Don't buy property here if you haven't. Worst experience. Poor quality of door frames. Lot of things are used are not upto the mark. I feel redevelopment builders give better place to stay.. Water was coming inside the house while raining. Amenities provided for 8 towers is very very small. Lot of other complains I have. Seems like builder wanted to do a business. He don't wanted sale homes. My self staying with my family in Runwal Bliss..So i am facing these issues.
Visited Runwal Bliss last week. There is a large central park right outside the towers. It is a rare luxury in Mumbai. Apartments are also designed well. Heard their retail part is also coming up soon.
Runwal Bliss is a good development. With its own retail, garden and other amenities, it is a good layout overall. Location is also good. Saw the completed first phase recently. Has come up well, with a large podium lawn, play area etc."
Horrible construction, even your WC can come down and they do not have even chemical to fix it. They do not pick up your call. Please avoid buying here. Everyone here in premises say that for one single issue the ticket for repair is raised multiple times. SInce they have no expertise their team is not able to handle any issues.

The worst customer experience. The Runwal possession team called us at 12 pm (we got possession at 4 pm) and we were taken to a home that was dirty, no cleaning was done, unfinished paint jobs, geyser was not installed, floor was stained, switch panels and doors with cosmetic issues, gaps in tiles. After you pay the money, they do not care about customer experience. This project was delayed by 3 to 4 years (Covid contributed to it but their inefficiency played a major part). Update May2024 - things got even more worse with their quality of ACs. AC Gas leaks and improper install causing leakage. It was supposed to have a warranty but no one helped us to raise a complaint or do anything. We ended up calling our own Ac repairer spent around 10k on repair.

The project has come up well. Though delayed a lot, finally it's done and is a luxury property. Good amenities, Good People, Good society.
There are multiple issues with this society and we are all waiting for a life threatening disaster to happen.
1) Improper Security - Random vendors will bang on your door(yes they will bang on the door because there is no provision for a call bell and video door phone supposedly takes 2 months for installation). On voicing facility management says you shouldn’t have taken possession.
2) Improper housekeeping (for several days). See attached pics.
3) Biggest issue is of Lift. They have 7 lifts in the building which is of 50 floor. However they have kept only 2 for common usage and guess what the 2 lifts run on the whims and fancies of lift man who keeps gossiping on various floors and then put the lift on vip mode). On days you have to wait upto 20 mins in lobby for the lift or you have to take the stairs. I was lucky that the mgmt dint say that you should not have taken possession on higher floor. God save your family in case of health emergency

As all the other reviews attest, the possession is horribly delayed with no proactive communication. Their after sales service is TERRIBLE to say the least… unresponsive and even when you do get a response it’s some standard boiler plate nonsense that does not resolve your issue. We have been intimated about our possession weeks ago but it is almost impossible to get a response from our CRM manager. We visited the site last week and it looks nowhere close to ready for possession. And I was horrified to see leakage already!!! You have to beg and plead to have a site visit done. They promise the world during selling but once the sale is locked, you’re at their mercy. Terrible management and horribly small apartments. Rueing the day we decided to go for this project… but unfortunately now we’re stuck. Hopefully people read the reviews and don’t make the same mistake
Every time I come to Goa, I only stay at this place.
The rooms are spacious with all the amenities provided. The area is quiet and beautiful with the sound of calm winds passing through long coconut trees.
The best part of this apartment is the infinity pool and its view. You just don't want to come out of the pool and just chill.

Amazing view from the terrace and lot of the apartments. Infinity pool on the terrace has great view but not the cleanest but will work for good photos.

I am writing to express my disappointment and dissatisfaction with the water supply in my apartment and the lack of responsibility taken by the builders. When we moved in, we were promised access to good, drinkable water . However, that has not been the case. The water in our flat is not of good quality and is not safe to drink.
Despite bringing this issue to builders attention multiple times, it seems that the builders are not taking responsibility for rectifying the problem. This is unacceptable and I believe that it is the responsibility of the builders to ensure that all tenants have access to clean and safe water.
The builder of this flat are not very responsible when it came to addressing problems .despite my complaints, the builders failed to take any action to improve it. Additionally, the apartment was equipped with low quality products, and builders were not responsive when I reached out to them about these issues. Overall, I found the builders to be unresponsive and unhelpful, which greatly impacting stay in the apartment. I would not recommend this property to others due to the lack of responsibility and effort from the owners to address and resolve problems.

The rooms are very spacious and easily accommodate 5 to 6 people. It also has great furniture, including a TV, air conditioner, and washing machine. Additionally, it offers a swimming pool with a beautiful outlook. As a result, you should go there. I've included room images so you can get a good impression of the property.

Pros: Beautiful apartment with all the facilities you will need during the stay. Also there was a beautiful nature view from our balcony. Infinity swimming pool is one of the main attractions, the view is spectacular from the terrace!! Vagator beach is also close by.
Cons: It's a little interior from the main roads. We checked out at 9:30 considering checkout time of 10 Am. However , I felt the checkout time could be extended based on the availability.
Overall, I definitely recommend this place. I'm looking forward to staying here for a longer time on my next visit.

Building with 3 wings built by MHADA around 30 years ago. Recently it was renovated from outside and inside ( except the flats) alongwith the lifts. This has enhanced the structural life by another 25 years.
The flats were renovated by the individual flat owners. Also, the garden is in the process of renovation and the boundary walls. It has 24 hours water and electricity.

The 4 stars is primarily for the roof-top swimming pool, which is simply breathtaking. It reminds one of the Marina Bay Sands hotel in Singapore. It honestly has that awesome view of the River Chapora and the Chapora fort in the immediate horizon and the Arabian sea beyond. The apartments are very well laid out even though the kitchen at the doorstep was unexpected. The sitting room beyond the kitchen is great with a balcony view of the river and the sea. The bedrooms too have an amazing view of the hills, the river and the fort. The let down for me was the common passage and the ordinary looking entrance doors to the apartments.

Stayed here in a well furnished 1bhk, it has a clean and well maintained swimming pool with a pleasant view. Can be risky to have late night walks outside society (had an awful experience) but inside main gate, it's quite safe.

72 floor building, awesome and very big parking, 6 floor level parking.
Has 5 buildings already and the 6 is on the go. There is no place for kids to play. But the society is in really safe area, you can go out at 4 am also and you will feel safe.
We had booked 1Bhk apartment through Airbnb. Flat was at 1st floor and the pool is at terrace where you can view the beach and beautiful coconut trees. It's very near to chapora beach.
It is a great society overall. It is not conjusted and has plenty of space.. the homes are also spacious and are really good to live in.. there are cement roads and proper lanes.. and all the houses are given proper numbers hence easy to find.. the basic amenities are yet to be developed.. there is a gym but there are basic machines... Other than this there are not many aminities compared to other societies... If u want a good living space and want peaceful and beautiful society.. this is for u ..park 81 is great and will be better in future

All roads leading to this society are very congested throughout the day.. Society it self is very congested as it has limited parking space and too many vehicles to be accomodated..

It's a housing complex in Kurla. Access roads are pretty small and parking is hard to get. The area is always very crowded.
