1 star is the minimum ,in google revire i ca ngive, but this builder is not worth of even a single star, ihe is big time lier. construcuiton Quality is very low grade .
We have bought house in Badlapur (Samruddhi Evergreen) complex 10 years back. earlier we sued to get 24 hours water supply but now we get once in 2 to 3days. Life has become hell.
Poor promises,incomplete projects,Expecting full payments.No seriousness to complete projects with OC.

After Sales Service is a big miss and no one will attend and every one will try to avoid calls. There is no transparency in their pricing. Merciless management on any request put up after registration of the flat and after clearing the payment.

Your answer is not correct. Pls do not justify. Your team has not picked up nor responded. Only after sending mail to Mr Ajay Piramal, got a call and justified the charges. Let the world know how come you can level interest for 3 days wherein 98% of the total cost has been paid?? Which builder will cheat and level like this in India or around the world??

If you want a good view of the sea and Mahalakshmi Racecourse then I'll prefer for it
Upto now, the entire experience has been great. Going forward, i believe the location will be amazing as this project straddles south mumbai with the suburbs. With the upcoming developement on the Mahalaxmi racecourse and the breath taking sea view, i believe i have made a good investment banked by the Piramal reputation and backed by an excellent support team with special mention for my rm Nitish Rodriquez who even answers my queries on holidays as i am based abroad. Thank you Nitish for bearing up to me.

DO NOT BOOK. Read this:
1. SRA: Humungous SRA kissing back of north and central towers. For upto 20 floors, you'll litrally wake up next to SRA residents, if you are in units facing behind. This giant SRA is just the start. These guys have over 10 acres behind PM, which can lead to more SRAs in future.
2. Access road: 2 access roads. Babu Sakpal road is filthy beyond imagination. I gagged multiple times when I was surveying neighborhood. Never smelled anything so bad. This is also entry to SRA. Police petroling very frequent here. Other access is through Arthur road, 2 blocks from Arthur Rd. jail. So you can expect some disturbance on that.
3. Builder quotes: Please read each line on cost sheet very carefully. They've quoted different price everytime I visited. They'll push you for really unacceptable units in north tower. Review GST charges carefully. They know exactly where all they've messed up. So they'll only show higher floor in south tower to you.
4. Possible criminal activities in area: The SRA behind has 50+ units per floor and 40+ floors. These SRA units are already selling in black market. You can imagine what kind of people will buy these 400 sq. ft. units for a cr. Let me give you a hint, they're not going to be slum dweller. Still not clear? Read Saat rasta history.
Builder finish is good, but does not compensate for negatives. Worth waiting for OC so you can at least see what you're paying for in this strangely marketed/ located property. Mahalaxmi is good real estate micromarket, but avoid this property for sure.

Piramal Aranya is an amazing project with lots of amenities. The staff was very helpfull, Shrushti from the sales department and Chandni from Finance team have supported me in every consent and were there with me on full time support.

I was there for a 2 bhk visit with a investor client, the building is surrounded by mesmerizing views of rani baug on One side and west bay on other with Piramal's affable interiors & Construction.
Lies !! Cheat !! Unresponsive !! Refund Delay !! Refund acknowledgement wage!! The sales team blames the finance team for not responding. The finance team cannot be contacted by the client. The client has no option but to wait for the amount of refund confirmation.
HORRIBLE !!! MAY BE PIRAMAL IS EXCELLENT COMPANY, But the system fo working is Utterly HORRIBLE.

Went in search of Premium Project but came back dissatisfied and disappointed.
Pros :
Hospitality (Mainly Catering Staff)
Cons :
Sales Managers don't have time.
Can expect waiting area of minimum hour.
You need to go back to the desk to ask if any Sales manager is alloted.
Valet Parking is available only if you ask for though attendant, drivers and security personnel are present on the gate.
Staff should be more courteous. No smiles on the face. Please note clients coming for Premium Project in South Mumbai, least expected is a warm welcome.

Sales Manager...Pls Do Connect back if possible.

Get a lot of marketing calls from the Sales team despite informing them of my disinterest each time...2-3 calls a day for the past 1 year.
Despite informing multiple times they just keep calling from different numbers throughout the day.
Extremely unprofessional and harassing behaviour from the Piramal sales team...CRM system should be used to record customer feedback and those not interested should not be pestered every single day.

Final installment request was send without reconciliation of previous tds payments. When asked to send reconciled demand Mr Virendra Nepali is not at all cooperative. Even After multiple requests on email, we have not received the demand letter after reconciliation of all payments. The final payment request is really confusing and no one cares to talk to the customer.
After handover of flats, it is more than five years, but society formation is still pending. Every day power, electricity problems. Autorickshaw charges as per their wish. Poddar charges very high maintenance amount. And above all, no resale value. So I can not escape.

From the day of booking in 2020, there was dedicated RM who advised for every thing and on every moment

Thanks to the entire team.
In the lockdown they have started their fake project known as poddar Rivera in shahad next station to Kalyan, they took 20,000 as booking amount and then took 3.5 lakh rupees for stamp duty & registration, but not do any of these, and also not passed the loan, now the project haas changed in under other developer, and not giving back our money that is 3.70 lakh fraud fraud fraud
