I've been a resident at The Pinnacle for two years now, and from the moment I arrived, I was impressed. Not only is their office conveniently located in the building, but the property is also impeccably maintained, efficiently managed, and situated near transit and major supermarkets. The spacious suites are a huge bonus, particularly for those who, like me, prefer ample living space, and the in-suite laundry is a delightful convenience.

Earlier this year, management transitioned to Avenue Living Communities, initially sparking concerns among residents, myself included, about potential changes in service quality and rent prices. However, under Avenue Living, led by Ramir and his team, The Pinnacle has continued to excel, meeting and even surpassing our expectations. While rent increases are never easy to accept, especially during times of economic uncertainty, it's a reality we must face as the market fluctuates and inflation takes its toll. It's important to recognize that it's not the property management but rather broader economic factors at play.

Recently, my husband and I decided to renew our lease with Avenue Living, opting for a larger 2BR suite in anticipation of family visiting. Despite the expected increase in rent, Ramir went above and beyond to ensure our transition was smooth. His personal attention and willingness to accommodate our needs made all the difference. Moving into our new suite was seamless, thanks to the efforts of Ramir and his team, who ensured it was spotless, well-maintained, and even underwent renovations prior to our arrival.

To Ramir and the entire team at The Pinnacle, a heartfelt thank you for your dedication and outstanding service. Your efforts have truly made this community feel like home, and we look forward to continuing our residency here. Keep up the excellent work!

My relative has been living here for 2 years - Executive 2 bedrooms suite, 9xx sq ft, with in-suite washer & dryer, kids and pets are allowed. Current rent is $22xx, including heat & water. it's perfectly located, 6 -12 min. walking distance to 3 supermarkets: Walmart (closest & cheapest), Superstore, & Save on Food. Also less than 10 min. walking to Canadian Tire, Dollarama, Dollar Trees and Delta Hotel.

4 to 8 min. walking to Ctrain (Southland) & bus stops: 81, 95, 99, 106, 125, 126, child care center, high school, tutoring center, adult schools, dentists, Alberta Health Services. 5 to 10 min. walking to over 10 restaurants/fast food like McDonald's, KFC, A&W, Jollibee...also cozy Indian, Korean, Chinese, Japanese & Italian restaurants, RBC, Bank of Montreal, Scotiabank, TD Bank, CIBC & Canada Post.

Heated & underground parking is available, but my relative prefers to take 16 min Ctrain everyday instead of driving to Bow Valley College in downtown. Has free social, cooking, BBQ and gym rooms on the ground floor, & free visitor parking. It's a good deal, in terms of $ per sq ft, and quieter & safer than downtown apartments.

Can terminate the lease with one month notice. But if the landlord could not rent it out for the first month after moving out - the tenant needs to pay for that month's rent. It means, maximum penalty is one month rent (if it can be rented out - no penalty).

The property manager, Ramirr, and his team members, Heather & Neli are super nice and responsive. The technician, Doug is very helpful too.

I used to live here 2.5 years ago management used to be terrible at responding, respect, and urgency. Ramirr and the new management has fully changed my whole perspective. Any problems are fixed with in a hour thanks to the new cleaners and handyman Doug. We had a tough time and Ramirr helped us with the application. Also amazing for night life or students being so close to the train station walmart… and liqour store 😂. If you are reading the negative reviews from my past experience living here it has gotten so much better and Ramirr is definitely a person who wants to fight for the tenants.

Summary:

-Pet friendly!
-Attentive management looking to earn back

-HUGE shout out to building hand man coming with in a couple of hours helping with moving and having a great sense of humour
-IN SUITE LAUNDRY
-AMAZING NEIGHBOURHOOD- 5 mins walk to grocery stores, restaurants, Southland LRT, Registry, Chinook and Anderson mall is 5 mins drive. Everything you need is within 5 mins distance including your flower and drinks😉
-GYM IN THE BUILDING
- HUGE BALCONY ATLEAST 150-200sqft
-NO BUGS

Cons
-Unit has some problems loose doors, no shower curtain, dirty drawer’s loose screen door
(All problems were solved within the same day)
-high increase in rent used to pay 1450 now pay 2300 for same 2 bedrooms executive appartment (probably trudeau’s fault lol)
- has some issues with elevators how ever they were fixed 4x faster than previously 2.5 years due to attentiveness.
- No air conditioning 😔

Overall i really recommend for anyone who values space and convenience over highly modern smaller apartment’s at least twice as big as most options i have seen in town and no problems with bugs like you see in many other apartments. Ignore the bad reviews give it a shot if you like the location and unit layout 😄

Not the fanciest mall in town. But it’s a lovely little mall in the neighbourhood where you can find many essential places such as barber shops, children’s extracurricular classes, food courts, etc. One big plus is that it is usually not crowded (it is super relaxing to grab a coffee or milk tea and stay on a seat on the second floor enjoying some chill time alone)

Absolutely horrible experience since avenue living have taken over our building. With our time living here while Morguard still ran the place, living here was quite enjoyable, we had 24/7 security, every weekday service from the office with our building manager being here most days, and reasonable maintenance response. Since Avenue Living has taken over, all qualities of life here have severely plummeted. Around a month ago, my girlfriend and I woke up to the smell of fire, checked outside only to find a bum hanging out in the corner starting a fire with mulch. Ended up going down the stairs beside our room to the entire stairwell absolutely covered in smoke, barely able to see a foot in front of me. Not only that but the fire alarms weren’t even set off, and whenever they actually work, it’s around 4 in the morning and don’t turn off for an hour. Another instance of their lacking security was around a week before this, when a couple clearly homeless guys came rolling down the driveway in a shopping cart for entertainment and came about a foot from running into my car. This is already a sketchy area with three bottle depots in the vicinity, liquor stores, two train stations and multiple thrift stores like goodwill and value village and now without security it’s hard to even feel comfortable walking your dog after sundown. More recently, we had a plumber come look at our washing machine hose that was leaking all over the place, only for his management telling him to get off the clock and that’ it’s not urgent. It then took them 3 days to come and fix it. Their office hours are only three days a week (one for bookings only) which they are on break for half of their hours, and it’s never consistently. they take breaks whenever they please which makes it impossible to go down and talk to them in person. Overall horrible experience without even diving in to the amount of run around we have been given when they were transferring our payments over from Morguard and getting out of our lease. Would give 0 stars if possible.

This place was fine when Morgaurd managed it. Now that it’s Avenue living it’s garbage. We have lived here for almost 2 years and just got notice our rent is increasing $800. A MONTH. On top of the ridiculous rent increase, which is purely just greed on Avenue Livings part, maintenance and customer service have tanked. We are down to one elevator for a 30+ floor building. We have three, they have just neglected to fix the one that has been broken for months and the other one is alway in use from people moving out of this place, rightfully so. It takes 10-15 minutes to get an elevator and by the time it gets to you it’s usually so full you can’t get on it anyways. Water goes down for a full day at least once a month. The gym has 6 cardio machines, 5 of which don’t work. They only have office hours 3 days a week here, and for limited hours. It’s impossible to get ahold of anyone the day of. Usually you have to wait 3-4 days to get an email response. And the homeless people hanging around here since Avenue living has only gotten worse. They don’t have security on the premises like Morgaurd did so they just hang out around the top and get into the building. My boyfriend almost had his car smashed into with a shopping cart that was thrown by one of them when we were trying to get into the parkade.
This place is not worth over $2200. Not for the services Avenue living provides. If they are going to increase rent that much, you’d think they’d put that money back into the building. They definitely do NOT. Save yourself the issues of living here. Avenue living SUCKS. If I could give it 0 stars I would.
UPDATE: The management at this place is so incompetent. We requested to break the lease due to the fact we were moving for work and safety issues (several run ins with homeless people, the most serious issue was when at 2 AM one was BURNING THE MULCH underneath our window and smoked us out of our apartment, and of course there’s no security so there was no one we could phone to get it dealt with). We were told this would be no issue, just to bring a notice down and that would be all they would need. Now all of a sudden they are claiming we need to pay for the last month of rent if the unit doesn’t get rented, which it won’t because they have a bunch of empty units already anyways. So now we have to pay here (which they are going to charge us the market price of 2250, $800 more than what our lease was signed for??) and our new place. When previously we were told there would be no consequences to break the lease. I saw another review that had this same issue. Avenue Living is ran by scam artists who put the tenants last. It might seem great when you are just moving in but it doesn’t last long. Don't rent with them.

Do not recommend this place.

Avenue living management is terrible. I lived here for 1,5 years and previous company Morguard was just fine. Since Avenue living came the building became bad kept and poorly maintained.

Ramirr and Neli are ignoring emails and creating a visibility of doing some job without actually doing it.

Also I can't get a proper security deposit cheque during 2 month after moving out. I tried to be understanding and patient but now I just run out of patience.

The building itself was fine until this company came. I am glad I moved out.

This shopping mall doesn't have the vibrance and seems not popular with shoppers. Only major attraction is the home store on the ground floor which offers cheaper China made products.

Terrible Staff, Terrible Management..... They treat things like everything is fine and dandy , when in fact its not, ever! There is over 400+ people who live here, and the other day the building had 2 of the 3 elevators down. Yet they decided it was ok to lock off the 3rd one for someone to move!? so a 28 floor building with 0 working elevators...what if a sick or elderly person who lives on the top floor needs to come down for health reasons.... they simply cannot. Management just shrugged that off . ! absolute joke.
I had their maintenance worker in my apartment without notice , and then flat out lied to me to my face when I confronted them on it . They flat out lie.
you pay for access to 3 elevators a month in your rental fees , yet they dont have any available at times? You pay for gym use when more than not the machines arent in working order.... where is the break in the rental fee?

DO NOT WASTE YOUR MONEY!

Multi level enclosed shopping mall with underground parkings. Elevator accessible.
With an open area at centre and all stores surrounding the central stage/ open area.
Retail stores are mostly travel agencies and some traditional medicine.

Beautiful open space for lunch walks for pedestrians and other modes of transportation. Especially those two wheeled electric bikes that whiz past walkers/joggers. Beautiful views and pleasant break from staring at the computer
I have rented an office space from them. Everything was agreed to initially and suddenly things start falling apart.
One day i walked into the office and there were no chairs. They were removed when i was away. It was such an embarrassment since i was accompanied by a client.
Also, i requested them to provide 3 set of keys. They provided but only one set worked.
I am not sure if someone can possibly work if they have to deal with such situations on regular basis.

Beautiful I saw it by the bus but a small park in big downtown area is nice so people can have some peace and chill by the water or play with there dog 🐕 all those business people should have a little less stress just go to the park or look out there business window if they can see just for some beauty !

Awesome facility. Very clean and bright. There is a fantastic food court on the second level with a hidden outdoor patio that sits just above Queen's Quay. Nice little spot. Highly recommended.

Indoor 3 story Chinese shopping mall located at the northeast corner of Brimley Road and Shepperd Ave East. Patrons mostly use indoor underground parking lot as there's limited above ground outdoor parking. There are a few Chinese dried seafood stores, travel agencies and small independent clothing stores. A small food court is located on the 2nd floor. 3rd floor is mostly accounting offices, immigration offices and other miscellaneous small business offices.

You can now enter the PATH at Atrium on Bay (Yonge and Dundas) and walk inside all the way to Jack Layton Ferry terminal (Queen’s Quay and Bay) …. You have to cross the street outside to actually get on the Ferry. Waterpark place is a totally new space and has a full food court including A&W (great breakfast… but arrive b4 11am … 11:01 = no breakfast), Olly (great cheap coffee) and Tim Horton’s (marginal coffee). Although not totally finished if you follow the PATH maps you can easily get there. You pass through the Eaton Centre, Union Station, ScotiaBank Arena and cross over the Lakeshore on a pedestrian bridge below the Gardiner expressway… cool. In an area that used to be a desert for anything (especially in winter…. Yikes) this is a great addition.

Pretty decent banking enter and food place this. Right on Queens Quay with other entrance towards Harbour St. At the entry there is one of the nicest espresso bars on the street, with spacious seating. immediately upon entry, you have an extensive RBC banking center. But the star of the show is the first floor, that among other things, has a well equipped Rexall drugstore and a great food court. I have attached pictures for reference.

Rexall Drugstore: Pretty well equipped, both prescription and over-the counter. For prescription you do have a dedicated & qualified medical person in the house.

Food court: Quite a range of options for a banking building. there are the usual sandwich, sub and pizza places. additionally, there is a large Tim Hortons, a Greek takeaway, Middle Eastern Takeaway and also a Chinese Takeaway. The Chinese takeaway is especially popular and seems to be the best on the floor. I have also attached a picture of their food selection. You have all the regular Chinese fast food noodles other stuff.

Aroma Espresso Bar : If you are not a coffee drinker, never mind, just for the location and seating you have to grab a cuppa. Its usually one of my choice location to have informal meeting with colleagues and friends alike. Especially like that they have so many live plants and hanging baskets decorating their space all through the summer. Its quite a buzz.

Nice Asian shops. There are various Chinese herbal store and also Filipino products... Lots of parking.. very close to 401 and the Scarborough Town Center. I think due to pandemic lots of stores are still close. I love the milk tea shops at lower cost compared to others.

I had been here many years ago. Once Pacific Mall was opened I haven't come back until I found the Pacific way too crowded and overrated. So I came back in 2021 (last time in October Thanksgiving). This place may not have the diversity of other Asian malls but I felt comfortable with the friendly merchants and the public in general. My wife and daughter enjoyed their time together shopping. I tagged along. I even found a shop where one can still find VCRs (second-hand of course). Will certainly come back once I visit Toronto. Reviewer from Ottawa.

The Burroughs Building is, in my opinion, one of the most beautiful wedding venues in Toronto. I'm a Wedding Photographer, and I love this venue for its roughness, access to the patio and great spots for photography sessions nearby. Not to mention the staff at The Burroughs Building is always very professional and warm.
We absolutely fell in love with this venue the second we walked in, the decision to put down a deposit later that same day was easy!

We loved that there were different spaces for us to plan out our wedding day; our ceremony in the Burroughes brick room, cocktail hour on the rooftop (which was a huge hit with our guests), our dinner/reception was in the large white brick room and dancing back in the brick room. Our guests moved seamlessly from space to space and commented long after how amazing the venue was. Because it is a heritage building, it did get quite hot on the dance floor but the rooftop patio is a great escape to cool down and the views of the city skyline are stunning.

We brought in our own food and alcohol, and that allowed us to fully customize our wedding to suit our needs. Not many places will allow you do to that!

Our coordinators Livleen and Alina, were fast to respond and so accommodating, allowing us to come in multiple times to measure out spaces or get inspiration for our wedding decor. We couldn’t be happier with the communication!

We highly recommend this venue! If you’re looking to have your wedding or event downtown, this is the space to do it!!
A beautiful venue for a wedding! The coordinator, Livleen, was fantastic to work with. She responded quickly and always had answers we were looking for. The space is absolutely stunning and the light is just perfect. It is expensive, but they're up front about that. They also let you bring your own alcohol on a Special Occasion Permit, which helps to offset the cost. We looked at 15+ venues and knew this was the one the moment we stepped inside. You won't regret this choice!
I have done a couple of styled wedding shoots at The Burroughes Building and it's a great location. There are opportunities for a variety of looks with both the indoor locations (lighting is amazing in both rooms) and the outdoor roof. Beautiful venue for a wedding!

A very trendy location for a millennial wedding. The food was excellent. You can have the ceremony and the reception in one location but separate.  This is a perfect location for someone hosting different type’s of event and looking for a rooftop patio access.
I loved this space for wedding photography. The light in this building is amazing with gorgeous brick walls, and walls of windows, not to mention the awesome roof deck and night Toronto skyline.

Excellent venue with lovely catering (apps, entree and desserts where all excellent and plentiful). The tables available make it easy for sitting down and dancing in the separate room.

The only downside is the elevator that only holds eight people at a time. If you are able to take the stairs, take it otherwise you might be waiting a while if you are there with a big group.
