Poop on the wall once we got the room that wasn’t ready until 2 hours AFTER check in at 3 pm. (So we missed time at the parks)Didn’t fix it until midnight ( not kidding they sent someone to clean our bathroom at midnight and woke both our girls up)… oh and it took 2 days to get our bands and our 2 key cards(provided by the hotel at check in, only one unlocked the door) to get finally working. Worst hotel ever before you talk about the crazy price. Do better mickey, do better.
We did not stay here! We only visited for a fancy breakfast. But the star was the gingerbread house.

The entrance is very grand! Two old class cars out front. You walk in to this beautiful marbled floor, a pianist, and breathtaking Christmas trees. Then there is the masterpiece…GINGERBREAD HOUSE!
Second time staying here and it was a great experience both times. They can’t usually get you in early or accommodate late check-outs but they store your bags and the staff is super friendly. The rooms are very clean & the transportation options to all of the parks are great. We’ll continue to go back.
Hotel is very nice looking, it is a Disney resort, dressed up for the part. Location is key when at Disney and this is in a amazing spot. Rooms and pool are average, but Narcoossee’s is one of the best food locations on property, wonderful place to watch fireworks while eating. Beautiful view of lake, park is walkable. Monorail is the best way to get to Magic kingdom and Epcot. This is the most expensive location at Disney, location has a marina and a boat service, firework cruise.
Beautiful hotel rooms, location is wonderful, club level is not at all worth it. Dirty floors near the dining area, tables are rarely cleared, and the service is not what I’ve come to expect from Disney. First world problems, I know, but this should not be the case at this price point. We won’t be staying here again - at least not in the club level.

The room also wasn’t ready at check in time and the TV didn’t work properly, even after we’d waited longer to get in the room because Engineering was supposed to be fixing it.

The photo attached is of the table we sat at thinking they’d clear it shortly after sitting down. They did not. I had thought Disney was on its way back up service-wise, but I’m not so sure about that based on our current experience.
This hotel is opulent but VERY pricey. I'm normally a Pop Century kind of guy. The beds are the same comfort level to the best of my observation. Grand is so quiet and well located. The quick service food choices are much more limited at the Grand. This hotel does make you feel a little bit high bar top shelf. The dress code is just like everywhere Disney, which is comfort chill and every day American. It's a huge treat to stay somewhere so nice!!! The Christmas decorations and Ginger bread house were amazing!!! Lastly, you can watch the Magic Kingdome fireworks from the hotel or your room every night. They even pipe in the music from the Magic Kingdom to the Grand outdoor sound system. Cool, huh?
We have been coming to this hotel for many years, and is getting worst.
We went for Thanksgiving, as always, but this will be the last time.
They don't clean the rooms, only make the beds, we ate peanuts, and couple felt on the floor, and stayed there the whole weekend, they pushed under one bed 🙄.
The first day we had irritated throat from the AC, we asked to have the AC filter replace, the technician came and opened the AC unit to replace the filter, and it was FULL OF DUST!, I mean FULL!, disgusting! 🤢🤮, he wanted to clean it with a rag, but it needs to be vacuum!, they only replace the filter and leaving all the dust in there, they don't care!.
I finished my shower and I grabbed a towel......terrible! 🤢🤮🤮🤮🤮🤮, with brown stains on it, I grabbed another one and it has makeup 🤢🤮🤮, we left them on the floor, called housekeeping to clean our room, when we came back from the park, surprise!, they did not clean our room!, they left clean towels on one of the beds, and the dirty ones still on the floor, and the peanuts under the bed; also they left two wet small towels on top the counter.
It was cold, but we did not want the heat on for the dust that we saw inside; there's no more bedcovers, only sheets and on thin blanket, like a cheap hotel.
They replaced all the carpets with new floors, but they never clean the floor either!, and the phone system does not work properly.
Also I left a pillow outside on a chair, and stayed there the wholeeeeeee weekend. 🙄
The bathroom fan runs 24/7 NON STOP.........😵‍💫🫨🫨🫨🫨🫨🫨🫨, and very dusty.
They don't refill the coffee nor the sugar, they don't clean nothing!!.
There is not in room dining anymore, and no vending machines.
AND NOW IS MANDATORY TO COME AND INSPECT YOUR ROOM WITHOUT YOUR PERMISSION, NO MATTER IF YOU HAVE THE PRIVACY SIGN, OR YOU ARE NOT THERE.
Just got back from a 5 day trip and this was just major convenience all around. We had a 1 bedroom villa with all the space and comfort we needed. Quick walks to rooms, easy access to Epcot, sky liner, tons of food option and so much more! Very quiet, relaxing, just beautiful all around.
Disney’s Boardwalk is a beautiful resort conveniently located on Disney property. The service was outstanding. The Boardwalk is within walking distance to Epcot and Hollywood Studios. There is plenty of transportation to all the parks as well. The hotel is very clean and beautifully decorated. There are restaurants on property and on the Boardwalk located right outside the hotel. The staff were all very friendly and helpful. Valet parking is available. They have Keurig coffee machines, refrigerator, blow dryer and all the expected amenities in the rooms which were also extremely spacious. At night they show Disney movies in the courtyard. We will most likely stay at the Boardwalk from now on.
Very nice and spacious suite! Friendly and helpful staff made our stay great! Housekeeping was fantastic!!! Walking distance to EPCOT (and the Skyliner to other locations from there). Bed was one of the most comfortable I've slept in at any hotel. Large tub is great for a warm soak after a long day in the parks!
This hotel has its reputation for a reason! It’s exceptional and the safe is beyond amazing. Having the monorail and ferry right there is handy!

I will pass on this nugget of knowledge we learned: we thought because we were so close and the transportation was right there that it it just be a couple minutes to the park… not the case with our party of 8 😆. I would advise to give yourself about 30 minutes from leaving the room to arriving into the park (magic kingdom and Epcot).
Clearly my favorite place to stay, while doing the Disney parks. It is a short walk to Epcot and from there you can take the tram to the Magic Kingdom. This saves a great deal of time, as compared to waiting for a bus. The magic on the Boardwalk each night was really great too! We have stayed there a few times.

Great short stay once again. Food and service at the Italian restaurant were fantastic.

The hotel has some construction going on but it didn’t bother us at all. Staff takes good care of guests to make sure you have a pleasant stay.

Gotta love Disney hospitality.
Very enjoyable stay. We usually only ever stay at Disney owned resorts but couldn’t beat the price and location of the Dolphin. Well, after 5 days here, we’ll be back! There are so many restaurant options (shoutout to personal favorite Picabu) and a lot to do at the resort. The location cannot be beat. The ability to walk to and from both Epcot and Hollywood Studios alone is good enough reason to stay here. The grounds were beautiful, there are great hotels, the rooms are clean, and the staff are excellent. Really can’t say enough good things about this hotel. Already thinking of planning my next trip!
4.5/5. This resort is spacious and beautiful inside with lots of comfortable seating in the main lobby to accommodate tired travellers from the Disney parks. We had a resort view from our room and saw the lake with the shuttle boat along with the Swan hotel which lit up romantically in the night night. Only thing is that the washroom is a bit small so when you open the door, it goes right to the edge of the bathroom making the space awkward.

Dolphin and Swan seems to be designed for adult travellers in mind. It's situated within the Disney property but not an official Disney resort. It's very close to Hollywood studios, Epcot, and walking distance to the boardwalk. You would take the complimentary boat shuttle to and from those locations. For Disney Springs, Animal Kingdom and Magic Kingdom you would take the complimentary bus shuttle. This resort is furthest away from Magic Kingdom and actually requires two shuttles to get there so it wouldn't be ideal if that's where you're planning to spend most of your time.
Absolutely disappointed in this hotel!! Go to a different one that truly cares about you. We been to almost all the Disney resorts because I like to try new ones every time for experience. We have never experienced this. And we are avid travelers. We even booked way in advance, got off our Disney cruise got to the hotel at 10 am to drop bags check in etc. 4 o’clock is their check in time and still no message about our room. We go to the front to get keys and are told they don’t have a room for us right now. They don’t guarantee times.
Huh that doesn’t even make sense. Even though we were told 4 maybe even a little before. I wasn’t even expecting earlier, but after 4 I’d definitely like to have my room that I already paid for being that if I was here after check out they would clearly charge me no problem.. This hotel could care less if you come here or not. They have no cares about customers. She said if elite customers ask for late check out we can’t do anything. Maybe not sell the room . This place is extremely disappointing, not even a sorry. She acted like she was doing us a favor. Also Briana the reception was absolutely awful and extremely condescending. 2 hours later we have a room, but this hotel is so disgusting and dirty. What in the world …
Everything you would expect from a stay at the Four Seasons. The hotel is gorgeous, and the staff is remarkable. The grounds are absolutely beautiful. The pools, the lazy river, PBG, outdoor activities, the restaurants were great, and the rooms were absolutely spectacular. 10 out of 10 recommend.
My room had 2 balconies, it was clean and comfortable. Service was lovely all around the resort. My only complaint is that the restaurants on location are hella expensive and good food is hard to find. The boardwalk is beautiful!
Also, make sure to shut the patio doors properly if you don’t want to have unwanted guests in the room with you 🐸 (see photos)
Loved our stay last Thursday-Monday! I cannot say enough about your beautiful hotel, pool areas, spa, restaurants, golf course, shuttle service, and your staff’s attention to detail. The service is impeccable! Your concierge, Chantal, was a delight to work with in booking our restaurant reservations. Everyone here made us feel so special! I highly recommend your hotel and will be staying again in the future.
The little mermaid room was adorable however, there were only 3 very small drawers which did not allow us to have one drawer each. The pools were decorated so fun! There were plenty of statues to take pictures with. The food was good, good choices and affordably priced. Overall worth the $$$
Last minute family get away. We stayed 3 nights in a family suite in the Lion King wing. There are six of us, including four adult children. The suite isn’t huge and there isn’t a kitchen or dining area, but we ate all of our meals in the park so it didn’t matter. There was plenty of dresser storage space to unpack if you like. I can’t comment on the dining since we only ate at the parks. We did buy one resort refillable mug and since we were pretty close to the main building we got decent use out of it. When the sofa bed and Murphy bed are being used there isn’t a ton of extra room to walk around, but it was totally manageable. I’m not a fan of the hard floors, they kinda hurt my bare feet. All of the beds were pretty comfortable and easily fit six adults. Our wing was conveniently located near the lobby and skyliner. The skyliner is such a great way to get to Epcot and Hollywood Studios. The bus to Animal Kingdom was less than 9 minutes and the buses to Magic Kingdom and Disney Springs, respectively were around 20 minutes. We didn’t have time to swim, but the pool is pretty large and nicely themed. Overall we enjoyed this resort and I’d recommend it.
This is pretty solid for an on-property family-of-4-or-less Disney Resort. It's certainly more expensive than the hotel room itself deserves, but the theming is really cool, and the location/transportation is where you save money. We stayed in the 'Little Mermaid' section (the least expensive), and had the furthest walk to everywhere in Art of Animation. The resort isn't huge, so it's not a big deal. Overall, would recommend if you want to stay on-property, and save some money (especially if you've got some younger kids)
Amazing location for visiting Epcot. You can walk or take the boat to either them park. The towel animals were super cute when checking in. If you’re Platinum or higher with Marriott you get to pick your welcome gift at the Fuel market in the lobby. The beds we’re comfortable and the a/c was very cold. The only downside is the resort fee and parking charge which adds about $70 a day to the nightly rate.
What a cute resort! My family traveled here for Disneyworld. We stayed in the little mermaid building. It is the furthest building from the main hall, which was a little tiring. The room itself was small, but had your basic essentials. You pay for the decor and theme of it all. Our kids loved it! Room service was good. Pool provided lifeguards and life vests of all sizes for kids! Laundry room is available, but cost $3.75 per load. The cafeteria/restaurant provided a good variety of food,snacks,beverages, and desserts! Every team member from shop to transportation driver was friendly! A must for the best experience! Would overall rate this resort an 8/10!
I am a grandma who visited with my daughter, and my 3 year old granddaughter. The theming doesn't get any better! We stayed in a Mermaid room, and the grand was over the moon impressed! The pools are great! We enjoyed the meal that we had at the food court. We had heard that the mermaid rooms were a LONG walk from the bus stops, but it is really not that bad. You're at Disney, walking is part of the adventure! And 6 months later my grand is still talking about getting to shower in the "Ariel's grotto" tub. I've stayed in a lot of Disney resorts and (traveling with a child) this is my favorite!
We loved this resort! We celebrated my son's 5th birthday there and had friends come celebrate with us.

There was plenty of space in the room due to its configuration. It was nice to be able to sleep separately from the kids as well. The food was good - we ordered 2 pizzas and had breakfast the next morning.

The pool is the perfect temperature at 83°F so we stayed in there until the evening. The kids didn't want to leave! So with that said, we will be back.
Save the money and stay outside of Disney property. The only benefit you get from staying in the premises is being able to enter the parks 30 minutes early. But for half the price you can get a similar room at a brand name inn or hotel and most likely it will include breakfast.

Good service, but the rooms are as basic as they could be. Nothing is included except of disposable cups and plates.

We always have a great time when we have stayed at the dolphin. We enjoy eating a fuel, or the other restaurants, the pool, sing fireworks from our room, and overall atmosphere. We love that the hotel is so close to the parks and that the facility offers so many different amenities. I have to give a special shout out to Mohammed from the front desk. He was kind, sincere, genuine, and really made me feel like a valued guest. He showed kindness and compassion when speaking with me and it actually felt like he truly cared. Although overall customer service is good at the Dolphin, this gentleman definitely exceeded my expectations when interacting with him! My husband and I are very impressed and definitely plan to return, one again ☺️.
Wonderful stay. The staff made the experience. They were all friendly and helpful. But what I respected most was the professionalism that each put into their work. The rooms always had that extra effort, front desk had helpful information for navigating Disney, and the recreation staff created fun and engaging activities.
The resort as a whole is really nice. However for the money it's costs to stay here, the rooms could be better. The bathrooms are small and not configured to be accommodating. There is a door stop in the floor that will get stepped on every time you get out of the shower and it's not fun to step on. I will say the people who clean the rooms are fantastic! The pool area is amazing. All of the restaurants are also very good.
I stayed at the Dolphin with my family and overall had a good experience. The biggest benefit of the Dolphin (and Swan) is that you get direct access to the boats that take you to Hollywood Studios and Epcot.

Staying at either hotel gives you access to the pool and restaurants. We got our breakfast at the quick serve Fuel restaurant and the food was pretty decent at a reasonable price. We also ate at the sushi and Mexican restaurants which were also good.

We stayed in a king room and had the sofa converted into a bed. Overall the room is pretty nice and spacious. Our biggest concern with the room was that the shower pan was a stained and could definitely be replaced.

We were disappointed in housekeeping. They came to clean the room while we were changing after the park and asked them to come back in an hour. Unfortunately they never came.

As an owner of an EV, I wish they installed the charging stations at the hotel. I was able to park and charge at the new Swan Reserve, but it is a pain because you have to cross a street to get to it, and your hotel key doesn't work there.

Overall, I do think I would stay here again.
Beautiful property, nice pools and great service. Highly recommend if you like to visit Disney World.

The Park View room allows you to see the fireworks from both Magic Kingdom and Epcot every night.

The hotel has their own shuttle which takes you to the Disney Parks and you can enter 30 minutes early as a perk by staying at one of the Disney Resort Hotels. To help you plan for your Disney visit, you can visit their own Disney Concierge service.

The best part about this property is the pool and probably the best pool among all Four Seasons property. You have various options including the Lazy River, the Family Pool, the Drop, the Splash Zone and the Adults Pool.

As this is a Four Seasons Resort, you can send your kids to the kids club as well which open from 9 AM to 5 PM.
Wow. I cannot rave enough about this hotel, their staff, & their entire philosophy. Not only did they make our stay incredibly comfortable and luxurious, from the moment we arrived we felt so cared for and like we were being treated to a special experience. Our son hurt himself (minor nose bump on the slide) on our last day and they went above and beyond to check on us, take care of us and even left a hand written note for him with a special gift in our room. I am floored by the hospitality and kindness at four seasons Orlando and cannot wait to return.
Enjoyed it. Great staff. We ordered a lot of room service, and they were top notch each time. Fireworks were quite far away but could be seen from the balcony. Not sure paying for a fireworks view was worth it but would definitely stay here again.
I stayed here a few months ago with my brother. There are no words to describe how spectacular this hotel is. Four Seasons has really outdone themselves. The hotel is beautiful, the staff and people are fantastic. The dedication the staff has to keep the hotel at the highest standards is remarkable. The rooms are possibly the cleanest rooms of any hotel that I have stayed at. The service is impeccable. There are not enough words in the English language to describe how truly great this hotel is. Highly recommended.
It’s my 5th visit to the Four Seasons Resort Orlando Disney. It is truly the most beautiful and luxurious, family friendly property. The staff is experienced and well trained, very good energy and respectful to the guests.

Even something simple as letting guests know about a rule for example, is done in the most polite fashion. For example, we came down with a boogie board, which isn’t good for a pool, we were told extremely nice, oh sir I apologize but safety reasons the boogie boards aren’t allowed in the pool due to decreased visibility, would you like me to have it sent up to your room? I loved it, because it was done so politely and they even offered a great solution.

Aside from that, the food is delicious, and the restaurants are very accommodating to my children who are very picky eaters. My youngest loves watermelon and cucumber, which I asked if I could get a plate of each, without hesitation, it was quickly, yes we can do that.

The premises was clean, organized, friendly. Thanks to all the staff who made a great memorable experience. See you next year!
As usual, the four seasons brand did not disappoint. This is the most kid friendly luxury hotel we have ever stayed in (and that includes the Breakers Palm Beach). Everyone is so nice and welcoming. As always, the Four Seasons thinks of everything including Stepstools in the rooms, blackout curtains that overlap, lots of kids amenities, amazing coffee for the adults, and outstanding service. The shuttle service to the parks is so convenient! The lazy river is a highlight of the resort and very safe even for our littlest kiddo who is just 3! Huge shout out to the front desk team for honoring our upgrade and giving us early check in as well. Will definitely return!
Narcoossee's, even takeout, was incredible! The updated rooms are really nice. USB-C everywhere. Water view was well worth it. We loved the boat light parade on the lake. Magic Kingdom fireworks were visible from our balcony. Bell service was incredible. The biggest disappointment was the lack of outdoor dining options. No microwave in the room was inconvenient. The beds here were nice, significantly better than Art of Animation (painful). The Christmas tree and Gingerbread house in the lobby were impressive. The overall Christmas decor was excellent. The rooms were super quiet and insulated from your neighbors.
