Positives:
-great friendly doormen
-fantastic view from rooftop
-close to subways

Negatives
-unit is literally falling apart and “renovated” by painting over problems. Our bathroom ceiling kept peeling off and was just painted back “together”
-huge mold problem, no bathroom fans, mold also painted over
-old ac units with filters that probably havent been changed since the previous one broke. There is no fresh air or air flow. The unit is always so hot as a result. We ran the ac all through winter
- the “gym” is entirely broken. No cardio machine works besides the 2 peletons. Some move but the screens are all busted and the cable machine is broken. So if you just want free weights, good gym.
-the street is horrible and not safe. Someone died outside the front door. They were shot in the building beside us and then collapsed outside the lobby. Husband and I watched the ambulance take him. Google it.
-a homeless man followed me into the elevator once and asked my husband how much i cost…
-the washer and dryer only work 50% of the time and we already had them “replaced” once. They just go and get less broken appliances to fix your super broken appliance so itll maybe last long enough for the new tennant
-it is NOT a luxery building, don’t be fooled by the lobby fountain. Its luxery if you consider an elevator and a somewhat working super small washer and dryer in unit a luxery.

Old dirty small apartments. Leasing office guy is very unprofessional.

The leasing agent inputted our information incorrectly, leading 1 of us to never receive emails from the property management company and sometimes they remember to send the billing stmt to me, sometimes they don’t. Luckily the 3rd roommate always received it.

Some apts have newer washer/dryers with more features, but I got the older one, meaning sometimes the washer leaves clothes sopping wet, or the dryer takes FOREVER to dry.

Other residents are sometimes inconsiderate—the furniture was gone from rooftop for almost half a yr because people wrecked them, and furniture takes a while to replace. The poker table in the lounge is gone now too due to people spilling liquids on it all the time. Sometimes I smell cigarette smoke or weed in my hallway.

The good:
Amenities and other areas are always clean. I haven’t seen a single cockroach. The roof and lounge are great; we’ve hosted a lot of parties on both! View of Empire State Building 🤩

Elevators are always working; apparently, when one seems like isn’t working,” it’s bc trash is being removed or something is being fixed, so they’re all holding the elevator.

Doormen are all friendly guys.

The apts are warm due to the double-paned windows. Also great natural light.

I would give 0 stars if I could. The leasing agent, Sergey, was 20 minutes late to our scheduled appointment and was extremely unpleasant. He showed us the unit then let us wander the building to check out the rooftop and amenities. Despite the horrible 1st impression he made, we loved the apartment and location. He seemed like a typical Manhattan 30,000 dollar a year fake millionaire douchebag. We sent in an application asap, a couple days later Sergey calls us back to inform us that there was an error in the gross price of the unit and it was actually 300$ more than the price listed. Despite the management’s mistake they could not honor the price that was advertised and was outlined to us on the tour even after we turned down multiple offers at other buildings. Stay away at ALL costs. The management is extremely unprofessional and it’s a shame too because the building looks nice but is run by retards and douchebags.

Recently moved from Townsend 350 W.37th Bldg after living there (2BR/2BTH) for about 8yrs since the building was new. For the most part, enjoyed the journey and experience.

Ok, the PROS... luxury Bldg right in the middle of the hustle and bustle of Midtown. Close and walking distance to just about everything.... ALL major modes of public transportation, parks, eating and shopping. Was great having only a 15min walk to PENN to catch AMTRAK, LIRR or MNR to basically anywhere (Subway stations 5-10min walking distance). Restaurants, bars, TimeSquare, MACY's 5th Ave., Columbus Circle/Central Park all within 5-25min walking distance, as well as Grand Central and Bryant Park.

Apartments are spacious by NYC standards with great views for the most part, though with Hudson Yards sky high bldg construction and surrounding areas, those views are becoming encumbered. The super Ricky is great and all the Lobby concierge/security and maintenance staff are professional and cool. Has a great rooftop and well taken care of. The gym is ok, not for serious workouts though, but has a great basement lounge you can reserve. And there is a parking garage right next door. Never had an issue with Lalezarian management staff and were always for the most part responsive to requests and concerns.

CONS: The amenities in the apartment are subpar and need to be updated. The Washer/Dryers are a joke and take anywhere from 1-2hrs just to do a load of clothing. The elevators are horrendously slow during peak hours and were constantly breaking down, meaning if someone was moving in/out there was only 1 out of 3 available for tenants. Sometimes you'd feel you were back in a subway station waiting for a late train the lines were so long. Night security can be iffy, and changes constantly. When we first moved there, it was mostly professional tenants and few students, but over the years, most professionals have moved out and its becoming increasingly transient with students sharing 3/4 to an apartment. And along with the increase of students comes the rowdiness, noise, leaving trash in the recycle bins, etc. We lived on a hight floor so luckily didn't suffer much of this fate. Believe their were shortcuts made in the construction of the bldg itself (e.g. ELEVATORS) and we could hear tenants on the floor below through the vents whenever they were throwing a party or had a loud crowd over and/or if a next door neighbor was blasting music or having a party, walls aren't the greatest. Also, the bldg sits on 37th street which is the direct thoroughfare to the JFK Tunnel, so street is constantly full of traffic. And lastly, it takes almost 60-days to get your Security Refund deposit returned to you. Why is that? All and all, was great experience when first moved there, but if moved back to NYC, doubt I would move back there again. But it all depends what one is looking for and tolerance levels. But for a NYC living experience, could do much worse. For me, with so many other better choices in the area and in better neighborhoods at the same/similar price range, approx. $5300/2BR>, would opt for something better. Hope this helps with your decision! - A former tenant.

Been living here for 8 months. Nothing but problems. The building was built cheaply, using cheap finishes. Everything is slowly falling apart. For a building that's 8 years old this is very uncommon. The management does not care about tenants, don't even try. They would rather see you suffer than spend a penny.

Worked here for 2 weeks. Management is very unprofessional and ignorant. Worst company I've worked for. Still didn't receive my 1st pay. Aside from that the doorman are professionals and kind and always at service. Elevators are out of service which leaves work more backed up and tenants upset.
