Honestly no one should rent properties through this management company. I know of a few people that have rented through them and trust me when I say if you have a problem they will not help you and you’ll go months and months till you hear from them. If I could give them 0 stars I would. Do yourself a favor and rent through a different management company and save yourself a bunch of stress.
Maintenance work is promptly handled by the Lauder team. Moreover, Nalani Pimienta and her team attentively listens to the problems and offers suitable solutions.

Inadequate building amenities that allow for poor lease terms. They would rather defer their responsibilities than provide a good service to paying tenants.

Palouse Properties is hands down the best management/leasing company in Moscow. Keep in mind that most of the bad reviews on here are from first time tenants who aren’t familiar with the responsibility of having an apartment and keeping it in good shape. Our experience with them has been incredible.

We moved into apartments on Taylor Ave right next to campus, and were unaware that most of the other tenants there are in college and party almost 24/7. It was causing a large disturbance for me and my wife, and it was difficult to get sleep or live comfortably. As soon as this was mentioned to the leasing office in passing conversation (I didn’t even go in to complain about this, it was a separate issue), they expressed great concern and said they would do their best to find something else for us as soon as possible. This was on a Friday, and by the next business day, Monday, they had found a new place for us that fit our budget and lifestyle PERFECTLY. We were going to be struggling financially with paying the security deposit amid other bills, and they worked with us to ease the tension on our bills. I have never once had a landlord ask me, “I understand you’ll be able to pay the deposit, but how much stress will that put on your home budget? We don’t want that”. This kind of care and decency from a landlord that has to make money to pay their own bills is something that I think should be a standard in the business, but is not and is something I have only found with this company.

This company truly cares for its tenants and has EXCELLENT customer service and maintenance. If you are looking for a place to live in Moscow, please do yourself a huge favor and use this company, because they are hands down the best in Moscow, and best I’ve ever had.
I had a great experience with Palouse properties! My unit was very clean when I moved in, paying rent was always super easy and in the one case I was a couple days late on rent they worked with me on it. When I lived with a Roomate they split the rent evenly between us so I was only responsible to pay my half. When I moved out I deep cleaned the place and got over half my deposit back. I would absolutely rent with them again :)

My experience with them was highly unprofessional. Not only did they provide wrong numbers on the lease agreement and increase the total amount, but they also charged a ridiculous amount of money. When I attempted to contact them to discuss these issues, I couldn't even get through to speak with anyone. Their lack of responsiveness and exorbitant fees are completely unacceptable. I strongly advise others to steer clear of their services. Overall, I'm extremely disappointed with their conduct and level of customer service.

Horrible place to rent from. We received our letter and they charged 300 for carpet cleaning and 270 for additional cleaning when we left it really clean. They are horrible at communicating with their tenants and they don’t care about our opinions. They really do want as much money as they can get from you. Don’t not rent from them!!!!
Team Idaho is a terrible company to work with; they constantly try to scam you and overcharge for anything they can think of. I would recommend avoiding Team Idaho at all costs.
They are an upstanding property management service! The people are friendly. They address fair with leasing and work with you to help you get your deposit back. They aren’t price gouging. I pay $980 for a beautiful 2B/2B and I absolutely love it
Too much attitude from Laurie and Tabby. Uncoordinated management, maintenance appointments cancelled without warning and rescheduled without reaching out to me. Don’t give consent for a walk through if you expect them to show up on time, they come when they please.
I have lived in a building this company manages for 14 yrs, and since this company took ownership of the building I'd say, about 3 to 4 yrs ago, it has been a terrible place to live. They never have anyone clean the building and it is absolutely filthy, nothing gets repaired in a timely manner (we're going on day 4 of no consistent hot water), anytime I try to talk to the employees of this company they are either rude or just plain ignore me and do not respond, I've known several people who have moved out that they have tried suing for insane things, several people have gotten bed bugs and they have made the tenants pay to exterminate them (which is illegal), they keep upping rent without making any improvements except for what they call "luxury wood floors" which are far from it, and honestly the list could go on and on. I would never rent from this company unless your only option is homelessness. I've been trying to get out for awhile, but of course the pandemic has ruined a lot of things. Not to mention this company will absolutely not let you do anything less than a year lease, every single year. Most companies I've dealt with you can do month to month after your first lease. Not Lauder however because they literally want to get any penny they can out of you. They do not care about their tenants one bit.

*Editing to add we have now been without hot water for TWO WEEKS! They finally ordered a replacement for the boiler system, but I know for a fact they knew it needed replaced at least at the beginning of March (most likely longer since the hot water has been going out intermittently for awhile) and did not order to have it replaced till the old system could absolutely no longer be fixed. They are providing no compensation for having no hot water either, which is illegal at this point. It has cost me money and time to travel to friends to shower and buy plastic and paper silverware since we can't wash dishes. They rarely email with updates, and do not respond when you send them an email. These people are literal slum lords.
If only a negative star was an option. Unfortunately you have to at least put one star for your review to be seen so that is the sacrifice I’m taking to make this post. I’ve never seen such unprofessionalism in my life. They are known to offer people jobs and request they change their school schedules and other priorities to work when Alliance wants them to. After they’ve given you a key and you’ve changed your whole life schedule for them, they take back your employment offer (through text) with no warning or even willing to make a compromise. Then they also decide to just change the locks rather than ask for the key back because they’re too afraid to have confrontation with a problem they created themselves. This is not the first time they’ve done something like this either. Please never use this company, instead report them to the Better Business Bureau.
I applied for this job and was promised the position. I quit two of my jobs and was under the assumption that I would have this job. They never filed any paperwork or asked for identification yet they gave me the key to their building. The day after giving me the key, they gave me the call that there was another applicant that they were going through with. Everyone is leaving this company and I can’t help but wonder why. They had poor communication skills and two times failed to tell me there was something that I needed to be present for and expected me to come last minute. Read the other reviews and this one, don’t rent from this company l.

Not a great company. Poorly maintained units, and the management gets emotional over things that should be purely business.
I do recommend team Idaho property management for any potential tenants. Their tenant portal is very easy it use, from paying for rent, to requesting maintenance. The staff has always been very welcoming, helpful and professional. I’ve rented for this management company for nearly two years and it has been one of the better renting experiences I’ve had.
Because I think this is the property management that the Idaho 4 college students paid rent to. No one has made a statement except the women on the news who said. She would enter the apt and no one up stairs would know she was in the house. So did they expect you. My problem is not knowing who truly owns where one is paying rent to and strangers able to access property without being on record. So I feel this is a real Public interest situation when paying to become victims. Then the colleges continues to recruit new students This needs public attention. Where ever in the world that has a college community

If you can avoid renting from this company, I would highly recommend that you do. It is hard to summarize ALL of the issues into a short paragraph. The current problem is that the hot water supply has been down for the entire apartment complex for 5 days. Lauder Management is aware of the problem, but has yet to fix it. They claim that it is their number one priority, yet we have not seen anyone working on it. They say that a plumber was there Friday (3 days ago) and that he was pulled away for a different issue. Multiple people in the apartment complex have tried to contact them via phone and email for the past 3 days, though they are not responding.
Do not rent with them. My apartment flooded twice and in the winter the pipes froze and broke, which flooded the house’s basement. Alliance Home Management’s response to this was to install a space heater in the basement that I was charged for, meaning I paid around 320$ in January 2022 for electricity. 320$ to power a studio apartment for one month when previously my bill was around 80$ in the winter. They practically never answered my phone calls, in June of 2021 I waited 12 hours for them to send someone to fix my sink while it flooded the kitchen with hot water. (This was so bad my ceiling tiles peeled off and they had to redo the entire ceiling in the kitchen.) After all of this they charged me 1700$ for “cleaning” fees at the end of my lease.

I’ve attached photos from the kitchen fiasco in this review where you can see the sink broken, the floor flooding (at least an inch of water), the ceiling panels coming down, and the brown water collecting on the walls. The sink was not gushing out gallons of water per minute, so hopefully these photos go to show just how long it took them to respond to this incident. (Also I came home to this after working all summer as a wild land firefighter, what a great way to wind down after a busy summer 🫠)

Now, months after, I call the main office to see what they’ve done with my mail only for them to say the address forwarding document they required me to fill out means nothing and I have to go to the post office and find my mail on my own. The receptionist had an attitude the entire time and spoke to me like I did not speak English. When I asked her why they forced me to fill out a forwarding address form if it did absolutely nothing she did not have an answer. Do not rent with Alliance Home Management, they are a complete mess and will overcharge you at the end of your lease agreement.
We have been renting through Welcome Home Property Management since we moved to Moscow in July 2021. I am a bit frustrated with some recent contact that I have had with the office staff over the last several weeks. I contacted the office on 8/15 in the morning to report that on Sunday our shelf and closet bar in our Master bedroom closet had come crashing down and needed to be repaired. I spoke with Christine who took all my information to submit a work ticket. On Friday 8/19 I called to follow up as no one had reached out to schedule a time to come in, as we have a dog they cannot just enter whenever. Christine again took all of the information from me and did mention that they had been short staffed in maintenance over the last several weeks but that the were getting caught up and I should hear back from them soon. I again called on 8/26 after hearing nothing from anyone about scheduling. I again reached Christine who has again gathered all of the information as she could not find a work order ticket from any of my previous calls about this specific situation and mentioned she would put the message on Rachel's desk who would get to it first thing Monday morning as she was gone for the day. I decided to follow up on Monday morning, 8/29 to ensure the ticket was actually logged correctly. At 9:30 am I left a voice message on the maintenance line. At 2:30 pm I called back to see if I could reach anyone again and this time I reached Rachel, who was very aware of my situation, informed me that they have been short staffed and my situation did not fall under a priority call. I asked her if I could have my husband fix the closet shelf and take the expenses off of our rent which she very abruptly notified me the office does not do things that way and that the earliest I could be scheduled would be for 9/2 between 9-noon. I let her know I would need to check my schedule, which I was doing while we were on the phone, only to be notified abruptly that this would be the only time available for this to get fixed. Luckily my schedule is open during that time on Friday so we booked it.
My frustration comes from I believe I have been very patient with this situation. I understand there are probably more pressing calls before this one and calls should be prioritized but I also don't think it is appropriate to not even put my work order in the system for 3 weeks. I even proposed a solution that I thought was very reasonable, if you are short staffed wouldn't you take help wherever you can get it? I get that this may not seem like a huge priority for others however my husband and I both have hanging cloths laying on top of our dressers. This shelf that came down is where my husband hangs all of his dress shirts, slacks and coats. We shouldn't be put out this long for a relatively easy repair that I can't imagine is going to take all that long.
Our rent went up $100 a month with the renewal of our lease. We have been waiting for the blinds in our rental to be replaced since we moved in over a year ago as they were on back order when we moved in.
Our front door still needs repairs from when we first moved in as there are gaps at the top, side and bottom where air comes through as well as light and in the winter we are paying higher electric bills than we should for a poorly insulated door that has been reported several times.
I have mold on the ceiling in the upstairs bathroom that was reported upon move in (I didn't realize it was mold, just thought it hadn't been painted well as you could see dark patches coming through). When it was really bad about 3 months ago they did send someone out, which is when I learned of it being mold. They advised it was because the bathroom fan wasn't working properly (which was reported at the time we moved in as well). They cleaned the spot with something similar to Tilex and did send out an electrician to finally fix the fan.
All these other items we have reported and we just sit and patiently wait. So I don't believe my request is all that unreasonable.
Currently renting with them. I've had nothing but poor experiences with the higher ups in management. All of the employees I've met were generally nice but obviously work under very poor leadership. I've rented with just about every management company in town (including Whitepine Property Management when they left the states with everyone's security deposits) and I still would not recommend this company to anyone.
Bought my property, doubled rent. Called my dog the n word .

Update: added a $30 a month fee for the owner's nephew's bar mitzvah. Wish I could give 0 stars.

Nalani and Shannon are the 2 people who I've interacted with the most on the Lauder team, mainly Nalani as of late. I can honestly say, I've yet to have another person work so hard to help me. Nalani was a massive help when I wanted to remove my co-signer from my lease, there were snags due to tech issues (no one's fault, it's technology; it glitches) but she remained positive and responsive the entire time. She was personable, friendly, and genuinely wanted to be helpful. Thank you Nalani, you're amazing!!

As for my other opinions? The maintenance team is extremely quick to respond to requests and they do a great job. The property itself that I live at is older, so there are some quirks but nothing has happened that hasn't been quickly resolved by management or maintenance. Rent and pet rent is VERY reasonable. There's a reason I just signed my 3rd lease for this apartment! I plan on this being the last lease I sign with them since I'd like to move out of state, but I know that I'll miss living here and I'll look back fondly. Thanks Lauder for being my first real home after graduating college, I've had a great time living here!
I have rented from Team several times. Merida is the best as she's gone above and beyond assisting me with any issues I have encountered. I've always gone in their office to be met with smiles from Merida, Adam, and Dena. They have all been very professional in all my interactions with them. Most importantly they have always reassured me when something comes up unexpected and still go beyond what other PMs would. I would highly recommend them to anyone needing a place to rent.
DO NOT RENT FROM THIS COMPANY. Wish I could award 0 stars. Absolutely the most rude and vile people, no understanding whatsoever for college students with limited means to store their things. Previous tenants were friends of ours, and we the future tenants. We all left a few boxes of things and various furniture in the house. Paying rent for the dammed place starting June 6th (not to mention we have ZERO use for the place until August when school obviously starts) and we are not allowed to leave our things there for the singular week of May 30th to June 6th. Disgusted with the treatment we received and no doubt the bias that we are college students so they can treat us however they please.
The worst property management place I have ever dealt with. Spent 25 $ per pet for application for our dogs. Put pictures of them front and sideways, provide there vet records on top of 35 per adult! Combined we make over 5000 a month and turned us down when he has a credit score of almost 700. You don’t get your money back. I wish we would have read the reviews before we waisted all the time and money we put into an application! Quite honestly I’m glad we didn’t get a place through them from the reviews they are scammers and don’t fix anything that needs fixed, just give you the run around. DO NOT RENT FROM THEM😬😬😬
They treat tenants terrible if the renters have any issues with the apartment. They give you the run around and if you still persist on the issue they will ghost you. If you go in and talk to them they will give you a reason on why things are taking so long to happen and give you a loose promise it will be finished. They do what they can to just get your money regardless of how they treat their tenants. I have had an on going issue with my bathroom for over a year that still is unresolved and when I tried to see if can get some compensation for it, they give me no answers and then stop responding if I tried to get a response as to why they won't provide this from them or the landlord. Don't rent from them if you are able to, you will regret it in the end.
I was a tenant for almost two years, had a great experience renting! The place was a little dirty when I moved in but nothing an hour of cleaning couldn’t fix. I did have a slight problem with the water heater for a while after I moved in - turning on the hot water would cause the whole apartment to smell of sulfur, but I was always able to get ahold of someone at the office and they would send someone down within a day or two to flush the tank. The smell did keep coming back, so I don’t think it ever got shock-chlorinated, but if you’re living at 1330 S Main #1 and this problem continues, I suggest maybe pushing that solution :)
But in my experience they were very responsive to emails (within a day) and always kind and professional!

They were also very flexible with adjusting my lease! I was due to move out mid-September but ended up finding a job that was going to require me to move at the beginning of July, so I was kind of bummed I would have to pay for 2.5 months even though I wasn’t going to be there. However, with September being kind of late for move-in season, they offered me an early termination agreement and prorated my rent for the month of July. Which worked out perfectly and I SUPER appreciated that, because moving ain’t cheap!

My only complaint was something not even alliance-related: my upstairs neighbors. I don’t know if it was just the building (old??) and possibly lack of insulation between floors, but man they sounded like elephants stomping around with cinderblocks on their feet. That’s the only thing I don’t miss about that apartment. Good luck to the people living under them now!
The absolute worst rental company I have ever done business with. The staff and owners were very rude and made it very clear how unprofessional they could be and that they don’t care about anything, but money. We got charged extra for things we provided in the first place and not to mention when we called back to get a full list of detailed charges they gave us a fishy response and couldn’t seem to find the original papers. Will never do business with them again, and most definitely with never recommend to any of our family or friends. Do better Home Alliance. Accountability and honesty are huge especially in owning a business.
We've been with welcome home for almost a year now, always fair, quick, and friendly whenever anything comes up! No qualms about washer issues, and just overall very pleasant. Lease renewal was easy and quick, rentals are good!
We rented a duplex for two years while finding a home to purchase. We had a great experience and Alliance was very easy to work with. Communication is key and they were always responsive and ready to help when we needed it. When we moved out they were fair and kind. They were quick to help us get the place rented so we could end the lease and move into our newly purchased home. We would definitely recommend them to friends.
We have rented from WHPM for about two years now, and plan on staying at least another year!

We came to WHPM after having an absolutely terrible (and unsanitary) experience with a competing rental company in the area. WHPM has provided a clean and well maintained apartment that was built within the last decade. I'm so thankful we were able to find this place, especially with pets.

When we first moved in, we needed help with the lock and the maintenance person responded right away and was really professional and helpful.

They take cleanliness seriously, and will warn tenants who don't clean up after their pets. As a pet owner, I appreciate this.

We plan on renewing our lease for at least another year, and really feel like our apartment is home.

We have not had any issues with them and have recommended our apartment complex to friends and colleagues.

I have lived in two Alliance Home Management properties, and I can confidently say it was two of the best landlord experiences I've ever had. Joseph specifically is communicative, helpful, and flexible, and he's quick to advocate on the behalf of his tenants. Alliance has an interesting portfolio of properties, including cool old vintage buildings that they never hesitate to update. Any maintenance request I've made has been tended to quickly and efficiently, and I haven't hesitated to request updates when they're necessary. I was able to paint my unit, get a new stove, repair the rain gutters, and work with Joseph on carpet cleaning when I moved in to my most recent apartment. Highly recommend.
I am a home owner and Palouse Properties has been renting out my home for roughly eight years. In that time I've witnessed Palouse Properties getting repairs completed for a great deal less than contractors charged me for the same repairs, they keep the unit continually rented and do an amazing job keeping the rent adjusted with the current Moscow market. As a home owner, I could not suggest a better agency to rent your home. They were truly amazing, professional and super friendly. They even went above my expectations when it came time to sell my home by helping arrange other repairs. Great group of people!

Ever since our move to Moscow almost 18 months ago, Palouse Rentals has been nothing short of first-class. Our arrival to the area coincided with the start of the school year, meaning that not only were apartments at a premium but also those that were available were generally geared more towards students than a newly married couple such as ourselves. Even in these testing circumstances, the company worked with us to find somewhere that we have happily called home ever since, all subsequent issues dealt with promptly, all communication clear and precise. Deserving of particular praise is Helen. With our slightly atypical situation, it was a relief to find an agent willing to work with us as much as she has and, if you are considering a rental in Moscow, ID, it would serve you well to begin by seeking her out personally.
After trying to get a hold of them over the phone and through email I I to get any meaningful progress. I finally travelled to Moscow and met with them in person about an apartment. They told me it was available. I was told I had to fill out the application before I could leave a deposit. I insisted on leaving the deposit and paying first months rent at the same time of applying to ensure the last unit would be reserved for me. I was told not to worry because they had no pending applications so I would I would get it "without a doubt."

" Expect a call by Monday at the latest". No call. Tuesday I call them and I was told everything looks good on mine and my cosigners applications, including the $70 worth of fees, nonrefundable of course. I just needed to fill out the pet application saying I didn't have any pets. I Immediately did this and was then told they no longer had that unit available, but I had the "opportunity" to get a 2 bedroom apartment for a mere $400 more a month.

Before you pay an application fee make sure you have them email you that upon approval if the application the specific unit # you are interested in will be yours. If not they agree to refund the money. This is a very important step in dealing with them. It's not a bad racket they have going. Get you to apply for $35, then force you into a more expensive unit. If you dont want to pay more, they at least made $35-$70 dollars in application fees.

Another agency in town found me another unit, doesnt charge an application fee, answers your call on the first ring, emails you back same day, and was much more pleasant to work with.

I've been waiting since last fall to write this review. We rented with them for 4 years (2014-2018), having one of the "better" rentals. They stole our $800 security deposit because we moved across the country and they probably thought we'd never make the trip back to take them to court. Wrong move on their end because after reading all of the reviews on here about their thievery, we came back! To begin, every incredibly necessary repair they said they'd make was a lie, such as fixing the back door that DIDN'T LOCK or replacing the deck that had impressions and soft spots from rot. We asked for a deadbolt for the door since it didn't lock properly to which they refused, and their own contractor came out during our second year and told us there was no way we should go on the deck during the winter because it could collapse (on top of the cars in the garage below, mind you). So we didn't, and therefore asked that they send someone over to shovel the deck during a heavy snowfall. They refused until we got horrible water leakage into our front hallway that ended up leaking into the neighbor's apartment below. I tried to look up the so-called cleaning business they hired after we left and we couldn't find this business listed anywhere, so it's very likely it was a fake invoice. The carpets were also 5 years old when we moved in, but when we moved out they tried to charge us to replace the carpet that was nearly a decade old. The cleaning checklist they sent to us was different than the one they brought to court, and they tried to make us pay for hauling away garbage such as tires left by other tenants when they moved out. They also always gave my husband and I grief for never allowing anyone into our home while not there. Additionally, our fridge broke in the summer one year and all of our food went bad, and they wouldn't reimburse us. Then when our dishwasher broke the following week, the repairman came over and sure enough, he said it needed to be replaced. Unbeknownst to us, the landlord knocked on our door unannounced literally 2 minutes after he left to come "make sure" it wasn't working. Which meant she was lurking in the driveway waiting for him to leave. Long story short, we were promised all-new appliances when we moved in and they were FAR from it. One time they even cashed 3 rent checks all at once after not cashing them for 3 months and overdrafted our account. The list goes on! Overall the management was awful and they do not under any circumstances do anything to improve their properties. As our newest neighbor moved in, her older father mentioned to us that he remembered when the place was built in the 80s and he's watched it slowly fall apart because of the lack of maintenance (trying to convince his daughter to pack up and find somewhere else). Our advice: if they unjustly take your deposit, take them to small claims court. It worked for us and will likely work for you. Go get your hard-earned money back.
I deliver here all the time, everyone is friendly and the apartments look great, not sure why all the hate on the management, they are doing great on the property

Words can’t tell you how bad this company is. Just take it from me, we couldn’t get out of there fast enough.. Missing kitchen drawer and multiple screens throughout the entire time we were there. Everything was disgusting when we moved in so we had to clean before even moving in. They have taken up to 3 weeks to deposit rent checks before. Repairman is friendly, but probably needs more training on basic repairs and how not to bleach a tenants sheets... We also ended up with no power in our living room and kitchen for almost a week despite calling their business phone, emergency phone AND email. Apparently sparks coming out of the outlet weren’t that important. Unknown to Palouse Rentals, we ended up having the Fire Marshall come take a walk through because we actually feared for our safety and we’re told that basically all outlets needed to be replaced because they were so outdated or this would just happen again. And the mold.. Oh the mold.. EVERYWHERE. Every single windowsill and the entire bathroom ceiling were absolutely covered and I even tried buying a dehumidifier to help it! Parking in the winter is impossible since everyone gets stuck on the hill. Along with parking, did I mention that they didn’t announce it anywhere besides one paper on a bulletin board in the janky laundry room that you needed to get a parking pass? Since they did this instead of giving everyone an official notice, we all received these GIGANTIC orange towing stickers across your drivers windshield that wouldn’t come off with water, oil, soap, rubbing alcohol, nail polishes remover, should I go on... They’re response? Come down and get a parking pass. HOW CAN I DRIVE WITH A GIANT STICKER ON MY WINDOW. They take advantage of students with their cheaper pricing compared to others in Moscow, being close to campus, and being pet friendly, but save yourself from the stress. We lost $170 out of our deposit for unknown reasons since they just decided to stop replying. I know this is a rambling list, but this is everything we experienced in 1 year and moved out a month before our lease ended.
We had our ups and downs with Welcome home and overall the whole experience was more positive than negative. One must remember that this is a MANAGEMENT company that is in between it's two customer bodies. Owners and Renters. Often times the Owners are unreasonable jerks who live far away and are out of touch with their properties maintenance needs overall condition and market value. Owners can flat out refuse to authorize repairs or replacement items putting the management company in an impossible position. On the other hand Renters can be and often are, unreasonable , demanding , detached from reality and destructive. I am guessing that a very large percentage of Welcome Homes business day consists of coping with the above two described customers. A pleasant or positive encounter may briefly occur from time to time but it's undoubtedly rare I would imagine. The company isn't the slumlord we all hate. They are stuck in the middle of the slumlord we all hate and the tenant. Trying to eek out a living as conflict manager, complaint department, maintenance and repair contractor listing showing leasing and evicting agent in a demographic that is notorious for housing shortages or more accurately, "Quality and affordable" housing shortages.
That being said there is obviously room for improvement, one might say a "Bonus room" even. The maintenance team headed up by a fellow named Tyler does a great job and the office staff albeit a bit disorganized was always pleasant with good intentions. My advice to you reading this review is Don't expect so much from these units. They have been through numerous leasing cycles. There will be issues
and just be aware of that. Be reasonable and polite. Follow the lease rules as best you can. Take some photos and when your lease ends leave the unit better than you found it. In conclusion I must say that when I thought Welcome Home Properties was going to do me wrong at the end of my lease I was pleasantly surprised when they did the exact opposite. They get an ATTA BOY from me and mine and a heart felt Thank you.

I was with this PM for three years! I was recommended to stay away from other PMs and Palouse was the best decision. If I had an appliance brake, they fixed it, if snow dumped on my driveway, they fixed it.
I’ve moved out and got a good portion of my security deposit back from three years ago. Keep in mind that we only spoke to Palouse and never met the owner. So if you rent from Palouse and is handed off to the owner know it won’t be a similar experience to myself.
Always paid rent on time. But if you’re late occasionally, it never seems to effect the service.
Palouse Properties was another reason that my experience in Moscow was amazing!
Lived on Morton Street for 1 year in a studio. I was very pleased with everything. Never had any issues in the apartment and the floor and appliances were all very nice. I did everything on their move-out cleaning checklist and I was impressed with the deposit amount they gave back. Sometimes apartments try to take advantage of you when you move out with little damages but I felt they were very fair with everything! I would recommend to anyone I know to rent with them! :)

I'll keep this simple as to why I hate this rental company so much. The properties are fine, however they did 4 things that have left a permanent impression on me.
1.sent maintenance into my apartment without warning while I was sleeping to fix an issue I did not have. They didn't even try to wake me up before they started working.
2. When I had a broken shower head they simply handed me a new one and said "you're a guy, you can figure it out"
3. Was going to have my motorcycle towed without even calling me to resolve the issue, the only way I found out beforehand was because rent was due and I went in.
4. Charged me for 9.75 hours of cleaning on a damn near spotless apartment which ate up over half of my deposit.
If you want a rental company that will treat you like you're not worth their time, this is perfect for you. If not, I would look elsewhere.
Management is rude and unwilling to work with you. Be warned they are very rude and judgemental.
I've rented from this company for a few years now and they have been amazing! Always available, helpful, and the girls in the office rock! Would highly recommend this company to anybody looking for a rental!!!

Lived at a couple of their properties a while ago. Apartments were okay, nothing fancy, but they did some things that bother me to this day. The Maintenance gal would enter my apartment when I wasn't home (after I asked her to wait) and would leave a stench of cigarette smoke behind. They didn't return my deposit for another property I lived at with no explanation why. Repeated calls to them were never answered.

We have really liked living here. Management is great. Place is clean. Maintenance is quick to respond. Paperwork isn't the funnest thing in the world but for the amount of money we save doing it it's totally worth it. If you never want to hear your neighbors then your best bet is buying a house with several acres of land surrounding it. The noise level here is very mild compared to a lot of my friends who live in other places in Moscow. Apologetically, we are probably the noisiest of all our neighbors...trust me, we would love the kid to be quiet too.
Called the manager (Caitlyn), who barked at me like a drill sargeant and would not let me ask the questions I needed to ask to decide if Creekside was the place for me and my Autistic daughter. I called her supervisor/manager, Marie, and she could not have cared less. This is NOT the place to live if you wish to be given any kind of care or respect. Caitlyn speaks loudly in clipped vernacular and will not let you get in a word. Good luck!

I have been renting from them for 2 years now and so far it's been excellent, when things have broken they've called maintenence or appliance guys right away and have never had an issue. I have yet to move out and see if I get my damage deposit back, but they are very laid back and have great customer service. I would highly recommend them for renting as opposed to the nightmare of renting from University city.
We rented from Palouse Properties for three years and I would highly recommend them! We moved to Moscow from out of state, and we were nervous about renting based on the poor reviews for agencies in the area. From beginning to end Palouse Properties exceeded all of our expectations. The staff were always very friendly and helpful whenever we interacted with them. I was VERY impressed with their timeliness in addressing maintenance issues. They always sent someone within 1-2 days, and if something couldn't be repaired , then it was replaced brand new right away. In talking with friends who also rent from Palouse Properties, the decision for maintenance updates may depend more on the property owner rather than this agency... but either way, Palouse Properties seems to communicate if it is not their decision. As anticipated, we received back our deposit except for the price of carpet cleaning when we moved out. Honestly, I think that's $ well spent - I was grateful that the carpet had been cleaned before we moved in (They even showed us the receipt from the cleaning company). We've rented from a lot of places in different cities over the years, and Palouse Properties has been one of the best!

Will not provide a good credit letter stating that I paid my water utility, despite paying rent for 3 years.
My refrigerator went out within a couple of weeks moving in. Had maintenance come out and determine it needed to be replaced. Apparent scheduling conflict with delivery, so I never heard about a replacement refrigerator again until the next year when I asked about replacing it again.
Did not come and repair the wind damage that I informed them about. I also had a large group of feral cats living under my house that they refused to take care of. They told me that I needed to pay animal control to take care of it, despite the fact that they were never my cats to begin with, but the previous tenants. On a separate occasion, the property manager told my neighbors to kill them and throw them into the cesspool behind the house. Clearly this is all word of mouth, so can't be proven either way.
The second year I lived there, my rent was going to get hiked 35 dollars, despite the fact that the neighboring trailer was in better condition and staying the same rate vacant. When questioned about this, they informed me it was just to stay competitive with rates. I told them that I would like to move into the neighboring place for the same rate, and they dropped my rent 20 dollars, resulting in a only a 15 dollar higher rent than that of the neighbors. Not worth the hassle of moving.
However, I did manage to get most of my deposit back, despite the fact of staying there for 3 years.
Much like other rental agencies in Moscow, your experience may vary, and rent at your own risk.
Pros: -Decent price on the apartment we stayed in.
-Fairly hassle-free maintenance and replacement of items.
-Nice to have a washer and dryer within the apartment.

Cons: -Leave a phone message after hours, especially on the maintenance line, and you will likely never hear back. Email is somewhat better, but best is to call while they're open.
-The main office is clinically understaffed and disorganized. Make them state back to you any appointment or statement you've made with them for confirmation they have it right.
-The damage deposit was very expensive, exceeding a month's rent by over $300.
-The exit cleaning checklist ensured that I am going to avoid renting with this company again. Request to take a look at it before you sign a lease. We spent at least 40 hours on an apartment we had cleaned regularly and were still charged $60 for cleaning fees ($30/hour for two people). The list includes replacement of items that fall under normal wear and tear, like lightbulbs and smoke detector batteries. Also be aware that $170 of your deposit goes to carpet cleaning no matter what you do.
-The apartment we stayed in had practically no insulation in the floor/ceiling, making it possible to clearly hear conversations in the apartment below us at normal speaking volume. Be cautious of the North Almon Street properties for this reason.
I had bad experiences with Welcome Home. At first they were very nice and helpful about finding us a place that met our needs, but after move in, things changed. They wanted to barge in for "showings" all the time (where they enter the space you're paying for with groups of strangers to show them your crappy 2 bedroom apartment, even though the lease isn't up for months.) They felt more like "spyings." We had one of these personal invasions posted on our door when we got home from the hospital with our newborn baby. Another 2 times they showed up unannounced, and once they walked in without even knocking! At these times there were empty apartments in the same building, so there was absolutely no reason to do this to tenants. I also informed them about a broken dryer in our building, that was in my mind a fire hazard, it was making horrible noises and had left my clothing melted and with holes in it. I was told they were unaware of the problem and that someone would fix it ASAP, they never did anything, not even an Out of Order sign- this is how much they care about their tenants. Finally the deposit; I cleaned that apartment thoroughly, I dusted the ceiling fan, wiped down the baseboards, the windowsills, cleaned under and behind the stove, etc., and everything else that one might hold a grudge about, and I still got charged $90 for cleaning (at $30 an hour,) on top of the non-refundable $140 carpet cleaning, (for a tiny two bedroom apt.) I called to complain about this and was sent pictures that are supposed to justify this amount. I did miss a spot under the fridge, and apparently I didn't do a good enough job behind and under the stove, (even though it clearly hadn't been done before I moved in as there were packets from Pizza Hut under there when I swept it, and I know we never had any Pizza Hut while living there.) I was told they cleaned it for probably 6 hours, (which is insane) and that they only charged me for half... As if they were doing ME a favor by only charging me nearly $100 for wiping up a mess under the fridge and dusting out a windowsill. Absolute horse crap. These people are super friendly going in, but it's all an act. I really wish I had gone searching reviews before I rented from them. I will never rent from them again.

lived here for about a year. apartments were brand new but are cheaply built. Neighbors were very disrespectful. Poor insulation between apartments. PEople don't always want to hear what the neighbors are talking about.
