I want to extend my deepest gratitude to Jennifer Llambelis for her exceptional service. She was incredibly helpful in answering all my questions about moving out and into another building. Additionally, she went above and beyond by arranging to block the elevators for me, making the moving process so much smoother. Her professionalism and dedication are truly commendable. Thank you for making this transition seamless!

We lived at BLVD 401 for 2 years. It was a wonderful time, and I’m grateful to the wonderful BLVD staff (leasing office + front desk) for making it so fun and hassle-free.
Pros of BVLD:
- No maintenance problems ever. The BLVD 401 building is new and refurbished, and if anything ever goes wrong, they’re quick to respond. We had several small, and one medium size, maintenance issues and they were resolved quickly (even on a national holiday!). In-unit W&D and AC/Heater were perfect.
- Lobby staff is great. I once lost a package and they went above and beyond to locate it. Even during the holidays, when other buildings have lobbies full of packages, BLVD packages move smoothly and effectively.
- Sky Lounge is GORGEOUS. I’ve gotten so many great photos up there, such a beautiful place to hang 😍 Gym and outdoor space on 6th floor is solid too.
- BLVD leasing was helpful on negotiating down renewal so we could stay an extra year.
Cons of BLVD:
- It’s ~10 min walk to a PATH station. The walk gets tiring, especially on cold winter days. The light rail behind the house does get you to Exchange Place but it runs every 5-10 minutes.
- The random farm garden thing downstairs is a serious waste of money. They provide free lettuce & greens to residents, but that space could be much better used as an additional lounge for residents, a mini supermarket, restaurant or something else!
- There are not enough food choices in the area. We almost always had to get delivery.
- The sunlight / views were limited, but that may be because our south-facing unit was on a lower floor.
- It’s not possible to switch within BLVD to another unit until your lease term is up. Timing the switch is hard so you may not have many options.
Overall, we had a wonderful stay — thanks BLVD team for making it so smooth!

Victor and the team at 425 Veris made the renting process effortless! He was always willing to show as many apartments I needed during my limited time in the area, as I was moving from out of state. He was responsive, and quick with every step in the process. A true expect in the area. I’m so glad I had him to lean on. Victor had helpful answers to all my questions and I absolutely love it here!

We have been living at Marbella apartments for about 6 months now and we have loved it so far. Our apartment is a recently renovated apartment, so everything feels brand new. Bonus is the view from the apartment which is amazing. The amenities are great including the gym in both the buildings, the swimming pool area as well as the rooftop terrace and lounge in M2. But the best part is the staff - the concierge is super friendly and welcoming and the maintenance staff are very helpful and understanding.
The rent is slightly on the higher side, but that is the same for any building in this area. So I would definitely recommend Marbella to anyone looking for a place near Newport.

Excellent rental apartment in M2 Marbella under Roseland residential management, in Newport Jersey city. Great amenities, views, facilities, 5 star hotel feels, poolside, gym, pool table, table tennis, terrace, golf room, party room, piano, multiple lounges to relax..... Great doormen, service and professional behavior. Much higher and better than usual Newport apartments. View from home posted in the Pic.

Great place to stay if you want to get away from al the noise in Manhattan. The apartment is well furnished and has an awesome view of Manhattan, especially at night. It is very easy to get to Manhattan with the path which is 8 minutes walk away.The Apartment is located in a quiet and safe area with plenty of dining options. Friendly staff. Please note that the pool only can be used in the daytime.
If you are landing in Newark airport then go to Penn Station in Newark ($ 20 taxi) and take the path to Exchange Pl. From here you can walk to the apartment in 15 minutes. A taxi from Newark Airport to the apartment costs $50.

I don't understand why reviews are so negative. I actually had a pretty good experience living at Marbella during my 14 months lease. The building is quite new with excellent amenities. The gym is well equipped and almost always empty, and pool is very nice and clean, with a great view of Manhattan. The concierge was always very helpful.
I liked the location of this apartment complex very much! It's just 5-7 minutes away from three different Path stations, and just 2-3 minutes away from a huge Mall and a great food store.
The area is very safe, just steps away from the waterfront.
I received my security deposit very quickly and never had any issues with management.
