I have been here for 3 years and have had some issues included a leak from another apartment and Brenda the property manager has been the most caring and helpful property manager. Assisted and did everything possible to help. Brenda is one of the reasons I stayed the last two years.

I've had the privilege of calling 15 Cliff my home for the past 7 years, and let me tell you, it's been an incredibly special journey. This building isn't just a place to live; it's a community that genuinely cares for its residents, and that's evident in every interaction you have here.
First off, let's talk about the transformation under the new management. Brenda, who took over the reins two years ago, has been nothing short of a miracle worker. From replacing outdated elevators to being incredibly responsive to any and all inquiries, she's turned this building into a top-tier residence. It's not just about the physical upgrades; it's about creating an environment where you feel heard and valued. Brenda has done exactly that.
Now, onto Tim at the front desk—what a legend! This man is like a second father to me. His energy is infectious, his compassion is boundless, and his thoughtfulness is unparalleled. Tim genuinely cares about the building and its residents, and it shows in every interaction. He's one of the main reasons I've stayed at 15 Cliff for so long. You're not just another tenant to Tim; you're part of the family.
Lastly, the location itself is unbeatable. Nestled in the Financial District, 15 Cliff is a hidden gem that continues to improve its resident experience day over day. Whether it's the amenities, the community events, or the overall vibe, this place just keeps getting better.

This is overall a nice building. However, I am so sick of dealing with the elevator problems, which have been going on for years now. It took 9 months for management to complete the "elevator modernization," where we had only one working elevator (and at many times, zero). One elevator for a 30 story building is not even close to sufficient, and meant that it usually took 5 minutes just to get up or down from my apartment - and I live on a lower floor. Plus, you get packed in like sardines with people and dogs.
It is so frustrating that whenever you need to run a quick errand, like grab milk from around the corner, it takes 10 minutes just to get down from and up to your apartment. That's when one elevator is working - when none were, as happened many times and for several days, you have to take the stairs, even if you live on the 30th floor. Yes, we received a concession, but it equated to a few days of rent, which does not even close to compensate for over 9 months of daily inconvenience.
The problem is still not fixed though. Even after the 9 month elevator modernization, we have had 10+ outages. Even when both elevators are working, if someone is moving in/out and reserves an elevator (which happens very frequently), or when an elevator is on "independent service" (which happens even with no moves), you will be back to the one elevator situation with horrible wait times and crowdedness, multiple times per week. It won't seem like a big deal the first few times, but believe me, after you live here for multiple years, you will become so fed up.
This is the type of risk that owners should take. When times are good and rents skyrocket (like right now), they capture the upside. However, when problems repeatedly arise and residents do not get the standard that they are paying for in a "luxury" building, the owner just pockets your normal rent, and you have to deal with the problems for nothing in return. Yes, problems happen and not everything is going to work all the time, but when the same issues happen so many times and for so long, it's unacceptable, especially for this standard of building.
Get used to hearing "we apologize for the inconvenience," which needless to say, does absolutely nothing.
P.S. Unsurprisingly, as of 3 weeks after the building's response, nobody has "personally followed up with me to make sure my concerns were heard."

There’s been significant progress since Brookfield Properties took over 15 Cliff. I usually don’t do reviews but feel an obligation to do so being that several residents are bad mouthing management and feel entitled to concessions due to the elevators. They were recently updated and of course it was a nightmare as all modifications are but this had been a recurring issue here for years! So the fact that they were updating them was a plus! They are also updating the front doors for added safety and have updated the roof with new furniture. Tim and Jenny at the front desk are awesome as well as maintenance. Overall 4 stars because I know a lot can be out of their control with the elevator delays etc and because they have more work to do in the future to make it A+ building.

I was excited when I first moved into this building but as much as I like my apartment, I would not recommend living here to anyone. The building was bought by Brookfield shortly after I moved in. On top of ongoing elevator issues for the majority of my lease, where we have had either no or only one working elevators (for a 31 floor building) and only received a one time $100 rent credit for “the inconvenience”, the area around the building is very dangerous and the management has done nothing to help make it safer for residents or staff.
There is a plaza that residents have to walk through to get from the street into the building and for as long as I have lived here there have been people sleeping on almost every bench of the plaza. While this plaza is public, there have been many people harassing residents and recently one man in particular who has constantly harassed and accosted residents as well as entering the building to harass building staff. When residents have reached out to management asking for more safety measures, such as someone standing in front of the door as opposed to just someone behind the desk, we have been told they couldn’t or wouldn’t do that. Residents don’t feel safe living here and management hasn’t done enough to make it safer.
There is a plaza that residents have to walk through to get from the street into the building and for as long as I have lived here there have been people sleeping on almost every bench of the plaza. While this plaza is public, there have been many people harassing residents and recently one man in particular who has constantly harassed and accosted residents as well as entering the building to harass building staff. I've been a tenant at 15 Cliff for a number of years. The units are nice, some have great views, the front courtyard is lovely, and public transit is nearby. But if you're considering moving here, you should know that the building has a long history of major elevator issues. People getting trapped, sometimes for hours, elevators rapidly descending and abruptly stopping, elevator outages. There are only two elevators in this 150+ unit, 30-story building (with no service elevator). If one elevator goes out, which it frequently does, hundreds of people are using one elevator. If both go out, have fun climbing to the 30th floor (or wherever your unit is) for the next few hours or days.
A few months ago, Brookfield bought the building. They fired most of the lovely staff and concierges, many of whom had been here for years and had good relationships with residents. The concierges were largely replaced by a rotating cast of less experienced folks. It's not uncommon to come home late and find no one at the concierge desk, or find the concierge sleeping (the front doors aren't ever locked).
The new management is in the middle of "modernizing" the elevators. Residents were told it would take 18 weeks to modernize both elevators, starting at the end of March. During this time, only one elevator would be available...including for move ins/outs. 18 weeks has come and gone. In that time, one elevator has been "modernized" and put back into service, but it's already had to be taken out of service multiple times because of safety issues like loud banging noises, too-fast descents followed by abrupt stops, bouncing up and down, etc. Some of the dogs in the building refuse to get in the new elevator...never a good sign. There was a three-day period where both elevators were broken, plus multiple shorter instances. They've barely begun work on the second elevator and are already past the total time they said it would take.
Complaints about this situation go nowhere. The building calls the issues "inconveniences" and says things like "thanks for your anticipated cooperation". On one occasion - the three-day outage - they offered a very small credit on tenants' accounts. Other than that, the only thing they've done is occasionally put out some granola bars or a box of coffee (but not enough for everyone), to make up for the "inconvenience" of having to walk up and down 30 flights of stairs to get to/from your home. On numerous occasions, I've left 15-20 minutes earlier than I usually do, in order to account for the time needed to deal with the elevators, and still ended up having to run or take a cab in order to not be late. I've had to cancel things due to both elevators abruptly being out of service. There's a financial and time component to this situation that potential renters should be aware of, in addition to the safety component.
It's great that the building is replacing the elevators, and of course the replacements can't be done without taking one of the two elevators out of service! This building should not have been built with just two elevators in the first place. But it's the owner's responsibility to bear whatever burdens come with purchasing and upgrading a property...not the tenants. The management is merciless, and they know they have everyone in a bind because they're a big RE corp and individuals can't afford to fight. They're also raising rent like crazy, DESPITE the fact that you might not be able to even access your very expensive unit!
I'm sure the manager will write a reply with all their usual talking points and say the project will be done soon, that the elevators are the fault of the previous owner, that it's just a small inconvenience, that the building is very responsive and cares about tenants, that they're just responding to the market, etc. You'll have to make the call, but when you visit, maybe walk up to your potential unit rather than taking the elevator, so you can see what it will feel like. And I'll look forward to the retaliation that is sure to happen because I wrote this review.

15 Cliff Street Management Staff are all well-deserving of a five-star rating.
They are attentive to resident needs, they provide a quick response to inquiries and treat residents with keen attention and optimum respect. The new management team as compared to the previous management group is remarkable in every way. Upon entering the building, residents are greeted with such warmth and friendliness. Any concern raised to management is quickly addressed and always with a positive result. They are very accommodating to the needs of the residents.
I don't believe it is fair to negate all the "positives" (and there are many) of this building by others criticizing the non-functioning of the elevators (if it happens it's one of the two). There's aways one that is functioning as they make an earnest attempt to return both elevators to full working status.
I don't hesitate whatsoever calling this place home. I send a special "thank you" to Brenda for all of her above-and -beyond assistance during my necessary move. I was sad we needed to move. Never know what the future will dictate.

I have lived in 15 Cliff for just over a year and have nothing but positive things to say about the building and management. 15 Cliff offers the best of Greystar property management (great organization and quick responses to any issues) with a personalized experience from building manager Nancy and others. The units have new appliances and finishes and the common areas (gym, rooftop, lounge) are clean and quiet. The maintenance staff has taken care of all requests within 24 hours and Nancy is just awesome. I love being able to walk to my downtown office and access almost anywhere in the city via Fulton station nearby. I cannot recommend this building enough!!
