We lived here for 2 years and could not have asked for a better experience. We had a renovated apartment that was super cute, and the layout made it seem big even for a 1 bedroom. All the staff was amazing, but our favorite was the maintenance man name Obi because he always had a smile on his face and a good story to tell. Lots of elderly neighbors, which led to a very quiet environment. Sometimes we would even forget we had neighbors. This is also a great place to live if you like walking because you have a nice trail right behind you! As for parking, we were able to get paid parking right in front, but the free parking was always available but sometimes it was a walk.

Overall a 10/10 experience and would recommend this apartment to anyone.
I moved in 2 days ago and the staff are wonderful. After completing my move-in check list, there were a couple of things to take care of. These items were fixed in no time and looks great. I’m happy to become part of the River Ridge community!

My boyfriend and i have nothing but amazing things to say about this property. This will be our home until we can one day afford a house. We opted for the updated two bedroom and two bath. Big windows and sturdy equipment. What really sets them apart is the staff- the office workers are so polite and always wave, but the maintance team has really found a special place in my heart. Always making time for a quick chat, making sure we have no issues, and amazing communication!! I appreciate the heck out of the whole team and the beautiful landscaping.

Awful experience. Our sink broke MORE THAN 10 TIMES, and was NEVER functional again after the first break, let alone replaced. Our “brand new refurbished” unit had every single cabinet - kitchen, bathroom, closets - made of poorly constructed, low quality wood, which regularly broke down with normal usage. Most of our cabinet doors broke off. Our washing machine broke (stopped draining) twice. Multiple doors became dysfunctional only days into the lease. Our bathroom door was poorly misaligned and needed to be slammed to be shut. There is not guaranteed parking, and you’ll have to park far away if you work any regular job. We had ant and flea infestations that management never addressed as well. Please rent elsewhere. Greystar manages good properties, this is not one of them. The people working the front desk are kind enough, but the property truly is an awful place to live.

I have lived here for about 5 years and I do not plan on leaving anytime soon. The property is beautiful and the people here are so nice. I have never had any issues with my neighbors or management. The ladies in the office are so amazing. They have worked with me and helped me so much while I have been here. By far the best complex I have lived in

The Alden has bent over backwards to please me and to satisfy what I needed. I didn't have to go through the pain of filling out multiple applications, just to get the run around.
Gigi and Katie cared for me greatly, and offered astounding support throughout my move and during my stay. I'm very happy to live here, I recommend it to anyone that's looking for a peaceful environment

I enjoy living here. Katie in the office is very friendly and professional. Quiet place to live and maintenance does their best to fix anything that goes wrong in a timely fashion. Just wish they would communicate when they are done. My only real complaint is that if you have more than one car because the visitor spots are sometimes occupied for a week or longer by one car.
The alden's been my home for a couple years and my family and I couldn’t be happier with our decision. The team here is incredibly efficient and attentive. Whenever I’ve had an issue, the office responds immediately. Not only do they address problems quickly, but the quality of their work is top-notch. They don’t just slap a band-aid on the issue; they ensure it’s fixed correctly. They also take the time to explain what they’re doing and answer any questions I have. Overall, the service at the alden goes above and beyond to create a comfortable living environment. If you’re looking for a place, I highly recommend this complex!
River Ridge Apartments is by far the best Apartment in the Tualatin area that we rented. It’s spacious, clean and peaceful. If I were to lived on the first floor I would have been still living there.The only reason we left was, we welcomed a addition to our family and as she started to learn to move around she started to make noises and our downstairs neighbors would hit the ceiling. My husband was being thoughtful so we moved. Also our second car got vandalized in the lower parking. Other than that, it is a nice place to live.

We have lived here for only 5 months now and have had more issues than I can count with this apartment complex.
Communication with management is extremely difficult and stressful to say the least. They rarely answer the phones, they rarely return calls, and maintenance requests go unfulfilled for long periods of time. There is almost always a mountain of trash overflowing from the compactor. Each month we are charged a fee for a "valet trash service", yet there is still trash littered around the compactor, spilling out onto the pavement. They insist we leave our trash outside of our apartment for pick up, but this coupled with the negligent care of the trash compactor has resulted in a rodent issue (which they also have taken their time to handle). We have a 9 month old baby who is crawling around now and all they have done to remedy the rat situation was shove steel wool in the holes they chewed to get in, and lay out rat traps which put our baby as well as our dog in danger. The fact that we are charged a trash service fee as well as a pest prevention fee each month only to be met with overflowing trash and rodents is overwhelmingly disappointing. A few of our appliances weren't in good working condition when we moved in. Also, the washing machine was filthy because they had allowed another tenant to use the vacant apartment to do their laundry and hadn't cleaned it out before we moved in. They also failed to get the key back from the tenant before renting the unit to us, so l, a pregnant woman, home alone with my baby while my partner was at work, was shocked when a stranger attempted to enter our apartment. When I expressed my concern with management, I was told “she wasn’t going to hurt you, we give background checks to all residents” and that they changed the locks so her key wouldn’t have worked anyways. As if that provided me with any sort of reassurance or relief. Do yourself a favor and explore all of your options before settling on the Alden.

Communication between the office during my stay was difficult to say the least. During my stay here I encountered a few problems.

I was not informed the proper procedure to receive packages and then was met with hostility when I inquired at the office. And it took a few visits before I was given all the correct information.

I visited the office with questions about what I needed and proper move out procedure told I would get an email and never got one.

The last thing for me that was upsetting is that I submitted a service request through the residential portal for a broken dishwasher and it took 2 months with the office never reaching out with any information on next steps; I got an automated message that they received my request which is fine but it wasn’t fixed until the last day of my lease.

Overall the thing that was the most frustrating with my stay was the communication and if you care about that with your home I would recommend seeking all options before making a decision.
Management is wonderful, the complex is beautiful, and everything is very well maintained. The sidewalks and paths have just been power washed, many of the units have just been renovated, and although mine has not been it is still beautiful and modern. I would absolutely recommend this complex.
We’ve lived here over 5 years and have enjoyed it. The amenities are great, our building is quiet and has great views. I love the wood burning fireplace and the washer and dryer in unit is so nice! The staff is so helpful and maintenance is quick to respond to any issue we have. Timbers is a great choice if you are looking for a safe and centrally located home!

The Timbers at Tualatin is such a great place! I have been completely satisfied with my experience living there since I moved there in November. The facilities and grounds are kept clean and organized and always in good order, the units are embedded in a natural wonderland with beautiful trees and foliage on the campus, and the riverway just behind it. The location is great, and the river walkway that stretches from Brown's Ferry Park into the center of town is such a nice bonus. There is a natural peace and quiet, and the residents seem to be positively affected and I find a very gentle and kind populace of residents in my encounters. The units are spacious and lovely and well constructed, and the buildings spaced in a way that gives lots of privacy. I am so happy with my choice to live here, and it has been a delight!

The apartment complex has been wonderful for my wife, cat, and myself. We have found that all our needs are met here including a comfortable apartment that feels like home, plenty of parking free of charge, and speedy maintenance workers that have tended to any issues within 24hrs. Additionally, the front desk staff, Jordyn, is phenomenal to work with. She is the epitome of good communication and kindness.

- [ ] Lack of coordination between management and contractors. This was a very serious issue once with a flooding and subsequent cleanup situation.
- [ ] Ant spot treatment by contractors is only a temporary/ partial solution

Pro's-
Office is very pleasant and assisting with any issues in the apt.
Spacious 2 bedroom and the amenities are great, gym, pool and dog park!
Maintenace is nice and quick to repair things.
Con's-
Parking is crowded so it's wise to pay for your garage, if you can.
Walls are kinda thin, so you can hear your neighbors walking around and everything else.
Trash collectors are a joke, it's a mess from January's ice storm, Almost Feb, now and the trash has not been collected in 4 weeks! Might be the City's problem so not sure, but the trash bins are overflowing and critters are breaking open the plastic trash bags it's a mess!
I’m impressed at the level of tenant care from the office and maintenance! My family and I absolutely love our cozy apartment!

I reached out to ask if they were planning to clear up the snow. Their response was, it will melt away and enjoy the nice weather. The parking lot and sidewalks are still covered with thick icy layers. I couldn't take my dog for her regular daily walks and she is very anxious right now. On Friday the 19th I slipped and bruised my knee when I tried to take her out. People are clearing paths for themselves so they can get out. Management is still not responsive or planning to take any action.

Besides their gross negligence regarding maintaining the property, the trash situation is the worst I have seen anywhere. The reviews complained about this issue several years ago still hold true. Regardless of the weather conditions or the time of the year, there are trash bags piling up for days. They aren't providing dumpsters for us to throw the trash. Instead they are changing people $25 every month to collect the trash. Several times, I end up leaving the trash outside for days without being collected.
Timbers is the best place to live! Jordyn is so professional, knowledgeable, and kind! You never see people like her! The complex is so beautiful and there’s a lot of privacy. The maintenance crew helps fixing things quickly and efficiently. Everyone here is amazing!

Car vandalized right next to leasing office. I was away for the weekend for 3 days and no one from the apartment complex told me about this incident. My car was parked next to the leasing office and dog park.

I was shocked to find my car like this. There is someone patrolling throughout each night so I'd thought this place would be safe and secured. Security could be better overall.

Other than that, the gym is great and had a good move-in.

I went for a tour and as I was applying for the unit I wanted I was told that someone else had just submitted an application for it. Applications shouldn't be a race to the finish. Being told 'oh sorry that unit you were applying for is no longer available' feels awful. If I start an application, that should reserve the unit for a handful of minutes so I can complete the application instead of getting told to kick rocks.

edit: The owner responded saying I 'missed out' on the unit. That isn't what happened. I was in your office filling out the application for the unit and you told me 'oops'. That isn't 'missed out'. That us just plain B.S. My movie theater reserves the seat I select for 5 minutes for me to complete the transaction. So there is no excuse for you to not do the same when you have significantly more on the line.

I was waiting until we moved out to make a review, but I'm at my wit's end with this place. It's not worth what they're charging. They use the cheapest materials and charge the highest price they can. Lowest quality Sherwin Williams paint (I know because I used to work there), cheapest bathtub handle available (I tried to upgrade it and couldn't), and they choose the rudest and sloppiest contractors. They broke things on my balcony, even cut the line to our Internet and tried to hide it! Every month something is being changed, and nearly every month I'm having to call maintenance about something. We got the cheapest apartment when we got here, so I don't know if it was just never upgraded like the rest. We had our bathroom fan replaced 4 times before it was done right. Contractors left painting materials all over our balcony when everyone else's was cleaned. When they replaced our balcony door, they couldn't even be bothered to build the arch correctly. The office ladies are very nice and prompt, when they know what to do. Often times it's, "I don't know, let me get back to you". So unless you're going to use the fireplace, gym, pool, sauna, racketball court, basketball court or dog park religiously, this place is not worth it. You're paying for the amenities, not the apartment. There's also NO baseboards anywhere except the kitchen and bathroom. So bizarre in my experience. And the icing on the cake is that there's nearly no phone service, at least with Xfinity. Supposedly Virizon gets 4G, but no 5G anywhere in this town. We thought we were upgrading when we moved here, and it's been nothing but a headache. With a family of 3, we've been paying $1,886 rent (for a 2 bedroom), plus $60/month for pet rent for 2 pets, $25/month for a parking space (there are so many covered spaces just left open!), and an average $200/month for the utilities that are NOT included with rent, PLUS $175 for the separate electric bill. Factor all of that in when you're looking at their rent prices. I am so disappointed in this place, and I can't wait until we can leave. The only positive thing I can say about the structure of the apartment is the walls and floors are thicker than other places I've been, and you can hardly hear your neighbors. Pictured is our current pipe leak, and exposed roof when they were working on the roof. Wasps were coming in and out directly above our balcony. I really wanted to give 4 stars, but there's just been too many bad things that have happened since we've moved here.

River Ridge has been a great place to live so far. My partner and I moved in March with our 2 cats. It is a bit loud next to the highway and it scares the cats more than we realized. That is really our only complaint.

Management/maintenance are awesome and respond in a timely manner. We share a car so the 1 parking spot allotted is perfect, and from what I understand there is extra parking by the leasing office and behind us. Behind our building is a walkway that goes next to the river and we love taking our evening strolls there.

The apartments are very spacious and beautiful and the move in process was extremely easy. Stacey and the team are all very pleasant to work with and she responded to all of our questions quickly and was very informative.

We are about 20-30 minutes from Portland where my partner works and a similar distance to Newberg where he goes to school so this is a perfect spot for us, distance and price point wise. I also liked that they had a 15 month lease option (as well as shorter lease options).
Our time here has been amazing to say the least. Everyone from the front office, to maintenance has been nothing shy of amazing.
We really feel as if our unit is a vacation home inside our home!

I have lived here for a couple years, and the office in the front was always spotty. But today, I talked to Katie in the office for the first time and was helped quickly and thoroughly without attitude. Which with some previous staff here would NOT have been the case.

One of the best communities I've lived at so far! Stonesthrow apartments is a lovely garden style property with lots of trees, green space, and walkable areas. The office staff is always helpful and professional, maintenance is amazing and quick, and the grounds are always very well kept and beautiful including the trash/recycling areas. This community has all the amenities you could ever need, a pool, sauna, year round hot tub, indoor racketball court, basketball court, dog park, a car wash station, monthly resident events, a rentable clubhouse, and it backs up to the Tualatin river with a walkable trail and park nearby. They just replaced all the windows which is amazing! And now they are working on updating the exterior of all the buildings. We would have stayed if it weren't for the increase in rent price and needing a 2nd bedroom. My only advice is, take a 2nd floor unit if you don't like constantly hearing your neighbors above you. The buildings are only 2 levels so moving is a breeze regardless of what floor you choose.
10/10 would recommend and would live here again.
River Ridge is a peaceful, pleasant apartment community along the Tualatin River, set back off the highway. After 15 months, I resigned my lease for another 15. My apartment is comfy & spacious with a lovely serene view. I love it.

Safety is of major importance, especially being a senior. This smaller complex is very well lit, another appreciated feature. Management and Maintenance are responsive, helpful, professional and pleasant. That is a huge plus in apartment living! I am happy to call River Ridge home.

I have leaved here for 5+. I like and enjoy leaving here. Gigi is very professional in all she does, she listens attentively, very respective and overall kind natured person. Maintenance is quick to respond and work the best they can. They always notify of any delays if any. This place is a safe place to leave. Hope the rent won’t skyrocket as it does. And make more parking sports for real. PARKING x 10. Otherwise I love leaving here. Thanks

Parking, parking, parking. If you have more than one car, good luck. Absolutely zero parking for your second car unless you get off work around 2pm. Otherwise, you’ll find that the management expect you to park a mile away (Fred Meyer) or in another complex, or in the neighborhood a half mile away on the street. Completely not worth living here just for that reason.

Overall, had a good experience while living there, however while we were moving out, we got a notification that the parking policy was changing.

Cars in visitor parking that didn't move for 3 days would be towed. There's a big problem with that: Each apartment is alotted 1 assigned space. If you have more than one car, the other gets visitor parking.

My wife and I are both partially disabled and work from home, it would not be unusual for both our cars to stay put for up to a week at a time, maybe more.

Parking IS tight at the complex, I get that, and they have towed cars that are inoperable or with expired tags, but asking us to swap parking spots every three days just for funsies would have made us leave even if we didn't have other reasons to do so.

Never have I lived in an apartment building ran by such inconsiderate management. I've been shouted at over the phone for asking a simple question, if I could even get them on the phone. Getting in contact with them at all was incredibly difficult since no one seems to know how to answer a phone or respond to an email. My apartment was constantly having utility problems that maintenance needed to fix, being that I was promised an updated apartment and didn't receive one. But I went weeks without getting any updates, repairs, or contact back. I had to hound them for any knowledge, just to be told our maintenance crew were all "out sick." And yet, I would see them ON THE PROPERTY working on other apartments. They don't care about their tenants and certainly don't treat them as a business should. I am so incredibly frustrated. Any time I would have a simple question, they treated me like I was either incompetent, bothering them, or just recited the same thing at me without looking into any ways to help me. They simply don't care. Do yourself a favor and find somewhere else. Second Avenue is NOT it.

We have had a very pleasant living experience for the past 5 years at Stonesthrow. The location is absolutely perfect for us. We have enjoyed our neighbors and have had no issues with management. While the quality of work from maintenance is perhaps typical of apartment living, we have not had any significant issues and all problems have been addressed promptly. Overall we have been very happy living here.

We have had nothing but issues since we have moved in. Apartment was not clean when we moved in after being promised it would be. The renovations are cheaply done and not fully functional. Plus, we have had a water leaking issue from rain for more than 6 months and it is still not fixed. It took 3 months to get someone to finally try to fix it, but apparently they hired inexperienced workers. So we have water in our apartment constantly. The maintenance team has never been able to resolve an issue on their own and they have always had to bring in someone different to fix the issues. Avenue 5 is by far the most unprofessional management we have ever dealt with. We stay here because it is a convenient location for us.

These apartments have everything you could possibly need nearby. Coffee, shopping, Salons, Gyms, Sports clubs, post office, apparel stores, fast food, 15 minutes from Portland, 24 hour emergency vet 2 min away for pet lovers, ER/clinics right down the road, parks, trails, bus stops everywhere for max riders. You get one parking spot for each apartment but they offer garages and have two parking lots so worst case scenario you have to walk a little if you have an extra car and need to utilize visitor parking. We only have one car and life here has been easy for us. There’s a dog park and playground in the complex and a nice trail we walk our dog on. If someone parks in your reserved spot you can have them towed. Maintenance is always extremely quick and understanding when issues arise. Lance is great and is the only part of the office staff I have really dealt with. The apartments have all amenities such as W/D & dishwasher.

UPDATE: Valet trash services the last few months have been really difficult to put up with. Sometimes they leave our trash on stairs and we have to bring it back up. They are also rude. Reducing a star due to valet.

Pros:
- Maintenance Requests are fast (it's been 1/2 days every time I've submitted) and it's pretty easy to submit/review them.
- After they re-established their online/automatic payments, the system is pretty easy and straightforward to use.
- The management is friendly and is willing to keep packages past the date they're contractually obligated to keep them.

Cons:
- Several residents use visitor parking instead of paying for a second spot, seem to have been getting away with it for a while.
- My apartment faces the highway and my unit doesn't have anything in place to deal with highway noise.
- I miss the dumpsters. The pamphlets mentioned the valet service was supposed to lower costs, however I miss taking garbage out on the weekend. Additionally, cardboard recycling is on the other side of the complex.

Fun Facts
- There's a connection between the two complexes, but it hasn't appeared on any maps I've seen as of today.
- This neighbourhood is located near a lot of grocery stores and other conveniences (New Seasons, Fred Meyer, Whole Foods).

Overall, it's not a bad place to live, just watch out for neighbours sniping visitor parking and try to get a unit that doesn't face the highway.

I am seriously SO IMPRESSED with this place. I moved in a couple months ago and I've had some bad experiences with previous apartments so I was a little worried about starting again somewhere new but I love this place. The staff here is AMAZING, and honestly that matters more to me than anything else when apartment hunting. Everyone I have interacted with has been so professional and friendly and the staff are consistently going out of their way to provide excellent service to their residents. Our leasing agent, Marshall, was incredibly helpful and patient in answering all my questions about the apartments and community and every interaction I have had with management has been great. Our maintenance requests were fixed in 1 day and we got a personal email from the assistant manager, Ron, telling us that our requests had been completed and asking to make sure we didn't need anything else. The apartments themselves are very nice and the location is perfect. Minutes off of I-5 but far enough away that it doesn't feel too busy or loud and everything you need is less than a 5 minute drive away. Best apartments I have lived in. Thank you, Marshall, Ron and Eric!!
My husband and I moved in almost a month ago, and so far we love it! We were able to pick form a couple different floor plans and color schemes. We loved having different options! They have such lovely amenities as well. We have two dogs, and our apartment backs up to a large green area with a walking path near the river our dogs love! They generously supply dog cleanup stations all over the complex which helps to keep the grounds clean as well. I would highly recommend River Ridge to anyone looking for an amazing place to live, with incredible and friendly staff!
