Really nice apartments, great management/staff and well maintained amenities. One thing to be aware of though is the noise- particularly if you are sensitive to it. The apartments are near to NYU and directly parallel to their Emergency room so ambulances (and their sirens) will be coming and going 24/7. To some degree this is par for the course in the city, but I did find this area particularly noisy, even by Manhattan standards. If this doesn't bother you then I can highly recommend :)

This is simply the best place to live in New York City! Sounds superlative, but it was oh so true for me. It was my first apartment in New York City. I moved here to live for a year to help my daughter with her children while she was in grad school. I chose a studio apartment in this building, because it was near where she was living. And every day that I walked in the sliding doors to the lobby at 101 I was so happy to be living here. Every employee in this building went out of their way to be helpful and friendly. I got to know the concierges, the porters, people in the office... And each one of them is my favorite! I am not exaggerating a bit when I say that I felt truly at home when I would walk in each evening. I was VERY happy here for the year that I was lucky enough to call it home. I was sad when my year was up and I returned to my home in another state. But it was a wonderful experience and delightful memory.
101 West End is close to so many wonderful things. Not only is it very near Lincoln Center, Juilliard, and Fordham University, but it is also walking distance to Central Park to the east. It is just a few blocks from Columbus Circle with great shopping and eating spots. The apartment building is only a block and a half from the Hudson which is a delightful place to be in the day or in the lovely lights of the evening. The 15th floor terrace was a favorite place to go and relax to read a book, or just to look out over the scenery of the upper west side. If you are at all social, there are gatherings and exercise groups enough to help everyone get acquainted in this delightful building.
The floor to ceiling windows in my apartment let in so much natural light that it put you in a good mood just to wake up in the morning.
I cannot say enough superlative things about the people and the building. I highly recommend these apartments to anyone looking for "their happy place."

I have been at 101 West End since November 2020. The building has undergone a terrific updating (lobby and common areas and in particular, individual apartments). First rate amenities, well crafted interiors, beautiful kitchen and appliances, "real" doors.... seriously, the things that a lot of "luxury" buildings DO NOT have. The staff, from the leasing and management team to the front of house and internal team, are uniformly excellent. Excellent attitudes, AND always responsive. This isn't something a tenant will know until they've been living somewhere for a period of months. In my case, I just renewed for my fourth year, and there are a lot of choices in the Upper West Side. Highly recommend this place.

Aaron from was an absolute pleasure. He is one of the most modest and charming leasing agents I've ever encountered. He is also incredibly knowledgeable and kind. If it weren’t for his guidance, we would have never found our dream home. Thank you, Aaron!

Our stay at 75 West End Street in NYC was fantastic, mainly due to the incredible view. From morning to night, the iconic city skyline was a constant source of wonder, making our stay truly unforgettable. The accommodation itself was cozy and convenient, providing the perfect base for exploring the city. If you're looking for a New York City stay with an unbeatable view, this is the place to be.

Great dentist and French restaurant

We moved in one year ago, and decided to renew our lease. It is an amazing apartment situated in a very strategic position. Fairway/Trader's Joe and many food options within 1-2 blocks. Amazing and super helpful super and staffs in the leasing office and the frontdesk. The apartment rooftop is definitely one of the best spots in Manhattan to see the July 4th fireworks.

We have been at the building for the last 2 years and I can say nothing but great things about where we live. The location, the amenities are one of a kind. I have yet to see any amenity space like Waterline and it is unparalleled. From the moment you enter the aromatic smell just relaxes you. The staff are so personable and friendly and always helpful. Although we haven't started living there full time, we are looking forward to spending many years at Waterline.
We recently had an event in waterline one and it was amazing! The staff who met with us before the event was meticulous and paid attention to every detail. Atashia was so easy to communicate with and we met her at the space and she understood all our needs for the event and made sure all was taken care of. The space was party ready! Michael and Alex were also very easy to work with and put my mind at ease for the event. We look forward to future events at the space!

Was helping a friend do some apartment hunting.
Just wasn't the right fit for her budget over $3,000 for a studio is ridiculously expensive... I'm better off buying a house. All these luxury buildings popping up everywhere are becoming a standard choice for people.
No wonder people are trying to leave the city.

Similar to another previous tenant review, it's been over a year since we moved out (April 2022) and still haven't been refunded the correct security deposit amount. Management acknowledged they made a mistake May 2022 and we had to follow up to try to get the rest of it back until management went silent October 2022 and won't respond to emails or voicemails.

We moved into the building in 2018 and never had any issues until they raised our rent 32% in 2022 which was way more than we had ever paid (never had a COVID deal) so we decided to move to a nearby building that was more reasonably priced for the quality.

Building was great and the staff is amazing but seems management has taken a turn. Renters beware.

Great building! The apartments have been recently renovated and feature some of the best-furnished kitchens we saw on Manhattan. The amenities are solid. The management is attentive and very helpful.

This is the best rental building I’ve ever worked with. The leasing team is always there for me and their response time is always so fast.

If you ever need to rent an apartment in waterlines square you should go straight to them.

Even after living at Waterline Square for two years, I find it hard to put all of my experience into words as I have mixed emotions about my experience. There are so many things I love about this community. The staff, concierge, parking and maintenance personnel are all absolutely fantastic, hard working individuals who make living in a luxury building such as this such an enjoyable and beautiful place to come home to. They remember you by name, keep track of your deliveries and can even let people into your apartment when you’re not home to do so yourself.

On the other hand, the construction of these buildings is questionable at best. I’ve had ongoing issues with water leaking through the ceiling around the windows during heavy rain. I’ve also had problems with the water pressure/temperature dropping out while taking a shower. But the most bothersome problem of all has been air that comes out of the pipes when you first turn on the faucets, showers, laundry machine or dish washer. Once the air is done coming out of the pipes, brown water starts to come out until it eventually clears out. Unfortunately, this is a problem that the buildings management has been unable to resolve for nearly two years.

I must say they do try hard to make their residents happy, but I would caution anyone looking to live in one of these buildings to do their homework prior to moving in. Things are not always as nice as they appear on the outside.

This community is an extremely beautiful, well kept and peaceful. Everything was so beautiful that I felt like I was at a resort. The front desk staff was extremely accommodating and friendly also. It could not be better located away from all the hustle and bustle of NYC. Waterline Square offers amenities that most luxury buildings do not, this is why I chose to live here. You will not regret it!!!

The building and apartments are beautiful and in the perfect location. The staff is also super friendly and helpful and makes living at 100 Jane Street, easy and enjoyable.

The Lanthian is an amazing place to live. I moved in about a year ago, and as soon as I moved in they brought a new manager, Faith. She is very friendly, and goes out of her way for the residents. The building quickly improved for the best by adding her to the team. Asease has also worked in the leasing office for the past year and is one of the friendliest people you’ll ever meet. She sincerely cares about her residents and I highly recommend booking a tour with her.

The units are spacious, modern, and most importantly have in-unit washer/dryers.

The building has a great study lounge, a nice gym, and an awesome rooftop with lounge chairs and grills. The location is prime, maintenance orders are quickly fulfilled by Bale and his team, and the building is always kept very clean. The doormen are also very friendly. Highly recommended the Lanthian.

I cannot say enough positive things about the management team at Waterline Square. From day one, they have been professional, responsive and attentive to residents needs.

One thing that really stands out to me is the way the management team goes above and beyond to make sure everything runs smoothly. Whether it’s responding quickly to maintenance requests, assisting with questions, or simply giving a helping hand with packages/deliveries. Management truly treats its residents like family, remembering important details and life events that makes living here feel like a community. All to say, it’s clear that they care deeply about the people who live here.

Aside from the wonderful management, Waterline Square offers absolutely everything you could think of - convenient in building valet parking, intercom communication in each unit to contact the front desk with ease, beautiful community spaces that have been designed thoughtfully for its residents needs, pet services, amazing restaurants and coffee shops in the building (which even deliver right up to the front door of our apartment), the shuttle service to Columbus circle, the gym and amenity spaces in the Waterline Club which are truly incredible, and the list goes on. And, did I mention the Waterline mobil app which allows me to access anything I’d need from the palm of my hand?

Overall, I would highly recommend Waterline Square to anyone looking for a great place to live and truly call “home”. There is truly no place else like Waterline Square!

This apartment building is fine, but don't expect to make it your home for long. Over the last year, we have had constant leaks in our bathroom and had maintenance in our apartment multiple times to patch and paint, but they never would fix the source of the leak until we finally threatened to take legal action. I hate to think what the mold situation is under all those layers of paint after a year of water sitting in the ceiling. Now they are hiking our rent up 25%, which seems retaliatory and cruel.

Moved out on Nov 5, 2022 and still haven’t received our security deposit. Was told it’s pending the regional manager’s approval for Accounting to cut the check.
They have now gone completely silent since Jan 4, not responding to our emails nor phone calls. In the meantime we’ve received an unexpected invoice from Greystar for unjustified “moveout” charges. Incredibly unfortunate that I have to leave this review.
Please respond back to us to resolve this ASAP.

+ For renters: front staff and location is nice, if you got a discounted rate you’re sure to get a hefty increase the following year. AC and heater was broken or barely working half the time. Old old outdated units for the lower floors.

I’m a dogwalker and this is by far my favorite building to come to in the city. Front desk staff is delightful and prompt. The apartments are sunny and great for dogs to nap in the sunshine. The gym is fantastic and the rooftop deck is incredible. My favorite building in nyc.

The doormen/service guys make this building. They are so friendly and always going above and beyond getting to know you.

Pros: doormen, gym, lobby, renovated laundry room (although it took forever to upgrade and we were stuck without it) some solid nice apartments in an amazing location.

Cons: Shana and Marisol are whatever - they have to do their jobs but can be rigid to deal with. Water is always being worked on although they notify you and try to do it during the day. Sometimes water is brown or cold. Stuffy older people that complain about minor things (daily emails from Marisol yelling at everyone about it)

Unfortunately they jacked the rent up and It wasn't worth it anymore. Overall once you're settled and if you don't work from home this place is great.

I absolutely loved living at 101. The building is in an amazing location, the amenities are beautiful and the management and concierge service was top notch. I loved my apartment and enjoyed the walks to Riverside Park, Lincoln Center and Central Park. Only reason for moving was the outrageous rent increase.

Lived here for a year. Building itself is good, superintendent is also great, the management is awful. They stole money from my security deposit, threatened to throw away my lease at one point before I had even moved in and the lease was signed and sent a very aggressive text message as I was on my way out. Even with the 40% rent increase, I was considering staying for the location and convenience but after the way they addressed my concerns, I decided to look elsewhere. Would not recommend.

Not a great price/ value you can see they tried to update but the vinyl floor is already coming from underneath and make pay extra to use other amenities in the building. Besides that one of the elevators were broken 90% of the time we were there.

Maintenance and Management unfortunatley had a lot of excuses and no solutions, excuses that the building is 20 years old and they cant do anything.. holes in the windows warm/cold air comes out of holes so you have to run the AC more than usual.

Have an idea they are warehousing their apartment inventory (keeping them off the market to crank up the price for rents).

Small update about my time there: was also I felt like there were multiple apartments empty. One day on my way home from work, I pushed the wrong elevator button and got out on the floor below mine without realizing it. My door key wouldn’t fit the lock to what I had assumed was my door, so I turned the knob and stepped, to my astonishment, into a completely empty, totally untouched one-bedroom. I turned around and beelined to the elevator, worried that I’d get busted for trespassing, when I noticed strips of masking tape covering the door frames on all of the other (presumably empty) apartments on the floor.

I have lived here for going on 8 years now and it is a marvelous building in the best location of Manhattan, Battery Park City!!

My boyfriend and I rented an apartment from Landmark Resources for 4 and a half years. The building was well maintained, and the super would address maintenance requests within 2 days at most. We also appreciated the online system that was implemented at the beginning of covid for filing requests and paying rent. Rent increases were modest and communicated well ahead of time. Moving out was painless, and our security deposit was returned within a couple weeks of move out.

This building advertises a large and new in building laundry room- yet none exists. Are rent rebates/price discounts being offered for the inconvenience and expense - not to mention the misleading advertising?? What is up?

Pros: Beautiful lobby. Efficient package and mail room. Most of the staff is incredibly friendly. Reliable maintenance. Ideal location. Trash and recycling on every floor and its cleaned daily. Reliable hot water. Communicative management. Storage in basement available (beware of roaches). Never hear a peep when in apartment. 24 hour doorman.

Cons: The building is old and it shows. Hallways are outdated. Frustrating bureaucracy when it comes to maintenance elevators/move in/move out. People often get stuck in elevators. Pay extra $700 yearly if you want the gym… Unreliable water pressure. An absurd amount of roaches that can easily crawl into apartments if you aren’t careful. Only one contracting team for the whole building, so its difficult to do any sort of remodeling.
The best for last, the laundry. The laundry room used to have smelly machines and so many roaches. The laundry room closed for maintenance in March 2021 and we were told it would take 6-8 weeks (aka May 2021) to reopen. Its mid-September 2021 and we do not know when the laundry room will open. We were told in July after a long silence that we had to wait for approval from the city and Pepco. A second email came in August saying that an early September opening was expected. Again we are left in the dark. I am understanding that some of this is out of the building’s hands, but going this long having to spend this amount of money on raised condo fees and expensive city laundry without any sort of compensation has gotten ridiculous.

Another classic bait-and-switch building... Management will bring you in with low rent and then increase it astronomically, even criminally, high. I was told the management is doing me a favor by offering a 20% rent increase!!! Almost all the appliances were low end appliance even though the rent they charge is premium. Heating and cooling needs to be manually operated since the automatic system doesn't work even after 3 'repairs'. The dryer didn't even have an air outlet installed, the water used to collect in a container that you had empty every 2 uses of the dryer.
Do yourself a favor, stay away from this building. Either you should be ready to pay a 20% increase in rent and smile when they tell you they are doing you a favor or prepare to move out after your first year.
These people should be ashamed of themselves.

I moved to the Lanthian in mid-March 2021. This is the best building I’ve lived in since moving to the city from queens 11 years ago. The leasing staff is pleasant and quick to follow up on questions. The doormen and maintenance staff have become instant friends and buddies with my pup. The events held are so much fun. And, the residents are a pleasure. If I could give 10 stars I would! ☺️

Love this place!

What a beautiful place to live, I have felt like a VIP since the moment I became a resident here. Every detail in this building is beautiful, the amenities take my breath away it's so beautiful sometimes I pinch myself it's designed to perfection. I have been treated first class by the door staff, the management and even when I moved in I was spoiled with gifts, champagne and even products for my home. They even use aromatherapy throughout the halls, the decor is first class and the staff go above and beyond to serve you. I truly look forward to spending many decades here and creating memories with my family. Thank you everyone at GID, Aaron, Ari, Daniel, Eileen, & Tim, Kobe & Graham and Waterline Square team for making me feel so welcome. I am truly grateful and so are my babies, they think they live in Disney world now lol :)

The 101 team is absolutely the best. Alex and Anthony at the front desk are amazing. I moved in 2 months ago and they knew my name after one day. Keith leased me my apartment and always has a good word to say and the management office staff are fantastic. Sara is so helpful and the manager Lyle is always so polite. I just love this place. I'll never leave.

Quiet and spacious. Good to have a large park in front of the building. A little bit too far away from the subway station. Pet friendly. The gym is not included in the amenities and need additional membership. The building was built more than 20 years so the amenities are not like the luxury building nowadays. Residents look polite and nice. Overall, the building is good comparing to the price.

My husband, daughter, Golden Retriever dog and I have lived in a K unit apartment for the past 5 years. The doormen are courteous, welcoming and look out for the security and well-being of all the tenants. The maintenance crew is exceptional. We really respect and care for everyone on staff. The building is so well managed. And the view of the Hudson from our apartment takes my breath away every day. NYC does not better than this.

Love my home here! Both the building staff and management staff are amazing. Any issues (which are very rare) are fixed very quickly and properly. Everything is top notch in this building and I look forward to living here for a long time!!

Rented an apartment on 69th st under their management for 2 years. No issues with management, service requests were filled, competent and polite super, building was well maintained and I received my security deposit back in full within 3 weeks of lease end. Would be happy to rent from them again.

I was lost and hungry, wandering the halls for days before Claire the receptionist left a trail of crackers and a bottle of Evian for me to find. As I clutched the bottle and fondly thought of her I heard a whooshing sound and a metal cage fell, trapping me. I screamed to be let loose but Claire was on the phone to animal rescue and so could not make out my words. When the nice men in white suits arrived they shot me with tranks and then dragged me down the hallway. The plush carpeting felt nice on my cheek.

I just wanted to take some time and let the world know that 101 West End Apartments are THE BEST!! We just moved from one apartment to another...completely renovated...and let me tell you..I feel like I'm in a hotel..the features are so modern and aesthetically pleasing, The staff from the porters and concierge, right the way up to the execs..Lyle and his team are so wonderful and helpful ..Thank you Lyle and Ken and John for making the transition seamless...Thumbs up Dermot!!!

I have been coming here for several months now but had horrible experiences with one of the front desk/concierge guys at the lobby. Will not come back unless management does something about their services.

Worst management company in NYC! When my building on E. 21st Street became invested with mice they did not care. The manager was arrogant and dismissing. My wife and I sent pictures and video of the mice issues and they ignored them! I would NEVER rent from this company again!

Beutiful!

Great building, great area, yes. But, it is the staff here that really make it so fab. From the moment we met Gina in the leasing office, every encounter with the people who run the ship has been wonderful. Our Doormen, the maintenance experts, you name them, they rock. Thank you!

The location is ideal for exploring lower Manhattan and the building personnel are very helpful and friendly, not to mention the residents who round out a strong and likable community. Since purchasing our apartment nearly 20 years ago, the building has been upgraded and maintained, making our stays very pleasant and satisfying.

Landmark services are always quick to respond. As a property owner, I know this for a fact. I also am aware ( via personal experience ) that the folks who complain about them are usually the tenants who are about to (and should) get evicted.

This is a good building. The staff is friendly, efficient and knowledgeable. There is a dedication to cleanliness and order but not in a stand-offish way. Recent redecorating has been successful and raised the tone of the space. The neighborhood continues to improve with innovative architecture and an industriously-run Pic-A-Bagle. The odd corners of New York are becoming the most interesting neighborhoods.
