Always complaining about something no point to allow dogs and have a pool because they make you feel uncomfortable it’s disgusting the way you feel there

After reading another review further down from someone who in the same building I felt it was important to share some of our experience.

We leased here for a year and it was horrendous. On move in day they weren't expecting us and we arrived with all our stuff to realise the whole apartment was flooded from the rain, down the ceilings, lights, walls and under the flooring throughout. This was a constant recurring issue throughout the entire year every-time it rained. The Landlords were horrible to deal with and never rectified the issue, just supplied a humidifier to dry out the carpets which meant relocating all of our stuff to the tiny living area for days at a time. We later found out through our neighbour that it was happening to the previous tenant! So management completely lied to us when we asked if this issue ever happened before.

We were constantly sick/ fatigued and i would always have severe headaches and brain fog which only resolved a few weeks after moving out. - after reading another review about mould issues it is clear that our health suffered because of this as the symptoms are consistent with the presents of mould (my GP questioned this at the time but the inspection allegedly came back clear. As parents with a child and baby at the time, this was extremely stressful as it just was not liveable. I will not even bother to go into any of the other issues but the one star reviews are certainly a shared experience which speaks for itself.

I would be weary of the sudden influx of one stat reviews which appear to have been influenced by management cherry picking people to write reviews for damage control. I strongly recommend that you do your research first before moving here.
Terrible Parking Policies - Beware!

I strongly advise against buying or renting here. You're only allotted one car space per apartment, and they're very strict about it. They will fined you $88 if you park in the guest carpark . To make matters worse, they mentioned they were tracking my car with GPS! This level of surveillance is unsettling and intrusive. Save yourself the hassle and find a better place to live.
Terrible management. Specially Jason was the worst person that I have ever dealt with in my life.
We had an amazing experience during the period we lived in Brooklyn Residences (T4). Not only with the flat itself and the building facilities but with every worker from Cambridge Residences too.

This was our first experience with a real estate agency and the very first time that me and my partner could live in on our own place since we arrived in Australia last year. We have nothing but good words about their management and the way they treated us. We've heard about a lot of people that have had really bad experiences with real estate agencies but this was not our case at all.

My partner and I lived here , two years despite a few hiccups would like to express our thanks to Wendy, Wave and the team for helping us in a dark time in our lives ,due to illness and family bereavement.
The management have hundreds of residents to attend to with various issues and there are a few who don’t follow the rules .. which impacts on everyone else.
They have good hearts and are professional and helpful .
Would rent here again ..especially on a top floor .
We didn’t received any notification about how to get into the room. We called but no answer. Finally, on ourselves, the key was found in the safe box which is not locked.
No hair dryer provided.
Tidiness is not good, some used tissue are remains on the wardrobe.
Cobweb and dust are hanging around the rooftop.

Having lived in Cambridge Residences for 5 years, I believe I have the most say about various aspects of the community. The garden in the community is exceptionally beautiful. I see Steve taking meticulous care of it every day. I greet him and have a chat daily, and occasionally, he helps me with small favors. I am truly grateful to him. The management of visitor parking is excellent now, and this credit goes to Jim. You are a fantastic person.I own two properties in the community, one I reside in and the other one I have entrusted to on-site manager Wendy for leasing and management. She is absolutely worth it, very responsible, and manages my property exceptionally well. She has saved me a lot of unnecessary expenses and helped me earn a good amount. They are the best on-site manager team.
A friend suggested we stay at the Iconic Kirra and we are so glad we took her advice.
Reception staff are friendly, welcoming and available during business hours to assist if required.
We stayed on the 3rd floor with an oceanfront room and it did not disappoint. The view was incredible and we spent hours sitting on the large balcony watching the whales.
Kitchen had all the necessities inc. fridge, freezer, kettle, cutlery, toaster etc.
There is also a washing machine, iron, laundry rack which was helpful!
Master bedroom is large and bed/pillows were very comfortable. We had our 9 month old in the second bedroom in the portacot.
Location is ideal as everything is in walking distance with lots of great cafes and restaurants underneath the apartment complex.
Pool is great and has a lovely undercover area as well as plenty of sun beds lining the pool. The only downside is that in the afternoon not a lot of sunshine hits the pool area so it can get quite cool. On the plus side, the beach is literally across the road!
We would definitely book again if we are every holidaying in the GC.

Iconic Kirra Beach was a great place to stay.
Fabulous ocean views.
Restaurants downstairs were very convenient.
Apartment 1002 was lovely and very well presented.
We had a really nice stay.

My partner & I rented an amazing apartment and couldn’t have had a better experience during our stay. Everyone was so lovely to us, we never had a problem with anything & if there was any sort of maintenance issue it was fixed immediately with no troubles. Truly the best placed we have lived and would recommend it to anyone that was looking to move in!

Rented here under internal management and they made everything extremely easy. Couldn't recommend them more. I've since bought and am glad I did.
Fabulous location, very helpful staff. Rooms were excellent this is our second stay this year and we stayed in the oceanfront top floor. Loved being able to whale watch from our balcony, can highly recommend.
Very bad communication, when arrived had to call 8 times before anyone answered to tell us how to get keys and which villa was ours. Even tried for knocking to no avail. Room was OK but things falling apart front door broken lock, outside not neat and tidy, wood for fire not supplied and cost us $60 for the 2 nights in wood. Want told until arrival of this. Wood box was full of rubbish. Spa hot water tap wouldn't turn off properly. Shower didn't drain so chance of overflowing. Chair with vinyl peeling off in room. Pool dirty and property not looked after at all. Tile broken and nearly fall through floor near spa and stairs wall. Did have beautiful views and lots of kangaroos and emus each morning and night just outside. We left the villa at check out time Sunday morning at 10am thank you!
A great place to stay in the quieter area of Kirra Beach. It's located well with cafes and restaurants right nearby and access to beach right there.
The staff have been amazing and we're so kind to us when we needed to change our dates. I recommend booking with them directly rather than through another site as they give same price and can manage your booking personally.
The apartments are great, bed very comfortable, equipped with everything you need and even provided with initial items such as to, dish washing liquid, laundry liquid etc even though the apartments are non-serviced.
Would recommend and stay again.

Really enjoyed our stay. Room was clean, modern and great facilities. The beds were so comfortable - nice and firm. Pool area was great (pool a little cold!) Beach was perfect. Not busy. Nice restaurants and cafes along the small strip. Unfortunately it was noisy in the mornings (roadworks). But would definitely return.

We loved it. Beautiful and clean. Awesome view from the 15th floor. Even noticed when when we took our recycled goods down to the bin area, so clean and tidy. And never any smell of rubbish anywhere. Excellent job to all working so hard to make your place such a lovely place to stay. Front office staff were brilliant as well, when we booked in. Definitely coming back. I had the unfortunate experience of living in Hamilton Harbour Residences, and I must say their management is absolutely appalling. The poor management team showed a complete lack of professionalism and organization. Maintenance requests were ignored or addressed in a half-hearted manner, leaving tenants frustrated and inconvenienced.

Furthermore, it became evident that the management team had no qualms about attempting to rip off tenants when it came to the bond. They imposed unreasonable charges for minor wear and tear, conveniently neglecting their responsibility to maintain the property adequately.

Living at Hamilton Harbour Residences was a regrettable decision, as I encountered nothing but disappointment and frustration due to their mismanagement and dishonest practices. I would strongly advise anyone considering this place to think twice and explore other options where their hard-earned money will be valued and respected.

let’s say that 1 star review is a bit too much hey?

We lived on tower 2 (unit 2508) for 1 year and had mold problem. Moved to tower 1 (unit 1107) and lived there for 2 years and then discovered that all the unit had major issue with mold and moisture. Our bedroom was surrounded by mold and our baby girl was sleeping in the same room. Found mold under her mattress, under the carpet, wardrobe, clothes, shoes, toilet.. EVERYWHERE!

When we discovered all the mold with the managements, they sprayed vinegar and told us that the room was safe to get back and sleep in there.

I’ll keep this review short guys.. otherwise I would continue forever..

There was a big issue with water leaking in our room causing mold issue.. they tried to repair the damage unsuccessfully and replace the carpet with a new one.. 2 weeks later mold came back.. THEY NEVER LISTENED TO US and we told them many times that what they were doing was absolutely wrong. Even someone with no experience would it know that. We had to sleep in the living room for more than 4 months. They wanted us to leave and put the price of the rental higher.

The only good thing was rental reduction but at the end they never cared about us.. so, TRUST ME.. do not go and live there!!

The only positive thing about Cambridge was, NINA (receptionist) and STEVE which they were keep that place in order.
The location is perfect. Easy to get to from the airport, in fact we walked! The rooms were spacious and uncluttered making it easy for storage when travelling . The ocean front room we stayed in had stunning panoramic views . The Iconic is surrounded by high standard food and coffee. The staff are exceptional, you knew you were being cared for in a professional friendly courteous manner.
Their advice of places to eat and visit were accurate. They also organised where certain discounts may apply.
After only one day since returning home We are already looking to rebook
My parents have recently moved in and this place is wonderful and well appointed while supported by friendly staff.
Absolutely wild. Received notification by text 5 minutes before check in that the accommodation had been double booked.
No apology or assistance on finding accommodation.
Don't book! Even if you book a week out you will get double booked.
A convenient spot to stay while adventuring around the area. The villa was neat and tidy with quite a large floor area. The space was divided by a wooden room divider that walled off the spa bath and toilet. The queen bed was comfortable and very welcome after a long day of hiking. There were two bunk beds and a small kitchen plus a TV. WiFi internet via an Optus service was adequate but didn't like multiple devices to be connected at one time. The decor was a little dated but in good condition. Halls Gap town centre was an easy walk along a shared path and there are several good eateries in town.

I have absolutely loved living at Hamilton Harbour and i have found Jason and the team to be extremely helpful and have always gone over and beyond for me. I have spent 5.5 years living here and have loved every minute. Thanks guys for being great managers and looking after my son and I.
Good apartment, but super bad management.
1. they completed the entry condition report before cleaning, but marked everything is clean in the report so when I moved in I was so surprised how could be so different with the entry report.
2. when moved out, in order to avoid any issues, I paid 400AU for bond clean that the cleaner is from Hamilton Harbour residence, but they could not clean the toilet and wanted me to clean by myself. I went there to clean and easy to remove the mark. So ridiculous! I paid 400AU , but had to clean by myself!!
Great apartments, terrible management.

Good quality apartments, very well built and fitted out quite nicely. Nice complex and pool. The carpark is a bit annoying because depending on your luck you may be given a car space thats a bit of a walk and requires going through two elevators.

But what really sours the experience is the management. The vacate process has been terrible and unnecessarily stressful. First of all management tries to coerce you into using their in house bond cleaners which are nearly double the cost of others.

In my experience when i moved in the place, it was clean but not perfect, there was a little grime that was really no big deal and didn't bother me. After i had the place bond cleaned, management said the place wasn't clean and pointed out to things that were so insignificant like a few specks of dust. Luckily my bond cleaner came back and rectified it anyway. I did note in the entry condition report the grime when i moved in and when this was explained to the agent they shrugged it off saying it was a different agent so not really their problem.

Secondly, compensation for damage. Management alleged damage to a tile caused during the tenancy and demanded an entire tile replacement. The damage was barely noticeable and was about 2mm in size. I offered a reasonable compensation for this but they wouldn't accept. They also changed the cost of the tile replacement three times, increasing each time to nearly $400 in the end. Only after i got the RTA involved, which said it was not fair, did they accept the compensation. Also, i told them about a pre-existing damage to counter top noted on the entry report and asked why this wasn't fixed and whether the previous tenant was charged for this. No answer but the same sentiment about it being handled by a different agent.

It took about a month of back and forth before finally closing all the issues out and having the bond fully refunded. Also they do not seem to be aware of the Tenancy rules, they tried to use the overpaid rent for the damages which is not allowed. Also, for items that have minor damage, the tenant is not responsible for the entire replacement cost, only part of the cost.

Because of this experience i will never stay here again despite it being a good apartment, area and complex. To all future tenants and anyone who is going to vacate, be weary of management and don't let them coerce you into paying rediculous damages.
We rented a house at Bracken Ridge from Hamilton Harbour Residences for 18 months in 2018/2019. For the first 16 months there were no problems and the person we dealt with, Tilea Wallace, was awesome. It was when the owners decided they wanted the house back that Jason Isbester, a person we had never met up until this stage, became involved and things went down the crapper pretty quick.
There was a constant push to use their recommended cleaner with a quoted price changing from $450 to $600 depending on which day Jason sent an email. Jason's emails were designed to make us feel like low dirty people with all his complaints about how the house had been left in such unsatisfactory condition, even though we had spent over 12 hours cleaning the inside and outside of the house. Some of the claims included items that we noted on the entry report as being dirty or damaged (such as oil stains in the garage and rubbish left in the garden sheds) but Jason wanted us to fix that before we could get our $1980 bond back. [Name Removed] even went to the extent of video taping himself cleaning the house, which we had been advised by the RTA is against their regulations, before we were given an opportunity to return and look at what he claimed was dirty. He claimed there was a long blonde hair in the bathtub so we had to clean that again, which was amazing since no one in the house had long hair or blonde hair. He also complained the gardens and yard was dry, but considering we were in the middle of one of the worst droughts ever in QLD and there were strict water restrictions we figured it was better to not waste water just to make it look pretty for the day we left. There were also complaints about the paint on a feature wall looking streaky, which was actually the way the owners had painted it before we moved in. [Name Removed]'s list just went on and on and were petty and some of which didn't make any sense when compared to the entry notice. In fact some of his photographic evidence were the same shots as the entry report photos.
Even though we couldn't afford to wait over 6 months to go to court to get our bond back we had no option as we knew we had done nothing wrong. 9 months later we finally had our day in court and were shocked and disappointed that after all the talk [Name Removed] had of winning, he didn't even bother turning up to try and back up all his claims.

As a renter for over 20 years I can say that anyone renting should make themselves fully aware of their rights and not allow themselves to be bullied or preyed upon. Unfortunately there are a lot of dodgy real estates out there who think they can get free money from renters when they move out as most renters can't afford to have their bond locked up for over 6 months to go to court.

PS Why has Hamilton Harbour removed all their details from the Google Reviews section of the google search and in turn removed all the (bad and good) Google reviews??
We love our stay at Boronia Peaks! We were well looked after by our hosts and the cottage has everything you need for a comfortable stay. We enjoyed using the BBQ each night for dinner, cooling down in the pool, spotting kangaroos and deer in our yard, using the in-ground spa and hiking in the gorgeous Grampians. Thank you Stephanie and Harry!
Boronia peak villas is an ABSOLUTELY amazing, peaceful, beautiful, comfy and loving place to stay! Stephanie's hospitality was sensational, very informative and friendly! We stayed in the superior deluxe villa 12 which has a spa in the middle of the lounge room and the king size extremely comfortable bed upstairs in the loft! There is privacy at the front so you can shower and enjoy the spa without people looking inside your villa whilst the blinds are open so you can enjoy the views of nature! The villa and the entire property is clean and maintained well! The only downfall is you cant use the fireplace from November to April which was a let down as it still gets cold over night and it would have been amazing sitting in the spa with the fire going! Other than that we would give this place a 10/10 🤗 The kangaroos and birds are very friendly and pop in for a visit every morning and evening! We will definitely be coming back again esp in the winter months to enjoy the fire place :) well done Stephanie and crew, your hospitality has been superb and your villa is PERFECT esp for a romantic escape!!! We stayed with our adult kids and their partners for the weekend. The complementary bread and paper on our first morning was a nice touch.
The wood fire worked well and there was plenty of everything for our large group.
The bbq wasn't brilliant as it didn't heat evenly.
The location was very central, plenty of parking, and we had emus and wallabies at our door.
The pool was great and very convenient to have towels supplied.
Would definitely return.
Great place to stay for a romantic couple, celebrating LIFE (and our 30th and (!) 35th Marriage Anniversary). We had the Super Deluxe, stand alone, self contained totally open plan villa with king size bed in the loft. The round Double spa is sunk in the living room floor in front of the open fire. However it was Sunny and warm outside we enjoyed the bath, fire, wine and views (from the spa) upon kangaroos hopping through our backyard. Where on earth do you find such? As a bonus we fell into the Halls Gap Jazz Festifal. We certainly will come again at our next journey to Australia!
After residing at De Paul Manor Estate for more than five years we realise for our age it was the best move we could have made.
We continue to use the great facilities and enjoy the many and varied social activities on offer. With the increase in residents many lasting friendships have been made. The Residents Retreat is the ideal area to meet and greet residents and friends alike.
Our apartment is comfortable and spacious - we consider the 24 hour security is an important factor to our well being.
The management team are friendly and competent in all aspects of manor life. This ensures the smooth operation of the day to day functioning of the Manor.
Life here is great and we are looking forward to spending the rest of our lives in this facility.
