Like with countless others on here, the Lofts property management team charged us thousands of dollars upon move-out to redo the entirety of the floors even though the damage to the floors was much less than that.

Their stance is that ANY damage to the floors requires them to redo the entire floors and that you must pay for 100% of the repairs. As advice to any future tenant, take your hardwood floor square footage and expect to pay $4 - $5 per sq foot upon move-out as a baseline move-out tax.

While charging such fees on its own is quite predatory, when presenting to us the reported damages and the associated cost to fix, the property management team immediately threatened to send us to collections and reminded us of that threat every time we questioned the validity of their claim.

Renters beware. The property management team does not care about being good to you. They only care about collecting your money.
My fiance and I are looking for a new home. We have searched all over Chicago's downtown neighborhoods and truly love the Lofts at River East. Can't get better amenities anywhere for the price and convenience!

I'm so impressed with this building. Top of my list for lofted buildings in great neighborhood in Chicago. Everything is lovely. Had the best experience during our tour provided by Brittany. She really knows what this building has to offer, inside and out. This building has everything I'm looking for. I'm wowed!
My boyfriend and I love living here! The lofty vibes in the apartment/building are great. Because it's a loft you will hear some additional noise from your neighbors. It's not enough to bother us, but just to be aware of. The staff are all great and we are right on the river. It makes us feel like we're in a more residential area but still right in the middle of the city.

This place is so smooth! All the benefits of a loft apartment with the luxury of having a balcony and true communal experience. Most lofts like this are walk ups and hard to find gems.

I moved into The Lofts at River East in April of 2023, and my experience has been nothing short of a nightmare. The primary issue was a malfunctioning air conditioner that took an agonizing seven months to fix. Despite over 17 maintenance reports and persistent reports of health concerns due to extreme heat in my unit reaching the 90-degree range, the management, led by Lindsey Brewer (who has since rebranded herself as "Lynzy") and Justin Perkins, displayed an alarming lack of urgency and professionalism.

In September, after threatening legal action after going an entire summer without a functioning air conditioner, I was offered a temporary window AC unit, but it was too little, too late as the summer months had already come and gone. Lindsey strongly discouraged and coerced me out of taking legal action, insisting it would hinder a resolution. When attempting to contact Justin, her manager, for assistance in my pleas for help, my calls and voicemails went unanswered, and his office claimed he had no superior for me to contact.

Lindsey assured me that she would "make the situation right" if provided the opportunity. However, when the AC issue was eventually resolved in November--seven months later--she asserted that it had been functioning perfectly all along, even claiming they had installed it in another resident's apartment after conducting a supposed "test". This so-called test, which involved pulling in already cold outside air during November, is inherently flawed, as anyone employing simple logic can deduce that external cool air would naturally skew the results. Regrettably, another resident will endure the same unethical and inhumane living conditions next summer that I faced this past season. I strongly caution against taking the risk of residing here.

This alternate narrative that Justin and Lindsey are claiming contradicted my firsthand experience as if my experience rooted in reality was a whimsical tale. Going so far as to tell me how I was an inconvenience to them for reporting the AC issues and how much money it cost them to replace it. As if I'm the problem for reporting the obviously concerning maintenance issue and wanting a living environment consistent with the lease that I signed.

The gaslighting from "Lynzy" (Lindsey's new preferred alter ego) and Justin, who persistently denied the severity of the issue and its existence only after the issue is resolved, is deeply concerning and unprofessional. Their refusal to acknowledge the reality faced by myself, my dog who fell ill because of the extreme indoor heat, and the numerous other residents raises serious concerns about their competence.

The building's elevators are frequently out of order, you smell (through your air vents) when your neighbors cook fish, go to the bathroom, smoke cigarettes, burn food, and the smoke fills up your unit as well. I had to have maintenance take the light out of my bathroom fan so it can run 24/7 just to make a dent in the shared air smells from my neighbors. I'm not kidding when I say you can smell every time your neighbor goes number two.... The lack of communication, basic respect, and the gaslighting stance exhibited is utterly unacceptable in addition to the numerous other issues with the building itself. I discovered that this management team has faced retaliation cases through an attorney I've been consulting with.

While the maintenance, concierge, and housekeeping staff are commendable, their efforts are overshadowed by incompetent leadership. Lindsey's dismissive attitude, inability to respond to written communication, and her gaslighting tactics are clear signs of a mis-led and unqualified management team.

This review is only scratching the surface of the complete and utter nightmare I've experienced while living here. Save yourself the trouble and look elsewhere for housing.
Surprised by the negative reviews for Lofts at River East! I’ve lived a few different places downtown and this has BY FAR been the best experience. My boyfriend and I are going on our third year here soon & we couldn’t imagine living anywhere else. The amenities are updated, the building is clean, dog park across the street, rooftop is beautiful, and there’s an awesome gym! The list goes on. The staff has always been SO friendly to us and we are so grateful! S/O to Karen at the front desk for always being a joy to be around. Thanks Lofts at River East team!!!!

The Lofts at River East is an inconsiderate, pretentious, overpriced establishment that does not care about the well-being of its tenants.

Most egregiously, when moving out we were charged THOUSANDS of dollars for small scratches on the floor near the desk and kitchen areas. Initial receipt of the bill was accompanied by an immediate threat to turn over the balance for collection. Despite multiple attempts to call the Lofts to clarify the charges, we were never able to get in touch with an agent. Given that we hired a cleaning service and frequently cared for the unit, this treatment was incredibly unexpected and appalling.

Additionally, while living at the lofts, we encountered incredibly aggressive/violent dogs that would snark and attempt to bite tenants. Many of the building tenants were incredibly rude and entitled as well, going as far as to push residents out of the way in the hallways.

Finally, the building itself frequently failed to deliver the “luxury” services that it promised. Carpets were consistently stained by urine and other waste. Often, 2-3 elevators would be out of service. Multiple items of gym equipment were out of service during the majority of our 18 month stay. Despite polite requests to fix these items, management almost never responded.

We were very optimistic after touring the Lofts and loved our unit; however, the way management extorts its residents, neglects necessary maintenance, and enables poor resident behavior is exceptionally disappointing.
