I recently rented my home through Masood Mohammad from Binayah Properties. Masood was supportive . He was approachable and responsive, which made things much easier.
That said, there were a few issues in the house that weren’t resolved before I moved in, I'm sure he is gone resolved it. If you’re looking for someone who is supportive and stays in touch, I’d recommend Masood!

I had a disappointing experience with Optimus Properties, primarily due to Salesman Hammad Khan's unprofessionalism. He demanded AED 1000 deposit into his personal account on my initial call itself, displayed rude behavior, and delayed sending an unprofessional receipt. Move-in was delayed, communication was nonexistent, and I had to visit his residence in International City at night to collect keys and access cards. (Imagine us having to beg him for OUR keys/cards for OUR apartment which WE had already paid. How ridiculous!) He also failed to refund the AED 1000 advance which I mistakenly forgot to deduct in the cheque payment, until I followed up repeatedly.
Post-contract, Hammad ignored all calls and messages, even during some emergency situations.
Optimus Properties' admin, Ms. Marci, was responsive to maintenance queries (earning 1 of my 2 stars). However, their maintenance partner, an unprofessional team named Khairul Aman Technical Services, overcharges for even the minor most works as well as major works.
The final insult was the move-out inspection, where they unfairly deducted my entire security deposit for unnecessary repairs (painting, hinges, WC hose pipe replacement, silicon work, and pest control). My apartment was in impeccable condition. (Not even a dot on my walls) Why will I have to pay for maintenance (if any) that is to be done before next tenant moves in! It is the landlord who is responsible for this! Charge me for something I had damaged and I would have been more than happy to pay for the replacement. But this was just pathetic!
Basically dealing with Optimus was my worst experience with any real estate agencies in Dubai.

Won't be different than some other reviews here about dealing with this company, but this was my most challenging experience in real estate in Dubai. I dealt with this company leasing an apartment in Damac Hills. Despite adhering to the lease terms and returning the apartment in good condition and on time, there were ongoing disputes regarding the security deposit. The company cited normal wear and tear, which are typically expected in any tenancy, yet they seemed intent on pushing these as reasons to deduct from the deposit, including charges for deep cleaning!!. Additionally, during my stay, there was a significant delay in addressing essential maintenance, such as fixing the air conditioning, which took over more than five days to resolve during the peak of summer.
Having lived in Dubai for over 11 years and moved multiple times, this experience stands out as the most challenging. I recommend that anyone considering dealing with this company thoroughly reviews other customer experiences and understands their rights before proceeding

This never crossed MIP’s mind when sending me the signed contract to do Ejari.
3. They handed me over the apartment with pee stains on the toilet. Pictures attached. Absolutely disgusting.

We planned to use this agency for buying a property in Dubai as it is the closest for us. However, we will not do it, because Julia can speak with moms and their kids aggressively and in inappropriate way, not thinking that they can be her potential clients.
Having office in the neighborhood with the kids playground is only her choice. So she should be ready that kids could knock her door and react in kids friendly manner.
I kindly recommend Julia improving and balancing her communication skills and getting a course for angry control.

Long story short.... You'd find your deposit deducted on flimsy grounds and imagined expenses if you don't use their agents' "known friends" for move out cleaning or not donate your stuff to them instead of someone really in need. Very unpleasant experience.
