This management company is beyond worthless. If I could give them a negative rating, I would, just to counterbalance the obvious fake positive reviews they’ve bought. I requested a move-out and was completely ignored for over a week, despite daily follow-ups and contacting three different people. The entire move was a nightmare—had to scramble to find movers at the last minute, on a day I didn’t want, and ended up paying double rent because of their incompetence. Evelyn was the last person I was dealing with no one in that office gives a damn as long as they get to clock out early on Fridays.

I've worked with Hales for many years now, and they've always been good to work with, but once Joshua Knepper took over the accounts I was working on, communication improved exponentially. I no longer had to wait to hear back from condo associations or property managers. Calls, emails and texts to resolve issues arrived in real-time and it made my life so much easier and allowed me to finish projects on time and stay on budget. Thank you, Joshua! I've had an excellent experience with Hales Property Management Company as my apartment management company. They stand out due to their prompt and timely assistance whenever I've reached out with any issues or requests. The team provides detailed information that makes communication clear and straightforward, ensuring that I always know what's going on. What I particularly appreciate is their diligence in not only addressing every request but also following up on them. They ensure that no request is left unresolved, and they consistently follow through until everything is completely sorted out. HE ABSOLUTE WORST! You are setting your building up for utter failure if you work with them
They've employed a “bait and switch” tactic, providing a comprehensive level of property management services one year, and then abruptly eliminating those same services the next year, all while operating under the same contract language.
After signing the contract, Hales transferred our property manager and then failed to negotiate our insurance renewal. The new property manager told us the board was responsible for contacting the City to ensure that the building’s elevators were inspected. Ignoring staff’s warnings that the security cameras were not working, the property manager told us she would not attend a scheduled board meeting or assist with the legally required financial
audit. Hales wasn't even providing us with basic property management services this year.
And they have people who aren't even licensed!!! I won't name names, but out manager did not CAM or CMCA license. Another CAM license appears active, she has been disciplined, and her Real Estate license expired in 2012.
Hales breached the contract by refusing to negotiate and bid vendor services.

• respond to repeated notices that the building’s security cameras were not working.
• respond to legally required auditor emails seeking financial information concerning
• seek annual insurance bids in a timely manner, resulting in renewal at a higher-than-
market rate.

I don't normally comment or review businesses. However dealing with Miranda Pfau and PRG Management, I must say I was very impressed and they deserve to be recognized as a great organization. The knowledge and guidance I received as a first time client was exactly what I needed and wanted. I highly recommend PRG Management for all your property management needs. They have a great staff and owner to help any client overcome any obstacles they might face in their first big mortgage purchase. Thank you PRG you will always have my business.

Hales has been a great improvement over our last management company. They actually take the time to answer our calls and care about getting things taken care of as quickly as possible.
I appreciate knowing that the team there actually care about the upkeep of the buildings they manages and are equally concerned with making sure residents are taken care of.

My experience with Hales has been a very pleasant one. One of the best parts of working with Hales is how quickly they are able to respond to their residents and get problems addressed. They are much more active and involved with their residents than I am used to and it is a very welcome change.
Another thing that they excel in is making sure that our building is kept clean and functioning properly. They make sure that maintenance is on top of anything that may have gone wrong. Many issues are resolved the same day and communications regarding ongoing issues are always shared with residents. The consistent updates are much appreciated!

Hale's has been a huge improvement over our past building managers. Their response time is great and I really like the portal for requests and reports. I especially love that that we don't have to hound them to get every little task completed like we did with our last management company. Hale's has done a great job managing large projects like boiler replacement and roofing projects and they do a really good job working with the contractors such as the cleaning crew and landscapers. They are also good at responding very quickly to emergencies, even on nights and weekends. I highly recommend them

I tried 2 other property management companies before I finally found PRG Management. They were much more professional, responsible, and knowledgable than the others. I am an owner of a single townhouse property in Chicago (formerly my primary residence) and live in a different state. I found that most other property managers were not able to advise an LLC of my size. Austin and his team were great. Would highly recommend.

I love renting at my PRG managed property, the South Falls Tower in Richmond, VA. The management team is personable, responsive, and very knowledgeable. The maintenance team is AWESOME and you can tell they actually care about the property. Living at this property is like being on a resort not only because of the amenities but the PRG team makes living at SFT a stress-free experience!
