Do not contract to do work for these crooks. A friend was hired by Douglas Anderson, he performed what was asked/expected of him, and then was blown off when he provided an invoice for those services. Anderson seems to model his approach to business dealings after our most recent former POTUS.

But what if the REITs only offering 8% while other companies like this are offering 20+ annually. Then a 3 year position is average of what it takes to build any development. So its risk but high rewards. But a REIT has low risk low rewards Invest 100k to make 8k a year ahhh no thanks to the 20 year experience guy who doesnt want to grow and stay stuck working for someone for 20 years.

Iintoo is advertised as a crowd sourced real estate investment platform that matches you with RE investments peddled by various unknown managers. In reality, you get the worst combination of a REIT and direct ownership.
1) With a publicly traded REIT, you can exit the entire position within seconds, and is highly liquid. With Iintoo, your investment is locked for 3+ year period, during which you cannot exit.
2) With direct ownership RE investment, you have full control and transparency over the property purchase/sale, rent, expense etc..accurate metrics. Even REIT are highly regulated. But with Iintoo there is zero transparency, or rather it's whatever metric the third party manager for your deal decide to provide you. The proposed and actual numbers varies significantly (much worse) and is nothing but a joke. You are essentially at the mercy of this third party manager to give you whatever distribution they see fit. Iintoo market itself as someone who will perform due diligence on your behalf, dont believe that for a second.
3) You also have to deal with their K1 tax form which is always sent after tax return deadline, so you end up have to amend your already filed return each year to include it to avoid trouble with IRS, wasting additional time.
4) The investment specialist assigned to you are nothing more than salesman, often very young guys, whose only interest is getting you to sign up for more deals, it also changes so often as those guys join/quit.
I am sure there are some good deals on iintoo but for mine, the actual yield i received was so far below what was proposed, better off just leaving the money in a CD, or take similar risk but get much higher yield in a REIT. All investments have risk, low return is not the main reason for this review, but the way the investment is managed where there was little to no control nor visibility how the deal managers came up with those ridiculous expense numbers that are so significantly different than proposed, which basically just kills your yield.
Take it from someone who has worked in finance for 20+ years and just as long doing real estate investment as a side hustle. There is no reason to take this type of risk, go through all the hassles, to buy into whatever iintoo is selling, then hope/pray...for the yield they offer. If you have significant cash, purchase a good investment property outright and manage it yourself. If you have small amount of cash or wants to be completely hands-off, pick a good large stable REIT (not mortgage REITs) for similar yields - with added benefit of be able to exit at any time if the condition deteriorates .
