I have lived at The Trails for 8 years now, and I ca hoenstly say I love living here and wouldn't change it for anything. The office is staff is wonderful and the maintenance is amazing. Please do not pay any mind to BITTER past or present residents. If people would read their lease contract then they would understand as to why they are charged certain items upon move out. Be honest as to why you really move out and not just sit here and bash this beautiful community. I'm not saying it's perfect but it's a great place to live. The maintnenace team gets the job done. The ladies in the leasing office are super great and helpful!!
I lived in the trails for 3 years. They I recently moved. The apts changed in those 3 years. They have a great green trail to walk or take your kids out to play. However, some people don’t pick up after their pets and you will find waste in some areas. One of the main reason why I moved is because my apartment would smell like weed for the past months I lived there. I had to get out of my own apt several times because the smell was so strong & I have kids. I did mention that to the office but they can’t do much about it. I used to walk around the trails and it was pleasant walk however for the past months you could smell weed in different spots. Also, I had two water leaks on my bathroom and hallway. On both times they just replace part the bottom of the carpet and left fans to dry the carpet didn’t even clean it. Now they are charging me over 200 to clean the carpet. Which they never clean it when I had those accidents. The installer didn’t installed good it was lifted on one of the sides by the door. Painters did a mess when working on the apt. I had no access to my bathroom for 4 days. On the last day they offer me to used the model apt. That was because I kept asking when will the issue will be completed. They closed the ceiling and then we find out we didn’t have hot water, and they had to reopen and close it again. The second time they hired different painters. Also, in December a water leak started by the window and fire place (an issue I had the previous year too). It was not an issue from my neighbor above. They “fixed” it. It leaked again, and again. Well they did touch ups by spray painted it and paint drops where on my speakers and tv. So I had to mention that to the office. They didn’t say anything about, so after that any time I had something to be done at my apt. I made sure I wrote “cover up before working or painting”. They fixed the exterior issue and I had to put like my third request for the ceiling to be painted. Because I mean I am paying my rent which is not cheap and I have my place looking like that. I have an image of it looking the same up to the day of my move date. So that means 6 months and the issue was the same. I have live in other apts for the same amount of time or longer and I have NEVER been charge for stove drip pans. Here they charge you for those even if you have live there for almost 3 years. So take that into account if you move here! The apartments are in a good location unfortunately construction is going on now. Maintenance is friendly and hard workers. Monica is great. However recently they change company to manage apt. insurance and it’s a mess. You can have coverage with a different provider, and for some wild reason they charge you insurance (the one they offer). They charged me two months continuously and I talked to them but they change managers in between like and I had to update the situation over and over again. Until I requested to just get the corporation number to call them and see what was the issue. Because the third party management company gave none sense reasons of why they were charging. I have the emails and all of that. So, if you move here just keep record of things like this. Because you will be surprise. I never imagen I was going to get charge for things a person use in a daily basis. Photos are from different months (Dic. & April) and an image of the work perform to fix the water ceiling leak at the bathroom. It was a “completed” work! By the way if you plan on renewing your lease and request at least a repaint job to be done or something the answer was not a no but they won’t do it either way.

I went to parkland pointe today and when I walked in I was greeted by the most nicest people. This never really happens where I’m from in Kansas City. Miss Meagan burns greeted me and helped me with my needs. She was so so awesome and so nice to me. She helped me with my apartment search and made it easy for me. I knew nothing about the area. She told me about local restaurants and entertainment that’s even close by. She also has a smile that will brighten your day. I look foward to becoming a resident at parkland point, I think if ur looking for a great community to live in. Parkland point should be your main stop. Just stop in an ask for Meagan burns. I have been looking and looking at apts and stopped here because I was in the area. This was my 6th apt tour for the day and by the time I stopped here I was exhausted and probably had an attitude. I spoke with Megan and she was nice and professional. She answered all my questions before I even had a chance to ask them. She made me feel welcome even with it being close to their closing time. The snacks in the model apts were a nice touch too because who doesn’t like food haha. I will be revising very soon to take another tour before I make my final decision.

be careful when thinking about moving into these apartments, ratings are high because they give cheap gift cards to people who give good ratings. me and my family have lived here for about 3-4 years now and it just keeps going down hill. originally we were in a three bedroom first floor, but when we first moved in our guest bathroom shower did not work well at all and they never came out to fix it, along with the black mold they painted over in the master bathroom. in January this year that apartment flooded completely from the roof, destroying all of our furniture, electronics, etc. they promised moving us to another apartment the next weekend, yet we were stranded with no where to go for a week and a half, with no help on the issue at all. we eventually moved into a third floor three bedroom apartment which seemed really nice until our ac stopped working and they didn’t come out to fix it for 4 months. there are kids that destroy, hit, and mess with cars along with throw rocks at doors and fight in the middle of the road, don’t move here for your own sake
Good evening, I stopped in at this complex and was greeted with great customer service, excellent communication with Ms. Ladarrica she was very knowledgeable with tax credit criteria she also took the time and answered all of my questions even the questions I could not think of she did not rush the process she did step by step through the whole process of the application and walk a through of the apartment/complex. She went over everything not leaving out any hidden information. Ms. Ladarrica is most definitely a ppl person I recommend her to everyone that visit here.
Excellent, professional service - a rare find in these times! I was helping a family member look for a clean, safe, and reputable place to live in the Arlington area when I checked out Parkland Pointe. I got exceptional service from both Hazel and the apartment manager, Megan. Highly recommend!
The management team is fantastic. They have great communication, and have been keeping me updated, and working with me throughout the entire application process. Shoutout to Ms.Ladarrica for all her hard work, and efforts into making sure things go smoothly during the move in process. The property/ units are well kept up, and very clean. It is a very quiet neighborhood, and I am looking forward to calling this place HOME.

In the office I was treated like royalty. The way Megan explained Everything left NO room for doubt about my decisions. This is my new home. I can’t wait for move in day. Just in time to enjoy all the awesome amenities. And the way they said ‘welcome home’ made me feel Iike I was FINALLY home.

I felt I should write a review given that there are only a few recent ratings here and I've lived here for enough time that I can say what I think about it overall. This is a decent apartment complex. The area isn't as bad as the construction going on around the complex. It'll be quite some time before they finish all this so keep that in mind. Because a good bit of the apartment is near the highway there is a lot of road noise, loud cars and motorcycles driving by being so loud sometimes that they set off car alarms. One thing I will say about the area is that it is near by a Walmart which I thought at first is nice because it's tucked away but given that it's a Walmart, its going to bring Walmart-quality individuals with it. All around our complex there are shopping carts littered on the sidewalks from the middle school/high school kids who get dropped from school in the area. It makes the neighborhood feel less inviting than it actually is.

I do like that there is a duck pond nearby and I find it quaint to have them roaming the premises but twice now I've noticed dead ducks from people driving way too fast going down the road towards the apartment. My biggest pet peeve about this place, is the parking situation. I dislike that it is not gated so you will have guests taking up parking spaces and occasionally parking in the covered spots meant for the residents. Because of this, I sort of wish parking was assigned. If the property was gated this would be even better because it doesn't feel all that safe to roam because I can't tell who is a resident or a guest and some of the individuals that actually live here can be very unpleasant. To add to that experience, I have also heard loud arguing from my downstairs neighbors over god knows what and in addition to that, there is a strong smell of weed smoke every so often that it's off putting.

There is trash pick up which is offered by a third party. They want you to drop your trash at 5pm though most people get off work at 5pm and wont eat dinner until much after 5pm and they actually pick up the trash around 7 to 8pm. A few times, they have completely missed picking up my trash even though I've had my bag set out way before pickup time. When this happens, I feel its not such a great service because they aren't always consistent. I feel the front office staff do a good job. They are friendly and professional but as far as maintenance goes that could be worked on. The times I've requested assistance from maintenance, it felt like they did their best to NOT do anything towards what clearly needed to be fixed. As if I was bothering them by putting in a service request. I do like that pest control will come every Monday because the consistency really helps out a lot along with keeping the apartment as clean as possible of course. Overall, I feel these apartments are okay but I wish they (and other complexes) would not throw around the word "luxury" if luxury services are not being provided all throughout. One example, if you stay in a classic unit your bathroom might have this cheap film all over the counters and sink which easily collects hair and gunk. Its not the easiest to clean so I would advise getting rid of that all together it's unnecessary. While I've formed memories here, I do feel excited that our lease will be up in under 6 months so that we can move on to an apartment complex with newer amenities. With the rising cost of living, I feel tenants deserve to get their money's worth from the place they call home.

Chris, Emilia, and Stephanie are, by far, the most friendly, caring, considerate, and hard-working property management professionals I've ever encountered. They run a "well oiled machine", and the overwhelming positive reviews their residents leave them on Google is testament to that! The Park Georgetown leasing office is the "Olive Garden" of "leasing offices": when you're here, you're family! If you're looking for a great place to live in Arlington, conveniently located to Arlington's major employers and shopping centers, managed by genuinely good people who offer competitive rent prices, look no further than Park Georgetown!

Have been here for awhile. Quiet community filled with mostly families and middle aged residents. Has access to many locations due to it's location. Have had all requests dealt with in a timely manner by staff/maint. No complaints.

Letty was extremely helpful w/ our apartment selection process. We are still in the process of choosing but she has been very patient so far. Overall the apartments look great!
Had an amazing experience with the tour I had with Crystal Sanders. She was very professional and gave great information about a 1 bedroom w a den. Although the prices were a little more than I expected I had to acknowledge her being a great employee and you could tell she was very experienced in what she does and competent.
I had an exceptional experience at the apartment managed by Amar Seilfadeen. The environment felt welcoming, and I was impressed by how impeccably clean the property was. Amar's hospitality added a personal touch, making me feel right at home. I highly recommend this apartment for its cleanliness and the warm atmosphere created by Amar.

Moving from a house that I lived in for 10 years to an apartment was a huge deal for me but I can honestly say I couldn’t be happier. Between the area, neighbors and staff, I am very pleased and plan to reside here until I purchase my next home.

Update: My original review was from my experience in 2021. I have increased my rating from 1 star to 3 stars. The new Manager called me and apologized and said there is now different people in the office. She seemed sincere and I do believe with the right team, this could be a potentially good place to live. I am just glad to not live in the city anymore!

Original Review: The apartments are dirtier than the one they show you. Dead bugs, dog/cat food, hair, etc. They then charge a plethora of exorbitant fees when you leave for "cleaning" even though you left it much better than you got it. They also try to charge you for fixing drywall holes, carpet tears, stains, etc that were already present when you arrived. Thankfully we photo/video documented everything and were able to prove the damage was already present before we arrived. If it wasn't for our documentation, they would have happily scammed us out of several hundred dollars on top of the thousands of dollars extra they charged for us leaving before the lease was up.
Additionally this complex is in a bad part of town. I regularly saw neighbors with mufflers hanging beneath their cars due to catalytic converter theft. I had my car broken into for a couple spare coins.
Letty was such a great help to me and my father. My father is so grateful to have applied here at The Trails and cannot wait to move in. Letty provided such great customer service and was so kind to us.
We've lived at Park Georgetown for the past 2 years, and overall have had a great experience. Particularly, Chris Martin was an excellent resource during our move in. Once settled, Emilia Davis was a great property manager and planned lots of community events. The community spaces were cleaned regularly. It is an old building, so maintenance issues did come up, but the team was very responsive when dealing with individual apartments. However, when the laundry machines were down it did take some time to get them back up. A friend of ours moved in shortly after us, so would definitely recommend to others to live here.

I thank Cortland Scottsdale staff management for their daily, dynamic personal service. Since this great organization has taken charge. And relocating myself to a new refurbished apt home here. That I've enjoyed for so long. Excited and pleased for all of the great landscape projects and the up and coming pool project. I'm thankful for the team here, she's marvelous!
The people running the apartment are very nice, and the maintenance guy is great. Communication regarding apartment issues and notices is usually good and timely. Gym and pool are both nice and well maintained. Garage spots can be a little tight if you have a bigger car. Visitor parking is usually available majority of the time. It's a good location that's close to DC and Arlington. The place is cleaned every morning but I found towards the end of the day that smells of dog and marijuana lingered in my particular hallway, which the apartment seemly was trying to address. The walls are pretty thin so noise sensitivity is to be considered. I was charged a cleaning fee and carpet damage fee after moving out with no notice of a final inspection. I was confident that I did not damage anything so I had to discuss with the property manager and was able to get the carpet damage fine removed. Make sure to not leave without an inspection date set and make it a day you can attend the inspection.

I flew out to stay with my partner who is working in the DC area for a month and he thought it would be a nice idea to get us moved over to an apartment. I work out 5-6 times a week and, being that we are both into fitness, having a gym on-site was a priority for us. He looked around and located this property listed as a luxury accommodation "complete with a modern fitness center" and a long list of other features. The photos looked a bit dated, but the amount of space and amenities look like it would make up for that fact. In any case, we decided to proceed to book the apartment.
When we arrived at the location, we were VERY upset. The first thing we discovered and were not told about is that this property is under construction M-F all day - outside and inside. This is not ideal, but we unpacked and decided to try to make the best of the situation. While we were unpacking we noticed several other issues: the desk they have has two broken legs; there was a leak under the sink and they needed to replace the garbage disposal; the hot and cold shower knob wasn't secure against the wall; the dishwasher exists at an angle not flush to the rest of the kitchen cabinets; there is a hole in the wall that someone made with the doorknob previous to us... It is just insane that they were legally able to rent this unit out.

Shortly after we settled in, we discovered that they did not have adequate high-speed internet, which is listed as one of the features of this residence. I inquired about this to Concierge and they did not have a good solution for us. I work from home so you can imagine my added frustration. This is unacceptable - and yet again nothing was done to accommodate us. Mind you this place also was not cheap... it is priced even higher than other locations that actually offer what is listed online.
Another pain point is that when we went looking for the gym to de-stress, we were informed that the gym was also under construction and was not available to us. This was NOT ok... That is the biggest reason we wanted this apartment. For over a week and a half now we have been communicating with this building and they keep saying things, but not doing anything to resolve issues. I have had to take Uber across town to access a gym to maintain my fitness goals. After this week and a half, they finally started talking about getting us into local gyms nearby, but again nothing was done to help us.
We also found a cheaper apartment rental that is under their umbrella and actually had all the amenities we wanted. So naturally we kindly asked to be moved to this unit (we looked and they have vacancy) to which they replied with a hard no. We are very perplexed by this whole situation and feel that we have been bait and switched just for our money. There are electrical wires hanging from the ceilings, there are open parts of the ceiling and wall, construction crews walking around all day, and there is a huge draft in the entire building.
If that wasn't bad enough, one day the elevators went out of service and we had to walk up and down the service stairs. We are on the 14th floor, which I guess got our steps in but there was dog pee on the stairwell too.
About 9 days into our stay, Concierge emailed us to notify us that the water was going to be shut off the following day... for eight full hours! . I guess thank you for notifying us, but WOW. How much do you expect people to deal with before someone gets a lawyer?
This is unacceptable and because of all of this, we have been beyond stressed, and had to use our finances for costs we were trying to avoid by getting full-service accommodations; the constant frustration has put a strain on our relationship which isn't pleasant. We just wanted a nice place to spend time together but instead, we got this mess of an apartment. We just want to be moved and/or reimbursed. This place is not suitable to live in.
As I was posting this I also noticed a HUGE discrepancy. The photos on Yelp look nothing like the actual place does currently.

Patrick and Eddie make it easy to live here despite the building renovation challenges. They are always friendly and quick to resolve a request. They have excellent customer service skills and make this building truly feel like home. It is a pleasure to have them here!
I would definitely recommend Park Georgetown as a place to live. I’ve lived in two different units there and have had a very positive experience overall.

The units have always been clean at move in, and I’ve never had any issues with the appliances/thermostat working properly. The one time my dishwasher was acting up, the maintenance team installed a brand new dishwasher on the same day! I’ve never had any issues with pests aside from some ants when my husband moved into our second unit there, but after notifying the maintenance team, pest control promptly came over and took care of it. In general, maintenance requests are very quickly addressed, as I’ve never had to wait more than a day for something to be fixed and the maintenance team has always done a great job of fixing whatever the issue was.

The leasing office staff has always been great to work with, especially Chris and Emilia. They’ve both always been so welcoming and supportive throughout both of my moves at this complex, and as things have come up during my time there. A few times I’ve had packages get lost due to the carrier’s mistake, and Chris went above and beyond by searching the entire package room and locker until he found it. Emilia is very personable and sweet to chat with whenever I have to swing by the leasing office for something!

These apartments are in a great location and are also very pet friendly. In my apartment search, I don’t think I’ve found anywhere else with as low let rent/fees as this place. I also appreciate that these apartments are in a neighborhood somewhat separate from Rosslyn and Georgetown, but still very accessible to both places. They have a quiet neighborhood feel without sacrificing the proximity to the metro and other attractions.

I would definitely recommend living here!

I have been living here for 4 years. Aside from the vantage geographical location to Georgeotown, Roslyn train station, the trails that lead to Theodore Rooselvelt Island, Arlington Cemetary , the staff have always been very response and attentive to my needs. I would like to particulary thank Emilia Davis and Chris Martin for their assistance throughout the years. They are very kind and attentive and makes this a great community to live-in.

My dog and I felt welcomed from the very beginning!

We are so grateful for the property management. Mary is beyond willing to answer every question I have about policies, Arlington ordinances, and neighborhood goings on. I so appreciate having someone willing to listen to my questions and respectfully mollify any concerns that arise. I also appreciate the wonderful transparency in this building. Nick is also phenomenal, I appreciate he is so efficient when I have a maintenance issue and is always willing to talk to me even when my dog is being rude to him.

My apartment is not the most upgraded or largest one bedroom, but it immediately felt like home. I am grateful for Mary and the Parc View community for making that possible.
If so, how do you guys evict Somebody then lose the case in court then when called property manager refuses to pay the deposit back to the individual.... And The person who was vected their ledger was tampered with

I should have known when I moved in an my neighbor told me he can fix anything because maintenance is horrible I picked the wrong spot . Upon moving in I realized that my apartment was not move in ready. Several things were broken the toilet being one of them. It took 2 months for them to come fix my toilet which led to water being wasted since it kept running. On Jan 3rd I logged in and noticed that my water bill was over $200 for a two br apartment. I called them and left a message which I have the screenshot and never received a call bk. On the 4th I went inside the office so my invoice could be corrected and it still wasn't done I went back into the office on the 5th and finally they gave me my correct balance so my rent can be paid. Oh, but this time it has two days worth of late days that they want to charge me because they had my invoice incorrect. Oh and half of the stuff when I moved in still has not been worked on. My waterheater broke last month while I was gone. I was told to come in days before the 1st to let know about the invoice instead of them doing their job and correcting it. Don't move here it's a waste. Can't wait for my lease to be over.

Destine already informed me that they come out on the 28th not 1-2 weeks. I've been putting in several requests since I moved in and no one comes for weeks. Seems like other tenants are having the same issues. Its not my job to make sure you're doing yours. I've rented and owned and never had an incorrect invoice in my life. Please do your job and make sure maintenance is completed and invoices are correct. I didn't know this had to be requested.
I had a problem today with the toilet seat and sewer in my apartment, and I was looking for a repair on pgt's website. About twenty minutes later, Franklin and ben arrived at my house and quickly fixed the problem. Their work is very professional and very fast. I were nice and great and I am very satisfied with their work.
My shower was leaking into the laundry room below around 10 pm on a Saturday night, so I called the maintenance line for Park Georgetown, thinking I might have to wait several hours for someone to come out. But maintenance staff member Franklin Lopez was at my apartment within an hour, and completely fixed the leak within 45 minutes! He was so professional, helpful, and prompt. Thanks Franklin!
I was having issues with my toilet running and contacted maintenance. Franklin Lopez came within 15-20 minutes and was able to quickly fix the issue. He was very professional and made sure the problem was thoroughly solved. I have nothing but great things to say about the maintenance team here, especially Frank.

The service efficiency of this apartment is very low; my deposit has not been refunded after three months. Despite assurances that they would contact the company, there has been no follow-up.

This is supposed to be a non-smoking building. The hallways regularly reek of mariuhana, tobacco and who knows what else. You can't even open the bedroom windows at night as your lovely neighbors are puffing away on their balconies. Wouldn't recommend living here ... unless it's an authentic ghetto experience you're after. Management knows about this, occasionally sends out E-mails "reminding" tenants not to smoke in the building, but nothing changes. Apparently, it's easier to take the people out of the ghetto than the ghetto out of the people.

I have lived here for almost two and a half years! I love the location. Unfortunately the buildings are old and there is always something to work on… However, Marina, one of the girls who works in the office, is amazing! She is always willing to help you and make things easier for everyone.
Andres the maintenance guy is also very friendly and always solves maintenance problems as soon as he can!
I've only been here for a couple of months, and I can say that everyone at the management office has been really accommodating. When I have issues, they're very quick to fix it. They do an amazing job taking care of their residents. Very professional. The location is also something I'm happy with. I feel safe around here. Very close to some of the main attractions in DC. Fairly short drive to a couple of military bases I go to, and countless shops, groceries, and restaurants nearby. It's a great, well-maintained apartment building.

Entire Arlington staff has been such a treat to work with. I have lived with Arlington communities since 2022.

It was the best experience I have had with an apartment. The staff takes care of the tenants and the buildings are well maintained.

Maintenance responds promptly to requests. The staff helped me with other things too, I would to thank Mr.Patrick Devine,he is cares so much about the tenants and the building and it’s was so kind, and always friendly. All in all, highly recommend living here.
I lived here a couple years ago and still jump thinking I saw a roach crawling. Building infested with bedbugs, roaches and mice. I had to sleep on a mat in the living room due to the bedbug infestation. At the time I was struggling financially and could not afford to move out. The infestations were so bad I had to leave all my things behind in fear of bringing over any critters. This place greatly impacted my mental health. No AC in summer months. High front desk turnover. There were two desk people who genuinely tried to help but they really just need to tear the buildings down. So not move here under any circumstances. It was very cathartic writing this review as I’m so appreciative of how lovely my new home is. If you are currently living here keep your chin up and push through. It will get better. ❤️
I moved to southpoint Villas for my job and I needed an apartment right away. The staff help me more that anyone else. I really appreciate them going out of their way to accommodate me. I will definitely recommend to anyone locking for a great apartment for a reasonable price! Thank you so much 🥳❣️
This place is horrible. I do in home visits with clients and have seen mice run across their living room. Why is that? This is very UNACCEPTABLE, and unsanitary. No one should be living in conditions like this with children. You all need to do better and help fix this problem for your residents immediately.

Parc View is a pleasant apartment complex. The new leasing manager, Mary, has made it even better. She is very responsive and earnest in listening to requests and addressing them.

Recently, we inquired about a possible maintenance of the apartment. Mary promptly came over with Nick to inspect the state of the carpet and bathroom. She arranged the maintenance which involved bathroom re-glazing & carpet cleaning/stretching in a short period of time. Both Mary and Nick made sure that the maintenance was completed properly.

We are very pleased with Mary and Nick's excellent customer service!

Horrible… sprinkler head busted in many apts on Christmas Eve. Since then I haven’t been able to live at my place which I’m still paying rent on. Carpet was soaked for three days until they finally tended to that issue. I have asked to be released from my lease and that was shot down. There only solution that they gave me was to move into a two bedroom for three months and pay my same rent then after those three months I will have to move again or pay for two bedroom apt. I went into office to talk to mang face to face and there were ppl signing a lease agreement and she couldn’t be bothered by me a resident. Felt like she was trying to hurry and push me out the door. Here are the current pictures of apt im still paying for nothing has been touched
I must say, living here has been a journey. The resident manager; leasing staff & maintenance staff are phenomenal & work really hard to assist their residents needs. It’s a safe community, with ample parking & very convenient to lots of shops, public transportation & dining/entertainment . The only reason why I will be moving in April 2023 is because of the INFESTATION OF MICE.

Exterminators, glue traps, mice traps, stuffing of holes & all other attempts to keep the units mice free has failed. Nothing has stopped the mice & STILL DOESN’T STOP THE INVASION OF THESE PESTY MICE. I love the size of the closets & bedroom. Our property owners promised they would begin renovations in August of 2023. There are no updates as to when the promised renovations will take place to this date. Although the units are old & outdated, minus the mice, I enjoyed my stay & would’ve rated them much higher.

As a new graduate student, this is the first apartment that I've lived in without roommates, in a completely new city, many hours from my home town. I thought that I would be on my own out here, but Arlington Apartments has made me feel right at home.

The staff, led by Patrick Devine, also including Tamika, Mikayla, and others, has been incredibly helpful in assisting my transition to this new apartment. They have helped me set up my account for making payments, submitting service requests, and viewing my utility bills. The staff has also been very helpful in answering my questions regarding subleasing, parking, and more.

The best part about the community here, though, is how polite the staff is. The personal interactions I've made with Patrick, Tamika, Mikayla, and other staff members here are stronger than any that I have made at past apartment complexes. Patrick often asks how my experience has been when he sees me, as well as how my parents are doing, since he met them when I moved in. Tamika and Mikayla greet me with a "Have a good night!" when I return from class, even late at night around 10pm.

It's almost a no-brainer to decide to renew my lease when I know that the staff here is so helpful and polite.
Despite all of the minor issues , I enjoyed staying here. Management was helpful, maintenance came in a timely manner. There is a bit of a mice problem. A snake somehow managed to get into my apartment. But other than that the neighborhood was cool. Never had any issues with my neighbors. Everybody pretty much stays to themselves here. Like I said no issues other than minor ones. I enjoyed my one year here.
Moga was one of the best leasing agents and tour guides we’ve had! Right when we walked in she was super helpful, patient and a great listener as we discussed our needs for our new home. She showed us around the lovely community and I really liked the big gym area as well as the lounge area. The pool I did find a bit small, but the big outdoor (enclosed) courtyard made up for it.

I’m excited to revisit these as my lease comes to an end.
Arlington Apartments on Clarendon is in a great location. This is our second time staying here for an extended period. The staff are friendly, helpful, and engaging. Any service requests are handled promptly. Our apartment is clean and comfortable, though perhaps not as "modern" as some in the area, but we believe renovation plans are underway. A win-win!

I recently moved out of Parc View Arlington. I had a horrible experience with the current management group of the property (Gates Hudson). It started when I first visited the apartment complex. I was quoted a particular price and was told the price was guaranteed if I filled out an application that day, which I did. Upon receiving the offer letter, the amount I was quoted was raised over $200 per month. I was furious and contacted the manager (which has since changed), and was told nothing could be done, but I was given 1/2 month's rent as a concession and decided to move in. We worked out the calculation in her office so that the concession would be pro-rated, I setup auto-pay. All is well at this point right? Wrong. After 6 months of continually paying on time via auto-pay, I log on to their portal and I see that the concession was never applied, I had been charged late fees, and the late fees were compounding on each other. The manager agreed to apply the concession and remove the late fees. All fixed now? Wrong again. The concession was finally applied but the late fees were never removed, and of course the current manager left and a new manager came in. I went to the new manager to address the issue and I was told to put it in an email and send to him to be sent to Gates Hudson management. Cool, except I never heard anything back on the matter, and I decided to let it go and chalked it up to a learning lesson. I wish that was the end of the story, but its not. I go through the process of moving out, and recently discovered I am being charged for carpet replacement. The carpet was one year old (replaced prior to me moving in) and was in great condition, so why I am I being charged for something that wasn’t according to my lease agreement? For what it’s worth, the apartment is in a nice location and reasonable for the size, but I would NEVER live here again as long as Gates Hudson is managing it.
I recently moved into Parc View and have had a great move-in experience thus far. Mostly thanks to the management! Nick has been extremely communicative, accommodating, has answered every question I had and has been available for me every step of the way. He takes time to ensure you feel welcomed & I think management is lucky to have him.

The apartment is comfortable, and is located super close to grocery stores, restaurants, bars, and two metro stations! So far, happy I landed here.
I need to warn any prospective renters about this place - the management is incredibly spotty and highly unethical. Do not be fooled (as we were) by friendly leasing agents.

On the day my roommate and I were supposed to sign and move in to our unit (March 2021), the manager raised our rate by $250 a month. We had in writing (by Parc View) and confirmed by phone AND email a specific rate, yet when it came time to move-in, they did not honor this agreement. Of course - we were already stuck because we had informed our last place we were vacating and had reserved a truck to move that weekend.

They offered free parking as an incentive to sign the lease (confirmed this in writing too) - we never received it. The unit was also not sufficiently cleaned when we moved in.

They overcharged our first month of rent for $100 over what was in our lease (which was already $250 more a month than what we thought). When we asked the manager about it, he said “I didn’t know $100 meant that much to you”. I had to go to Parc View’s management company (Gates Hudson) to get this $100 credit back.

It’s an older building, so things frequently break - we had several water shut offs and AC outages. The AC outage took several hot summer days to fix. There was also a major leak in our roof (water was dropping from ceiling) that was not fixed for days.

Calls/emails to management have gone completely unanswered (or unanswered for days).

The utilities are billed as a flat rate, which appears to be “above market” what you would expect to pay for gas, electricity, water, etc.

Last but not least - they charge a “cleaning fee” to move out. This fee is not mentioned anywhere in the lease or when you move-in, and they took it from our security deposit. Not a lawyer - but this doesn’t seem legal and definitely is not standard practice for renting.

All in all - save your time, money, and sanity, and look elsewhere. The units may be nice but have been poorly renovated. You’ll notice it in your first week if you move in. There are likely much better apartment buildings in the area that are newer and more ethical than Parc View Arlington.
I love my new place! It's in a nice area, the bedrooms are a nice size, the bathroom and kitchen are updated and I have plenty of storage space. My 5 year old and I also LOVE the on-site playground. Will definitely be living here for a while =)
Toured the facility for a possible move to the area and it was beautiful. The staff was extremely helpful from the start. I explained my situation and the manager Kim was very knowledgeable about the area and possible schools for my son. If I do move to the area, I will definitely apply for a home here!

My family and I have been residents here for a little over 2 years now and we have watched this place go to trash. I warn anyone I can NOT to live here. Management is always changing and the one good one was Shannon and she’s gone. Countless negatives about the place, don’t let the gate fool you. It’s broken half the time. The pool is always disgusting, green and foggy. Bad little kids just running around the breezeways cussing, stealing peoples belongings and being reckless. My car has been broken into 4 times now and Iv had nails placed by my tires. The Arlington PD told me they’ve been begging valiant to put surveillance cameras all over property for quite some time now but for some reason they never do. This last time my car was broken into the company offered us 3 months free in a garage, been there, done that. My car was locked away for over 3 days in my last garage because of a power issue and they would not come manually open it. The curb appeal here is terrible, dumpsters are always over flowing with furniture/trash and garage doors are left open I’m assuming because they are broken. Residents have left over 2 months ago and the unit has gone untouched, bed frames still sitting in the breezeway. This place is not worth the money they want every month for rent.
I've lived here going on 5 to 6 years. The buildings are old and my unit has had maintenance issues from time to time, some major and minor. Since living here I've seen high turn over of front office, maintenance, and cleaning crew staff. Though everything isn't perfect, when issues arise, Andres Rivera and crew are highly responsive, very courteous, and professional in addressing them. Some of the maintenance issues I've had currently were plumbing, appliances failure, etc...
Andres and crew were on it and after ever job Andres followed up the next day or two on how things are working.

It's worth mentioning under Andres's supervision maintenance issues have been addressed in the most timely and efficient manner thereby adding greatly to quality of life at Park Shirlington Apartments.
The apartments are full of mice and rats I do not recommend these apartments under any circumstances
I moved to Park Shirlington in 2014 with my family, and we’ve had issued with the quality of service since then. First of all, the rent skyrocketed every year while the quality of life in Park Shirlington decreased. In our 5 years there, never have they once changed or at least cleaned the carpets, painted the apartment or performed any renovation work to keep the apartment in good condition. Of course, we did our part by keeping the place clean and up-kept, but that alone isn’t enough to keep the place in good livable condition for years. Not only that, but they didn’t allow us to paint the place ourselves or do any work to make it a better place. Therefore, the apartment kept deteriorating as did our quality of life. The walls became more and more moldy, to the point that my daughters had to rearrange their room, so they sleep underneath the moldy ceiling. The place was frequently swarming with cockroaches and mice. The exterminators didn’t help much, every time they would treat the place, the cockroaches and mice would come back a few weeks later. One time, my daughters found a snake in their room. I managed to catch it and when I took it to the leasing office to show them how unsafe the apartment has become, I was met with disgust and shoulder shrugs and a bunch of “oh there’s nothing we can do, that’s what living on the first floor is like”. We went to them a hundred times with complaints about the mold, the mice, the cockroaches and they never gave us a straightforward answer or tried to fix the problem in any substantial way. The majority of employees at the leasing office were always rude, unfriendly and borderline discriminatory due to the way they would treat me and my wife. Over the years, things just got worse and worse. We periodically lost power for no justifiable reason, and the 24/7 maintenance was very low quality. The emergency maintenance phone number would usually take you to a voicemail, and the workers never showed up on time. We had lost electricity in one of the rooms once, and the issue wasn’t fixed until a week after. And that wasn’t even the worst for it, the bathroom above us leaked into our bathroom ceiling and we had literal urine dripping from our bathrooms ceiling for days, before they actually fixed the issue. In addition to being extremely unsanitary and inconvenient, this could have caused some serious health and sanitation issues. There is so much more to share with you, but for sake of time I’ll keep it at that. Please understand that our place never felt like true home because of all these accumulating issues. For these reasons, I was outraged that Park Shirlington would charge me extra money for damages that I’ve asked them to fix for many years. Especially, considering the health hazards, the mold the mice the snakes the cockroaches the leaked urine, my family and I were subject to because of Park Shirlington’s negligence and unwillingness to take responsibility and deliver on the promises they made to us when we signed the lease.

I lived there for 15 years, finally moved out due to mice infestation! It happened all of a sudden too. I’m not sure where they came from. I reported it and all they did was call the exterminator which was useless. Turnover rate is high with the leasing office and poor management. The children are not surprised and vandalized properties. The landscape use to be well kept and beautiful but, now it’s the worse. I gave it 2 stars b/c the apartment is spacious.
Please, we need you to fix the door of the 924 building. They send a letter asking you to ask for the door but it is really so that it does not make so much noise because when it closes it closes with a price and that hits you can not be comfortable because every time they open the door and it closes the hard bang it does not sleep well because the whole apartment vibrates and they send letters of the one that does it of putting stone they are going to send us the letter of 30 days and because they do not fix the door it's fair.
Worst management ever. The turnover rate for managers is pretty high. They frequently "forget" to tell me when they plan on entering my unit. They don't do helpful pest control and instead just blame and insult me about the issue. The maintenance guy goes into my bedrooms when he's in my apartment and I'm not there, presumably just to look around.

I have a camera on my living room, NOT EVEN HIDDEN, and when I wasn't there they did an inspection where they just went around my apartment insulting and speaking rudely about me.

And the place is kind of falling apart. My dishwasher does not work because the door won't stay closed and last night my 5 foot kitchen light fixture fell on me while I was cooking dinner.

I really hate living here and having to deal with people. They don't hide their condescending, better-than-you attitude.
