Okay, so here’s the lowdown on 1500 Harbor Blvd: the front desk can sometimes feel like a ghost town, and when the crew is around, let’s just say they’re not always handing out smiles. And about the packages – it’s a bit of a treasure hunt, honestly; some parcels just embark on their own little adventure. Oh, and a heads-up about the hidden fees from the management – they’ve got a way of sneaking up on you, kinda like ninjas in the night that hit you when you less expect them. Also, it seems like the trash bins are having a bit of a party outside, could do with a bit of a tidy-up and less smelly.

We had lived at Harbor 1500 since 2020 and recently moved out. Do yourself a favor and do not move to these apartments. They seem "nice" but they are a disaster.

First things first, we lived in 3 separate units in our time in the building. The second unit had so much condensation that the floors were coming up and there was mold above and underneath the floor boards (attaching videos that show the mold and condensation). I lost a lot of meaningful possessions, such as my wedding shoes and many other valuable items to the mold. They transferred us into another unit and things just got progressively worse.

The fire alarms go off at all times of the night. There was one circumstance where there was a bomb threat. Another time where the AC went out and they didn't fix it for days. Then construction started and it was so loud that both my husband and I had received comments from our coworkers that they could hear it during meetings. The building also smells terribly but they cover it up in the lobby with perfume because otherwise it would straight up smell like poop. This is the farthest thing from luxury living.

I could go on and on for the reasons this building and the management team are truly the worst, but then this review would be extremely long, so just do yourself a favor and do not live here. Pay attention to the negative reviews. They're there for a reason.

As a new resident, I appreciate the leasing office managers being available and attentive for questions and issues. Colleen Pepe and Nicole Ivonnet both have made my moving-in experience at Hamilton Cove a great one! They have gone above and beyond my expectations than any leasing team I’ve met in the past.
If I could give zero stars I would. Save your time and money, many other buildings in the area that are most likely better maintained. All pictures look extremely nice but not a thing works besides the gym (which didn’t have AC for most of the summer). Every tv in the common rooms don’t work, theatre room consistently broken, golf simulator has been broken for as long as I can remember. Nothing in this building actually works or has quality. The employees just yes you and say it will be fixed when it won’t. Oh and they also have a bug problem and I hear rats running through the walls. Stay away!
Have been staying in Riversedge for almost a year now. While the location of the building is great with proximity to light rail, bus stop and ferry terminal, the best thing I like here is the management. They are very friendly, responsive and professional. Any issues I had were handled promptly. The surrounding is very peaceful and neighbors are also very kind. I did not find any soundproofing issues which I hear commonly in some buildings in NJ. The management also organizes some events so that the neighbors can come together, know each other and celebrate. While its an old building compared to others in the same locality, the management keeps it clean and undertakes maintenance work where required. Overall, had a good experience with my stay.
Attention, crooks and thieves! The first time I came to the RiverParc office was on Tuesday, August 15, 2023 and negotiated with a man named Jerome Miller. He assured me verbally that on Monday, August 21, I would stop by the apartment on the 7th floor of the complex. He said that I had to pay $ 1,130, gave me to sign the contract, said that since I am a student, I need to have three times the base rental rate on the account (further in the correspondence he confirms that the base rental rate is $ 3,700 and I need to have 3 times more). On this day, at a meeting on Tuesday, August 15, he said that it was enough to open a savings deposit to rent an apartment. I clarified that I am a student and I have money in a foreign bank and that I will be able to pay immediately for the entire rental period, since I planned to rent an apartment only for 5 months. He said he just needed to open a savings deposit and I could come by on Monday. I opened a savings account on Wednesday, August 16 and immediately sent the documents to Jerome. Then I wrote to him every day and asked what else I needed to do, since he promised me that I would come by on Monday, August 21. But Jerome didn't answer anything until I started calling him myself, even though I don't speak English well. As a result, only on Sunday, August 20, He told me that I should take a statement from a savings account with the balance. On the phone, he said that as soon as I send the statement, I will be able to stop by within one day. I take the statement and send it right away on Monday around 12 o'clock in the afternoon. There were more than 3 monthly payments. On the evening of August 21, Jerome reports that there should be 130 thousand dollars. At the same time, I rent an apartment only for 5 months. Thus, on the day when I came for the first time on August 15, the essential terms of the transaction were hidden from me. Knowing that the apartment would not be rented to me, Jerome misled me, hid important conditions and cheated me out of $1,130. Of course, my English level did not allow me to read the contract written in small letters and understand that I was being deceived. Of course, if he had said that I should have $130,000 to rent an apartment for 5 months, I wouldn't even have contacted them, but he tricked me into deceiving me while simply ignoring me for a week. Thus, Jerome Miller substituted concepts and applied a fraudulent scheme. He has not answered me all week since August 15, although he promised that I would come by on Monday August 21. Thus, I categorically do not recommend contacting these people, as they are unscrupulous and they will simply write off money from you promising that you will be able to settle in these apartments

walls are paper thin. neighbors are rude. i have made a number of noise complaints, but the management seems to not care. I have been facing the same issue almost every night since I moved in back in December. Video shows how much noise comes into my bedroom from my next door. Listen to the video with earphones or speakers to really hear how much bass sound travels from my next door. These recordings are from the same night. Even after two visits from the security and a visit from local police, the noise continues through the night.
My wife and I have been here since the beginning of August 2023 and the experience has been amazing. The view is fantastic, the staff is very helpful and Michelle from the management office team was extremely kind and helpful when she supported us. The convenience of having public transportation to go to the city is a point to highlight.

I was weary moving into this apartment complex because of some of the low reviews. However, I could not be happier with my decision to move into this apartment complex. I'm not one to write reviews, but seeing as this building is not highly rated and should be, I decided to write one.

The staff is super friendly and helpful. The leasing office always promptly responds to my inquiries. The amenities in this building are fantastic & the appliances in the actual apartments are great (the appliances are new & the apartments have very large washer & dryers). Lastly, the location is excellent-- I can walk along the boardwalk and be in Hoboken in just under 10 minutes.

It has a nice view, other than that, it?s a nightmare. Unresponsive staff who don?t give a damn. Greedy company that nickel and dimes you on top of an already high rate. Non stop noise from construction, dogs and the party boat that also uses our building (with no benefit to residents). Can?t wait to move out! -

My wife and I just moved here days ago from a building in the same zip code. We are extremely pleased with our decision. Buildings are beautiful and well maintained. Maintenance responded immediately to repair minor issue. Building is very dog friendly. Gym is best I’ve come across . Building is steps from ferry into NYC . Overall this is truly a great value for the monthly rent. Special shout out to Colleen for her help in getting us situated. We really appreciate it!
We (family 2+1) simply love Estuary!
The area surrounding rental buildings looks very European like, which helped us to quickly adjust after a big move.
Alana Fox is very helpful, always eager to help manager, even though some of the things are beyond her responsibilities. She helped us very quickly to find perfect apartment and assist with all formalities. Every time whenever we meet she greets us kindly and ask if we need anything.
Receptionists - Sasha, Matty and Tricia always welcome us with big smiles and are always super helpful. They are the reason Estuary blooms. They know us well and became to us like a family. We feel here like at home. Amenities are great, although the children’s room could be renovated a bit.
Whenever there would be some issue in the apartment the maintenance team is showing up very quickly and giving as helpful hand - special thanks to Mario!
There are many events organised by leasing agency - for singles, families, yoga fans, children activities and pet lovers.
And the view to Hudson Yards is breathtaking!

In the beginning they will be nice so you will get lured in and leave a great review. Trust me it turns sour. Incessant fire alarms. Uninhabitable days of no running water and ignored emails for help when I was sick and had no water or AC during a heatwave. They sent tenants to shower in a public space during Covid. They refused to get me in touch with upper management. They unethically changed their methods for the monthly water bills. They installed a toxic air refreshener in the vents that assaults you wherever you go, even in your own apt which is supposed to be your safe haven and instead makes you sick. They illegally entered my apt. Need I say more? Yes, the view is beautiful but at what cost?

I've been here for two years now.
It's nice and a safe place to live.
The apartment is roomy and you have everything you need in your unit. The units are very well insulated for sound. The common areas are kept very clean.
The management seems to try hard to accommodate everyone, which isn't easy!
After 2 years, I still enjoy living here.

I’ve loved living here for over 2 years. The staff and amenities are great. The location is another plus, one bus or ferry stop to NYC or just a short walk to Hoboken.

The concierge staff has been helpful, management office has always been responsive (I’ve interacted mostly with Nicole and Colleen), and maintenance has been very efficient sometimes even showing up to my apartment within a few hours of my request submission.

Although I won’t be staying here for another year I wouldn’t hesitate to recommend the property to others. It does come with a price but it does deliver on experience.

I have been living at Hamilton Cove for the past three years, and I gotta say that I love everything about it. The location is ideal for both my husband and I since we commute still to New York City for work the ferry is two minutes away. You have the bus stop just one stop away from Lincoln Tunnel to Port Authority. I feel the safest at Hamilton Cove or the area you could go out at night walk around no worries . The amenities in the buildings by far is amazing my favorite is the gigantic pool that we have. They also have a great kiddy pool. The one person that I must give a shout out to is Colleen !! w She’s been in the building from the very beginning since we moved in until now. Colleen is always helpful with anything that we need or request for. She is amazing and very friendly, our son, Carter loves her, especially when she host the cute fun kids activity parties, in the building. She’s definitely your go to person at Hamilton Cove if you ever need anything.

My boyfriend and I have been living at Estuary Apartments for a little over 6 months now. I cannot recommend it enough. Aside from the gorgeous views, great amenities, and spacious apartments, the staff really take it upon themselves to go above and beyond for you. Sasha our services coordinator is absolutely wonderful, she knew my name and my apartment number the second time I came down to get a package. She is also incredibly positive and supportive if you need anything! Wanted to also callout Matty who has been so welcoming and helpful. The staff also plan a monthly calendar of happenings and activities which is so appreciated! It's nice to be in a community and it enables residences to get out of their apartments, especially if you work from home. I really appreciate the time the staff takes to give everyone who lives here the best experience possible!

My husband and I have lived at the Estuary for over 7 years. We cannot speak highly enough about the incredible maintenance and front desk staff. They are always extremely helpful, kind, and prompt. Whenever we submit a maintenance request, they always come within a few hours and have a solution for everything. The front desk staff go the extra mile, especially Sasha Hernandez, and it does not go unnoticed. We are very grateful for all that they do.

To state the obvious, the amenities are amazing & the views of NYC skyline are breathtaking but the cherry on the cake is the staff. Every single person cares about everyone who resides here. When we 1st moved here, I met Sasha & until this day- she is our go to person. She is brilliant at what she does. You can see the passion & the flair she brings & how genuinely she cares about getting things done by keeping the residents in mind. And another talented & fantastic addition to the team is Matty. It is not easy being the face & 1st point of contact for everyone who walks into the door. But Sasha & Matty do it with such ease & elegance.
I have seen many a staff come & go or do their work just because they have to. But these two are a powerhouse. Estuary has definitely chosen well in terms of its staff. We feel well taken care of. Thanks!

The Estuary is more than just an apartment complex—it is an amazing community, and its standout feature is the exceptional front desk concierge staff led by Sasha. Sasha always goes above and beyond to provide remarkable service. Her unwavering dedication and willingness to assist with anything and everything is truly impressive. I find great comfort in knowing that I can always depend on her, including in unexpected situations such as fire drills, when my dog (who happens to be the unofficial mayor of the Estuary!) needs rescuing. In addition, I want to give well-deserved recognition to Trish and Matty, who play a crucial role in making this community truly special. They consistently deliver helpful and welcoming service to residents, making their presence invaluable. Their proactive and responsive nature has significantly enhanced the overall positive living experience here. Plus Chewy absolutely loves visiting the front desk (and he claims it has nothing to do with the cookies!)

The maintenance team also deserve high praise for their outstanding service. They consistently demonstrate professionalism and efficiency by promptly addressing all maintenance requests and their friendly demeanor adds to the positive experience of interacting with them.

I recently had a tour of the property at the Estuary. The complex over exceeded my expectations. The views were outstanding and the property itself was clean, modern and had great additional amenities. The floor plans that were available were spacious and unique. Each layout had a lovely view and appealed to my liking. if your going to schedule a tour, I highly recommend Alana! She was friendly, professional and really took the time to answer all my questions.

Apparently the management is okay with residents leaving trashes or shoes or whatever outside like this. This is not a one-time occurrence. It's pretty much EVERY DAY.

This same unit is taking shopping carts back from Whole Foods. They left it by the elevator (even blocked the elevator once) or outside their unit OVERNIGHT.

Update: changed from 1 star to 3 given the proactive response from the management. I will keep updating.

Update: haven't seen this happen for another 2 weeks. Changed from 3 stars to 4.

Quality of service and general quality of life has gone way down. This is mainly because the management seems to have allowed a lot of questionable people into this community and around it and seems to struggle with enforcement of rules and standards. No longer feels safe or secure nor ‘luxurious.’ Guest Parking passes being stolen, rough guests abusing the resident terrace, young concierges who don’t even look up, greet or acknowledge people entering the lobby, dogs barking incessantly for hours on some floors, people smoking so much that hallways are clogged with smoke in defiance of the posted rules. There was also a recent armed robbery at RiverParc and residents were not informed of this. Further — there is something shady going on with the local water and sewer utility, Real Page and the 2 residential properties RiversEdge and RiverParc. Water pressure in units is drastically erratic and uneven, and fluctuates without warning. Residents are vastly overcharged on our RealPage utility bills, in excess of $300-$600 per month. Neither the utility company RealPage nor property management take any responsibility in rectifying resident concerns; each just blames the other and feigns ignorance and expresses disinterest. No explanation or solution is offered. Cell phone service is generally bad in the entire area and within individual units. NY Waterway operates a ferry maintenance facility on the waterfront which is a toxic fume-laden eyesore. Leasing office staff have little interest in Resident concerns. Jerome Miller is polite but Kwame Micah is awful; immature and unprofessional. Maintenance crew however is excellent. Rents and fees are being hiked in excessive %s as others have said despite all of this. Sad.

My car got stolen from the valet downstairs. Kara, building manager, said she’d make sure there’s all new valet staff and a change in security…one year later the same people are still working the valet and nothing has been done to improve security. Maintenance to the Hudson calls for a huge crane that gets parked on the side of the building, literally inches away from your patio/terrace and completely blocking the view of the Hudson and Manhattan. Also, I went days without running water, AC/electricity. I didn’t get compensation for any of this.
Philip helped us touring different units to figure out our needs and also very responsive during the application process. I would have ended up giving up this process without his help and updates. It was a pleasant experience. Thank you so much!

I lived here for 14 months and I would never recommend this building to anyone. First off, security was a huge concern of mine and was expressed profusely upon me touring the building. I was told over and over that each guest is to be stopped at the door man / woman and the apartment renter would be called and notified of who was downstairs waiting. This happened maybe twice in my 14 months of living here. There were people who would just pop up at my door. Unknown people wandering my floor. This happened to the point where I had to attach a ring camera to my front door because I felt so uncomfortable. To add, the doormen/ door women were rude, unkind, and always had a bad attitude. Management is horrible and I have sent emails 3 months ago that I am still waiting for responses. My security deposit was sent back after the 30 day mark. For how much you are paying for a high end building- please take my advice and pay the extra $100-$200 a month to stay in one of the other buildings in Port Imperial.
Lived here for over 5 years and sorry to say management has made poor decisions. Quality of service has gone down and rents have hiked. Covid did not lower rents for existing tenants. Managements brought in new tenants with big discounts, and now are hitting old tenants with an unjustified a $300-$600 increases in one year. More than 30%.

Love it here!! Everyones been fantastic beyond words, so I’m very grateful!:) Lots of great benefits here, aside from being a short commute to work in Manhattan. The apartment has a lot of great amenities, and they’re well-maintained. Reception staff are all very friendly and pay great attention to us, including knowing apartment we’re from prior to us telling us them. It’s very impressive and goes to show how attentive they are! Office staff are all very helpful, caring, and welcoming. They don’t make you feel intimidated to ask questions. Maintenance team responds quickly to repairs! Another great amenity is dry cleaning service, and Gerard from Harbor Cleaners was very professional and accommodating. I’m looking forward to renewing my lease!

Current tenants at river edge. The location is a downer. Getting anywhere using public transport is such a hassle. Closest grocery store is 40 mins by foot. The apartment is basic. They give it the look of updated but half of the things in the apartment are broken and needs to be replaced. We have already replaced our dish washer twice and oven and let’s not even talk abt other small fixes. The management is cold and so is the concierge. Concierge is well known for misplacing and stealing packages and the management blames it back on the tenants for their negligence. We are still waiting on refund for our lost package (been over a month ) and being blamed and harassed for some other package which was returned by us. The only good thing here are the amenities and rooftop which is also useless as you can’t really book or reserve the space for any special occasion. During summer the rooftop is overcrowded and loud. The jacuzzi is a joke never worked. The privacy is a questionable here. The apartment face parallel to each other so neighbors can peep into your apartment 24/7. We don’t feel safe and our extremely uncomfortable here. Can’t wait for our lease to be up and move out of here. Please move somewhere else and save yourself a trouble. At the end of the day you want to feel comfortable where you live.

Harbor 1500 is gorgeous place to live. I stayed there for two years. Great location to access to NYC, nice views for Manhattan, convenient to grocery shopping, most important is the best service and wonderful staff. I really enjoyed living there. If i come back to the area, Harbor 1500 will be my first choice.

-Noise: if you live near courtyard side, it could be louder but so far, this building is super silent. Sometimes if big dogs bark, I can hear the sound but otherwise you cannot hear anysound from other units if you fully close the door. (btw this building is dog friendly)

-Management: Before we move-in, we were worried about this part..what if they don’t fix it on time. Now we don’t worry about it at all. If it is not an urgent issue, they don’t come fast but for sure, they WILL COME. I asked many things so far and the guy (forgot name…) is always super nice.

The new manager, she is super nice and we love her as much as the old guy before.
I would give this apartment 5 stars. I had lived there 3 years. This apartment was first apartment for me after moving to the USA. While I lived there, I didn't need to concern anything. Concierge and leasing office take care of everything for residents and especially maintenance team is the best of the world!!! Very quick respond to our requests and keep maintain clean apartment. Even when I moved out this apartment, moving inspection and leaving process were so simple and quick, it took only less than 10 minutes. I've moved to Texas recently. Honestly it's hard to find apartment as good as Rivers edge was in Texas.
I really was satisfied to live there. I would love to recommend this apartment to someone who look for nice, safe and quiet place.

I used to really like this building. When I first moved in the management was great. The building was well kept and clean. Over the past couple of years the management has changed and the new management feel more like control freak dictators than anything else. There is often a hostile undertone in a lot of their communication to the residents. I get the sense that the working environment is very toxic and don't feel like the leasing agents are happy or care. This is disappointing because one of the the things I loved about the building when I moved in was the friendliness and professionalism of the staff. The building is also very dirty now. The back elevator smells like urine and is often very dirty. They don't clean as often as the used to. Maintenance isn't as skilled as they used to be. It seems that they've either gotten rid of the original staff or moved them to one of the newer properties. Often time, repairs are done in rush and with very little skill, because somehow the issue isn't fully resolved or other issues are created. Too bad, because I think this area provides an alternative to those who work in the city but want to live someplace with a better quality of living. If I'm going to pay these rates for rent and not get a high quality of life I might as well live in the city.
This property is very good. We've been here for almost a year and so far everything is good except at the beginning when we just moved in. Maybe it was due to holiday season, our work orders were not done soon enough. But Starting from early this year. Everything is up to speed. Issues got addressed fairly quick and done nicely. For people have not been in this area, we highly recommend to live around this place if your work place is in Manhattan. Super easy commute with Ferry, you would most likely get to Manhattan much faster than your co-workers living in NYC.
My husband and I love living here. Views, access to mass transit/NYC unbeatable, and amenities are great. Management is also great - extra helpful with any issues or accommodations you may have or need. Perfect for young professionals and families.
