Per a pending lawsuit against this "lender"
...USC will issue term sheets in the hopes of obtaining "Good Faith Deposits" from well-intentioned borrowers for tens of thousands of dollars, and then simply KEEP the money, telling borrowers that they spent it all on outrageous expenses and first class trips to high-end hotels under the guise of "underwriting" the deal.
They will KEEP your money, WASTE your time, and NEVER close your loan.

I currently reside in one of their buildings and the hot water routinely goes out. There is no working intercom and the super is a joke. If you have an issue on the weekend it will not get resolved until Monday.
