East meadows is highly recommended for you to stay. Very nice and friendly staff. Alex, the leasing manager, is awesom as well as paolo, the maintenance staff, is very quick and responsive whenever there are concerns with the room. Very clean and peaceful. Moreover, accessible to groceries and stores. Kudos!

I have been part of the Lincoln at Fair Oaks and Willow Bridge family for the last six years and would have continued living there longer if I hadn't decided to buy a home. Highly recommended for anyone looking in the area, which can't be beat for its easy access to restaurants, retail, public transportation, and commuter roads like 66 and the Fairfax County Parkway. The property is peaceful, well maintained, and is ever evolving with its amenities and improvements. As a resident, one can really see and appreciate that their rent money is going back into the community. The units are available with options in square footage, number of bedrooms, outdoor space, attached or detached garages, and non-renovated / renovated to accommodate any potential resident's needs. The leasing office and property management team coordinate community events throughout the year. They, along with the regional property management team, are also receptive to hearing resident's concerns, finding reasonable resolutions to those concerns, and going the extra mile to provide quality customer service. The maintenance staff is likewise friendly, knowledgeable, and quick to respond to any and all service requests received.

I moved the the Courts at Fair Oaks in July of 2023 and truly have no complaints. From the beginning the leasing process was quick and straightforward. The staff has always greeted me with a smile and is attentive to all of my inquiries.
This gated community has provided me with a great living environment that also made me feel comfortable and safe. The amenities, such as the pool and gym were always kept clean and elevated my experience.
My maintenance requests were always answered in a timely manner and without any issues. It is evident that each staff member in this community is dedicated to providing the best experience for their customers. I would especially like to thank Naz, Aaron and Christopher for always providing me the best service and ensuring my requests were answered.

I moved in today. Aaron was my leasing agent and he was phenomenal!! He was very responsive and professional. He answered all my questions (and there was many). Also, I like how he throughly gave a tour, let me ask questions, and replied immediately. I’m actually impressed. I moved in there was a little tweak or 2 that was needed and he was on it. I’m actually very happy. Thank you Aarroonnnnn!!

Toni and Nicole are as bright as a broken bulb. After repeatedly asking how long we had to sign to keep our security deposit they kept saying until move in, and now they’ve switched up their word. If you have the displeasure of working with either, specifically Toni, good luck.

I have been in this apartment for almost a year now and it is the best apartment I've had in the 10 years of renting. Quiet where I can't hear my neighbors and also don't have to worry about distracting them. The layout is perfect and modern enough to where I'm not wanting more. Also, recently I rented a car but needed to have it overnight until I could return it. I called the office right before they closed and Brianna went above and beyond to help me get situated. I have had nothing but good experiences working with her and I appreciate her accommodating my last minute request.

Community is nice. The walls are just to thin!!! I hear every move my neighbors make and it’s driving me crazy. To hear stomping and running all day and night. Paying all this money and I can’t even rest peacefully!!!!

Masonvale is a great place to live, especially for those new to the area and wanting to get their bearings before deciding where to buy. The new team led by Brianne is responsive and considerate. The team is quick and eager to fix various issues as they arise. Masonvale itself is situated among trees and is peaceful to walk around, and backs on to a nice field and playground. Is close to GMU which is really nice for walks on weekends. Recommend!

I just want to take a moment to recognize the staff at Windsor Oak Creek. Unfortunately, I did not ultimately rent at this complex due to moving to another state, but I appreciate the kindness, care, fast response, and professionalism of the team at Windsor Oak Creek. I spoke with Leslie the most, but every person who has answered the phone when I’ve called have been helpful and professional. I highly recommend the complex to anybody looking for a place to call home.

I toured this property and it checked all the boxes. It was super clean and well maintained. A very quiet property. It also had shops and restaurants nearby which was extra convenient. I looked at the property with Brianna the super leasing consultant and she was amazing. She provided detailed information about the area, was very attentive, kind and followed up in a timely manner. I would say this was one of my favorite experiences on a visit both due to the property and the excellent customer service Brianna provided. My tour duties are sending me to another location but once that is up and I'm back in Northern Virginia, I will definitely not have to look anywhere else.

Visited a friend at this property and loved it! Centrally located. Well maintained. Loved her personal garage dedicated to her apartment. Who knew! I own a home and do not have a garage!! Imagine no cleaning off your car through the winter!!

Lived here before KCM taking over but recently visited a friend & the difference is incredible. I loved it before, but the community is very well maintained. The new renovations look amazing & the staff I have met is wonderful. I’ve never met staff that knew residents by name! Truly a very personable experience. Considering moving back!!

Just stopped in to get information about 10 minutes before closing. The staff member I met was lovely and very informative of the community & surrounding area. I am unfortunately relocating out of state but she offered a list of sister properties in that area. I’ve never met leasing staff that went as far as helping me as this community did! Amazing!

This was my first and only experience living with cockroaches. The maintenance staff essentially told us there was nothing they could do about it. The noise was terrible upstairs, and I saw the cops pull up to the complex way too often . - we were there for 2 years . Great gym though

Recently visited a friend who invited me to attend a resident event at this community. The staff is hilarious & truly enjoyable. The event looked well planned & overall was very personable. The team & community make it very friendly & almost give a family feel

Beware of this place the manager Alex has been charging me right and left, one of the most unprofessional handling of things I’ve ever seen. The homes are not sound proof, you can hear everything going on in the home above you. There was a rodent a problem, the pool barely works and the gym is old and broken. I lived in a house for a few months and my whole deposit was taken for so called damages. They will charge you for normal wear and tear and you will be the one paying for paint, and repairs that you are not responsible for. It’s like you’re being punished for living there. There is also no proof of damages, you will just get charged with it. These charges were unlawful and the regional management does nothing too. do yourself a favor and don’t think about it

I had an amazing experience working with Jessica Herndon on this property. She was very knowledgeable on the entire community and very helpful with all the questions I had. I am highly considering touring this property, and wanting to move here! I highly recommend working with Jessica for anyone else who is interested. She is so sweet, and easy to speak with and incredibly helpful!

We recently toured/signed onto a lease with Windsor Oak. Day of the tour, Leslie was welcoming and transparent on many aspects of the property and home. She was able to answer any inquiries we had quickly and professionally. It was nice knowing that the home we chose is recently renovated, and to see that the complex itself is kept up nicely. I look forward to writing a follow up review later on down the road after some time living here.

We were looking for apartments and we had other experiences with other apartment tours that were not good. However, that experiences did not happen here. Jessica the assistant property manager is fantastic. She was helpful, cheerful, funny, and over all great personality. As we looked at two different apartment styles, she guided us very well and what to look for, amenities, environment ect. Also we noticed how nice the tenants are to her calling her by name little chat. The apartments are spacious and hidden from the main road. I didn't hear cars as we were looking around. If you are looking on where to move try searching here first you won't be disappointed.

I recently moved into the development 2 months ago and have settled in nicely. Jessica was a huge help with information & all other inquiries I needed to get adjusted to the community better. My all around experience so far has been a quiet & peaceful environment.

The maintenance team is phenomenal every ticket I put in is addressed same day, they are so pleasant and helpful. They keep the grounds well maintained, Mohamed an Julio are well knowledgeable and that’s what helps when your a new renter not knowing how to use the ice maker ( don’t judge)

They have COCKROACH everywhere!
I rarely stayed at my residence during my lease period. When my lease ended, I made sure that my unit was clean. A few months had passed and I had not received my deposit. When I asked the leasing agent for my deposit, they said they had to do a "DEEP CLEAN," and will not return my entire deposit. The unit did not need a deep clean at all!
I do NOT recommend this place. There are a lot of better apartments in the area!
1) I probably cooked/used the kitchen no more than 10 times during my entire stay, and every night when I return from my trip there are COCKROACHES and ANTS in the kitchen and front entrance. Its DISGUSTING!
2) The dumpster is always piled up and full of COCKROACHES. Sometimes you see mice running around too. You see them running under your legs when you go out to throw your trash at the dumpster.
3) They have super thin walls that you can hear your neighbors TV. If you live in the bottom floors, you can hear your neighbor upstairs walk
4) The apartment is dirty and old
5) The leasing office is rude and disrespectful.
6) There is no security in the area. The parking lot near the dumpster always have bunch of people gathering there at night. Its scary
7) The dumpsters are too far away from some of the units. Not convenient at all

Not only do I find myself constantly nagging maintenance for anything to get done, I find myself doing the work maintenance should be doing. Had to clear snow by myself to help make way for my wife as she was discharged from the hospital. The maintenance folks barely did any snow treatment and 3 days after snow fall, the streets around the complex are still covered in snow as are some of the sidewalks around the complex. To get something as simple as a battery changed for my fire alarm in my apartment I had to walk to the leasing office myself to drop it off rather than maintenance taking care of it because they won’t. And before you question it, I also had to follow up with it because it seems it was an issue they forgotten about already. Attached are photos of the sidewalk during the snow. Take one guess to see which one I did and which one the maintenance did. Spoiler alert, the sidewalk without any snow is what I did on my own. I still have not gotten the battery changed either and I am now in an active safety hazard because they have not brought back my alarm yet.

Moving my daughter into an apartment here and had excellent support from Nabil. Very knowledgeable and helpful. Apartment was clean and in excellent working order. The facilities looked nice and well kept.

I have been living here for just under two months. So far the living situation is acceptable and the leasing office is able to help. But, the leasing office is not available for most of the time unless you schedule an appointment much later or you physically go into the office. Things have been okay, but I am disgruntled with their parking and towing policies.

The spot they were parked in was unmarked and there was no reason to tow the car since it had a permit. One of the best places in Fairfax to live. We stayed there for almost 3 years and it was awesome. If we had any issues the management company would take care of it right away. Neighborhood is good and safe. I would highly recommend it to anyone.

The management and staff are very responsive and do their best to help you with your situation. We have always had a good experience considering the buildings are older than most but they do a good job at tending to anything that we needed.

Nabil was excellent. Very knowledgeable. Explained all their information very well. He was a pleasure to meet and see the property. I recommend him for your rental needs.

This review is coming from someone living more than 5 years in this community and i must say the service i received from Bella in Office is extra ordinary and she and her Manager was being so accommodating with my situation and welcomed always my family with big smile. I would recomend this community everyone who likes to have managment who takes good care of not just you but each member of your family with any need. Go see Bella , you’ll know what i am talking about. Thanks to management having her in office to take care of resident’s needs.

I am pasting my previous review below. To follow-up, I received a lease violation notice for 'excessive noise' the day after it had been posted. We then received a 'CEASE AND DESIST' letter 1 month later barring my spouse and I from entering the Leasing office, or contacting them via phone outside of an emergency (on threat of trespass). I spoke with the Regional Manager of Morgan Properties about a week after receiving this notice to let her know about the harassment we'd experienced since (Angry looks/stairs when on the balcony, Stalking my Linked In). She was going to look into the situation and get back to me. I never received any follow-up. I have since included her on any email correspondence with the leasing office.
Fast forward to 6 months later (a month before lease renewal), we receive a 'NOTICE OF NONRENEWAL/LEASE TERMINATION.' I have again reached out to the regional, Sharon, to obtain some clarity on this notice. It is appalling that one very unprofessional individual has the power to displace a family because of a complaint/bad review about them. I have been nothing but factual and honest in any complaint/review, and instead of trying to make things better, they would rather retaliate. I caution anyone who decides to ignore this warning - IF there is a violation of the VA Landlord tenant act, it is in your best interest NOT to contact East Meadow, but to file an official complaint - then when they retaliate about it you'll have the paper trail. I never filed anything official, I should have - instead I took my complaint to management and have faced harrassment and retaliation as a result.

And then today, an excerpt from my email to the regional vp today pretty much sums it up:
"I got home and went to take my dogs out, every inch of the property had been treated for pests and i went to ask Alex where to walk them and was told to walk through the treated grass to the dog park...
So yes, have my diogs walk through the toxic deadly chemicals to let them use the bathroom in your ALWAYS DISGUSTING/NEVER CLEAN dog park.
I asked him to contact his regional in my behalf and was told no, I would need to contact them myself.
I raised my voice saying something along the lines of "are you kidding me?" To which Alex said I was screaming, threatened to call his manager and he police if I didn't leave
He is constantly unprofessional and told me that "this is a professional place" to be completely honest I didn't realize I was taking to the property manager at first due to how he presented himself, I had to ask who he was... [what serious business professional wears jeans, a t-shirt, and knockoff timbs to work??]
Please pull the video from in front of the leasing office (as asked threatened he could do) so you can see this interaction for yourself.

The maintenance crew did a beautiful job on a service I requested in my home. They were so efficient and professional. They even did such a good job of cleaning up- I would have never known they were even in my home!! Great service, great people, great place to call home.

Took a tour of a 2 bedroom apartment guided by the assistant property manager. Location was very nice, but Nabil really made our experience excellent. He was so kind, helpful, and professional! Very thorough with all details and answered all our questions with ease. If you’re interested in a unit here definitely tour with him, he’s amazing!

Moved here in June - I absolutely love my apartment and the surrounding grounds. It is clean, quiet, and everyone is lovely. The staff is friendly and willing to help. The facilities are brand new and well kept.

I have been a resident at this property for almost two years now. I like that the community is kept clean and well maintained. I have not had many maintenance issues during my stay. I have reached out to the leasing office for some admin related issue and they were very responsive and well mannered. Another advantage is that it is a gated community which provides a sense of security and peace of mind. Situated in a great neighborhood with all the shopping centers within walking distance, I would definitely recommend The Courts at Fair Oaks

Overall it is pretty decent. When we moved in, the appliances and the carpet were new and it has a nice big lawn in the back. The only thing I would complain about would be the mouse problem. Although the office and maintenance staff are really great, the pest control company they work with is really irritating. I really hope they switch up.

First day moving in, there was air freshener plugins in every room. The smell was too heavy, so I removed it. Wow… the smell from the old walls and carpet is nasty.
First month, we were killing at least 3 flies a day coming from the vents.
A neighbor on the same floor had the exterminator come to catch mice.
Near the end of the summer, we had crickets coming into our apartment. We live on the top floor, so there must be bad cracks and gaps in these old thin walls.
There was a couple of months of peace, but when new neighbors moved in below us, we saw 2 roaches near the sink area. Thankfully have not seen any roaches after that time though.
Now as I am typing this (october) we are having a serious lady bug infestation. I caught 5 just now and just feeling so frustrated & annoyed right now.
Dealing with all types of bugs every season.
We received a letter about a slight rent increase, if we wanted to renew the lease. No, thanks! We rented for 1 year and now we are so EXCITED to MOVE OUT!
Everyone complaining about the laundry in the reviews is true. It is broken often. Management will give you a number to call to request for it to be fixed, but why can’t they just do that for us? After all, this is their property. The place that “owns” the laundry machines don’t really take our requests seriously.
Maintenance staff is very nice and hardworking. This place is just too old and maybe was not taken care of well by previous management. Management staff is nice too, they just really don't care about the laundry situation, but other than that, they will try to help with whatever we need.
Gas is included and location is convenient.
If you are on a tight budget, but need to stay in this area and can deal with bugs and “old-musty-building” smell - this place is fine.
In the end though, we just cannot stand it here. The cons out weight the pros for us.
We have rented at Regents park for 2 years before this, so we are going back. Its more expensive but so worth it!

A wonderful experience , I was navigated through every little bit of detail on anything I needed to know , to make the decision . I had countless questions and were all answered with a great smile .Many thanks to Denise , the leasing manager , she is amazing, , very kind. I am happy.

The women who run this place who just recently came into management are running this place into the ground. Don’t live here unless you want to lose your security deposit and get overcharged for no reason. They will renew your lease even if you’ve put in notice and will try to charge you thousands. Be sure to record every interaction as they will lie about things yo get more money from you. Want your water shut off all the time without proper warning? Then this is the place for you! Don’t forget the random towing of your cars even if you have a parking pass! They don’t care at all! And there’s no exceptions on your deposit, you will not get it back and it doesn’t matter if your apartment is pristine or not. They won’t give it to you. New management is terrible. And for $3,000 a month for a two bedroom it’s not worth it. Find somewhere better to live because you will regret living here.

Management is an absolute joke. They will rob you of everything you have. Oh and forget about getting your deposit back. They make each tenant pay to replace the carpets regardless of the quality you leave it in. This place is a joke and they will bleed you dry. Not to mention management has terrible attitudes and will basically screw you over at any point for a single dime. STAY AWAY. DO NOY WASTE YOUR TIME HERE.

Old apartments with old building issues: doors not shutting correctly, thin windows (COLD in winter, loud to outside noises), many layers of paint on the walls. There is never enough parking in front of your building, so you are unlikely to get a spot if you come home after 6/7pm.

The washer and dryer weren't hooked up until a week after I moved in, then they put a NEW washer and dryer in and soon as I put a load of laundry in forthe first time... water started backing up from the DISH WASHER and then THE WASHER AND DRYER spill pipe! And this happened on a Friday and now I have no work clothes for Monday because they won't have anyone do anything until "sometime" Monday!

My husband and I loved living here. The location is convenient and peaceful. Maintenance goes above and beyond, and all of the staff are helpful and friendly.

I've been living here for 5 years. The first 4.5 years were really great until there was a staff change this February. The new team has never responded to my emails. Every time I called the leasing office, the staff always answered carelessly, with responses like 'didn't receive the email,' 'don't know,' 'can't help,' etc. Luckily, I no longer have to interact with them. I finally received my deposit refund 3 months after moving out.

DO NOT MOVE IN WITHOUT DOING A WALKTHROUGH 48hr BEFORE. They'll give you an apartment where half the stuff doesn't work and you'll have to live in a half functional apartment until they get around to fixing it. Leasing agens are nice until you sign then they could care less. Gates constantly breaking and left open leaving vehicles open to break-ins. Key fobs only open the front gate so if you live near the back gate you have to go all the way around (don't let them lie saying there are two entrances because there's not). Community fees are clearly pocketed as they don't go to fixing the weathered grills around the complex, dilapidated "garden" area, messy tennis courts, deteriorated walking path, ,or restocking bathroom amenities when they're actually unlocked. Gym equipment and respective bathrooms are not maintained to a high standard (half of the equipment has been broken for months, and is still broken; gym bathrooms have been closed for months because homeless people come in to use them so instead of securing the building for resident safety by making it key fob access like the gym, they chose the cheaper route by just locking the bathrooms 24/7 therefore eliminating resident use and leaving the building unsecured for entrance by non-residents). Maybe the community building wouldn't smell like human piss outside if residents were able to use the bathrooms. Pool hours are absolute trash and lifeguard presence is unreliable. Only positive thing i have to say is the two guys that work maintenance are very nice.
Recycling dumpster (singular) is overflowing on a weekly basis and trash compactor is also usually overfilled likely attracting pests and other wildlife. Management clearly only cares about signing leases and putting on a good show for prospective residents. Don't believe me? Ask any resident you see when you tour.

Just a heads up - Don’t get an apartment with new carpet, they will charge you the entire price for a small stain. It’s been eight months since we lived there, and they called us out of the blue and gave us less than ten days notice to come up with an insane amount of money. We loved living here, even with the mice and bugs. But unfortunately, we’ve known multiple residents with similar move out issues. They basically charge the previous resident to replace the carpet for apartments and then market it to potential residents as “we replace carpets every time someone moves out”. Don’t mind paying, but I mind that I’m paying the price of a brand new carpet when patch work is an option and I cannot even verify the results of the inspection. They screwed us on the back end after not living there for months. I tried to work with them on the timeline and the price and was very nice about it, but was told we pay or get sent to court. It’s just sad business practices that aren’t that great. Make sure to read the reviews, because all the one star reviews are true. You’ll see that I’m not the only one saying this stuff.

I visited in September of 2023 and had a great experience with my tour, given by Brianna. While I didn't end up moving here, the leasing office was very helpful and friendly. The apartments themselves are quiet and cozy, very pretty interiors. The community was quiet, despite the location, and I spoke to numerous tenants to get any gripes about the complex. I only heard great reviews from people who had moved in recently or had been there for the last 5 years, no complaints anyone shared with me about neighbors, mail, or maintenance, the things I looked for. My impression is that the community is smaller and social, the parking is simple, and the apartments are well made with a responsive team. Would love to live here if work brings me back to Fairfax in the future, I'll keep an eye out.

The washing machines have been out of order for nearly a month now. Our family of five, including two children and a toddler, faces a significant laundry pile every day. Unfortunately, we have been unable to use the laundry facilities for the past few weeks. On two occasions, the machines accepted our payment without displaying any error indicators, yet failed to function. We have made numerous complaints to the office through phone calls and even had a face-to-face meeting with the manager. Despite their promises to assist, the machines remain non-functional.
Regrettably, the situation has not improved. In an attempt to resolve the issue, we have resorted to using the laundry facilities in other buildings. However, our challenges have intensified as the ATM for recharging the laundry card is also currently out of order.
Adding to our frustrations, we lack information regarding the progress of repairs. The uncertainty of how much longer we must wait is concerning. Compounding the issue, the management forbids residents from placing washing machines in their apartments.

It seems that nothing is ever done on time, including maintenance requests, which often take a week or longer to be addressed.
The manager, in particular, is a whole different issue altogether. Happy at this community so far leasing and maintenance teams are nice and helpful. Last month they had a food truck GRATIS for all residents! I hope to see more of that, who doesn’t like free food. :)


I am have been living at this community for 3 years and really like the grounds, the maintenance team and the office team. My girls love the pool passes and the nearby schools.

I love living here. The office is very helpful when I need help. All my friends live here and the grounds are very pretty. When my family comes they say it's so pretty and clean. I've referred many people to live here. The maintenance is so great too. Mo is my favorite maintenance person.

Best apartments I've ever lived in. Excellent maintenance with comprehensive gym center, amazing leasing office employees, prompt responses to concerns, very soundproof apartments. Always parking spots available and many temp guest passes given if you host a party.




I am not one to usually write a review of anything, but living at this complex has been awful and I would discourage anyone from signing a lease here. I will break down all of the problems my girlfriend and I encountered while living here.
- As other reviews have said, the trash system is a problem. Trash piles up over the weekends and at nights, making the place smell like what you’d expect: trash!
- The gym is awful: three treadmills yet only one works, woohoo! The hooks for the machines are falling apart and the cable and AC doesn’t work. My girlfriend had a very uncomfortable encounter with a strange man’s and when she went to have them do something previous property managers basically shrugged and said “too bad nothing we can do” and the security cameras don’t work either lol.
- Multiple leaks, sometimes the same leak appearing again! We had to go to leasing multiple times to get them to take our issue seriously. For the record, the maintenance team themselves are good people - I just think they are overworked and understaffed, which again illustrates the problems of management.
- NO NOTICE OF ENTRY. No notice of entry for installing new things or fixing stuff - you can just be working and all of a sudden you have to upend your day because the workers are here but you had no time to prepare. We’ve notified this to them multiple times and nothing has changed.
- I’ve talked to other tenants who haven’t had AC for MONTHS! Unacceptable, plain and simple. Disrespectful to the tenants who spend their hard earned money to live here.
- Amenities suck. Gym is awful and the grilling stations are rusting.
- When we moved in there were multiple damages such as a poorly patched holes in the door, chipped paint layers just painted right over, multiple outlets are falling apart. Also the outlets can barely hold any plug! Have to rearrange so much just to charge my phone.
Overview/TLDR: Management has shown time and time again they don’t care about the tenants and it led to my girlfriend and I willingly moving one month early to get out of this awful complex. Poor facilities, multiple leaks, issues being ignored, no notice of entry for work make this place feel like I should be paying 1400 a month rather than 2000. Current tenants: if you can, move out of this place! Prospective tenants: take your business elsewhere to the Halstead or Jefferson or Camden, you will get a better apartment and facilities for a similar price!
To Management: I don’t want to talk about these issues with you. I want you to actually take customer concerns seriously and fix the stuff that needs to be fixed! Give notice of entry, actually repair basic stuff before new people move in, and for the love of God fix the trash system.

Apartment is old and smell, but clean. Service is great. Swimming pool is amazing. The neighbors are pretty quiet. The ground floor has a nice floors without sounds. I can hear my neighbors from first floor, but it’s pretty rarely and not so loud.

I recently took a tour of an apartment complex and was pleasantly surprised by the passionate saleswoman who guided me. While she had a strong sales approach, her enthusiasm and knowledge of the property were commendable. She showcased the amenities and catered to my preferences, making the experience enjoyable. Despite moments of assertiveness, her genuine desire to help potential tenants find the perfect home overshadowed any concerns. Overall, it was an exciting tour, and I left with a positive impression of the complex.

I rent two apartments and have across 2-3 years. I have really enjoyed living here! Rita, Jessica, and Brendan are a fantastic management team who have helped me through a number of issues.
Arbors is a very pretty apartment complex in a nice part of Fairfax. It's walking distance to Whole Foods, Starbucks, that shopping center in general, Silver Diner, Safeway, and many other places. It also has a nice nature feel with a tree-covered trail that's approximately .6 miles long! There is also a dog park that many residents frequent. I have had good experiences with the maintenance team. Mohamed has done a great job.
Stuff to be aware of: They are older apartments, Every non-ground-floor apartment has squeaky floor joists, the sound insulation is not good, and the electric bill averages $250 in the winter (even with plastic wrapping the windows and using the fireplace).
But for me the good far outweighs the bad and I really like this community. Also they do lots of fun little events like giving out plants, having good food trucks show up, and there's FREE ICE CREAM at the pool when it's open!

The leasing staff is very attentive and helpful. The maintenance crew is also top shelf. Looks like the pool is all squared away for this year, because it is a very nice pool that should be used for thee entire summer.

As much as we like the location of where we live, the management here is terrible. Our washers in our laundry units have been broken for over a month. (These units are communal, so everyone in our building has to suffer). It’s not fair and the management does not care to try to help. We (and our neighbors) have placed several requests with our building engineers. The management tells me it’s the laundry companies fault; at my previous apartment complex, if a washer was out, the building gave money to those affected because we had to go off site to get our stuff cleaned. Would be nice if these people showed some kind of human courteousness.

At that point, too late to find another apartment. If not in same condition as move in, they will charge you for entire carpet replacement. Resigning my lease a 2nd time and thought I’d leave a review for anyone considering moving into the Fairfax Square Apartments
At first glance you can tell the apartments aren’t modern apartments so if that’s what you are looking for this is definitely not for you.
Pros:
The community is very diverse and everyone tends to stay to themselves but very friendly in passing.
The landscape is well maintained and there are lots of sidewalks for casual strolls along the neighborhood.
The location is perfect to get onto 66, 495 or Rt 50.
Maintenance is very professional, timely and efficient – can’t thank them enough for all they do.
The clubhouse/pool/gym are very well kept and clean.
Leasing office staff super helpful and are always willing to answer any questions.
Cons:
Being on the ground floor I get a lot of spider crickets that make their way into my unit in the spring/summer time.
The ceiling/flooring is not the best at keeping the footsteps from units above quiet - you will hear every step taken.
Ice maker in freezer makes weird smelling and tasting ice so I have not used the ice maker for months – tried to get it resolved but was told theres not filter from the main water line that feeds into the fridge.
No fan in the bathroom – it gets really humid in the bathroom with no airflow.

There are food trucks and several different community events throughout the year, and it’s also very dog friendly. I’ve been blown away by how hard working the maintenance team here is. Harold, the head of maintenance up until recently, is literally the most hard working person I’ve ever met. He is so incredibly kind and always listens to you whenever there are any maintenance related repairs needed. He takes time to figure out the problem and if he can’t fix something himself, he makes sure to call someone who can. He has gone out of his way on numerous occasions to personally see that any issues were resolved, and has been so incredibly accommodating with working around my fearful rescue dog. He will be missed greatly by so many residents, and whomever takes his place will have huge shoes to fill. I’ve also had nothing but positive experiences with Yvette and Sean in the office, who are both so helpful, kind, accommodating, and professional. It really is the people who make the community.

Leaving here for 4 months. Weed smokers that the smeel and smoke come into my house. People smoking on the hallways and the management says they can't do nothing to avoid the situations... Animals walking on the ceilings for days and they just text you saying they're resolving and it took days to be solved. Neighbors listen loud music on the balcony for the whole day as the other neighbors are obligated to listen their music too... Amenities is really good but the service and people. It's ridiculous. Can't wait to move out

I wish i could give less than 1 star. My husband and I moved into a one bedroom unit here. Red flag as soon as we walked in they said we werent allowed see the place until we signed the lease. This piece of junk was not worth the price. It seems like everything in unit will break if we touch it. Not to mention we had all sorts of problems with mother nature. Rats, roaches, bees, and fricken flies, you name it. We bought a mini oven because our oven leaks gas. We call maintenance several times for them to do nothing. MOST OF THE TIME they dont answer! MOST of the time! Our dumpster was set on fire several times nobody did anything about it. Mold in the hvac(we did a test). Washing machine destroyed our clothes. Water damage. Any problems along the walls of the unit, oh they just paint over it to fix it. They painted over a whole air vent in the bathroom of this unit. And finally, all the good reviews about this place are very very suspicious. PLEASE DO YOURSELF A FAVOR AND AVOID THIS PLACE AT ALL COSTS! This is a real review. You have been warned.

Scheduled a tour a week in advance and received multiple confirmations for my time slot. Checked in with the office just for them to have no idea what I’m talking about and tell me they don’t have anything available. Would have really appreciated a phone call in advance at the very least before I drove 4 hours to see these apartments. Please edit your website or start reaching out to prospective clients in advance so this mistake does not happen in the future.

Office staff are excellent, very responsive and helpful. Patrick, Polly, and Gerard have provided wonderful service to me. I can’t complain about my townhouse either—the people leaving negative reviews about pests just need to actually clean their homes :). Maintenance has been very responsive and provided great service as well. Love my new stove installed expeditiously by Geo!

My boyfriend and I moved into the Elms in September and have loved it so far! The space is perfect for us. Lisa always responds very quickly whenever we have a question. Have had great experiences with maintenance as well, they are quick to fulfill our requests and all the guys are super cool!

I recently moved in to the complex and I’m very impressed on the management (specially Anna and Lisa). They are very friendly and professional. They really do their best to accommodate your needs and to also take care of the tenants (it’s a shared opinion while talking to the neighbors at the dog park, since the complex has one!). The maintenance team is very responsive as well. They did my request within one business day. Even though I haven’t been long, I see they try to maintain the community very clean. Between the management and maintenance team, it’s really a good place to live.

I read the reviews before I left my apartment about people complaining they take money for cleaning, and I said I would clean the apartment myself, and let them do the carpet cleaning service; I even took some pictures after I cleaned. However, I called them up after I saw the bill, and they told me: " the apartment was NOT clean; we "saw" the pictures!". I was shocked when they said that!! And I told them, I did have proof of the apartment after I cleaned it, and sent them an email with many pictures. They didn't respond to me for a couple of days, and then she sent me a picture of a foil in the kitchen, and she said, we charge a "flat fee" for cleaning! They will do whatever it takes to take your deposit before you leave and make lame excuses. Take my advice, don't come here unless you like to waste your money. (Many reviews support this point too).

I've been living at Fairfax Circle Villa Apartments for almost 5 years and haven't had any problems while living here. Its a really nice and quiet place to live with friendly neighbors. They have a great bunch working at the main office and the maintenance guys are awsome. If there's anything wrong, you can call the main office or file a maintenance request online and the maintenance guys will come by right away. I sent an online requested at night for a light bulb in my kitchen to be changed and the maintenance guys came at 9am the next day to replace the light bulb. Its a very safe and friendly environment.

I have lived at FFX Circle Villa for almost two years now. I was drawn to the property by the location, the price, the relative proximity to pretty much anything you need, and the size of the units. Since I've been here, the service I've received from the office staff and the maintenance staff has been nothing less than meritorious. I commend this practice having lived in places with terrible staff members. The contractors they employ for landscaping, parking lot maintenance, etc. have also been friendly and respectful of the residents space and personal property. In summary, I have nothing truly negative to say about the property itself. It's a wonderful place to live. However, everything isn't perfect. I've had my vehicles towed a few times in the past year. Admittedly, once was my fault but the other two were questionable to say the least. Either way, I had to pay. There have also been two non-negotiable rent increases in the past calendar year that I've been subjected to. While these events have been discouraging, my overall experience here has been exceptional and I would most likely recommend this property to anyone looking for for a place in FFX.

Ever since moving in, I've felt very welcomed by the management team, especially from Rosa and Edwin. It feels satisfying to be welcomed like this as new tenets. The neighborhood is very relaxed and safe. Also, in this condominium, the maintenance team is very effective at responding quickly to any issue your apartment may have.

Reading from the prior reviews from a few months ago, there was definitely a shift in management. We've been here a few months, and we already love our new home. The community is incredibly kind with new tenets, and the picnic area is always clean. I definitely recommend Pinewood Plaza for anyone looking to rent an apartment in this calm neighborhood.

Hands down the best place I've ever rented at. I'm active duty Navy and I got transferred to Chantilly in Feb of 2021. Lived there from Feb 2021 to Aug 2022. I found these apartments by accident and if I wasn't going on temporary duty overseas for 6 months, I would have renewed again in 2023.
Their front office is super friendly and helpful, and maintenance is awesome (for real!). The gym isn't huge or too terribly diverse in equipment, but it's never crowded, open 24/7, and its perfectly fine if you just wanna make sure you stay in shape.
The apartments themselves are pretty NICE. Well kept, clean, and appliances were all in great shape when I moved in. Plus, for my 2 bedroom, it was only $1,950 when I first moved in and only went up by about $60 when I renewed.

My experience in Pinewood is great even we just moved in here. Carpet was new and everything looked clean. The management office people are nice, responsibility. Rosa is kind girl. Everyone in office is helpful and professional to communicate.

Lived here for two years and would have stayed longer but moved due to personal reasons. Staff is extremely friendly and helpful. Maintenance team is on point and always fixed/replaced everything in a timely manner. I took advantage of all the amenities. Great place to live if you're a dog owner. Plenty of trash cans and poop bag dispensers, there's also a dog park which was a nice bonus. My apartment had a big space of grass behind it where I was able to let my pup play and run around. For the most part it's quiet, but if you're worried about noise, apartment life probably isn't for you. I saw a lot of negative reviews about parking, but I never had any issues finding a spot. I was usually able to park right in front of my building unless I came home late at night. Location is excellent and close to everything, there are plenty of paths to walk/run on. The leasing office staff does a great job of providing food trucks, taco nights, raffles, etc. for the community. I've lived in three apartments within the area and Lincoln was by far the best. They put in the effort to make you feel welcome. I moved here on a whim and they were able to accommodate me almost immediately. The price was a bit higher than I would have hoped for, but you get what you pay for. Sad to go, but enjoyed my time at Lincoln!

I enjoyed living there, even though the laundry facilities never worked. The neighbors were great, and management took care of problems quickly. My biggest issue is that it takes 45 days before you even get your security deposit back. Yes, you read that correct....not 4 to 5, but FORTY-FIVE DAYS.

I’m moving out in few days but I wanted to leave a review. The community here was nice. Maintenance has been amazing and the location is very convenient with stores right across the street. The apartments are updated for the most part (minus the bathrooms) If I had any cons, it would definitely be the parking (spaces too small and not enough parking) how thin the walls are, and the amenities. When it came to the walls, I could always hear conversations and stomping upstairs. Get a top floor unit if you can. But overall I was satisfied with my experience.

We currently live at the Elms and Lisa had made our experience wonderful. She explains the process so well and makes everything so stress free. We are renewing our lease and she was thorough in her explanation so that we could focus on building our new life in Virginia. When we had apartment issues maintenance was quick to come help. We went from a horrible experience renting in NY to this wonderful experience. I know when we first moved they asked us to review the elms but I wanted to wait until we renewed our lease. I love the elms and everything they have to offer.

My time at the Elms at Oakton has been nothing but amazing. I have lived in a lot of apartments and have seen a lot of so so places but the Elms has been a great living experience. From my first tour to my moving out and everything in between I have been well informed and helped with any issue. The service team is quick and efficient and very helpful. And the administrative staff (especially Lisa!) is very responsive and accommodating! The community itself is small and feels safe and welcoming. With close proximity to 66 it makes it a super convenient place to live as well. All in all I'd say the Elms is a great place to live.

I lived in Masonvale for a year after arriving to the area; the staff in the leasing office and the maintenance team were all great. Quick to respond, quick to do any needed repairs, and super friendly.

After the new management took over, this place became absolutely terrible. Any good reviews or ratings were probably left before that. The leasing agents treat you like trash and without any decency. If you’re thinking of moving in, consider yourself warned.

This is a terrible place to live...don't believe me just look at the photos I went threw hell while living there...they will change the air filter 3 times a year..so you breathe nothing but dust...lots of littering on the property as well. Lots of pest and rodents as well. Good luck

Then come to the lease, I signed lease for 1 year, then it was month to month flexible lease. I found this is super helpful for a student like me.
Then customer service, whenever I called them for any problem, they tried to solve that immediately, moreover they frequently change the filter and do the pest control.
Only one problem I would mention, during night you can hear the sound from the upper floor tenant. If you are lucky then your upper floor tenant will be considerate, otherwise you have to wake up with them :-D
Other than this, the leasing office is super friendly to solve any of the issues. And most importantly, there is no hidden cost. One just need to pay for his own electricity depending on the usage.
I would definitely search for this kind of place for future 🙂

Masonvale is a fantastic place to live! Phil and Mary in the leasing office are some of the nicest people you will interact with in the apartment world. The apartments themselves are more like townhomes and are absolutely beautiful on the inside. Modern appliances and large windows make the place feel very home-like and spacious. If you ever come across a maintenance concern, Percy and his team are always more than happy to help. The few times I had to submit a maintenance request, it was always handled within usually an hour. Not only is the team at Masonvale really great, but the community itself is very quiet and beautifully kept. As a graduate student, I was able to walk or bike to class from my place in a short time. If you are a graduate student or a faculty member at GMU, Masonvale is a great place to live!

Beautiful house, good maintenance, great staff and neighborhood, and the price is reasonable since it is very close to GMU. The only one thing that I do not like is the parking policy. I cannot get 4 guests parking passes in the same day. They have to park in the future resident parking and walk until they get into my house. Anyway, my experience at Msonvale is really awesome. I am so lucky to live at Masonvale.

I obtained my masters degree from GMU Arlington campus, this place is beautiful! the houses are very nice and very close to the main campus. However, you have to walk a long distance to get to the GMU internal bus, if you go to school in the Arlington campus and have to commute by public transportation from Masonvale it is not recommended as it will take you a very long time (almost two hours), and the shuttles and buses do not run 24/7, if you have evening classes you will have to take a cab from the metro station. If you have a car is convenient, if you not, not even consider it.




There were some hiccups with one of the staff members and the parking has gotten a little crazy some nights. Overall this is a great complex though, Sarah, Brie and the other woman in the office who's name I really should catch are all very friendly and helpful. The parking situation has largely been resolved and I love that having guests over is a possibility with their visitor spots and 15 passes available per month. The garage option had been amazing for our motorcycles. I love our little apartment, the high ceilings are great for not ever really hearing the neighbors and making the rooms look bigger.

We have been stayed at Mason Vale for almost three years now, and our overall experience has been very good. It is safe, quite, and convenient to work at George Mason University. And the spot light is their hard working staff! For almost 160 units inside this community, people think that there should be at least 10 staffs to manage all of the services well, but there is much fewer than this.
I have been impressed by the quality of the service they have been given, whenever there is a problem inside your home, once you give a notice, they show up immediately and fix it for you in no time. Everybody in the office is nice and extremely friendly, they talk to you with a smile on their face and help you out in a very efficient way. They are professional, cooperative, and efficient. Nothing more I can say about them, just Fantastic!! I will definitely recommend this place to our friends or anybody who is looking for a safe, convenient place to rent.

Beautiful new houses(Belmont), quiet neighborhood, great staff and the price is just right for the benefits of being close to GMU, big master rooms, excellent presentation and easy application. We paid in average $65-90 monthly per person {3 of us } for utilities( Water, electricity, Verizon FiOS).
