I been living in Courtside since 2016 and the management team that we have now is best, Yesi is always there for me to help me she’s super sweet with all her tenants. I would recommend courtside to everybody.

Worse experience ever with the visitor parking. They always tell you, you need a visitor parking pass and when I come to park there is no parking available and none of the cars parked have a visitor parking. Really rude the lady in front desk. They let people that are not from or are not visiting park there. Do not recommend at all

STAY AWAY!! TERMITE INFESTED!! THEY ARE RENTING THESE APARTMENTS KNOWING THAT THEY ARE INFESTED WITH TERMITES!!! THE MANAGER SAID THE ONLY THING THEY CAN DO IS FUMIGATE!! SHE SAID THEY CAN'T TINT BECAUSE OF THE TREES!! THEY ARE RENTING THESE APARTMENTS KNOWING THEY ARE TERMITE INFESTED!!!!!!!@!
While the price is decent for the area and the units are relatively new, the staff could not be worse. They are rude, unprofessional, and frankly don’t particularly care about their residents. Parking is an absolute nightmare, and the drawbridge is a huge hassle. With them raising prices so significantly, probably not worth the headache.
whoever the leasing agent is on the phone on 11/14/23 at 3:45 pm hispanic woman, very rude. must be because i'm not hispanic why all the attitude was provided. I will take my money elsewhere, don't even want to lease here if you don't treat prospective tenants with respect. rude, overtalking their customers, and picked up the phone having a conversation with someone else as I had to sit and wait for her to say hello. looks like a dodged a bullet. fix your customer service before your bad customer service skills leave you jobless

11/15/23 update. I called back and the manager Francy took my call. She was aware of my previous experience was was happy to help me after I gave the complex another chance. I appreciate the honesty and integrity in trying to fix an issue. Updated my review from 1 star to 4 stars for the excellent service provided after my initial bad experience. Thank you Francy.
I really highly recommend this community, the move in process was great with no issues. I also have nothing but great things to say about Francy, she’s such a understanding person and is always willing to help out with whatever she can. I want to thank her and her staff for being such a great and attentive staff plus providing exceptional service.
Don’t move here! So my father passed away, I was struggling cause I had to pay for the funeral and other expenses. Francy said she will work with me, then her story change after she got the new office assistant. Pluse I recommend my friend to live here and here is how the offered them the apartment, pluse they charge me for damages and extra two months rent, because I broke my lease, pluse it’s termites in the apartment that was eating the wall and wood floor, plus it was a crack in my bathtub they didn’t fix correctly. The first 3 pictures below is how they offered my friend to move in. Last picture is how termite was eating my wall.

i had a great experience living here, moving process and paper work was smooth, the property manager, Francy was super friendly and extremely helpful, she made me feel very comfortable on my decisions and made sure i had all my questions answered. i recommend living here 100%
I moved in here almost 3 years ago and recently moved. I thought it was a great location and the cost was worth it at the time. Water was included at that time. I paid my rent on time and was a responsible tenant. A year later there were new people in the front office and the lease changed to include water and the rent increased. The water was split between all tenants on the block not according to your water usage. The apartment was overrun with termites to the point where you can't cook without them falling in your food. There are roaches everywhere. They will come and spray but it was not convenient because every time they come you would have to empty all cabinets. The termites and roaches would be back in the same week. I recently moved in June and despite my lease not being up I paid the remaining months on my lease. After speaking to Francy she told me I would get my deposit back less a hundred dollars for the utilities. Instead I received a estimated bill from Francy certified mail and it contained what seemed to be an over exaggerated bill. The bill listed $400 for deglazing a tub, $150 for sanitizing and cleaning, four different charges for utilities and garbage and other random charges. Basically the total after them keeping my $500 deposit she is claiming I owe an additional $403. This is basically the cost they should be absorbing to rent the apartment to another tenant. This apartment complex is in a community where they should be helping the community they serve but instead they taking advantage of a community that can't defend themselves against a big cooperation. Don't move here if you care about yourself or your family. Do better Centre Lake.
Don't apply if your credit score is low in their standards. I lost $195.00 for submitting my application. There should be a law that protects applicants for refunds

I went to visit some friends for the first time and not only did I notice everything was extremely clean and tidy, but I met Maite who was amazing! She did not mind helping me finding the place I had to park my car and find the right apartment afterwards

HORRIBLE Office Staff - Will not answer their phone or email whatsoever, will misplace packages for weeks to months and claim "they're not responsible," parking lot is horribly managed and you're not allowed to have guests whatsoever. Would not recommend to anyone
**This review is not about the apartment it’s self but my first encounter when calling to check about availability.**
One of the rudest people I’ve encountered when I called to see about any apartments they had…and this is coming from someone who has lived in the NYC area for over 7years. Before I could finish my sentence she cuts me off and says there’s nothing available. I then asked if she knew when some thing was going to be available or if it was listed on the website, and once again was rudely told ‘we don’t know when something will be available’. 🤔 Ok. Taking my money elsewhere. ✌🏽
The staff is lovely very friendly and helpful, from front desk to maintenance. Some things are left unattended for a long time like broken communal bathrooms or gym equipment never getting cleaned but they always respond quickly when addressed. There’s a cleaning station for dogs (great) but there’s so much hassle to pay for the machine it’s better to not bother. They created a new rule that if you have a dog you have to exit through the back doors or get fined but they don’t give you a way to come back into the same place you came out, so either way you have to return to the front. Or if your car is parked outside you will have to just walk all the way around the building for these rules…. I hope someone can make sense of this, because I’m not following. The rent continually keeps getting raised but there’s no better services coming from the money, just more noise from construction and dirt flying around, lovely for the pool directly next to that mess. 1900$ for a one bedroom been living here over a year. I do want to give thanks to the staff who work in this building though they are great !

This building comes under the Health campus of University of Miami. Up till floor 12 the building has offices running for UHealth. From floor 13 onwards it is filled with residents. There is an in built laundry providing washing and dryer self-services. Big thing is that I live here. It is nearly less than a block's distance from my place of work. The rooms are quite spacious for one individual. Apartment is equipped with all the basic things. The air circulation is excellent when I open up the windows. With just 3 weeks in here, I feel that it is a great place to reside provided if you are employed in UHealth campus or somewhere in downtown. Great place; helpful and cordial staff.
They don't at the people questions on here and they don't have a website to look at.
We’ve been living at this property for a few months now and the experience has been excellent. Management is always attentive and helpful, especially Rocio and Saraí. The commons areas are constantly kept clean and organized. The property is pet friendly and has a room designated to bathe you doggies which a plus. Overall is a really good property.
I have been living at Gallery at river parc for over a year now and I cannot make one complain, office and maintenance are always available to help. Property manager Sarai has been nothing but wonderful and her lovely assistant rocio is always ready to assist with a smile. I highly recommend this building to anyone who is interested, very peaceful and loving community. Five stars!!!
I have to say thank you to the staff. My daughter needed a place within a month due to the craziness with the market at this time. They were with her and got her into a beautiful apartment when she can continue to leave without wearing about it. She’s a teacher and didn’t want to leave her school because of the ridiculous renting prices at a teacher salary. 06/30/2022. This is an update and I hope they seem this and is just a suggestion not a bad review. There is an issue with someone stolen package from the sharing room/mail. It was done to my daughter and other the same weekend. This is a federal offense fist, second very disrespectful. Management knows about it and probably knows the person because there’s a cámara in there but don’t want to confront the person. I hope this get seriously looked into and address Accordingly.

I lived here from 1982 - 1987. It was called Capistrano Towers then and before this time, it was known as Centre House. Rent was $285. My first child was born here. It was a very convenient place to live and less than 5 minutes from my job downtown. There was frequent fumigation, as there was an issue with roaches. I kept roach spray on my shopping list. I had a neighbor who smoked cigars and I could smell that awful smoke through the AC. It was mostly from the bathroom, so I kept the vent closed, the door from the closet closed, and the door to the hall open. I kept air fresheners. The halls were dark and smelly.
The guard was friendly and the people in the rental office were friendly. The building had a barber shop, hair salon, mini mart, subs on the run.
The laundry was on a few floors. Often people would leave their clothes in the washer or the dryer. It was really a pain.
When I checked rent here some years ago, that same apartment I rented for $285 was over $2,000!!!
With the opening of the Ryder Trauma Center, the sirens from the rescue trucks could be heard, but once you closed the windows, you couldn't hear them. I lived on the lower floors. I can only imagine how it sounds at higher floors. Parking was horrendous. My first week after moving in, a guy fell from the 10th floor😵 of course it was an accident, but he landed on someone's vehicle. After that, no one wanted to park near the building.
I gave the building a 3, service a 4, and rent a 5.
So to read the ratings on the building now, I'm really surprised anyone wants to live there.
If you are willing to live here longer than a year, you must be comfortable with the conditions and treatment. Management sounds like slum lords in the heart of the Civic Center.
I left because I had a baby, got married. That 1 bedroom apartment was the perfect size for me alone, but quickly became small with 3 people.
Purchases personal information from undisclosed sources about vulnerable (and now deceased) elderly people to robo-call repeatedly in an attempt to badger for business.
Previous review: This is a new building that's beautiful and central location. The old team on-site when I first moved in, Viviana the leasing manager were extremely courteous, friendly and professional.

2023:
Pros:
-New building
-beautiful & chic design
-new appliances
-central location
-pet friendly
-porter, maintenance & cleaning staff are friendly
-butterfly door system
-up & coming area
-close to Highway & downtown

Cons:
-1 elevator is always down around 80% of the time. We only have 2 in the building.
-Walls are thin (heard my neighbors yelling & their parties and kids screaming for 2 years)
-parking lot never has enough parking. If you get home after 8pm good luck.
- mopeds/ motorcycles take up 1 entire car spot each limiting spots for cars. They need a designated spot for mopeds/Motorcycle.
-baseball season and any concert will block the entire 7th street making it hard to get to your apartment & you have to talk to the cops to let you through ever time. The traffic from games and concerts at Loan depot will add 30 - 60 minutes to your commute. And people park in our lot to go see the game, even with out security guards watching the parking lot.
- my emergency work order took almost 3 days for them to service.
-they have a list of property rules they made in 2022. They fine you with no warning , all fines are $175 & up. But they are selective who they fine.
- The resident clientele has changed dramatically. Louder, inconsiderate people moving in who don't pick up after their pets, leave trash in the elevator and go to the pool at midnight to party and smoke.
-if your window/ balcony face the pool, good luck. You can hear everything at all hours.
-There is a whole new set of staff. It's very political. You have to make sure to be on their good side, stay low or else they will watch your every move. Once they don't like you, they make it their mission to fine you for anything or make it uncomfortable living there. Good luck reaching anyone by phone.
-no concierge, locker room that delivery personal hardly scan packages into. Lord of lost/stolen packages.
-random people getting into the lobby after games/concerts. Or homeless people getting into building or sleeping inside/ pool area.

Great Experience! Everyone in the leasing office is extremely courteous. I needed a place immediately and the leasing staff handled my application with a sense of urgency. I was able to move in within less than a week. The apartments are beautiful. The building is brand new, it’s quite and there is security in the building at night. I love this place!

The manager doesn’t even let the kids play outside this place is the worst. It’s only a 2 star rating because the houses are okay but kids aren’t allowed to play outside and the kids won’t be able to play outside even if it’s summer.

I have been living in the place for nearly three years now and I wouldn't want to live anywhere else.
Other places may have more amenities but the staff in this place is comparable to none. Not only do they go out of their way to help you but they do so with a smile and they always make you feel like family, like you belong.
The maintenance is quick, efficient and unobtrusive.
Little surprise that the building manager is a true professional, kind and always very responsive.
I hope I never have to move. Love this place!!!!
I am looking to move to the Miami area soon and I was apartment hunting. I called for some information and Raquel was amazing! She answered all my questions and left the line of communication open so she can let me about specials and when they have available units! I just had to give a 5 star rating for the customer service!

This is honestly the absolute BEST place that my family has ever had the opportunity to live in. Raquel, the assistant manager is such an ANGEL & has been such a blessing to my FAMILY. Also, the maintenance guys are ALWAYS very QUICK to respond & very helpful with things that are not even expected of them. If your looking for an EXTREMELY "TOP OF THE LINE" APARTMENT BUILDING & NICE AMENITIES this is IT!!! 😇
Such an amazing community!! I love that the staff is very friendly, professional, helpful and focuses on my wants and needs in an apartment. When touring this property, I liked how clean it was and I felt very comfortable. I would differently recommend this property.
It’s been a year living here, I love the area very convenient to my daughter school and work, I love living in this apartment, it’s comfortable and clean like new the a/c gets very cold, has a dish washer, washer and dryer, what I love is if you have any issues with your place they come out and check what’s wrong and fix it that’s a plus, also, it have a mini gym where you can get a workout in, and to add Raquel who’s the assist. Manager she’s great, she always greet you with a big smile and is always interested in what you have to say, she always help me with any concerns or questions, great communication skills. Always a pleasure talking with her and Krystal as well, I would recommend this apartment complex. if I had one thing to mention that’s an issue with the place is the parking its a hassle to park there isn’t enough parking spaces.
Its mmm ok, but not the best place to go with your kids. But if you live by and wont go out thats "ok"

I lived at Dominion tower for 3 yrs. I was doing my fellowship at JMH during my stay there. The location cannot be any more convenient and walkable to every part of the hospital system. Very quiet neighbours - mostly medical students, nurses , residents, fellows and research fellows working in the UM-JMH-VA system are the ppl who live here.
The management is very quick to respond to issues during the working hrs and help you for free if you are locked out during the day. They have a covered parking garage right next door, I used the parking space at the hospital but have not heard any complaints from my friends who live there. Alina is a very professional property manager and was always there when I had any issues with the apartment. There is roof top pool but never had a chance to go there as I had a membership at UM fitness center. You can get by not having any roaches if you keep the apartment clean especially the kitchen area.

0/5 is more appropriate, but unfortunately that's not an option. There's roaches everywhere, and the building reeks. Laundry machines don't work. Management does not care and does not answer the phone. Rent may be cheap, but consider that you may end up losing your sanity while living here.

I am happy to call Stadium Tower my home for the past 5 years! It's in the perfect location being that I work in the health district, and it's near the expressway. I love my unit; it has great storage space. And the manager, her staff and maintenance team are always friendly. Plus, she throws great parties for different holidays. Would definitely recommend this building to anyone!

Please put a water heater in the pool it would make the pool such a relaxing area to come and have family day. The water is freezing i cant even take my baby for a swim i really hope you consider putting a water heater. Management is super nice and very understanding engineering is always super helpful.

Update: After two years here i will be moving out I just want to say thank you to the wonderful property manger who have made my stay so welcoming and comfortable the entire staff was amazing and now they are updating their apartments more luxury very beautiful view parking is easy and the residents are nice and friendly definitely will miss the pool as on the roof top and the view that it comes with it.
Somehow the bad reviews are gone. Last year the rating was really low, and there were at least 100 reviews complaining about the management, roaches etc. These bad reviews have been somehow deleted.

I’ve lived here since 2013 and love it. Staff is awesome, close to all areas of Miami. Whenever I’ve had a maintenance issue in my apartment (which is rare), I can make the request in the morning and when I get home from work, it’s taken care of. Small community where everyone says “hi.” It’s been a great living experience.
I lived there for 3 years and the management there are horrible Marie and Johan are both the most rude and obnoxious people I’ve ever met in my life. They don’t know how to talk to people and they don’t listen to your need. I think it’s time for them to get fired and get a new management team.

This place Sucks!!! the management team are trash ( Marie and Johan) they are thieves and the maintenance guys don't speak a drop of English so it's like youre talking to a brick wall , Marie and Johan never get anything done and always have an attitude when you put in work orders the work never gets done ... they've been working there for some time but I think it's time for a new management team I pray they get fired and new people are found for the management!

I believe most reviews are fraud. An honest person would not rate this building more than 3 stars.
The building is super old and stinky. Everything is terribly old. The carpet (some units are hard floor) is super old and dirty and the manager is a dictator who would not change anything for you unless something is really broken! She would not care if you living in complete mess where roaches are everywhere in the building and they cannot stop them! The kitchen cabinets are super old and stinky. The hallways does not have AC so you are burning of heat and humidity in the summer.
The apartments are waaaay noisy!! 911 vehicles pass by and their siren is just horrible!! Even with two layered windows they have but still the siren wakes you up like at 5am!! Just horrible.
Nobody ever saw the manager’s smile and she also sometimes will not even say hello to you! She is a rude, cold-hearted careless person.
Do not rent this building it is a mess.
The only good thing about this building is the neighbors which are all well educated and understanding people and it is easy to go on foot to UM medical campus (which made me stay there for a year and put up with these horrifying situation going on in that building).

Lived in stadium towers for three years and have nothing but an amazing living experience. Moving out experience was smooth and prompt. The staff is amazing and attentive always there to help for whatever you need. A team that was truly measured by their response to challenges. In the hurricane aftermath the staff went up and beyond in working with all resources at there disposal. Highly recommend!
Management sucks! If you’re not Dominican they’ll overlook your application. Parking rules are unfair. The maintenance guy, “Lazarito” kisses ass so that he won’t get fired after being discovered snorting cocaine. He will overlook any major maintenance problems such as AC failure just so that he won’t have to do the hard labor and save the company money. They don’t update their appliances regardless if your stove is malfunctioning. They’ll probably blame you and look at you crazy. The lady named Yazmin(Dominican) that works in the front, lives on the property and has her boyfriend living with her as well. Which is PROHIBITED on the lease. In other words nobody should be living at your apartment if they’re not on the contract, EXCEPT her. She can have her boyfriend living with her. She gives an automatic access code to those individuals that get along with her so that they won’t have any issues coming in through the gate without having to use their access key. The traffic that accumulates at the gate due to the parents picking up their children from the daycare/preschool located next to the office always gives the residence a hard time when they’re trying to enter the property. The one way in and out entrance/exit is a major SAFETY ISSUE that they don’t care about since they permanently locked every other entrance/exit. The apartments are infested with roaches, termite and creepy crawlers that come out from the ground. Those living on the first floor will experience those insects the most. They take two hour lunch breaks when in reality they’re only supposed to take an hour. Maria is like an aggressive bulldog, she is not approachable and is extremely aggressive. These individuals have built an unacceptable culture in this community. They don’t know what ethics means and definitely don’t care to practice diversity at this specific location. I️ was a resident at this location and moving out was the best decision I️ made.

Lived here for a year. The place is kept in pristine condition at all times. Very clean. Super friendly staff. Close to the highway and very close to everything Miami has to offer. The days in which there's games at the stadium there is not as much issue with traffic as you'd think. At least we never had a problem with it. The only drawback is the area itself. If you have more than 2 cars definitely do not park in the street. There's also a Dominican (?) dance club near by that attracts unsavory people so I do not recommend walking around at night. Otherwise every step of the way, from getting the apartment all the way until we left and we received our deposit back we never had an issue. The manager, a very friendly young lady, was superb.

I love living at Stadium Tower! I especially love the 24-hour fitness center so I can get my work out in any time of the day. The concierge and staff are always very helpful. The building is clean and they even have a designated dog walking area for my dog. It is also very close to the Marlins Stadium and all major highways, which helps me get to work faster! I would highly recommend moving here to anyone

now it is 2016 since its a new year new park and new attitude the problem is that the guys are always knocking the door they dont say hi they just tell what they are going to do and the other problem is they put the A\C to 50° that is too cold .Now the office lady well joanna is ok but the other she talk to ghetto its good she speaks 3 language but her English is bad.the happy part is that there is a park for the kids and they made a new park because the old one was broke down but it not dangerous no shooting no robberies but sometimes fire

Resident since 2011 this place has gone downhill. Management team is very unprofessional and obnoxious. The repair guys speaks no English bangs at your door like police and walked in without saying why they are there. Marie is the office manager she's a little bit more easier to deal compare to that ghetto name Johanne. She's the worst, she acts as if shes doing you a favor. The apartment complex isnt that bad,pray that you live on the 3rd floor. Most people with children care less about the amount their kids makes. Theres always some weirdo lurking in the back of the building smoking weed. Security at night is bogus. Oh by the way the mail boxes in building 825 someone always break them open so your mail isnt safe. Even though the price for the apartment are good I wouldnt recommend them. This place is trashy. Finally after the 3rd of every month the late fees is $100.00 after the 3 day notice eviction is files and you have to pay an additional $100 "for lawyers fees". These people are crooks. Run fast
