the space for any special occasion. During summer the rooftop is overcrowded and loud. The jacuzzi is a joke never worked. The privacy is a questionable here. The apartment face parallel to each other so neighbors can peep into your apartment 24/7. We don’t feel safe and our extremely uncomfortable here. Can’t wait for our lease to be up and move out of here. Please move somewhere else and save yourself a trouble. At the end of the day you want to feel comfortable where you live.

-Noise: if you live near courtyard side, it could be louder but so far, this building is super silent. Sometimes if big dogs bark, I can hear the sound but otherwise you cannot hear anysound from other units if you fully close the door. (btw this building is dog friendly)

-Management: Before we move-in, we were worried about this part..what if they don’t fix it on time. Now we don’t worry about it at all. If it is not an urgent issue, they don’t come fast but for sure, they WILL COME. I asked many things so far and the guy (forgot name…) is always super nice.

The new manager, she is super nice and we love her as much as the old guy before.
Three months after moving out we have yet to receive our security deposit and building management send us a bill saying we owe THEM more than $1000. Previous reviewers have noted the sewage charge issues which we also experienced. After the building management promised to pay a balance and penalties left by the previous tenant, they are now demanding we pay that balance despite us trying for more than four years to resolve the issue and we moved out three months ago. We lived in our unit for two years before receiving a sewage bill that was still addressed to the previous tenants and included over $100 of penalty charges as management never updated the account. Management promised they would pay the balance and never did. Building management is completely unresponsive and cannot reply to even a simple email asking for confirmation that our names are no longer associated with the sewage account, 90 days after leaving the unit. We paid our rent automatically via direct deposit on the 1st of the month and never paid late, yet each month was charged a late fee in the resident's rental portal. Numerous calls and emails to building management were ignored on this issue for over a year and now again, 3 months after moving out we can't get a straight answer on the balance they say we owe. It's beyond frustrating and feels like a total scam. They ignored us while we were tenants and now that we have left the building they are trying to wear us down with horrible customer service in hopes we'll shell out more $$ to them for nothing. Not to mention the entire time we lived in our unit, the windows leaked constantly and we had to line the entire apartment with towels at the slightest hint of rain or snow. Years of requests went unheeded - management continued to say they would get the windows fixed by XX date, which of course never happened. We ultimately left the building due to the complete disregard for us as tenants and somehow are still stuck dealing with this ridiculous management issue. Wish I could give zero stars. Buyer beware.
I would give this apartment 5 stars. I had lived there 3 years. This apartment was first apartment for me after moving to the USA. While I lived there, I didn't need to concern anything. Concierge and leasing office take care of everything for residents and especially maintenance team is the best of the world!!! Very quick respond to our requests and keep maintain clean apartment. Even when I moved out this apartment, moving inspection and leaving process were so simple and quick, it took only less than 10 minutes. I've moved to Texas recently. Honestly it's hard to find apartment as good as Rivers edge was in Texas.
I really was satisfied to live there. I would love to recommend this apartment to someone who look for nice, safe and quiet place.

I used to really like this building. When I first moved in the management was great. The building was well kept and clean. Over the past couple of years the management has changed and the new management feel more like control freak dictators than anything else. There is often a hostile undertone in a lot of their communication to the residents. I get the sense that the working environment is very toxic and don't feel like the leasing agents are happy or care. This is disappointing because one of the the things I loved about the building when I moved in was the friendliness and professionalism of the staff. The building is also very dirty now. The back elevator smells like urine and is often very dirty. They don't clean as often as the used to. Maintenance isn't as skilled as they used to be. It seems that they've either gotten rid of the original staff or moved them to one of the newer properties. Often time, repairs are done in rush and with very little skill, because somehow the issue isn't fully resolved or other issues are created. Too bad, because I think this area provides an alternative to those who work in the city but want to live someplace with a better quality of living. If I'm going to pay these rates for rent and not get a high quality of life I might as well live in the city.
This property is very good. We've been here for almost a year and so far everything is good except at the beginning when we just moved in. Maybe it was due to holiday season, our work orders were not done soon enough. But Starting from early this year. Everything is up to speed. Issues got addressed fairly quick and done nicely. For people have not been in this area, we highly recommend to live around this place if your work place is in Manhattan. Super easy commute with Ferry, you would most likely get to Manhattan much faster than your co-workers living in NYC.
I’ll start by saying the building and apartments are beautiful. Viewing the amenities and units is where the decent experience stopped. All the reviews about the incompetent, dishonest, and unresponsive management are 1000% true. We were put through a circus act of an application process. After initially applying following our visit, we had to track down management for a status, were told multiple times we would receive a call back that never came, then two weeks later were told we need a co signer for the lease even though I’ve never once in my life needed one. We found a co-signer within the hour of being informed we needed one and paid the additional application fees after being promised we would be approved quickly thereafter. Another week later and after more unreturned phone calls we learned that our applications were still denied with no valid reason, despite the fact that we provided EVERYTHING management asked in a timely manner and were promised we’d be ready to move in by May 1st. We wasted weeks of our time and more money on application fees than needed dealing with this place. Save your time and money and apply to any of the number of other reputable complexes in the area. Great building, cool amenities, great location, but absolutely not worth dealing with dishonest, lazy, unresponsive management.
Absolutely incredible experience with the Gateway - what a hidden gem! Crazy convenient location. Building and amenities are off the chart. Management team is responsive, caring, and transparent. Building manager goes above and beyond to make sure tenants are happy and feel at home. Maintenance issues are addressed immediately. Free BBQ every Saturday, Christmas party, Superbowl party, etc. When my fiance and I got engaged, the building manager went out of his way to reserve a table for our family on the pool deck, AND picked up special food for us. When our close friends were leaving the country, the building manager arranged for us to have a private event in the lounge. Unreal! I highly recommend the Gateway to anyone!

Horrible Management! Do NOT move in here. The apartments are beautiful, great ammeneties, but when you are treated disrespectfully by management, making you feel like you live in a dorm, is not worth your time and money. On top of that they will try to charge you for any little thing when you move out. We were charged half of our security deposit which was more than half of what we paid originally to move in 6k!!!, they also made us move 4 days before the end of the month which was paid ENTIRELY for!
Beware when singing contract about bogus sentences that will cost you atthe end of your contract $$$$.
I'm a tenant in this building and the management is awful. They do not treat the tenants right and continue to harass them even when they are in the process of moving out. I've seen another tenant being treated poorly twice - the management and front desk are rude and disrespectful. The manager lives in the building but does not attend to requests sent through by the tenants. I would recommend against living here if you can find another option. Although the owner is a wonderful, friendly man - the management team is really destroying the reputation of the building.
