Living here for 2 years.
1. Pros
CHEAP RENT is always the best thing for an apartment!!! Especially compared with other apartments nearby. Water included, trash included, and free parking.
Great location: Walking distance to H-Mart, McDonald’s, CUE bus stop, and restaurants. (BTW, this apartment is in Fairfax City so the personal property tax rate is also a little bit lower than other neighbor county.)
Friendly staff: request maintenance online, staffs are always friendly and timely respond.

Hard to locate an available floor plan. (Tried to change from 2b2b to 1b1b but not success)
I can hear every word from my roommates.
Bikes are only allowed to be stored on the paid parking place, rather than the balcony.
Animals(pets) are not allowed except emotional support animals.

I have loved my experience living here so far! The staff have been wonderful and super accommodating to my dog and me. The maintenance staff are wonderful as well and when I put in a work order they come super fast and always figure out a solution! Monte'Sha Bailey & Chuck Oerter have been super responsive! When I came here to tour Monte’Sha was super friendly and welcoming. She has continued to check in with me
to see how things are and I greatly appreciate that!

The Reserve at Fairfax Corner should be very proud to have such an outstanding representative as Jasmyn Parham! In searching for a handicap accessible apartment for my friend, Jasmyn was very helpful AND patient with all my questions and those of my friend, Sharon Z. She worked with us to get all we needed to include a garage - for storage. Sharon was moving from a 3-story townhouse with 2-car garage to this much smaller apartment. Jasmyn assisted us with the Reasonable Accommodation requirements. We feel she went above that expected of her to ensure this difficult transition for Sharon went smoothly.

We have been living in Reserve at Fairfax Corner for over 9 months and so far it has been great. Darya the Leasing Manager is very professional, friendly, courteous and always available to address your questions and concerns. Last year before we moved in, we told Darya the detached garage is not very clean and requested her to ask the house keeping staff to clean it. But she personally went there and cleaned the garage. Also all their staff including maintenance are very professional, the service tickets we create are attended in a timely manner.

The floor plans are good, spacious, units are more sound proof, have units with attached garages and they also lease detached garages for storage and parking. We highly recommend Reserve at Fairfax Corner to anyone looking to rent in this area.

A Park Rules sign is located at the pedestrian entrance to Van Dyck Park at the north eastern side the Layton Hall Apartments neighborhood, and this is the only Park Rules Sign I saw at this park this week.
The problem is there are also multiple a signs at Van Dyck Park indicating the Tennis and Pickleball courts are open until 11PM. Is this a simple oversight or more blatant illegal discrimination by Fairfax City?

I lived there between 2014 and 17 and based on my experience, I wouldn't recommend. Here are the reasons:
1. Please check out the water heater in the mechanical room, accessible through the balcony. My water heater was falling apart, rust everywhere. I have witnessed couple apartment's heaters go bust and flow through the balcony.
2. Heating system gets hot water from the water heater and passes it through coils inside the furnace. Not an actual gas furnace. Thus, the entire heat for the house comes from the water heater. And somehow, the water heater didn't generate enough heat in the mornings. Not enough hot water to shower nor to heat the apartment.
3. AC outer units were awfully old, AC pipes' insulation already crumbled due to age. AC interior units also very old. So, AC doesn't suffice to cool the apartment, in case you are at the top floor (we were).
4. Our friends living in a bottom floor complained about rats.
5. Walls are paper thin.
6. One of the staffers at the management office was rather mean. We had a new born son and he was crying time to time (as usual) although he was a rather silent one. Per the downstairs neighbor's request, the staffer started coming to my door and warning my wife to keep the baby silent with a rather mean language. After this repeated a couple times, I had to read though the Fairfax Tenant Rights document and send an email to the management office reminding them my rights and warned them not to repeat the process. Only then, the harassments stopped.

It's amazing this place hasn't cleaned up its act at all. I lived here 20 years ago when I was at GMU. It was horrible back then but all my buddy and I could afford as students working as waiters. It seems to have only gotten worse. They need to tear it down and sell the land. Scorch the earth to get rid of the infestations!

Stay away from this place if you love your peace ✌️ assistant wasn't there so whoever was there sound high-strung. No people skills. Maintenance or service calls are a joke and the reasoning on some staff is definitely out the window. Renting shouldn't be this stressful.

If you're looking for a disgusting slum reminiscent of Brazil's favelas near the shriveled and barely-beating "heart of Fairfax City", then this is the perfect place for you! Within walking distance of the decaying cadaver Courthouse Plaza Shopping Center, there is no shortage of fun at Layton Hall! Keep in mind, the bed bugs and roaches that already live in every apartment will NOT be splitting the overpriced rent with you, but they will make great company if you are ever lonely. They also greatly value 1950s tradition by employing racists in their management. Lovely! But beware, because none of them have taken a basic middle school civics course so they will make up rules, bend laws, and completely ignore tenants rights. A great challenge which will certainly test your character. So please, take a stay at Layton Hall Apartments: Gilded Age tenements in 2023!




This apartment has a bed bug infestation. Do not sign a lease here. I tried to leave when I started finding bed bugs and the management company would not let me off of the lease

I don’t recommend the place is aful no laundry no employees in leasing office no respond, no mangen and it take for me more then two months still I don’t get my deposit back .🤦🏻♀️

One of the best rental apartments to live in. All our service requests were quickly and efficiently handled. The swimming pool and gym facilities are great. A lot of parking spaces and the 2-bedroom apartment we stayed in was great. The only issue is about ceiling lights not being provided in both bedrooms and living area, though an option was provided to install them ourselves, since we were planning to stay for one year only do didn't install them. Overall, our stay was great. Darya is very helpful and quickly responds to all my queries. Highly recommend this place. 5 stars. :)

This place is amazing. From the office staff to the maintenance team. They all go above and beyond for their residents. Maintenance comes so fast and fixes any problem. They treat for bugs and change filters on time and effectively. I have zero issues with bugs. They have all been very respectful and sweet. They also do their best to clean up after the tenants that dont follow trash rules. I love it here. Everyone in the office is amazing.

The physical examination I had lived in for three years was unforgettable in my life. The team gave me the feeling of being unprofessional and quivering. Black and white women in the office are dog and dog. Surcharge for no reason. Is it really reasonable? Keep your eyes open, everyone.

please please do not rent any apartment here. these people were makes there rules and try to screw you. I lived here 3 years and had really bad experiences. Leasing office staff Amina is so so rude she even doesn't know how to talk to your guest(tenant). I bought house on January 2023 and wanted to break a lease 4 month ahead from expiration and was ready to pay 2 months rent as a penalty but they didn't cancel. they did not refund my $750 security deposit with silly issued in apartment(actually they don't want to refund any ways). they charge you for parking sticker even you renting apartment (cash only $80 per sticker) no receipt. so many roaches every where. hardly collect trash on time other wise trash remain whole day outside of the building. so if you planning renting apartment I would suggest do not rent this place. my biggest mistake to rent this place. recently one of my friend was asking to rent apartment and I told him please rent some where else not this please. Becareful , Peach.

My husband and I have lived here for almost 3 years now at 2 different units (we moved from one bed to 2 bedrooms). This apartment honestly has the best maintenance and price in this area. Any issues I had (broken sink disposal, blind, etc) were all taken care of the same day or by the next day the latest. They have daily cleaning for the hallways and stairs and overall, the community is very clean and well maintained. Management also responds to inquiries right away. But if you're thinking about moving here, please ask or at least observe who lives in that unit! or if possible, live on the top floor.

At first unit, the kid upstairs jumped and banged day and night that we had to go up and politely ask to stop (which they responded badly then later apologized). Another family upstairs had their kids out running and playing ball in the hallway and this apartment hallway echoes. We had a guy playing bass with amp next unit and I guess his bedroom was next to our master bedroom.. we heard every note and felt that bass night (past 11pm) and day that again, we had to look for him and ask him to stop playing at night at least. At our current 2-bed unit, we have kids upstairs jumping and running so much that the ceiling light was shaking. One night it was so bad (we saw the glass light cover shaking) that we went upstairs and noticed that they also had guests over. Before we even finished our sentence, the guy said "I know, sorry" meaning he already knew how bad the noise was.. this is still an ongoing issue for us and at this point, my husband and I are waiting for our lease to end and see if we can hopefully buy our own place to move out, which is honestly the only reason why we are staying here, or find a different unit at the top floor.

I lived at Layton Hall Apartments from March 1970, the year and month I was born until May 1 2005. From May 1, 1974-May1, 2005 I lived in Apt 502 in building 10336. Maybe you know of me & my family Edith R. Johnson was my grandmother. We never had bed bugs, there are now vacuums out that you use on your bed to get rid of them, but roaches yes we had them especially after the new owners let people have pets. For me, the mold in my bedroom closet from the AC not draining properly and ruining the floorboards was also bad. The worst was when the painters who spoke not a lick of English came in to paint the apartment. They got paint on our coffee table & spray painted my closet doors ruining some of my clothes!
My grandmother couldn't afford the rent increase + paying for water & electricity(she & my mother moved in to the apartment complex in 1962 when all utilities were included.)

This place has major rats problem. Rats are running around bumping into people during dark outside the apartments and 24x7 inside the apartments.

People here are decent it runs more on a you dont bother me I wont bother you system.
The back yard space is nice

We were living there for 9 years and we glad, and want to say thank you for this community. Office workers so nice and friendly. Maintenance works very good and come on time when you need.

New Management here is so much better, I’m so glad that I got a specious two bedroom apartment here, everything is so close by, most places are walking distance, I love the wooden floors, parking isn’t bad, and there isn’t to much traffic with running into thousands of ppl, coming in and out, in and out, a lot of my neighbors here, have been living here for years, since it’s very piece full here.

Still waiting on my application fee in which she said she was going to return 7 days ago. Cancelled the application without refunding my 50 bucks. Be nice if she would do what she says

I was a prospective tenant for Cavalier Court Apartments. I think the apartments and property are very nice and well-maintained. The property management is also very easy to work with.

Absolutely horrible place to live. Lots of problems with pests like cockroaches. Management ignores emails and calls and fails to follow up on maintenance requests or concerns. Unknown fees attached to each monthly payment with no details of what the fees are for. Was towed and had to pay $210 to get my car back after parking in a spot we were told is first come first serve. If you want a cheap (quality) apartment that is far too expensive (actual rent) then this is your place. Otherwise, look elsewhere.


Management was nice before they changed to NOVO Properties. Always no one in the office, by appointment only (if they pick up the phone). Houses are old and problems are everywhere.

Management is very good.Water is free.Service is very good.They don't bother you for small mistakes.

I really wish i could give these apartments -5 stars. the management is very bad and they will charge you an X amount of money after you move The manager Amina does not know how to a run a company. and how management works. She has sent us move out letters because we dont have renters insurance and then sent us move out letter because my autistic son was running in the apartment and our down stairs neighbor was the guy who works in office. So we finally moved out after being threaten by our neighbor coming to our home any time night or day because of our son running so once we moved out they charge us an X amount of money not the damage we made but for making their apartment new for their new tenant. Every company has a charge they bear like the paint the home for new tenant they dont charge old tenant for that. But this company definitely does that.

Lived here for about 6 months.More than the apartments and location, it was the management and maintenance staff that made us feel good about this place. I've lived at about 4 - 5 apartments in the NoVA area, and this property had so far the best maintenance and management. Mr Taha is a very good manager, who handled all of our requests very professionally. The maintenance was exceptional. All issues were taken care of within a day or two. The guy always came in with a humble smile, and used to fix everything in a few minutes. He used to come with all the required equipment and never left any work behind. We also had another maintenance person fix our HVAC. He alone carried all his heavy equipment (a ladder, vacuum, pressure cleaner, etc, etc), 2 sets of stairs and fixed our HVAC and thermostat. Its only because of these people, that I am giving this apartment a 5 star review.

Lived here in the early 90's. So many good childhood memories in Layton Hall but, it was a dangerous location. A lot of families living together in a one or two bedroom apartment due to poverty and low income.

My family and I have lived here for over a year and a half and I absolutely love it. Everyone that works and lives here is amazing.

We have heard about the reviews, yes they are true. It's been two days since we moved in and have bed bugs. Noted that bed bugs bite females then males...sorry ladies. My wife has been bitten and I have not. I did notice people were ironically throwing there mattress away on the third day we decide to throw the box spring out. The only reason we picked this cause it was for cheap, the income base was 40,000 at least...doesn't look like it, it's more a low income area. Yes it's walking distance to oldtown fairfax..we did mention to them about the reviews of this place when we sign up and they said people just have bad living habits and that is why there is bugs. You have no control of the temp or heat, it's cold alot

DO NOT LIVE HERE. The building manager will duck your calls, no matter how many times you follow up. Maintenance will take forever, regardless of the lease terms (it took them OVER A MONTH to fix our kitchen light) and they won't bother to tell you when they're coming by. The walls are super thin and you can hear EVERYTHING that happens next door to you (and of course no one cares if you complain). The locks on the mailboxes don't work, and there's no lock on either the laundry room door or the building door, so anyone off the street can walk right up to your door. The hot water goes out a lot and sometimes the water will go cold for a second randomly. One of the washing machines stole my quarters, which I reported, but no one ever called me back, so they're totally fine with stealing your money too. There are plenty of other cheap apartments, seriously, DO NOT LIVE HERE.

My roommate and I moved in about 6 months ago and everything has been great! After searching all around Fairfax for a nice place for a good price we landed here and got a great deal. I've called down a few maintenance requests (all which were minor) and all have been taken care of either the next day or the day after. Management is nice and the grounds are kept in good condition. These apartments are nicely sized and very quiet (haven't heard the neighbors once). There is ample parking- I've never had to park far from the building and Guest Parking (with passes) isn't an issue. Overall very happy.
Update: 2/14/14 I am downgrading my review for the HORRIBLE snow/ice removal. I've been here for a few years now and whenever we get snow/ice they never clean it correctly. People ALWAYS get stuck in the neighborhood because management does not properly plow/shovel/salt/sand.
