As not only a tenant, but an shareholder as well, I am thouroughly disgusted at how Brixmor is treating it's tenants during this COVID-19 pandemic. Their only allowance to their tenants who were MANDATED to shut down for being non-essential is to not charge late fees for the 2 months of non-payment during COVID shutdown. I honestly am just flabbergasted that despite this being a world-wide pandemic that forced the closure of most retailers, BRIXMOR’s only offering is to waive late fees? All non-essential businesses were REQUIRED to shutdown and loose 2 months of revenues with no way to recoup that loss. And even when we were allowed to re-open the reality is that people are not out shopping because their personal safety is still a MAJOR concern and we are STILL under a state of emergency. This is COMPLETELY out of our control. The federal government has at least set up programs to help fund the reopening of businesses allowing them to pay their bills/payroll during this reopening period because they know being open doesn’t mean a return to normal or even adequate revenues. Businesses that were forced to shutdown have no way of expecting their customers to “pay back” the amount of money they would have spent during the shutdown period. The government is not giving away “free” money to cover the lost revenues during this MANDATORY and unprecedented shut down. What I find most flabbergasting about this whole thing is that we (small businesses that make little to nothing a year, while many owners like myself work tirelessly all year without taking an income) are all facing this horrible realization that we must eat a 2 month loss in revenues but BRIXMOR, a company that profits hundreds of millions every year, and currently worth BILLIONS, feels that they shouldn’t face the same reality and consequence of this worldwide COVID pandemic?!! This really just says to me as a tenant that BRIXMOR truly does not care AT ALL about the small businesses they lease to, or even the health and safety of the people employed by these small businesses! ESPECIALLY when other large leasing companies, such as PUBLIX, have made public declarations to completely waive 2 months of rent for their tenants that were considered non-essential! More specifically “waiving rent for two months, as well as waiving payments for common area maintenance fees and taxes, regardless of the tenant’s access to other relief or assistance”. Now that type of action shows that their FIRST priority was not money, but rather the health and safety of both their businesses and those employed by those businesses.
