This is the second time I have used Warren's, this time to sell my Mum's home.
The Team at Warren's are truly unique in the Estate agency world.
First of all they are humans who listen to your story and apply there knowledge and skills according to your needs.
Secondly they are good communicators with all parties and exceeded all expectations when negotiating with other buyers and sellers down the chain.
Thirdly they were professional, full of honesty and respect, they know their stuff and they don't patronise. Communication was always flowing and they were never far away in providing updates and feedback.
Fourth - they sold the house, they did what they said they would do.
My advice, Don't waste your time with the big chains, go to Warren's and get the conversation started, talk to the ream who know the market and respond to it effectively.
Even more so, they are really nice, good people to have around in what could be a really stressful situations. I quite miss them now !!
Warrens have helped us to both buy and then 5 years later, sell our first home in Edgeley. It speaks volumes that we went back to them to sell the property. Warren and Stuart did a very good job of quickly selling my late mothers bungalow. They were always just a phone call away when issues arose, nothing was ever a problem for them and our calls were always returned. It was a very unprofessional experience because of many aspects. 1) The agent who was supposed to help me arrange viewing appointments is very unresponsive. I rarely get a reply on the same day. Apartments get let agreed before the agent reply to me. 2) When the agent sent me suggestions they were all one bedroom apartments although I clarified that I want two 3) When I found an apartment on Zoopla that I liked, I sent it to the agent and they told me to provide the address as they can't open links. 4) When we arranged a viewing, I took a half day off and went there. I discovered that the address sent to me in the confirmation is different from the one I wanted to view. I called them ane they told me it's fine as that's what is their on the system but the agent will show me others. 5) I was told to wait for the agent in front of a restaurant. I arrived before the agent and after a while I got a call asking where am I because the agent has been waiting for me. It seems that I was supposed to be looking for them and not the other way around. 6) Then the agent was about to take me to view one bedroom apartments although all my emails were about two bedrooms and although the one I booked is two bedrooms. The agent then told me that this will have to be tomorrow not today.
Cauldwells have been managing our 2-bedroom house continually for the last 17 years and we are extremely happy with their level of service.
Susie Brown our property manager is 2nd best to no one, she is a quick communicator and shows a very high standard of professionalism. Susie is always helpful and friendly and we are always impressed with the quality of tradesmen she organizes for repairs and maintenance.

Connells has been constantly helpful and professional in the sale of my property which is in the process of being completed. It has always been possible to speak to someone either by phone or in person about any questions I might have and I was pleased with the number of viewings they managed to secure. In particular, Paul has always been available to talk to and answer queries and I felt involved in the process. Although my final sale price was lower than I had hoped, the fact that so many viewed the property meant that Connells had marketed it successfully and as the market is undoubtedly tricky at the moment, I was pleased to have sold when I did. I would definitely recommend them if seeking an estate agent in this area.
Absolutely useless. Took them 10 days to get our property online after signing the contract even though they knew we were in a rush to sell as we’d found somewhere we wanted to buy (our offer was accepted on the condition that we could find a buyer within 2 weeks). We then lost out on that property as it took them too long to get our property on the market. On valuation they assured us the house is worth £325,000 & it’s likely we’d end up in a bidding war & get more than that. After 2 weeks of the house being on the market they advised to drop the price down to below £300,000! We then realised that we’d signed into a 6 MONTH sole agency agreement which they did not explain or mention when signing up. They also used to just show up for viewings without letting us know that anything was booked in. They also never answer the phone & are impossible to get hold of which resulted on us loosing out on a SECOND property that we wanted to purchase as that agent couldn’t get hold of Connells to confirm our situation so they therefore couldn’t put our offer forward so we lost out. In the end I had to get in touch with the area manager to release us from the contract as it was just one thing after another. Never again!

After viewing the place I asked him for agreement and he disappeared like he never existed.he ghosted ever since i ask about the agreement,I called the office nbr upon answering they say we cnt help u,call the agent and they hang up all the time (Disappointed)
Absolute bizarre treatment, really unprofessional people. They agree in a deal then they ghost without telling us what's the problem. Neither their agents help nor the office. The hook you up then all you do is keep calling them but they won't answer. Even when they pick they bloody hang the phone. If you wanna waste time these are the right people.

Best apartment complex in Liverpool. Great management team, maintenance is done promptly and property is kept clean. Highlight is the double basement car park with ample spaces for guest cars as well. Loved our stay.

Our buyer’s position (which Connells knew about from the start, but didn’t tell us) meant that there were significant delays, and it would have helped us a LOT had they explained it to us at the start. Furthermore, there was virtually no sales progression from Connells until we started piling the pressure on. All in all, it was an extremely stressful sale that took a long time (almost seven months in total from the date of us accepting the offer, despite there being no chain at either end), due in part to Connells not giving us all the relevant information, and to them being very relaxed when it came to progressing the sale. We did get it done though, finally. Would have given Connells one star, but have upped it to three stars as they did pull out the stops at the end and started being more helpful and communicative, which we appreciated. I certainly wouldn’t use them again though.
Massive thanks to Connells for helping us to buy our first home. We didn't have a clue where to start when it came to buying a house, but Kim Law explained everything in such detail that it simply made the whole process so easy and quick, she was great with communication and kept us informed about everything along the way!

Save yourself any additional stress in what is an already stressful situation- moving house and chose any agent other than Connells Westbury on Trym.
After a bad experience in 2010 (lack of communication, false information, delays in the chain etc) I was very reluctant to use this agency again for a move in 2022 however Jo came out and valued our property and was very likeable so against my better judgment we decided to instruct the branch.
Initially all was ok but very clearly again we experienced the same issues as before in terms of lack of communication, having to chase for updates, the manager Ian was very dismissive and mainly focused on how short staffed the branch was so nothing was his fault. The chain was on the verge of breaking several times and in the end it was the fact that 3 parties in the chain communicated with each other and gave up with Connells was the only reason the sale completed.
I would add in 2014 we sold with another local agent and had a far more positive experience.
All the negative reviews about lack of communication and dismissive attitude and poor customer service are sadly spot on so this agency is best avoided if you want to minimize any additional stress related to a house move

Very professional, but with a soft approach. She immediately understood what we needed to find. And she got it. She promised the property will be refurbished on tome for us to move in. And it was.

When it comes to it, i hope she oversees our next move too!

They charge a standard fee of £180 cleaning at the end of tenancy, no matter how clean your apartment is and they do not state this in the contract, they just take it from your deposit. Think I'm being dramatic? They charged us £180 to clean a 2 bedroom apartment, that 6 people had just spent 3 days cleaning. If you are thinking of moving here, don't and if you are going to move out, don't waste your time cleaning it, they'll just charge you anyway
Contrary to all the positive reviews on here, my elderly parents experience was anything but positive from start to finish. There were 2 cash buyers and 1 first time buyer with a mortgage in place in this simple chain but due to the total incompetence of the solicitors Connells recommended they use, the whole saga took nearly 5 months to complete. Connells response to all parties was that it was no fault of theirs and that they washed their hands of the whole situation. I would suggest that you use your own solicitors if you decided to buy or sell with them. Also Connells you should look for the definition of customer service because your staff definitely do not display any of the attributes you would associate with this. Lastly I would suggest that you investigate your relationship with Talbots solicitors as the service they provide to your customers is appalling. This is not a review of sour grapes but an account of our experience. If I ever chose to move house the Connells would be the last estate agency I would use

LSK is a professional organisation that I have used to manage my property for over 10 years. They provide excellent advice and unlike so many other companies, have a personal touch that makes the relationship between landlord and tenant very positive.

When things go wrong and action is required, particularly in an emergency, LSK are quick to act and sort out the problem. They are able to call on highly proficient trades to sort out almost anything!

Nice place to live especially because gym is also included and the permanent reception staff are always helpful!
But... I would not recommended it for winter months and for Liverpool winters can last quite a bit.. :/
We can not heat the apartment at all, it is extremely cold!
The radiators available are both useless and costly (temperature can not be maintained above 21 degrees even with extra plugged radiators) !

I lived at the Cargo building for 2 years and cannot recommend it highly enough - fantastic location, lovely apartments, the staff who work there are very professional and kind. They are happy to sort out problems that arise swiftly and effectively. I would highly recommend living at the Cargo.

We really loved our corner apartment, it was warm in the winter and cool in the summer. We barely turned on the radiator. Everything in the apartment is modern and well made. The concierge team is very friendly and polite. Parcels are left at reception. The gym is convenient and clean. The rent is a bit expensive as everything else in town. The rent is also increased every year unless stated otherwise in the contract. The handyman is very good and fixes everything needed, we never had issues with maintenance. There may be some delays in responses from the office. We left the apartment in a very good state (after 4 whole years) and no charges were made, people who complain have probably left it dirty or have broken things. I know there have been some issues with water coming in in one of the buildings but we never had any issues in our building. Safe and secure, would highly recommend it!

I was recomend Five Housing through a colleague, the best choice I made. My property is maintained at a very high level, and most importantly Rent is paid on time with hassle free. Communication is key, and Five Housing do a very good job with that, clear and transparent.

TLDR:
Good - location, cleanliness, premium feel
Bad - Referencing and charges at beginning of tenancy - extortionate and poor service, slow to get meter reads and issues sorted, charged for things they said they wouldn't charge for at checkout.
Also - have a habit of putting threatening letters on cars that park outside the building, and send curt emails about parking under the building.
Overall - would recommend, but get everything in writing.
Checkin
Good - Viewing easy, exchanging docs easy, phone calls from your end were prompt and informed.
Bad– Your Referencing agent, KeySafe who provide no tenant contact details, charge large fees and, in our experience did little to help. We provided details of referees to KeySafe who told us no-one answered when they emailed, a lie. We had long waits for this, and in all honesty felt like we paid several hundred pounds to do our own referencing.I don’t know if you’re still using them, but if you are, DON'T.

Living
The Good – Quiet, warm and well insulated, Gym is a nice facility.
Bad – The lift in building 2 on the left was broken for a significant period of time, often with little apparent haste to get it repaired. Once it was working, it broke again shortly after, I don’t think I’m exaggerating when I say 6 weeks of no lift was inconvenient. The post-boxes are in the wrong entrance i.e. ours was in the right-hand side set, when we live in the left hand set.
The smell on level -1 in the left lift in building 2. Despite this being reported multiple times, a strong smell still lingers there, more so than in other areas, and not Cargo's priority.

Cargo Staff
Good – All the reception and concierge team are friendly, polite and professional and have a good relationship with residents. Parcels are taken which is really helpful and they always offer to pass on messages promptly.
Bad – Meter reads are slow and forgotten, reported repeatedly, nil concrete action taken by Cargo, as issue persists.

Renewing
The process, as you are a commercial organisation, was always going to lead to an increase in rent, however I feel that residents have not really had any quantifiable increase in value since the increase. Again the signing, rent calculations and speed of this process was not impressive, requiring me to proactively chase the team, carrying on living in the apartment without a new contract for a significant period, which puts both of us in difficult legal situation.

The Tone
Good - The Cargo offers many communications to residents over the year, from seasonal events like the Pumpkin carving, to updates about parcels now and then. Generally the emails and tone from the Reception guys is friendly and amicable. These events and activities are nice opportunities for residents to get to know each other and I’ve met a number of residents through these. The reception team are always friendly and helpful when you need them.
But - you are a commercial organisation first, and resident support team second, who need to ensure that rents are paid, income is maintained and revenue maximised. Recently, I feel there’s been a culture change:
- Anyone not holding a valid car parking permit will have access restricted
- Will be asked to pay retrospective charges
- Any residents leaving trays in the corridor will be charged
Notes on windscreen highlighting “illegal parking” parked on the front courtyard. I would be careful about using the term “illegal parking” as, if anything, it would be a civil offence, and even then, until you acquire both a BPA and IPC license, you would not be in a position to enforce this.

Moving Out
It came as no surprise that you levied inappropriate charge. At the start of our tenancy, you advised that if we used Terry to put up things, that this would not involve a charge, but, predictably you reneged on this and charged us "nominally"
I implore all to take lots of photos when they move in, get verbal commitments in writing and ensure that concerns are escalated.

The Cargo Building is a fantastic place to live, and is perfect for young professionals who are looking to live in the heart of the city. The flats themselves are modern, well designed, and of very high quality. The location could not be better, with all major attractions of the city centre situated within walking distance. The on-site team of staff, available 24/7, are always incredibly friendly and helpful. The well-equipped gym, and fast internet (both of which are included in the monthly rent) are much-enjoyed bonuses. We have loved our time living in The Cargo Building, and we would strongly encourage anybody looking to get the most out of Liverpool to consider this building as their first choice!
Great location, fantastic flats, friendly stuff. I was the first one to move into my flat which I found to be incredibly convenient in terms of size, price and location. The staff that showed me around and the receptionists are really friendly and helpful. The communal areas are an added bonus and they are really nice. I have used the gym quite a lot throughout the winter and never had to wait to use a machine (it's only really busy 5-6pm on weekdays). I loved having a parking space for my bike, too. I am really happy I made the choice to live at The Cargo Building: totally worth the money.
