This pool is awesome but the shower were flooding but after all it was awesome

Good place only the Bath shower only hot water.
And dosen't lift chair for disability people.

The people working at this office are incredible. They're very patient and always make sure they've answered all of your questions before they hang up the phone. Also, you never have to wait more than 2minutes on the phone before someone picks up and try to help you.
However, I highly discourage anyone to move into this community. Living here is not fun at all. First of all, when we move in, they gave us two parking stickers and one visitor parking that we could hang in a car and let it park in the community parking lot. Few months after that, they came up with this new rule on parking passes. Now, all visitor vehicles cam only park in the community for "14 days/year" most neighborhoods we've talked to do not understand. I called them, and the reason they're giving for that decision is, "people were abusing the rules on visitor hang tag," (Or whatever they call it) "no car should be using the visitor hang tag to stay in the community permanently. The community was built in 18xx, and at that time the average household only had 1 car." Well, we're in 2021, working class households have according to many reports on average 2.86 cars which can be round up to three. The "sweet" lady on the phone try to explain to me that people have been complaining about not having enough parking space when they get home, which not true. Theyve always been available parking spots everywhere in the community whether it's early or late evening. When you complain about it, they tell you, you can park your vehicles on the street knowing that there's never available parking overthere. They're several neighboring communities whose residents use street parking to park 4th vehicles. Working class families in MD with kids in college need a third car.
Furthermore, the start towing car at 6pm which is unseen. You cannot have visitors after 6pm. They once towed a friend's car as we were walking her out.
Moreover, $150 is paid to them every single months and I personally wonder what do they use it for. Most communities in Germantown charge less than a $100 for hoa fees. Just walk around the Germantown park community and take a look at the lawn. They barely take care of it. Right in front of our house is a very bushy forest with trees that I never saw anyone trimming. We've seen two(2) snakes coming out of there. We got little kids playing sometimes out there. That doesn't feel safe at all. We complained about it and they said it's our responsibility to make sure nothing gets into our property (our house) and they were going to send someone take a look at the bushes but they can't do anything to prevent snakes from being in there. That happened at the beginning of summer, to this day, nothing has been done to at least clean that area.
We absolutely regret moving in this community. There's barely anything positive about living in this place.

So my father went to get a parking pass for a friend and the office was closed every time he went by on Friday. First the sign said open again at 3pm then he went by shortly before 4 and they were completely closed. Today the sign outside our home area says towing enforced from midnight to 6am and we all went out. We got back just around 10pm and our friends car was already towed.

Very friendly and awesome carrier & the lifeguard were perfect.

Love the community, its definitely different than what it use to be, I now feel a bit more safe letting my kids go out to play

The area is costly and very beautiful .At the same time the HOA office staff is nasty. The lady sitting in office (call herself a manager) is very Rude and always interact with the residents with ugly look and bad attitude.If a tenant ask her any question, she answer like doing a favor. If she realize that someone is a Homeowner. She try to Act dramas and still talk with Rude behavior . How ridiculous is that, we (the homeowners) pay her salary, as because her salary is apart of our Monthly HOA fee and she make you feel like She is your Boss. I purchased a house an year ago and moved here. I heard so many complaints about her. My neighbor car was tow away, which was having a visitor pass hanging inside. My neighbor said that, she went to office for help. But was threatened that, office can not help and she need to deal it by herself. i had a chance to interact with her a few times, She always come out to be so rude and does not care about your concern.As a property owner and as a community member, i am keep hearing big complaints about her behavior. Off course we do not need our employee to disrespect us and Homeowners does not like this extortion. Because we pay her salry for services. And in reality she try to rule on us with no sense. I have much more to say about her extremely mean and bad behavior but i am having lake of time. Elected Directors please,,,please take the next step to Fire her. My neighbors were talking about arranging a formal protest against her extortion. That tyrant need to be fired immediately.Stop throwing our hard earned money in terms of HOA fees to give her almost $75000 for such a bad service..its a voice of 100's of homeowners.,,,Please be aware..
