Nice neighborhood although I find it excessively expensive for the house quality. Then I guess you’re paying for safety and security.

Houses do look pretty; however, its workmanship and some of the materials used are so-so. For instance, one of the models we’ve stayed in for almost a year had PVC flooring and wall tiles that started warping over time. The same happened to the baseboard inside the two bedrooms.

Empty lots are not groomed which serve as breeding spot for insects and snails. Unlucky are those who live beside these areas.

But among all expensive subdivisions, Villa Conchita may be a good option. Naay mini wet market outside the premises. Naa pud 7/11, water refilling station, money transfer agents and general merchandise stores nearby. There’s accessibility to public transportation.

Not bad. 👍🏻

Very nice Location
Accessible to all business
Near to Hypermart and Robinson's place Dumaguete city
One of the more affordable subdivision. But like any of the gated subdivisions property is still expensive. You buy house and lot here not just lots and the houses come in a few different sizes based on cost. All house are styled in the same way so the place looks neat... Well it will do when all the development is complete. Development is done by Kisan Lu and the house appear to built to a good standard.
Mid class subdivision by Kisan Lu Lands
Villa Conchita is a middle-end subdivision. It's nice and my friend got a Phoebe because of its size. The park and playground plan is nice.
i think its a new subdivision. and you can easily reach it because its actually near the hi way. i even receive fliers of it. you can even choose 1 storey or 2 storey house.it has garage 2 so that you can park your inside not in the street. its a city rules i think.
