The leasing team is super responsive and helpful to my many questions. I felt very taken care of and they made sure that I didn’t leave without all my questions answered. The provided a great comfortable atmosphere, helping me with my quick application and move in. You’ll love the monthly events! Different themes and super fun! The front desk was super nice as well.

My experience at The Biltmore has been nothing short of wonderful. I thought living in Times Sq would be a nightmare, but being walking distance to my job was essential. But, none of the outside chaos reaches the bubble of The B! I enjoy many good times on the terrace with great company, and my pup is treated just as good as I am by the AMAZING front desk staff. I have a stellar view of the river and whenever something goes wrong, the maintenance crew addresses everything! The leasing team who first toured me has been there every step of the way, even now as I have settled in. They are super responsive and friendly, even with changing faces in the office. We have monthly events (FREE food and drinks... always a yes from me!) and I just took advantage of the resident referral BONUS :) I'm super sad to be leaving New York and The B!

Went in for a tour and what a mess. Unprofessional staff, they don't even bother giving you a tour. You have to go on your own and cant even see amenities. The Assistant manager was super unprofessional, "tours are not her problem".

My husband and I visited this build and instantly fell in love with the decor. The rooftop gym was amazing with a phenomenal view. We enjoyed touring with Vanessa she answered all of our questions with great detail. After viewing so many apartments over the last few weeks she made us feel very comfortable.

This is an absolute hidden gem. Lived here for 3 years and was absolutely amazing. Nice, clean, quiet, breathtaking water views and right on the park. I specifically waited until i moved out to post this because i didnt want people to know about it and drive up the price :)

Don't fall for these scammers. They have many fake postings and when you call them they say the apartment is not available and try to hook you in to use them find apartments for a fee.

If you don’t want to be scammed, don’t use NY Rent Own Sell. Within the first day of using them, their representative Max Izrailov showed me several apartments around Fidi and convinced me submitting a bank verified check with one month’s rent was the only way to show the landlord I’m serious. I toured the apartments and they resembled nothing like the pictures online. After I declined to move forward, Max refused to give the check back and insisted that once the check is sent you can’t get it back. He kept lying he was trying to get the check from landlord, but I learned later he was just buying time so he could eventually use my check as leverage to get an apartment through this agency. The CEO Adis was also impossible to get a hold of and likely played a part in this scheme. I also learned they use Thurcon Properties for a majority of their real estate deals, which from Google reviews are notorious for scamming clients and not returning security deposit checks.

Major issues with security and safety. Way too easy for the wrong person to get in.

Water shut-offs nearly every month.

Elevators always have major problems—like not registering a floor when pressed or getting stuck.

Rent hikes are insane. More than doubled.

A/C is off in the halls consistently.

Walls super thin

Deliveries constantly getting misdirected. Calls to my apt for someone elses food/groceries.

This is not a true luxury building. Prices do not reflect the true nature of how poor the quality has degraded to. Exceptionally greedy leasing office. No care for great tenants or loyalty. Poor upkeep.

Absolutely horrible management, it’s the third time this year that, without notice, there is no hot water again. There are only 2 elevators in service at any given time because the other two are reserved for moving packages up to the package room (located on the 6th floor) in the most inefficient way possible. Oh, did I mention that the package room closes at 7PM on the weekdays and 3PM on the weekends? First ever apartment I’ve been to where you pay 4.5K for a studio and the package room HAS HOURS. Half the units are designed improperly with a window slanted upwards next to the shower which accumulates mold regularly that you get to clean every week!

Would not recommend living here unless you’re prepare to work through all the inadequacies of management that you will inevitably face.

A terrible organization- essentially a scam whereby they schedule you for a viewing but nobody shows up and no apartment is available. And then you can’t call anybody as the numbers all go to a call center not associated with marquis. Horrible horrible people. Hazel Lopez was the agent I was supposed to meet. Avoid these people at all costs.

This is by far the worst building and the worst management I have ever had to deal with.
I moved in in October 2022. A few days later I realized that the insulation of the windows is horrible dating back probably to when they first built it. You can hear everything from the street. It is as if you are sleeping in the street. You will feel the wind, the cold regardless if your heater is on 24h/7.
I let them know 2 days after I moved that this is not working. I ended up having to pay $23,000 + the security deposit to get out of it.
I lived in the ritz plaza before which is on 48th instead of 47th, a lower floor and never heard the outside noise.
Keep your money and go somewhere else

For the record, after they posted their review asking me to reach out. I reached out on 7/5, spoke to Trish. And she told me oh it’s just a generic review!!!!
They for sure have my number, they could have reached out if they were interested in making it right!!!
I will continue posting all updates! Meanwhile stay away and take your money somewhere else!

Moving is *always* an awful challenge but the amazing team that manage The Biltmore really made the process smooth and it's just really refreshing to be amongst some of the best in this challenging world!

I love the front of house staff too- always pleasant, helpful and accommodating. And of course the back of house crew needs a well deserved shout out too! The building is always clean, air scents that smell amazing, great music playing in the public spaces, etc. I really love the vibe here. + All my service requests have exceeded my expectations with timeliness and quick resolutions to regular random everyday home repair issues (toilet running, dishwasher not draining, etc.)

Overall I am having the BEST experience so far!!

I had to leave a review for this company because I was SO skeptical of them when I first started my apartment search. However, I ended up with the most fantastic broker Geronimo, who showed me 7 or 8 units in the span of one day, all no-fee. He kept fine-tuning what he’d show me based on feedback from previous units we saw, and he was kind/patient throughout the process.

I've been living in this apartment for a year now, and I have to say that the management team has been nothing but friendly and helpful throughout my stay. From move-in day to the present, they have always been responsive to any questions or concerns that I've had.

Recently, I had to move some furniture into my apartment, and I was worried about the process being difficult or inconvenient. However, the management team made it a breeze! They were quick to communicate with me about the move, and they made sure everything went smoothly on the day of.

Overall, I would highly recommend this apartment complex to anyone looking for a comfortable and convenient place to call home. The management team truly goes above and beyond to make sure their residents are happy and satisfied.

Only live here if you’d like to know what it’s like to live in a construction zone. 90db construction year round starting promptly at 8:30am-4:30pm. Everyday. For 5k+ a month for a one bed! And all management has to say is “it’s state mandated”. No compensation and the sales reps were not forthcoming about this at all. For construction to be ongoing for over 2 yrs with no end in sight, it looks more like gross negligence for decades until their hand was forced. It’s been the most miserable 2yrs and cant wait to move out.

I am sharing facts about my living experience here. There are roaches in the apartments. Every floor is riddled with loud neighbors - ask the leasing agents what they do about loud neighbors! (Here's a hint, they wont do anything!)

There is a group of homeless people who live outside the building and pick out of the trash.

There are literal mountains of trash piled up outside this building and it makes the whole area smell whenever it's even mildly warm out.

They raised their rents by over $1,000!!

There are 0 free amenities.

Management is horrible.

The leasing office staff are rude and confrontational. There is constant turnover for leasing office staff because the job must be miserable dealing with such terrible management.

The hallways frequently smell like sewage

You can hear every single conversation your neighbors have in the hallways.

Sounds echo throughout the hallways from everyone's apartment.

The trash rooms are frequently left in disarray from other tenants just leaving garbage all over.

The laundry machines on my floor are broken what feels like once a month

The street outside the building constantly floods making it impossible to cross the street during even the slightest rains

All in all, this was the worst apartment experience I've had and for the price of the apartment, you're better off elsewhere.

Anyone who posts a 5 star review is more than likely fake because if you talk to any residents here, none of them are happy and long term tenants that I've come to know over my time here are moving out due to the changes in how the building functions.
I lived here from right after 9/11 (Apt 17M: Wyclif Jean was the previous leaseholder) until 2006. My rent started at $2680 (with a 2-month signing bonus) for a 1350 sqft 1 BR, 2 bath w/6.5 ft high windows, a huge just-renovated kitchen w/window, 2 large alcoves and incredible views of the Hudson from the 23’ living room and 23’ BR suite. 21 West had a 90% vacancy rate when I signed (the lowest in lower Manhattan), and the staff looked the other way when I added 2 walls and converted it to a 3-bedroom. The night front-desk guy recommended a contractor who specialized in this, and I think it cost me under $2,000 for the whole conversion. Officially you weren’t allowed to build walls, but you could “add doors”, which of course requires adding a wall. I gave the concierge most of my swag bag from the Grammys one year, after which she treated me and my guests amazingly. Despite my having had a rooftop party w/over 300 guests one night, after which the building changed its policy, and the continuous smell of pot from my apt (You could smell it from the elevators sometimes.), we were always treated respectfully. 21 West has the most convenient location in Manhattan, w/the 1/2/3, 4/5/6 and N/R lines less than a block away. Highly recommended (esp if you go back in time to Feb 2002 hahaha).

I live in apt 5C of their 21 West Building. Since they changed the leasing office staff, our requests have never been attended to. First of all, they raised our rent by over 40% and we tried to negotiate it by switching to another unit. Zero response from management. Second, I got 400 electricity charges (heating broke in the coldest days of the month) and 400 concession charges (what’s that?). I raised the issue with Matt and Renore. No response was given. My next step is 311 and potentially court to this kind of unethical business.
Great luxury apartments! The view is absolutely insane! We happened to catch it during a blazing red sunset so it made the evening all the more magical! Front desk is friendly and welcoming.

Lived here for 5 years. Always enjoyed my apartment with great view. Never complained about elevators even though they have been very bad. I knew this problem is temporary and will go away.
However, the breaking point became the new management which seems to be so nice and friendly BUT they are obsessed with money. Adding a "community fee" of 13% of the amount of the rent was simply a shock to me. Not only it looks shady but only shows total disrespect to the tenants especially for those who lives here for a long time! giving 2 stars only as appreciation of the apartment that I love.
The building itself is pretty mediocre, but the building management company is unresponsive and shady with finances. Do not live here.

The doorman staff are absolutely wonderful - outside of that I would not recommend this place to anyone paying over $2K for a one bedroom. Between the noise due to construction (that goes beyond the state mandated hours) during the day and proximity to the hospital - you’ll be lucky to find a moment of silence. Hallways are not properly cleaned, they are vacuumed but never scrubbed and smell absolutely foul. The smell of the trash shoot leaks into your apartment. Half of the people living in this building seem to be lottery winners paying $2K a month for the same apartment that costs $5K for others. Don’t let the glossy hallways and nice gym fool you. No rooftop, just a small terrace that is closed 9/12 months during the rent, but you’re still charged $100 per month/person to access it and the gym. As someone who has lived in other luxury apartment buildings in NYC, this one just isn’t worth it. Counting down the days until the lease is up.

The management in this building had significantly degraded in the past year. I lived here for years and used to love the people in the office. This year I reported numerous times about loud noise coming from a neighbor during quiet hours but the office took no action other than sending out a flyer one time. The people on my floor had to go talk to the neighbor ourselves at midnight.

today which is October 12 evening I went to for delivery and unfortunately coustmer forgot apt number but address fine, and doorman said he don't know the name so I tried to contact coustmer 2 times don't pickup I tried to leave a massage also but not respond so I contact company support and I was told that after I wait 8 minutes to leave it in the lobby, but one of doorman was very rude and unprofessional, doesn't even treat me like professionally or friendly,when I tried to leave it on the table and take a picture, and picture is not for me its for resident and he knows where is his food at, that's how the apps work, but he told me no, and he said if you gonna take a picture leave it the floor, I don't understand what he was thinking and why he don't want me to take a picture? Because in my experience some time family members of resident order the food, maybe that's why he couldn't find the name, it could be his/her mom or close family, but maybe they forgot apt number, as long as 45 wall why he don't want to keep it there or atlest he can explain friendly, anyways after he wast my time I have to end the delivery and leave but if the costumer leave in the building and waiting for his food feel sorry for him/her, I have tried everything,

Do not live here. The city mandated work has been going on over a year now, they offer no rent abatements and there is no end in sight. It is literally impossible to listen to zoom meetings and give presentations with the noise volume of drilling that has been going on for weeks now. Management is extremely cold in communication, offering no solutions or appeasement. They've also been charging new tenants 100$ per person, per month for gym and lounge access, while the only "included" outdoor patio / communal space is closed (for 9 months of a 12 month lease). That's 200$ for access to a small lounge and gym, with no other included amenities other than a laundry room in the basement.

TLDR: Never-ending construction work, dis-organized leasing office, and extreme rent hikes for long time tenants. (Nice staff and gym!)

I have been in the building for more than 4 years. It used to be a good bang-for-the-buck deal: a bit out-dated rental at a convenient location, nice staff, and decent amenities. You got what you paid for.

Since COVID, the construction work in the building never ends. Water service interruption due to renovation (10am-4pm) happens almost every month. An elevator breaks down on a monthly basis as well.

The construction noise from West 60 and Broadway (the trucks roll in before 7:30am, work starts at 7:30am) is noticeable even at high floors.

The rent reflects none of this. Even non-renovated apartments' rent is being raised.

The cherry on top? You might get a 10-15% increase without the required 90 day notice period because someone forgot to click a button. Good luck getting response from management when it comes to issues with billing.
Great rental building. Run by Related. Four Seasons Hotel style attention and service. The super Brendon is amazing as is each of the doorman. The building was recently renovated. One of the best rental buildings in TriBeCa. On site Garage.

I lived at this apartment for one year. just to put down some pros and cons

Pros:
1. Great great location
2. 5 star to the staff and doorman. call out to Philip Rivera & Solomon, they are really helpful and accommodating
3. small communities without worrying of crowded
4. nice view for high rise units.
5. clean and cozy internal finishes

Cons:
1. low ceiling height of less than 8 feet, it took me like few weeks to get used to that
2. old building, so you might get issue like noise coming through the window or the AC noise from unit above
3. very limited amenities, a small gym
We are renting at Tribeca Tower. The staff is wonderful, from Sara the leasing agent, to everyone at the desk and the parking lot. The building is very well maintained and the location is great.

We actually ended up choosing another building to live in, but I still thought this review was worth leaving because the leasing agent and staff were so wonderful. Sara really went above and beyond to help us understand the building, options, etc and is one of the best leasing agents I've seen. The building staff was incredibly nice, and the residents we met all seemed incredibly happy with the building

I have lived here for 2 years now and cannot speak highly enough of the building and the staff. The facilities are excellent and the rooftop is one of the best in Manhattan. The apartments themselves are very professionally designed and all utilities work very well. In case of the rare maintenance issue, the staff are very prompt in fixing it. There’s a 24 hour Duane Reade right opposite and 3 train stations within 2 minutes walking distance. The best part about the building is the concierge staff who are friendly, professional and hard working.
If you know anything about the iconic 70’s funk band, Tower of Power, known for its horn section, as well as the legendary Lenny Williams, then you’ll recognize the excellence of Tribeca Towers: timeless, accessible, and elegant but still modern. It’s undergone its own “Urban Renewal” with its recent renovation. The place is fantastic. Special shout-out to Tribeca Towers’ lead singer and front-woman, Sarah, who is one of the top, trustworthy and nicest real estate professionals in the game. And as a wise philosopher once wrote: Game recognizes game.

The posts below could not be more accurate. The South Park Tower is not what it used to be. Non-stop construction, overcharged rents, loud music playing non-stop (making it difficult to work from home), long lines for elevators, etc.

Even worse, however, is management's lack of concern for its tenants, especially tenants that remained during the pandemic. My wife and I have tried to contact management multiple times regarding a personal matter to no avail, only empty promises. Even as I make this post, we are awaiting a reply for over two weeks (after sending multiple emails/calls).

Despite management's ineptitude, the daily staff has always treated us well, especially the lobby staff. It is one of the few reasons we stayed, at least for the time being.
The old man that always works front desk on Wednesdays 6pm is so rude.

Doing this review over as I realized my last one was a little unfair. Management? Still super greedy - they refused to help us in any way while we were struggling to make payments due to coronavirus DESPITE all of the facilities being closed. All the while listing apartments of the same size in the same building for thousands less. The building itself? Still sucks. This building scored a D for energy efficiency and has had plenty of problems in the past, including but not limited to, broken elevators and HVAC systems. The doormen and maintenance crew, however, are fantastic... as well as the super. They are helpful, friendly, and are responsible for any/all positive experiences we've had here. Too bad the owners are evil.
A direct quote from the building, Lorraine specifically, after withholding our security deposit for 77 days, and quite literally ghosting us like crooks about it (New York law states this needs to be settled within 14...)

“We are so happy we can finally get this wrapped up and finally go our separate ways.”

The unprofessional, illiterate, and honestly classless management is almost as bad as the quality of the building. You can do better in dozens of other Fidi spots- don’t waste your time here and read the other reviews for reassurance.
It is very good, No fee apartments are needed nowadays, specially in pandemic cases like 2020. Very good, they are very hospitable. The service is fine, you can get food and drinks. As for the lounge it is good for many people, quality walls and flooring. These business will do good soon and flourish for providing good service and for No fee on such cases. Hopefully i hope they add more features, though i understand it might take a bit of time, but that's alright, since it is a no fee apartment after all.

I have been living here for 3 years and I can say that there are great things and really bad things about this building. Front desk, door and maintenance people are all amazing and treat you like family. The building itself/structure is horrible, old and things are ALWAYS breaking in the apartment...loud and old air conditioning, elevators breaking all the time, mold in the floor.. Maintenance come pretty quick, but they don't fix it, just put some make up on the problem...But by far the worst problem id the lease team, the manager is here once a week at the most, never say hello, and the assistant is pretty rude when she wants. Again, if it wasnt for the location and employees (beside lease team) I would never live in this building. Its overpriced for what it offers in terms of infra...

They don’t care about the long standing, on time paying tenants, during this pandemic.
They are offering new tenants into the building a several thousand dollar concession to rent an apartment, but not giving any concession to the current tenants.
Also, there is the exact same apartment in the building leasing for almost $500 less and they refused to do anything to help the current tenants. They don’t care about people’s job losses, salary cuts, etc.

If you are looking at FiDi right now, there are much nicer buildings with much better deals. The management company here is rude, unhelpful, hostile at times, and not interested in accommodating current tenants, as they are only focused on high turnover tenants such as students for nearby Pace. I will explain in detail.

The actual staff - doormen, maintenance and super - are lovely people who are friendly, take pride in their work, and are super responsive.

The management company's approach is diametrically opposed. They seem personally insulted, if you get a reaction at all, from any question or feedback from tenants. When half the elevators didn't work for over 6 months, they did not provide any updates or express any urgency despite all the tenants expressing frustration daily. When scaffolding appeared all over my main window right after I moved in, and I asked what it was for and how long it would be there, they gruffly answered that there was an email about this several months ago (when I did not live here...).

If you are considering a doorman/amenities building - think again about the perks you expect. This building will not allow you to leave prepaid packages for UPS, USPS or Fedex here, despite that being a very common reason for having a doorman building in the first place. There are expensive, old laundry machines on 3 floors - not the "every other floor" they market to you when you are touring the space.

There are no amenities to speak of! The Yelp review oddly shows a "resident lounge" with a pool table. There is absolutely no lounge here. There is a terrace on the 11th floor that is open a few months with a few basic benches, but it is nothing like any of the nearby buildings that have real loungers, BBQs, pools, game spaces, etc. What exactly are you paying for? The "fitness center" is a tiny and pretty gross space split over two floors, with a few very old and basic treadmills and bikes, and not even a complete set of basic levels of dumbbells, no kettlebells, etc. You can get some basic cardio in during the winter, that's it. If 2 people are in there (pre-Covid), it's too tight. There is no bike room, storage, etc. Nothing to justify the pricing, especially in a current market when the renter has a ton of options.

The apartments are very old and outdated, feeling run down, even though this has not been residential space for very long. The appliances are on their last leg, with no interest in replacing them, and the floors are buckling and opening up (since they use cheap fake wood squares glued down to the floor) all over the place. I have gaps in my floor that trap toes and socks, and odd cotton bits coming out of other squares. The windows can't be opened more than a crack (and the company refused to unlock mine for more air flow during quarantine even when I offered to sign a release and confirm I have no children or pets), and the AC units are so old and clunky that they don't have auto-off functions (and make a lot of noise). The paint is so cheap that it turns black when anything leans against the wall, like a stool or a bike.

Don't expect to negotiate with them over rent, regardless of how bad the market gets for landlords. In fact, expect them to send you the renewal papers a full 6 months before your renewal, demanding an answer 2 months later (simply because the law allows them to do so).

I am not new to NYC and have lived in a variety of places, so this is a review based on real perspective. I've considered writing it for over a year, and chose to do so given the company's total lack of empathy or respect during this difficult time, and in fact their apparent hostility to any requests or feedback (such as questions about the elevator issues, package pick up, windows, etc). It's not worth a free month - go get 2-3 free months across the street in a real luxury building.
Great place to live! We are absolutely loving the building itself and the location. It is awesome to be so close to the water, multiple parks, historical sites, and subway stops.

Renter Beware: SHORT STORY. (during the height of Covid19 in NYC).

REQUESTED 3900$ FOR 1 BEDROOM. I OFFERED 2900$.

replied back saying ÏT IS STEEP" but was possible to consider and she would have fwd to the management.
( She promptly set up approval for me to view the unit on my own.)
I submitted the application of 20$ with all the documents and wait
ONE WEEK goes by.
Finally 9 days after submitting the application I received the "APPROVAL" email and request to set up an appointment to sign the lease. Upon reviewing the terms in the email, I realized that I was NOT approved for MY OFFER, but I was approved at a rate $350 greater per month than I had previously discussed. (3250$month)
I When confronting Kathryn about this, her response was "that is the best deal management can make." I was furious that not only had a waited over a week to receive a a response, but I had taken a credit hit for their inquiry on my application which was not based on MY OFFER
I was put through hoops and almost tricked into signing a lease for a greater amount.
SHE REFUSE TO TAKE RESPONSIBILITY FOR IT AND DON'T EVEN REIMBURSE THE 20$.
(well you can dispute with the bank, you know? and guess what?!! hahaahah)

I admit i am not surprise since it's easy to find many bad review about this place and with her name nd how she manage cheap amount like 20$ or 50$. it's suppose to be be a luxury building where you pay thousand dollar by month, but they make a big thing over cheap amount and over the renter or possibly interested renter,

just to be precise and you can get unit in front of them, like all john st, or water st, in newer building with A grade amenities cheaper than them.
also building with a pool are cheaper!!!

The building claims to be a "rich, impressive Art Deco Tower" overall I would say the building is fine as well cheap and old (and forget your delivery because all packages are not allowed to pass the hall).
amenities are minimal (just enough to say you have them, but nothing to brag about). I immediately noticed that the hallway light in front of the unit was out. I could barely see the number of the unit in front of me. The unit was in fine condition but was OLD with older appliances. you know, like your grandama dishwasher...thats style!
but larger than many fidi unit.

The initial move-in was complicated with major construction in neighboring apartments, but now that is completed and my apartment is very quiet and comfortable. II work from home and 've had several days of video work and meetings with my team that were very productive. The front desk team is soooo professional. This is a nice building.

I lived in 45 Wall Street for over 6 years. Prior to that, had lived in quite a few neighborhoods, moving almost every year. I finally felt like I had found a place that I loved so much, that I never considered leaving.
Fast forward to me moving urgently for a job on the west coast last month- I've had the most horrendous experience exiting the building. It's completely ruined my entire living experience with the building. A building I referred numerous tenants to, even friends who wanted to take over my apartment.
I relinquished the apartment to them over 3 weeks early, while I continued to pay rent through the end of my lease. Which I expected to do, no problems there. Lucky them, they got the opporunity make double rent. After living there 6 years, I had painted some walls, and had every intention of handling it from afar due to my quick move. Instead that wasn't an option, they did it as soon as I was essentially on my flight, and they charged me over $1,000. For literally 2 painted walls. I was told I was "too late"even though I was PAYING RENT STILL. An email even went to Barbara, the property manager, asking for the paint colors I needed to buy, which clearly proves my intention of handling.
The service elevator is always a disaster with garbage removal and was a disaster trying to utilize for my movers. Zero flexibility. Because they were using it AGAIN during my move, I was unable to trash some unwanted furniture on my move out day. Hundreds of dollars more off my security deposit to move a completely disassembled unwanted bed frame to the trash downstairs. No flexibility on that charge either. I was told I should have abandoned it in the hallway to personally avoid charges to my apartment.
After 6 years and keeping my apartment in perfect condition (which they should be renovating now regardless, painting, etc after that length of time) they essentially stole my entire security deposit over nothing and had zero flexibility to my situation or valued my long tenancy.
BEWARE. New Yorker's spend way too much money on security deposits. You will not get it back here.

Murray Hill Marquis is my first apartment. I love everything about here. The people, the culture, the facilities make everything home. First of all, the leasing office is amazing, Manager Megan and the staff helped me so much in making the decision. Before I put my signatures on my leasing agreement, I checked out the apartment for more than three times either by myself or with my friend. I did my homework and checked every single detail I could to make sure that nothing was wrong. Every time I visited, the leasing office was patient and answered me every single question with no hassle. In fact, they worked with me to design my leasing agreement according to my school schedule and offered the best choice for me.

When I moved in, five people stood in front of my apartment to welcome me inducing the cleaning team, the tech guy, the concierge and a representative from the leasing office. They helped me carry my luggage and made sure everything in my apartment function well. In my apartment, they prepared gears like an umbrella, a notebook, and a tote bag, key rings, and bottles. In a card said they "welcome home!" Despite the fact that I didn't have any furniture at that time, the feeling of home is EVERYTHING. That is the moment that both my mind and my body both tell me " Now I've got my OWN space"

After I moved in, the concierges became my homies (at least I think so). Every day, they greet me with true smiles. They remember my name. In the morning, they tell me "Hi, Dan, have a nice day!" When I have a long day and come back home late, they are always there to say "welcome home." Whenever I need any help at home which is rarely the case, within 8 minutes, they will be at my door.

Until I moved to New York City on September 5, 2017, from Los Angeles, I had been living in Pacific Palisades, CA with my friend. Big house, big sun, ocean view. It was a nightmare to move to New York especially speaking of room haunting. In the first two months of settling down in New York, I moved 4 times. I have learned and gained so much experience over the course. That's also why I think MHM is the perfect place for me. My comment exceeded the words limitation....

Personally, I picked this place for both me and my boyfriend. In this June, he will move in with me and we will start a new chapter of life, together, here at Murray Hill Marquis.

Home is wherever I am with you.
The Murray Hill Marquis is a fantastic place to live! I moved in shortly after the building opened, and it has been a great experience every since. The staff is extremely attentive, and is always there to help fix a problem when something is broken. I love this building and would totally recommend it if anyone was looking for a new rental in Murray Hill.

The Murray Hill Marquis used to be a hotel and has been completely gutted and redone in 2017 into studio's and one bedrooms with modern finishes and all new appliances. Its great being the first to live in the newly renovated space and being able to walk everywhere from this central location. The vibe of the building is young professionals and some students. The units are pretty small but very functional - no awkward columns or crooked walls - so a great deal for midtown Manhattan and they come with amazing views (especially the 4 line which has the Chrysler building right in the center of the large window) and other amenities like 24h doorman, gym and laundry onsite. Not complaining about the experience at all! Some amenities still under construction but expected this year: new gym, new laundry space, yoga room, business center...
The Murray Hill Marquis is the place to be in Manhattan. The location is perfect being located on 34St between 3rd and Lex. Everything in the building is brand new or in the process of becoming brand new. We have a laundry room and gym for use by everyone in our building and there is no membership fee for the gym. The lobby is very nice and we have a 24 hour doorman. The guys at the front desk are absolutely the best in NYC. They are so accommodating and so helpful. They greet our guests cheerfully, they handle our packages diligently, they provide a great safety and security for everyone. The maintenance staff is very nice too. Our building Super is available for any questions or problems that may arise, you call and they are on it immediately, you know they care about us. We have a few luggage carts in the lobby to help move large items up to your apartment, a huge benefit for all. The elevators are new, we have four of them. They are large, fast, reliable and have camera’s inside.

I have a studio on a lower floor. The apartment is bright and cheery and everything, I mean everything inside is brand new. New bathroom, new kitchen, new appliances, new flooring new a/c and heat and new track lighting. My apartment is quiet too. It is more than enough space for me and I don’t feel crowded. I have been meeting my neighbors day by day and everyone seem to be very friendly. I am very happy with my decision to rent at the Murray Hill Marquis. The rent is certainly affordable for this great location and the condition of the building, the outstanding staff and our building amenities make this a sought after location in midtown.

We lived here for 26 months up until February 2018.

The building staff are extremely friendly and always looking to help out, both front office and back.

During the period of recent renovations, the building put a lot of effort into keeping us informed and happy — including free breakfasts and juice days — and has used the opportunity significantly to improve its common areas, including its lobby and gym. As an example of the building's attention to results: one of the elevators was initially redecorated in a manner that, although attractive, picked up a whole bunch of scratches and dents very quickly. So the building simply renovated it again with much sturdier internals. Two entirely new elevator internals in the space of a couple of months!

We also couldn't be more impressed with the flexibility that the building has shown in negotiations over our move-out date. We messed them about quite a lot, since we chose to purchase a condo and the completion date varied this way and that. Aware of our situation, the building has shown an extreme willingness to try to accommodate our changing needs.

Were we not buying, we definitely wouldn't move out. Great building!

Editing my review from 5 star to 1 star. Pathetic management especially a Mr. Philip Digiovani. He does not know how to talk to tenants and maybe needs to learn people skills. When I inquired about the breakdown of my deposit, he didn't even know it properly and just claimed he used some $600 primer to paint. I had some butterfly stickers which I forgot to take off, they weren't even glued and come of easily without stains and they charged me $200-300 for trouble to take those 5 stickers off! Lol. The rest of the conversation he simply kept talking over me, cutting me not letting me finish and extremely rude behavior. All just because I asked for a breakdown of why they cut what I think was a sizable amount of money from my deposit. There are better luxury buildings in this area like the Lanthian which has an amazing view. I was supposed to live there but I got a slightly better deal here and decided to live at Marquis which turned out to be a very bad decision.

The doorman staff is wonderful, besides that the building is going through renovations and the tenants have had to put up a with a lot from the construction - slow elevators, periods of times without amenities functioning, etc. Now that renovations are almost complete, management is raising prices and is treating existing tenants very poorly. After being a tenant for 4 years, they tried to get me to vacate my unit so they could renovate it and sell at a higher price, then changed their mind. Then when I decided to upgrade my apartment, they pulled sales trick on me to pay a higher price than what the apartment is worth. At the end it's a business, not a home.

Overall I am impressed with this building, I am a broker and every client I have brought to this building has loved the finishes and have applied. The leasing team has been extremely helpful and very pleasent. On the east side there is not many affordable luxury doorman buildings with this high quality and with this square footage. This building has wonderful incentives they offer tenants as well as brokers. Also the building is in a prime location 34 and Lexington! It's literary close to transportation, shopping, restaurants and night life. I am truly thinking about breaking my lease from all the positive feed back that I hear from my clients. I give this building 5 stars one of the best buildings in Murray hill ! I can't wait to see the overall finish product, I am truly impressed with the service and quality.

High ceilings, sun filled airy and spacious rooms, brick and mortar traditional look, not a single noisy hallway, regular hardworking decent friendly folks with their young families and dogs, a club to hangout, always smiling and greeting concierge, responsive handymen and an in-resident super. A well stocked deli that can be accessed through the building.

Cross the west street and you are by the mighty Hudson. Gorgeous sunsets, beautiful boats by marina, fine wining and dining @ Brookfield place and Le District. Go jogging by the river, walk your dog take it to the dog park. Pick and choose the color of the subway you want to use. Red, Yellow or Green. It's exactly 3 minutes walk. Car Rental or parking needs?30 seconds across the road.

Well try find something even close in Gotham. You won't. Being a believer in destiny I think it's a blessing to be able to lead this quality of life. Everybody should be so lucky. So personally my tweets are #gratitude #blessing #lucky.

Now, do I think I may be paying a little more considering it's not adjacent to the river? Maybe. Do I think I get great value for money? You bet'ya.

The single and the only thing, that could be different. I would buy my my place in a heart beat. It's a little disheartening to see all this money go towards rent without a single penny back in tax savings. Hopefully one of these days the big ol' building management company will have a little empathy and offer purchase options. We do work hard for our money too :-)

We love living here, and we've just renewed our lease. Tenants are pleasant, friendly and respectful. And the staff here really gets to know you and go out of their way to make your stay comfortable. If there are any concerns or needs, response is prompt and they make sure to take care of it right away.
