Not a good experience for me: I booked a gutter cleaning with Aspect, and they charged me an extra £96 for material. Had to go back and forth for a refund which they did in the end. They also left plastic bag rubbish on the side walk, when they could have dispose it in the bins, or ask me where to leave them. It cost me £205 for gutter cleaning which is way more expensive than any other company charge in London. I am the only person to blame not reading Google reviews beforehand.

Daniel did an amazing job, fixed our door which two other people had failed to do! And was very lovely and professional.

Our letting agent recommended this agency to come and fix our front door - Daniel did a great job and thoroughly tested the door until it was perfect.

I had a leaky toilet and was enticed by Aspect's discount for booking online (10%).

Firstly the plumber was due to arrive between 0800-1200hrs. He arrived at 14:23hrs, with no contact from anyone and no apology from him.
He took one look at my toilet and asked for my WiFi password... because he needed to look up how to fix it on YouTube(!). I should have showed him the door there and then. He watched his tutorial video and proceeded to spend an hour trying to remove the toilet from the wall, whilst treating me to a chorus of expletives. Eventually he said he needed a part, but didn't have one with him and he'd need to go buy one and come back. This round trip took him over an hour. Cue another hour and a bit of expletives as he struggled to fit the new part, which he then described as "incorrect" and the toilet still leaked. He told me to buy the correct part myself online and call them back out (for a fee, obviously!) and they'd fit it. He did say he should be charging me an overtime rate, as he'd had to stay after 1700hrs - which would not have happened if he turned up on time in the first place!

I was then horrified to see I was charged for over 3 hours of work - including the period of over an hour when he went for a jolly to buy the incorrect part and his time viewing YouTube trying to work out what he was meant to be doing. I was also charged an added fee of £57.60 for the wrong part! I complained and received a half-hearted response that didn't even refer to most of the issues I raised. I responded to this almost a week ago, but have received no further correspondence.

Inexperienced untrained cowboys. Avoid.

This review is for the pest control service covering South East London.

Very disappointing overall. The pest controller that came was too laid back and after two visits, the rodent infestation was still present so I had to call another pest control company that dealt with this professionally, quickly and efficiently.

Also, dealing with the call center is an absolute nightmare. They never know what is going on, where the pest controller is and when they will arrive. For the second visit, despite a morning appointment booked, I kept having to call throughout the day to be told the pest controller had been delayed without any clearer ETA. Eventually mid-afternoon, after calling again (they never proactively call even when they say they will), I get told he has actually called in sick and hadn't been working at all that day.

So between a company very hard to deal and an unreliable and inefficient service, I can't recommend them.

Where do I start. £2000 they charged us for 3 hours work and ordering unauthorised materials. Disgusting service, absolute rip off. Customer service are dishonest and are always trying to screw you. We will be reporting them to trading standards. Avoid at all costs. I don’t know how they have any customers. We are having the same job done for 1/5th of the price with a great general contractor off check a trade. Much better to do that!!!

Thomas and his team has done an excellent job fitting our kitchen island. Well fitted and cleaned up after. He was able to fit us in at short notice and was punctual. He communicates with you at each stage and helps with any issues you may have. Thanks!

Having read other reviews about Aspect tradespeople unnecessarily dragging out their jobs to book as many hours as possible, I became sceptical and called Aspect before the appointment date, to cap the duration of work to no more than 2.5 hours (alas this actually turned out to be less wise than I thought).

The tradesman arrived just after 8:30AM (8:34AM) on the day for leak tests. He brought in his toolbox. Asked me for the location of the stopcock. He explained to me two different tests for leak detection; simple, holding pressure measurement using a pressure gauge; and/or inert gas test. I was informed then that a gas test is a full, 8-hour job with two technicians. I opted for the simple pressure gauge measurement as I wasn’t prepared for 16 person-hour payment of £1760 (plus VAT) at their £110 per hour rate.

He carried out visual inspections of wash basin pipes and washing machine pipes and commented that it wasn’t a very good job. He then explained that he needed two gauges to make the job quicker but he had only one gauge he said. He explained that he wouldn’t charge for the time he would take to run to a local Screwfix to grab one. He left the house at 9:15AM. After 1 hour, I called Aspect to ask about his whereabouts, the tradesman arrived back at my place at 10:45AM and reassured he wouldn’t charge me for the missing 1 hour and half and he explained that gauges were unavailable at 3 different stores and he only managed to get one at the 4th store he visited.

He connected one of the gauges to washing machine feed-in pipe and the other to the dishwasher feed-in pipe. We waited for 30 minutes to monitor the pressure movement. No movement detected at the washing machine feed. 11:15AM

Then he suggested a pressure gauge measurement for the radiator system. I agreed. He took the boiler central heating pressure to 3 bars and shut off the boiler water feed and 30 minutes later, no pressure change was noticed. 11:45AM (during the waiting time he had to move his van somewhere)

He then asked me to go upstairs to run the washing machine cycle for 20 minutes to make sure everything is ok with the washing machine. I complied but ran a quick rinse for 5 minutes. I told him it was all fine, to which he said, ‘that was quick’. 11:50AM. He started packing up and told me he would write his report for the job and issue his invoice to me on the spot whilst in the house, which lasted, as if by magic, until 12:30PM.

After he left, I checked the invoice and it didn’t have the initially agreed 15% discount, which I managed to have refunded on 1st June after chasing three times, 7 days after the initial chase.

I checked the report he had produced. It only contained pictures of start and end pressures of one gauge connected at the washing machine feed. No dishwasher feed pressure. No mention of radiator pipe pressure.

I feel that the job at a stretch could have been done within an hour. I speculate that perhaps they’re used to charging for a lot of hours because of some insurance contracts. In any case, I would not recommend this company to anyone I know. Please exercise caution if you’re paying for their service out of your own pocket.

Leo was great! He repaired a few odd jobs in our kitchen and bathroom. He was super quick, clean and professional, highly recommend.

Our toilet broke, so the management company called Instant. They came the next day, fixed a tricky problem quickly and professionally. It now looks and works great. Couldn’t recommend more.

Just had a lovely fella, Mario, come to my place to replace some bathroom taps. His time in the building was minimal, the basin has been left clean, the bathroom left as he found it. Very polite, very professional. More than happy!

Absolutely shocking company to deal with. I booked upon assurances about the service from the sales team but the person they sent showed up earlier than what I had asked, saying I denied him access even though he spoke to husband who asked him if it was possible to defer to the time when I would be home as planned. I requested the time in my booking. He said he would speak to his "company" and disappeared. I was billed an hour of labour! I disputed this without any response from Aspect and fast forward 2 years and I receive an email threatening legal action for not paying. Dreadful service if you could call it that. Highly recommend to avoid!

John fitted my TV wall brackets, TV, cabinets to the wall and roller blinds. He made sure the area was thoroughly covered up and protected before doing the work and cleaned up afterwards. His workmanship is excellent. Five star. Thanks, John.

Over the past 3 days we’ve had Rui over doing work at our property and WOWWW! This review is specifically for him because we honestly can’t thank him enough. He was so professional, a perfectionist and extremely hard working. He took care of all of our concerns with speed and precision. A big thing for me is timing and when I say he was here waiting at the gate 5 minutes before the scheduled time everyday! If we ever need anymore work done, I will definitely be personally requesting him. For context, we had several holes on the walls and chipping on the ceilings, as you can see everything is beautifully cleaned up and repainted. Thank you Rui & Optimal!

Tom did an amazing job on our kitchen, he was so professional and detail-orientated. When our kitchen supplier provided a plan with a number of design flaws Tom suggested practical fixes for everything and discussed directly with the supplier to save us the trouble. It’s been a couple of months since Tom fitted the kitchen and everything is working perfectly, will definitely be using Tom in future!

Websites makes it seem like everything is automated. Booked then did not receive any emails confirming if the booking was going ahead/a time. Called then told someone would be there at 3:30. Nobody arrived. Called again and they said we had requested the booking to be moved. They said someone would come and then again nobody turned up. Just Called for the third time to cancel. Feel like I've dodged a bullet. Joke of company with semi rude customer service staff.

Update: Called at 10pm to inform me the electrician was held up. Spoke to the electrician at 7pm and cancelled so no idea what's going on. Complete mess

Having lived in our property for over a year, Tom has been over quite a few times to fix a number of different issues and always brings us so much relief. He always arrives soon after the issue has been raised, and quickly finds solutions to the most mind-bending problems. We really have confidence in him whenever something comes up, and he is always lovely and helpful in communicating with us and in person. Incredible!! Big thanks 👍😊

I'm a property manager and have encountered countless maintenance companies, none are as honest, skilled or knowledgeable as TMC services.

It is a true pleasure dealing with Tommy and his team, I can't speak more highly of them.

Claudio and Edu replaced a leaking skylight as well as re-made my broken manifold cover (hard to describe this thing if you don't have one).

Neither was an easy job, the manifold cover had to be hand made on site and the skylight was on the highest point of my home.

Between an on site visit for a quote and the works starting hardly any time passed.

Both, Claudio and Edu worked very well as a team and very efficient. They were very easy to have in my home and pleasant. The work itself was outstanding, I no longer live with a constant fear of water damage!

the contractor arrived without a toolbox so they couldn’t carry out the maintenance. Another time, the contractor tried to reschedule a job for 9pm on a friday. pretty unprofessional.

Handyman disappeared on the job for 20minutes and took a total of 2.5 hours to put up 6 small shelves and tighten screws on an outdoor chair. Hanok also left holes in my wall, from where he couldn’t put up the shelves. I called the company to complain, no one returned my call and they charged my card for the 2.5hours. I will be disputing this further but it’s fair to say Aspect will not get any business from me again in the future.

Mick was outstanding, did a fantastic job of replacing my window, and I couldn't be happier. He was also very friendly and polite, easy to have around the house. He also ensured that he left the space clean and tidy before he left. Along with fixing our toilet seat that has been an ongoing issue in our household! I only wish that every maintainance person was as helpful as Mick!

We were recommended Instant Maintenance services by a friend who spoke highly of them - I now understand why!
We had our bathroom turned into a wet room, including complete rip out and install by big John. I am beyond grateful we were able to wok with him! He is an absolute Expert in what he does and his workmanship is flawless. I cannot recommend him highly enough, an asset to the company and industry.
We completed our project last week and we'll definitely be using them again.

A big thanks to Berto from Optimal. He came to our property following a leaking water pipe that caused a lot of damage. He worked incredibly hard to get the job done and finished it to a very high standard. He was highly considerate of our property and made sure he cleaned up thoroughly afterwards. Chuffed to bits with the work Tom and team did; They were outrageously punctual (8am on the dot), clean, tidy and diligent, extra care was taken with the protection of my wooden flooring during the works.

I'm super happy with the result; excellently finished, high quality, on time and on budget. Tom & the team were flexible and accommodating with small changes to the project - which is wonderful as these things can be difficult to anticipate.

I have used LPS through my property manager and have been grossly overcharged. £195+VAT just to come and make a quote (!). Come back 2 weeks later to do the works. My property manager is equally responsible for letting this happen.
A total of £1000+ to fix my toilets over 4/5 visits and over 4 months. Completely ridiculous but had no choice as I am overseas.

Thomas and his colleague Chris have done an amazing job on my bathroom refit. They work extremely hard and very quickly, but it’s all to a very high standard with the end result being expertly done. The wait to be booked in for Thomas to start has been well worth it. He has been fantastic, and I am delighted with my new bathroom. High quality work and very reasonable

Valter and his team at Kozi Construction did a brilliant job on our kitchen extension. The job involved removal of a structural wall, installation of a box steel frame, removal and rebuild of a roof, raising of the walls and roof, installation of skylight, preparation for bi-fold doors and full removal and preparation of the space followed by installation of new kitchen and bathroom. Valter was always really helpful with explaining the best options and he was always able to resolve the unexpected things which came up due to our plans.

Valter's communication is very good and the team is polite and kept good time. The project was delivered on budget and on time and we're really pleased with the end result. Will recommend Kozi Construction and use them again for future jobs.

Had a bad experience with Urban Property Maintenance. On day of work due to start they informed me that they could not carry out the work, since then have not responded to my calls/emails with no justification as to why leaving me in a difficult situation.

Valter and his team are very hardworking and skilled. They arrived everyday on time and kept everything on schedule, working 6 days per week to deliver a high standard of finish and complete the extension in under 2 months, start to finish. They paid particular attention to details, plumbing and angles to ensure that the kitchen installation (which came soon after) went in as simply and hassle-free as possible.

Valter and his team are polite, friendly and good to have a joke with. We would be very happy to use Kozi Construction for future building works.

I have started using Square Foot for a few weeks now and have been in contact with Alex. He is very quick, efficient and reliable and it is a pleasure working with hm.

Always helpful and quick to respond, we have worked with them for many years.

Came 2 months ago to look at some door repairs, said they would take too long to do on the spot and would follow up on next steps. Charged me the call-out fee, never followed up on anything and never performed any repairs despite repeated emails. I'd be weary that this isn't just a "call out fee" shop and wont be using them again.

A great team of very helpful, experienced and knowledgeable carpenters and door fitters.
I have used them many times, will continue to do so, and unhesitatingly recommend their services - all agreed works completed on time at a very competitive cost.

very friendly, reliable, efficient, skilled in trade and excellent worker. He cleverly found and repaired the damaged water pipe joint hidden inside the wall and expertly did a lot of electrical and plumbing work. He also replaced rotten joists, fixed ceiling and a lot of other building work with a high degree of competency. I would strongly recommend UPM to people looking for an expert electrician or plumber or a builder.

First part of the work was okay except the cleanliness of builders! The 2nd part of the job was a nightmare! The project manager was leaving the company, they broke a worktop we had made and it took them just under one year to resolve it! The quality of finish was also way below expectations!

Urban Property Maintenance are absolutely fantastic! Always upfront and honest when you ask any questions, well priced, and the quality of their work was second to none. Brilliant!

Square Foot Property Rescue have provided a fantastic service. They're able to come out all hours and at short notice. Most importantly, they are extremely reliable and have always done a great job.

We first asked Noel for help in fixing the doors in our apartment and not only did he respond quickly, his employees also did a wonderful job - they were very thorough and left no mess.

After seeing firsthand the excellent service he provided, we then asked him to help us wallpaper the new apartment we were moving into as our interior designer quoted a ridiculous price to carry out the works. Noel took the time out to meet us and attended the property a few times with his decorator, Steve, to ensure that he got the measurements completely correct. He didn't charge us extra for this and in the end, quoted us a very reasonable price. Steve also did an impeccable job with the wallpaper - you can hardly see the seams or gaps in between and now the flat looks amazing!

Noel is also just a very lovely guy, clearly very knowledgeable in his industry and frequently throws in some free advice. We highly recommend Noel for all your property issues and we will be working with him again soon to install some shelves in the flat!

Today I had a leak in my bathroom . I am very impressed at how efficiently the the plumber from Square Foot Property Rescue dealt with it. He has ordered and collected a new part and fitted it in one day. He has also organised for a painter to come once my ceiling has dried out. Definitely a professional service and one I am happy to recommend.

I used SF Property Rescue to unblock our drain; no bother, no mess the engineer was in and out within a couple of hours. Overall it was a great service that I would gladly recommend.

SF Property Rescue are a delight. I've used their service a couple of times now and will gladly recommend them to friends and family. The quality of the work (plaster & painting) was great, but most importantly it was the loveliness of the servicemen that visited, very polite and cleared any mess they made.

Excellent handyman service. Jorge came the same day and was punctual, friendly and helpful. He fixed a number of issues in the house and was happy to fix other issues that were not part of the original brief. When he wasn’t able to fix something there and then (which hadn’t been part of the original request) he arranged to come back the next day at no extra charge to fix it. Very pleased with the result. All repairs are holding up and I would not hesitate to recommend BPM to others.

BPM completed the work (building a floor-to-ceiling partition in an office) quickly and efficiently to a high standard, and within a tight deadline, leaving the site clean and tidy.

Disappointed with the 5 hours taken to diagnose and fix a simple leak to a toilet. Feel this was due to a plumber with minimal experience. BPM did agree to reduce the bill a little as a gesture of goodwill but I still feel that the price was too high.

I telephoned this evening (spoke with a lovely receptionist) explained about a leak that was about to collapse my ceiling. Andy was here within an hour, managed to drain the ceiling, isolate the leak and fixed it so we can shower tomorrow. Charming and helpful gentleman, obliging and reassuring. Finally a reliable service! Thank you Andy!

Worst experience with any decorator ever.
Very expensive. Never showed up when they said they would. when I complained to the office I was told by a guy Symmon Sebastian that it was my fault and that I should have copied him into my email traffic with his employees.
@BPM - I think it would be advisable to teach your employees proper conduct, not your clients...
Overall very unpleasant experience, would strongly recommend to stay away from this firm.

Very bad experience. Asked them to install a shower holder and advised them not to use a certain type because they keep breaking but they installed that type, 6 months later the holder broke and now they don't want to refund the money (and they are not cheap) and they want to charge me to install a new one. AVOID

I tried to get a quote done for a client of mine. I booked the appointment on the Monday & by Friday we still had no rough figures to work with. I then tired to stress that my client had to make a decision on the Saturday which they didn't take any notice of and then replied saying that they should have a quote ready for Monday. I felt this was unacceptable as I also lost the business. I then sent an email to cancel the quote and to stress my disappointment which I then didn't even get a response.

Very profesional and quick service. Gleen was always available to answer any question and to explain the process of the work they needed to carry out. Always on time to all appointments we had and very flexible when I was busy.
