Al Shafar Tower Business Bay

The cloud kitchen “Kitopi” in the ground floor make this place like industrial area with 24 bad smell, no parking available for the guests, garbage everywhere and hundreds of carelessness delivery biker around.

This is the most bad building I have ever lived in, I’m here in Dubai from 11 years, services of the building equal to the services in the industrial area, building name should be motorcycles building, drivers of the motorcycles are all the time inside the building setting on floor, no parking slots for any car in front of the building coz of motorcycles, too much complaints to the building management with no success, and there was no action from their side as well, keep promising, with no action
the entrance of the building is the same of the parking and the supermarket, most of the time we can’t enter the building coz of that.
Building is not safe to allow any kid to go down, as motorcycle drivers are setting on the floor, observing the people and eating
I don’t advise anybody to rent there 👎🏻
Wondering how come this building is located in the heart of Dubai, house does not deserve one fils to pay I have attached video for the stupid entrance with the motorcycles….

PROS
*Very clean building.
*Very spacious apartment by business bay standards.
*Good management team (very responsive)
*Maintenance is done well.
*Pool, playground and barbecue area.
*Well priced apartments.
*Very close to dubai mall.
*close to al khail road exit.

CONS
*Only have du connexion
*The building does not have fiber optic for the internet.
*Gas service must be used from SERGAS you are not allowed to have your own gas cylender.
*Lots of delivery bikes from the KETOPI company makes the area feels like an industrial area
(Sometime i feel like im in al quoz) and this takes away the premium area feels.
*Air noise from the bedroom sliding doors.
*Parking entrance is always blocked by some delivery or service vehicules.
*Morning time you can hear fights from the visitors of the night club located next door.

The building is bit old and it has air leak through balcony windows, so some apartments may feel heavy noice from the flyover and comparatively higher AC bills.

The environment is very good as you see in the pic.

This is just awesome house, spacious rooms, separate dinning area, view of water from all rooms, floor to ceiling glass windows, spacious two balconies, store room, maid room, etc. Yes there is some nuisance in terms of bikes of cloud kitchen and at times entry to the building remains tight, but direct entry to the walkway alongside water canal and over all feel of living in spacious house is just awesome. ❤️

البناء جيد مساحات كبيره المشكله في البرج لايوجد مدخل خاص للبناء للمشاة دخولهم يكون من مدخل الكراج والطوابق الارضيه مؤجرة لمطاعم ورائحه الطبخ على طول اليوم فايحه وموتورات توصيل الطلبات كريم وكتبي وطلبات وسائقيهم شوهه المداخل والجهه المطله على القنايه رصيف البناء يعج زبالة وفضلات المطاعم وهذا غيض من فيض😭
