The best Agent ever. Jay was awesome from day one. We were relocating to Myrtle Beach. When we met Jay as the representative for Ashton Woods, he had such a calming professional relaxing presence. He showed us just what we were looking for in our new retirement home. He answered all our questions and gave us so much great information. Throughout the entire purchase process and even after closing he has been there so encouraging and positive even when we had struggles And stress. He is not just an agent but a great person to have on your side if you need a new home. I highly recommend Jay!

Came down here to build our dream home. A friend told me to check out Conklin Custom Homes. The construction process from A to Z couldn't have gone better. We're super happy with our home, and I highly recommend using Conklin Custom Homes to make your dream home come true.

My wife and I purchased land 3 years ago with intentions of billing our dream home. After receiving a couple quotes from local builders we started to think we got in over our head with a custom home and we were thinking about selling the land and buying a home. I reached out one last time on a local residents page and someone direct messaged me and told me to look into Conklin Custom Homes. I initiated contact with Robert, who I later found out is the site supervisor, a damn good one at that, on January 16th. We talked with him after hours on a cold Monday night about our intentions and asked if they had any plans ready to go that met our wants and desires. We had just spent 4K on our home plans that we couldn't build so we didn't want to go back to the drawing board again. They had a set that were perfect! We later met with the owner Gary who is one of the nicest, most genuine, straight shooter you'll find. Don't be intimidated by his size he's a big teddy bear. We then signed a contract on 3/17/23 and broke ground 6/6/23 and moved in 2/24/24.

One thing you need to keep in mind is construction is never perfect but there's always a fix to everything. TRUST THE PROCESS. I kept a running list of issues I wanted to be addressed and everyone was always resolved. Keep in mind they are not just building your house they're building a bunch more so you may have to remind them but trust me they will get it right. Gary was very generous with stuff we talked about but didn't put in the contract. He honored many extras that were discussed but not contractually obligated. He's a good fair man and you should have no concerns doing business with the Conklin Team.

Thank you to the two realtors from facebook that answered my post asking if anyone could recommend a great builder here in Myrtle Beach! And thank you to Gary, Robert, Lisa and Maddison for actually making the building of our home "FUN"! They are honestly "no big deal and can do people" As the cable guy says "they git-R-done! They follow through and let you know what is happening and when. And they answer their phone! (also texts and email)... Their framers were so amazing we showed up daily to say thanks by giving them drinks and snacks. We can't wait to make the 30 minute drive to check on the progress! Truly a great experience... and I am one who doesn't give reviews very often at all.

RUN!! Too many negatives to list, so I’ll provide a bit of advice if you choose Conklin Custom Homes as your builder.

1. Document everything (photos, dates, a very long and detailed financial log, sub contractor names)

2. Record all meetings and phone calls-broken promises will be made! Lie after lie was made. Especially when it came to things we paid for ahead of time with the promise of a full credit.

3. Stay on-site with a camper! It is pertinent to live no more than 10min away with this builder. They don’t show up when promised! No schedule is ever given and they go to the house during inconvenient times for the buyer. For example, we have a daughter with special needs and they kept scheduling last minute meetings during her therapy. I kindly asked if they could provide me with a 24hr notice so I could cancel respectfully with her therapist. Our on-site manager said, “no, that’s not how we do things and you’re not going to make me feel bad about it.”

4. Constant follow up- make them provide specific details before they buy materials/items. If you don’t, they put whatever they want in your custom home without consultation.

5. They are constantly asking for more money than the work they put in. Then, after you give them a draw, no work gets done for weeks or months. Our home sat untouched for months at a time and resulted in water damage.

6. Make them re-do their mistakes immediately or it WILL not get done.

7. Create a detailed spreadsheet with the links to your items and the location they go in. Get them to order early because they wait until the last minute of your deadline and some things did not work properly.

8. Most important! Get very very detailed in your contract, spend time with it, or they skimp on materials used, over charge, and use vague dialog to get out of things verbally agreed upon. The allowances are significantly too low. Pay attention to things not listed such as a shower door. You will have to pay out of pocket for traditional items included in a custom home.

9. You will have to clean as they go. They have zero respect for the property. Sub contractors urinating in the tubs, cigarettes inside the home, piles of trash inside and out. Due to the fact that they do not go in a correct order of building, your new floors will seek damage.

CHOOSE ANOTHER BUILDER! We are constantly working on our new build from the unfinished or poor job. We are so stressed out to see what we are up against in a year.

Never answers my calls. Bought new home 8 months ago. It’s falling apart. He refuses to fix. Never again. Avoid at all costs. Scam artist. Fix my house.

Ethan at Swift Creek Homes was outstanding to work with building the custom home of our dreams. Extremely professional and honest through the entire process and fully involved in every step of the entire process. When he said they would do something by a specific deadline, it was completed and correct by or before then. When we wanted to make changes mid project, he sat down with us to make the necessary adjustments to get it done and gave us the realistic impact (time and cost) of any change we wanted to make so we understood before finalizing. I would not have any other company build another home for me and give Swift Creek Homes my highest recommendation possible!

Custom Home Build
Swift Creek Homes owner and wife worked with my wife and I for months picking out every item which the house would have, from 2X6 walls to the color and type of paint of each wall. We met to go over each detail often. We set a time to go over the entire contract. On the contract review date the owner told us if we paid 75K that day and signed the contract that he guaranteed we would not have any price increase on items we had picked out. His words: we would be locked in. We signed and paid the deposit after going over every detail.
Time went by and he called us to require us to pay $26,115.00 extra and we explained he had guaranteed no increase. He told us if we did not pay the extra money he would stop building with all the framing complete and no roof which would destroy the framing from rain.
He also did not complete details which were agreed on and included in the contract. Some of the items which have not been completed nor addressed 5 months after occupancy are HVAC zone, cabinets, security and speaker wiring for the home.
We feel like fraud and greed has happened during our transaction with this builder and he will not correct the issues.
Builder lacks responsibility to fulfill his word.

Gary and his team were amazing. I will definitely use them for my next build or renovation and would recommend him to anyone.

This company should get zero stars! Please please please don’t make the mistake of doing business with Gary. He is the most unprofessional person/company I’ve ever encountered. Building with him has been nothing but a nightmare that won’t end. He should not even have a license, if anyone has any questions about this company contact me anytime and I will gladly show you the horrible work that he does!! I'm coming at this review from a different perspective: Not as a homeowner but as a home designer. I've worked on several projects with Ethan and he is extremely knowledgeable and responsive. He is a cut above, especially his attention to detail. He and I coordinate on ways to improve constructability of each home, reducing framing costs and ultimately delivering a great home to his (or my) clients. I value our working relationship and you will too. Highly recommended!

Bella Homes did a Extremely high quality job on my project. From start to finish the communication was great and they made an otherwise stressful experience feel seamless. They gained my confidence from the first meeting and it only built from there. Excellent communication, timely delivery, attention to detail, and very polite and considerate hands-on workers. The owner is very creative and a very honest and trustworthy person. They use quality materials and don’t cut corners. Our custom home was built to specification in a timely manner with no setbacks. Ethan went above and beyond by negotiating with the county to issue us a building permit while the city annexation was in process. Ethan allowed my wife and I to make the design choices we wanted to and even allowed us to purchase our own appliances. Being new to the area, Ethan provided us with a list of preferred suppliers to visit and assist us with some of our design choices. Ethan had no issue when I decided I wanted to do my own finishing work on our fireplace and built-ins.
I have worked in industry as a PE for 30 years dealing with many contractors and suppliers. I as so pleased with our building experience that if I decide to build again, it would only be with Swift Creek Homes.
