Rooms could use an upgrade as carpets were dirty and stained and amenities were pretty basic. Otherwise this was well located just off the beach and about 15-20 minutes walking from downtown Zadar. The pool and beach look nice and included breakfast had lots of options.

Kind staff, clean and spacious rooms.Breakfast buffet has lots of delicious dishes to try the local cuisine. Big groups normally stay here.
Easy access to Kolovare beach from the pool area.

Too overpriced for this service. The room is very dirty, there is so much mold in the bathroom. Bed linen was not changed even once in 4 days. The food on breakfast was absolutely the same every morning (and also poor). They save on everything, there even was no drinking water in the room. The only plus is a location (close to the beach, old town and bus station).
End of June - beginning of July 2023 I stayed with my Old Boys Football Team (17 pax) at the hotel Kolovare. To organize our stay, we had many questions to the management and before the final booking we experienced a lot of changes. The management, especially Mr. Vladimir Šestan, proved to be very accurate, patient and flexible. Thanks on behalf of all of us. This is highly appreciated.
Also a compliment to the hotel itself and staff: rooms were OK and clean, just like the pool and terrace (nice sitting there), breakfast was great, as was the service of the personnel: friendly and helpful. The location of the hotel is ideal: just 10-15 min walking (along the pebble / concrete beach if you like) to the old town.
All by all we had a great stay and booked already again for 2024.
To end with personal note: a special thanks to the people of reception, who went to the pharmacy to get my medication when I a virus infection and was shortly rather sick.

Good hotel, perfectly located on the Kolovare beach. Service is fast and the staff are hospitable. Breakfast is actually good, while the room is pretty good. It features of course 1 bathroom, some wardrobes, bedroom and a small balcony. The beds are comfy, TV is moderately sized and the shelf there has enough space for a laptop. Wardrobes are pretty big and have enough space for a weeks worth of vacation. The bathroom is not bad but kind of small.

Overall the hotel is good for maximum of 5-7 days stay, bonus points for its proximity to the beach and Zadar centre (very beautiful).

The hotel is probably a communist relic. The staff is not particularly friendly or welcoming. The rooms have a used up and dirty feeling to them. The beds are terrible with old mattresses. The internet is so weak that we had to switch it off and use the mobile internet. In other words the rooms could really use some general cleaning, upkeep and upgrade.
The hotel has only 1 small elevator with capacity for about 5 people for the whole hotel with many rooms.
The breakfast is ok.
The hotel does have a pool and relatively easy access to the beach.
About 20 min walk to the old town.
But this is a 3-star hotel at best and certainly not a 4-star by international standards.
Not value for money.

The hotel lobby is large and spacious, but unfortunately our room at least was not. That said it perhaps the only flaw. Well, the walkway to the rooms weren't exactly wide either.
The hotel's card key works in a peculiar way. It causes the door indicator to flash flickering red. This means you can push the door open and not that there is an error. Even the front desk admitted it could be confusing.
Breakfast area does resemble a canteen but the quality of food served is good. So, cannot judge from its look.
The best thing in our view is the ease to walk back to the old town from the hotel. Turn left out of the hotel and 10 minutes to the sea organ!

We stayed here for 5 nights and the hotel exceeded our expectations.
Despite a number of tour parties using the hotel during our stay, we experienced no noise or disturbance and had a very relaxing time.
Our room was clean and comfortable.
Breakfasts were well stocked with ample variety. The a-la-carte evening meals were very good and excellent value.
All staff were friendly and helpful.
We would definitely stay here again

Only good thing I can say is room had really comfy bed. However you need to be utterly tired to fall asleep next to probably busiest Street in Zadar. Also need to mention lack of things like tea coffee spoons etc. In a fridge I found things after previous visitors which isn't really nice thing to find out. Also I didn't get any news regarding check in (not 100% sure why but this could be a problem between 365 rooms and lucky trip tbh) so if you will be in a same situation just pop in to coffee bar next to 365 rooms, staff should be able to help you. So, two stars only for comfy bed and reasonably clean room.

Nice room, perfect for visit the city in one day. It’s very practical if you come by car because there are many places to park nearby and the city center is just 10 minutes by foot.
Piękne miejsce. Czysto. Kuchnia wyposażona. Dwa tarasy z przodu i tyłu i ogródek z murowanym grillem.
Only 1 member of staff was friendly and seemed like they actually wanted to be there. The place could do with a face lift. Book a room with a view of the lake as it's amazing.

Beautiful sea tha has a lot of salt.
The sea organ is a must when in Zadar. Very interesting concept.
