I've lived at The Ledges for several years and have, for the most part, enjoyed the community. However, at this point I cannot wait to move out next month. The buildings, pool, and gym are nice and the maintenance team is excellent, bar none! On the other hand, the office staff is inept, disinterested in customer service, and fails to resolve issues in a timely manner. There are several known issues that office staff consistently fail to remedy.

First, they fail to create a safe environment for pets, particularly dogs. Most dog owners in the complex are responsible and respectful, but staff has been lax in remedying issues surrounding dogs. This includes following through with charging fees to those who do not pick up after their dogs, taking charge of situations involving aggressive dogs, and keeping the dog park functional. Many people allow their dogs off leash and they often charge on-leash dogs. This is dangerous and unacceptable, but the office staff doesn't do more than send out a "reminder" that dogs must remain on leashes. Not charging fees to those who do not pick up after their dogs (as stipulated in the lease) fails to create a deterrent. Having dog waste everywhere is unsanitary for humans and dogs alike. It also attracts wild animals, particularly coyotes because it's easy scraps for them to eat.

Second, there are no ramifications for those constantly throwing food, pumpkins, etc. off of their balconies towards the edge of the woods. This also attracts coyotes. Obviously there will be wildlife around, but residents and staff should be held to account when willfully performing actions that attract wildlife that are known predators towards small children and animals. Choosing to live in an apartment complex rather than renting a house means you're joining a community. Part of being a community is thinking about the safety and wellbeing of more than just one's self.

Lastly, there have been known issues with package thefts. Staff is reluctant to help residents locate their stolen packages even though there are several residents who have been reported and/or admitted to stealing mail. Not only do residents have to deal with the inconvenience and potential loss of money, but mail theft is a felony.

Outside of the recurring issues listed above, renewing my final lease was a drawn out process. I was sent two or three incorrect leases before being sent a correct one. They messed up the rates, the number of pets, and tenant names. The lack of professionalism was evident.

Overall, I'd suggest a different complex until Cheryl is replaced by a competent manager. As previously stated, the amenities are nice, but office staff is beyond frustrating. They call themselves a luxury complex but fail to provide luxury customer service. You're better off spending your money at one of the other great complexes around Mystic, Waterford, or Stonington.
