We were in the queue to start working with Lawlor Architects in March 2020. No one could have predicted the stress, learning curves (permitting via Zoom for one), supply chain delays, etc. Steve calmly and capably steered us through that year, keeping the project on track and on time. He listened to our vision of the house and delivered drawings beyond expectations. Our Capitol Hill Rowhouse was a complete gut renovation with a basement excavation and a 16-foot house extension. We have a 16-foot wide middle rowhouse and closed in the dogleg. Steve's plans gave us a light-filled home with thoughtfully placed skylights and large windows. He maximized space to add coat closets, pantries, storage, and space for full-size side-by-side laundry units. Steve is hands-on, personally overseeing the construction process and working closely with Leigh Mallioux, our general contractor, to ensure quality every step of the way. We appreciate his incredible attention to detail daily in our new home; the beauty he helped create still amazes us. Friends frequently ask, "What is the one thing you would change or do differently?" Our reply, without hesitation, is that we wouldn't change a thing. The house, our home, is perfect. We would and do highly recommend Steve and his team.

Steve is a phenomenal talent, with the incredibly rare combination of design insight/great creativity and great attention to detail and organizational skills. We wouldn't entrust our historic home to anyone else. His design fixed everything problematic about our circa 1897 Capitol Hill home, and his hands-on project management (and close relationship with top contractors plus a highly structured and organized pre-construction schedule) made the construction process itself near-seamless. And on top of that all, a very nice guy. A+++.

We used Steve and his team for a major re-design of the second and third floors of our 1896 seven-bedroom house in Cleveland Park. The project was complex, involving re-arranging bedrooms and bathrooms for more light and space without changing the shell. Given the complexity of the job and our own penchant for perfection, we knew there were many ways this could go wrong. But working with Steve was a delight. He made it all better. He had great ideas and was always available. In addition, he was also fun to work with -- a great sense of humor, responsive to our own views, intuitive, and refreshing in his willingness to be off beat. Most important, he is a genius architect with a first rate eye. We will always be grateful to him for helping us.

Steve served as both architect and project manager for a major renovation to our Capitol Hill row house in 2013. He has a great aesthetic, understands how to modernize historical homes in a way that improves both the livability and the joy of the space, and is just a pleasure to work with. He elicited and thoughtfully incorporated our feedback. He was a calm and adept problem solver when we ran into unanticipated challenges (which is inevitable when you're gutting a 100-year old home). He also tactfully kept us from jumping off a ledge more than once.

Steve also brings with him a rolodex of relationships with high quality builders, cabinetry makers, appliance dealers, flooring providers, etc. He has an eye and instinct for quality. Simply put, we finished with a renovation that will last the life-cycle of our family.

To say our renovation was complex is an understatement, yet Steve shepherded us through the process with great savvy and a sense of humor. He deftly handled all of the approvals needed (historic, zoning, etc.). His design vision is impeccable and he is skilled at helping to translate an often-jumbled client vision into a coherent whole. Ours was a historic home in the Dupont-Logan area, and as others have noted, he truly excels at navigating the particulars and limitations of a rowhouse, although I have seen him do spectacular jobs with stand-alone houses as well. You will not regret selecting Steve Lawlor and Team to guide you through what can be a fraught process with grace and stability.

Steve came highly recommended to us and we would highly recommend him to anyone looking to do a big project in their home. We felt like we were in good hands from beginning to end which speaks to how stellar of a job Steve did with planning, execution and communication. He's got a great eye and there were many design aspects that we may not have thought about or noticed up front, but we've come to appreciate even more a few months in to living in our new space. Our project came in on time and on budget, two things that have never happened to us with a renovation project before. The last thing I'll say is that Steve has great relationships with the contractors he works with and we felt that throughout the project it was really a "team" working together to bring our project to life. While we hope to never need another renovation project of this scale, if it comes along I couldn't imagine working with anyone but Lawlor Architects.

I worked with Aaron and Ceed Engineering to edit some online plans I purchased. He was able to include needed structural PE stamps and build (framing, architectural, foundation) plan updates. He's been great to work with and is very responsive.

Ceed Civil Engineering just completed our California 16,000 SF custom home design. I had Ceed Civil Engineering complete 3 custom home designs to build in California. They produced excellent quality construction documents for permits and their package was approved by LA County and Beverly Hills on the first round. There reputation exceeded my expectations.

My husband and I hired Lawlor Architects to completely renovate our Capitol Hill row house. We had a lovely home, but it was built in 1911, had an extremely small and unworkable kitchen, few bathrooms, and awkward spaces. Since we had 3 kids and wanted to stay in the home (we love the Hill and our neighborhood), something had to be done to make the space more livable. Steve Lawlor and his team were amazing and the renovation project exceeded our expectation. They took a lot of time to carefully evaluate how we lived, what our specific needs were, and how the new home design could meet those needs within our budget. The project was massive (completely reworking a 3 floor home) and took about 8 months to complete. The project was finished on time and within our budget (the only things that went over budget were last minute additions we asked Steve to make). That's the other thing - as one goes through this process, one may realize there are changes they need that weren't clear in the beginning. Steve's team was very flexible to the many changes (some last minute) that we had them make to our home design. Steve, his design team, and our contractor Leigh Mailloux were flexible, patient, understanding, and good communicators. Also, renovation, especially on older homes, can seem daunting. Steve and his team helped us with everything and made the process easy and low stress. That's an almost impossible task with a renovation like the one we did! I can't say nice enough things about Steve, our wonderful designer Paula, Leigh, and their crew.

We worked with Lawlor Architects on a rowhome renovation in Capitol Hill in 2019. Steve and Bonnie did an incredible job guiding the entire project. We always promoted ourselves as a boutique dental practice for children with the highest standards for care, and now we had the perfect office to back it up. Our office has been featured in many publications and has been used to host events such as continuing education seminars and professional mixers. Six years later and we still get the "Wow!" exclamations when people enter the office for the first time. The most important thing to us, however, is the way the space makes our patients feel.
