The maintenance team at Juliana is very helpful and responsive. Within an hour of submitting requests Domingo helped fixed multiple small issues within the apt helping us get settled in. Also love the support from the leasing office so far as well!
Isaac and Jose did a great job at replacing my dishwasher. They were both very kind and respectful. Maintenance requests have always been quick and professional.
I'd like to mention how great the maintenance team is here at Courtyard at Jefferson. Angel and Jose have continued to help quickly resolve any issues I may have. Very polite, professional and quick to act. Shoutout to you guys!
Domingo has helped us out all the way.. he went above and beyond fixing the items in the apartment. Is good to know that we can count with Domingo. We feel safer living at the Juliana because of him.

The Bozzuto team at the Juliana is so responsive, helpful and always available! In this era of rent hikes, management complaints, unresolved maintenance requests and shady practices at other properties, the Bozzuto team stands out as professional, honest and caring! Our grounds are immaculately kept and no maintenance request is ignored! The updates to our property just keep coming - new paint and carpets (!) in the hallways, new grills in the common areas, and an attention to detail throughout. Thank you for all you do for the residents!
one of the worst apartments I've lived in. Management is hard to get ahold of, they often band aid issues rather than solving them and they're not friendly. since moving in, there have been a number of issues: lock on the apartment door was broken, window in upstairs bedroom broken, hot water doesn't stay hot for a long time, our oven door broke 4 times before they replaced the oven with a used, filthy oven with a broken light, the in-unit washer/dryer combo does not work well, the laundry units on the floor also break a lot, there are mice (I've seen them in the hallways and in the unit), the parking garage is horrible too -- very sharp turns on the ramps, it's impossible to drive down the ramps without doing numerous k-turns, very tight spaces and over crowded when all cars are parked in the "spaces". definitely do not recommend moving in here, especially with such high rent prices. the only good part is the security guard who is incredible!!

They tried to get me to pay over $8,500 for a move out fee and then randomly reduced it to $901 which they cannot provide proof for.
Do not move here. Move to any of the other buildings that are very similar / much better managed

The maintenance team at Courtyard at Jefferson is amazing, especially Izzac! He is really responsible and professional. Thanks again for your help on fixing our faucet, outlet, and blinds :)
I would easily give 6 stars if possible. The exceptional comfort, amenities, and high quality service from Bozzuto management surpassed my expectations and made Hoboken living memorable. The location is perfect - one block to bus stop to NYC, steps away to TJs, & free shuttle service weekdays to the path train station. Also includes a gym, lounge, study area, outdoor space - always beautifully maintained. The management team and staff are kind, responsive, and made the process seamless from move in to move out. Highly recommend
The team here is great at sales but that is their focus, not on managing the building. Residents barely receive any communication and if they do it is last minute. The team never follows-up on issues raised and often ignores emails.

Any service issues were always handled quickly and without hassle, never had to complain for something to get done or for the entrance area to be cleaned.
This building can be the best of times and worst of times but being realistic, things happen that are out of our control. What keeps this place going are the people and the resiliency of the staff. Living through a transition of property management groups you can expect everything to change and things can take a bothersome time to ramp up but, management have been outstanding with maintaining efficiency during this period. The maintenance for personal requests in the apartment has a quicker turnaround than before. All around, it’s a very welcoming environment and I enjoy living here!
I've been living at Grand Adams Apartments for 1 year and I'm very happy with it. The apartments are modern and well-appointed, and the staff is always quick to respond to any maintenance issues. The location is also great, close to everything I need. I would definitely recommend The Grand Adams Apartments to anyone looking for a new place to live.
I’ve been living at Grand Adams apartments for the past three years and I’ve loved every minute of it. The apartments are spacious and well-maintained!
Used to be comfortable living until they raised our rent 25% in one year. They just raised the rent again. We found out our neighbor who has the same view and same square footage is paying $600 less than us. I do not recommend moving in here unless you want unconscionable rent increases.
The maintenance crew at Juliana has always been stellar. I especially appreciate Domingo who is the BEST! He arrives quickly after the maintenance request is filed and he's just a pleasure to work with -- super considerate of our time/space, highly skilled, and does an amazing job every time he fixes something! 10/10 thank you Domingo!
The maintenance team at the Juliana is unmatched! I’ve lived here for almost 2 years and Domingo has always been my go-to if something needed fixing in the apartment. You can tell he cares so much about each resident and makes sure the job is done well. Recently, I’ve met Omar, Angel & Issac and they are all just as wonderful. Moral of the story, the maintenance team here is great.
Edit: After I posted this review there were suddenly what … 10 reviews posted in the same day with all 5 stars from accounts with names of people not in our building directory, come on guys. Don’t fake being better, just do better.

- Occasional Elevator Breaks (including dropping down with people in them) and usually not repaired quickly

This complex has been my home for the past year and a half and I absolutely love it. I feel safe and every time I enter the lobby, I receive a warm welcome from all concierges—especially Mike. Mike understands customer service and is such a joyful and kind person. The views of Manhattan from my apartment are second to none and my neighbors are respectful, quiet, and lovely. Not to mention, the parking garage is large and dependable and the washing machine and trash rooms are easy to use. I love it here at 77 Park!
Our experience with leasing office has been smooth so far. The property manager Brian is knowledgeable on the background of both units we toured that day. The location is good, close to bwe coffee, trader joe, and Walgreens. The staffs here are nice and the common area is clean. We enjoyed our stay here.
Mike at the front desk is the best. I have lived here for over a year now, and Mike goes above and beyond to make sure everyone feels welcomed and taken care of. Whether it's holding packages for residents or giving great recommendations for local spots, Mike is always there with to greet you with a smile on his face and a helpful attitude. He truly makes living in this building feel like a community. Thank you, Mike, for all that you do!
I lived at the Juliana for the last two years and it was the most beautiful, perfect space. The apartments are large with high ceilings and lots of natural light, and the amenities are awesome. The location is fantastic and I loved being so close to the light rail to get to and from work. Jasmine, Cori, Camille, and the overnight front desk team are so welcoming and I loved seeing their smiling faces as I came and went. They really take the time to get to know each resident and every interaction with them was so personal and lovely. Everyone on the leasing and management team is great and very quick to respond to questions. Domingo and his team keep the property looking flawless and Domingo can fix literally anything for you. I would highly recommend making the Juliana your next home!
Great place to live and well maintained. The front desk and maintenance teams are super responsive and professional and the new management is making improvements to all the amenities and common spaces. Also, shout out to Domingo who recently replaced our dishwasher after it stopped working. He’s the man and always gets the job done.

I've lived at 77 park for almost 6 years. I love my unit and I love the location. The front desk/concierge staff have become one of the best parts of living here - specifically Mike! He is thoughtful and more importantly respectful. I start my day weekday mornings being greeted by the friendliest person in the building!!

The concierge: Mike, Arnold, and Coran have been fantastic and helpful. They always greet you at the lobby and super helpful. Mike was the first person I met when I officially moved to 77 Park over 2 years ago. Coolest guy and knows the building very well.
We have been at 77 Park for over a decade. Initially in a studio then over the years upgraded to a 2 bedroom and now to the townhouse apartment as our family grew. The building have added improvements over the years in the common area. We love the maintenance and staff. Took a star off for a few reasons, the rent increases can be horrendous over the years as it goes by market rate and unfortunately is not rent controlled. There is a problematic pest issues over the years that we continually deal with that seems to keep coming back. There also have been a lot of turnovers in their office so it’s hard to keep track on who to contact anymore in their administrative office.
We've been so happy living at the Courtyard at Jefferson, particularly with the staff themselves. Omar and Angel are so personable and always go above and beyond to help out. Recently there was a water main break in the city and they brought over some extra water jugs because they knew we had a baby and might need some additional support. They really help make the apartment complex feel like a community. Alvaro works hard to keep the common areas sparkling clean and all of the staff are quick to reply with fixing any potential issues.
I’ve been living at the Courtyard for about 6 months now and absolutely love it. It’s in great condition and has clearly been well kept. Anytime we have a maintenance request, Angel, Omar, and Issac are extremely quick and efficient in remedying whatever we need done. Not only are they fast, but they always come with such a positive and cheery attitude. You can tell they love what they do. Alberro is also an amazing addition to the staff here. He will always greet you with a friendly hello and smile.
All in all, this is a great building to live in. Excellent location, beautiful courtyard, well kept gym, but the true gem of living here is the amazing staff. If you move here you will not be disappointed.

Been in Hoboken for many years now and 1125 Jeff has been far and away the best place that I've lived. We are very sad to be leaving, just needed a bigger space, but highly recommend this building to anyone. The apartments are beautiful - the counters and appliances are very nice. The neighbors are all very nice and welcoming. The management team is extremely courteous and accessible. The maintenance team is always quickly responsive and very nice - shout out to Franco! We will miss 1125 Jeff.
I've lived in multiple buildings in Hoboken, managed by different companies, and Bozzuto is by far the best. They truly care about the residents living in the building and go above and beyond to ensure a great community living experience. In a day where it seems buildings are being run by huge companies who don't care about the people who actually live there, Bozzuto is a breath of fresh air in that they seem to genuinely care about their residents. Would highly recommend living in any of their buildings.
Been here for 2 weeks so far everything is great! The maintenance team is incredibly nice and quick to fix the microwave that was broken when we moved in. No complaints, will update if anything changes. Brian in leasing office has been awesome, too!
We moved a couple of months ago with my husband while expecting. There is a construction site adjacent and the leasing office of artisan told us that there are no complains about the noise. Well, every day the building is shaking for vibration from the construction, they are drilling non stop for 3-4 hours. So artisan leasing office will say anything to rent their apartments, even to families with newborns… Stay away! You cannot live with that noise. It’s impossible!
This was the best building I have lived in during my time in Hoboken. The management goes above and beyond including their maintenance staff.
The building is very clean and the residents are respectful. All of the appliances work well. The maintenance team responds to requests very quickly.
It has always been a pleasure working with the Artisan Team. I have lived in 3 different apartments within the same building, and each time that I have moved Ashley & the team have made it seamless! Really appreciate all of their efforts as moving can always be stressful. Thank you Artisan Team!
I lived here for 14 monthes and it is nice living place with great facility, quick response and very helpful staff (shouts to Emma and Harleigh) :D
We were prior residents in the building and by mistake got a package sent to our old address. Sanela from the leasing office graciously helped us retrieve our package with no problems. She was so kind and helpful!

4. The air conditioning not working in the middle of July and needing replacement
5. The heating not working in the middle of December
6. The dish washer not working and needing replacement
7. Multiple water shut downs
8. In the courtyard homeless people sleeping on the benches and occupying the space
9. The elevators broken the majority of the year. Never all three working at the same time. For months only 1 was working for the entire building.
10. You go to do laundry and multiple washer/dryers were broken throughout the year
All that said...they raised my rent an unreasonable amount!!! I brought these issues to their attention, reminding them of how many issues there have been...questioning how all things considered they felt a rent INCREASE was fair. They didn't care. Said take the increase or move out. They also took 10 full days to respond to me when the renewal is time sensitive.

The Jordan is the most relaxing, beautiful apartment complex I have ever came across since moving to the US. The team makes it even better. The courtyard, amenities and the apartment itself makes you feel welcomed, safe, and at home.
My husband and I moved into a 2 bedroom at The Bexley about a month ago and we absolutely love it here. It’s clean, spacious, modern, and the washer/dryer is a game changer. Everyone is so nice and the building gym is extremely convenient. We don’t know why we lived in a small NYC apartment for so many years!!
Great apartment with great fixtures and lots of natural sunlight and great friendly neighbors. Love the layout of the apartment as well. Just wish there was a had more closet space.
My husband and I lived in the building for three years and absolutely loved it! The apartment itself was beautiful and featured all upgraded appliances with high ceilings and a walk in closet. The building features an awesome outdoor area which we used to entertain friends and has onsite parking for a reasonable fee. The management team could not have been nicer. We moved out to the suburbs to buy a house, but if we were to ever move back to Hoboken we would 100% rent at the Grand Adams.
Currently residing in the Artisan on Jefferson with my boyfriend and we love it! The leasing office staff is always patient, helpful, quick to respond and courteous. The grounds and building are always maintained very well, and the neighborhood is quiet and convenient. I can't say enough good things about Artisan! Would recommend to anyone.
We've lived here for a little over a month. It has been nothing but great so far. Any time you put in a service request it is answered and resolved. The building management, Trish and Suz are amazing and are always willing to help with anything you need. The gym is great and the shared spaces are well kept. It's an all around good place to live.

The management is very nice. They take care of each and every tiny detail to make your move in and stay as comfortable as possible. Both Suz and Trish accommodated every requirement of mine although most of our interaction was via email. They ensured they followed up where required and were highly transparent. The apartment itself is in a nice locality with easy access to groceries, medical shops, restaurants and pubs. This is a cozy apartment with really good appliances. Amenities are good for the price you pay. Overall I am a highly satisfied Bexlian!
My husband and I love living at the Bexley! It is in a great location in Hoboken (across the street from Trader Joe's, close to bus stops to commute into the city, and there is a shuttle provided that goes to PATH station). The apartment is newly renovated, and the staff is so amazing and helpful. Suz and Trish are always quick to respond and truly make you feel at home right away. The maintenance staff is also wonderful here and the building is cleaned daily.

If you enjoy having hot water don't live here. After living here for 9months we have had days with no hot water at least 2-3 times a month for the past 4months. The only thing Management has been consistent on is giving it's residents the run-around. The amount of times we have had someone on site to fix the same problem (just reworded everytime) is outrageous. We all have the emails to prove it. Paying way too much to deal with these consistent frustrations!
