We stayed for 3 nights in the campsite with our travel trailer.
The laundry facilities were decent.
The shower rooms need to be updated.
I do feel the prices were way too much. We only stayed because it was the only choice we had at the time.
We stayed here for a little over 2 months and we had a great experience. Location couldn’t be better. WiFi worked flawlessly, staff was helpful, and Jess in the office was always on point. The campground was quiet and clean, we loved our stay, wish we could have stayed longer!
I didn't read the reviews before I booked very last minute and once I did I was concerned we'd have a bad experience but my concerns were unfounded.

The park was nice and neat, bathrooms and showers were modern, well-maintained, large and well lit and spotlessly clean.

The tent sites are right next to each other with small privacy fences between each one so not really spaced out or private but for an in-town campground, they were fine. Each site has a picnic table that appears to be new plus a fire pit and little BBQ pit.

Overall a very pleasant experience.
We stayed for a week at this place. I feel like the grounds have been neglected over the years. The resort is not what I was expecting. But it was busy and nearly full. They were able to accommodate us at the last minute for one extra night without moving us. That was a plus. And they do have nice cabins. We stayed in late September and didn't take advantage of their heated pool. The laundry room was clean. The bathhouse needed some desperate attention. The park is conveniently located near the Garden of the Gods Park.
The grounds were definitely not well kept. Dog poo everywhere! Trash at the RV site. I had to pick up other people's trash when we arrived. The campers that were residents were extremely unfriendly. Where I come from, when you say "Good morning :) to someone walking in the campground, common courtesy is to say "hi" back. This was the fist campground that people avoided eye contact and did not say hi back. Very unfriendly feeling.
EXCELLENT SERVICE! 😜 “Dr. D” (Dominick) parked us and worked with us for an hour to dig and scrap the lot so we could level. Burton trimmed the trees promptly so they wouldn’t scratch our coach. Sad that this much work has to be done but they did everything necessary to make us comfortable and able to take care of our rig.

The sites are NOT LEVEL and should be concrete all the way through to make them level!!! They’re tight to maneuver but again, Dr. D took care to help us in… like threading a needle! 💯% roads and trees are nice and we are looking forward to a great week here.
We tent camped. This definitely felt like more of a family environment. Lots of kids and dogs. The spaces are really close together. There was lots of music so it was a little loud. The pools were nice but I did have to save a drowning 3year old because parents let their older siblings take them to the pool. Laundry was a bit of a pain. You have to use an app or have cash for the washer and dryer. You have to have cash for the soap and there isn't an ATM. We were able to walk from the site to several restaurants and stores so that was convenient and there is a small creek separating the tent sites from the highway so you get the cars noise drowned out a little, but it is at a highway intersection so random cars woke us up. Also there was no hand soap in either of the women's restrooms. There's an arcade, and an events room, a shop on site for essentials.
We really wanted to like this park but it was very disappointing overall. The reception desk staff was nice. The proximity to Garden of the Gods and Manitou Springs was nice. Those are the only good things about it. The price is exorbitant, especially given the condition of the park. For $200+ a night, customers deserve better. The spaces are close together and you’re parking on uneven ground. The pads are gravel. Our water connection was barely above ground. There is some shade in certain area and zero in others. The bathroom facilities are old and not well kept. The laundry facility requires the use of an app that you must download and then deposit money into before you can use the machines. We will not stay there again.
