The main issue with this building is the walls and windows have zero soundproofing on the loudest street in Jersey City. I was in an apartment facing Newark Ave - not only does the noise from garbagemen at 7am come through the building, but even regular conversations on the street come through the apartment building verbatim, even with windows shut. Worse, between midnight and 3:30am there are huge crowds of people shouting, and sometimes fighting with each other, with bar music blasting. When there are not huge crowds of people, homeless people are shouting and cursing until 6am. The apartment building blocks absolutely none of this noise. On top of that, the ceilings block zero noise from neighbors either. There are also alarms in the building that randomly go off before 9am sometimes. On top of that, homeless people are sometimes sleeping in front of the building's door.

What a horrible place to live - construction is very poor, landlord and management are even worse - they are stingy, harass you via email, and do not care to clean out common areas such as the laundry room and stairwells (I guess that’s what you get when a couple of lawyers own the building). Stay away, unless you want a full year’s worth of heartburn and anxiety.

Interestingly enough the only people who rated this apartment a 5 star either own the building or are building managers. Beware of this false advertising!

Hands down great place to live. Quiet and clean and walking distance to all the great places in JC.

Pros:
- Close to the Grove Street Path Station

Cons:
- Roslyn Realty is the worst landlord ever. They see the tenants as money bags, not human beings. More than a month before I moved out, I emailed them about my move out date/time. It wasn't until the MORNING of my move when they told me I couldn't move that day. They basically said they were busy and couldn't accommodate my schedule. The cleaning/painting fee is ridiculous. $1100 to paint, $350 to clean. I tried to do my best to clean and paint myself, but they charged me anyways because I missed a spot under the faucet of the bathtub, and there were some small discolorations on the wall. One time the ceiling above my bathtub leaked and eventually the panel collapsed. I had to email them multiple times over multiple days before they sent a maintenance worker. They also removed a washing machine and dryer from my floor without informing us.
- Terrible security. Around Christmas, a thief got into the building and ripped open all the packages in the mailroom and hallway. They took all the valuables and left a mess. For all I know, the landlord took no actions in informing the residents or improving security.
- Thin walls and ceilings. I can hear every step from my upstairs neighbor. I can hear every word of my neighbors television when I'm in the bathroom. On Fridays and Saturdays, I can hear the next door club's music at 1am.
- Insanely loud construction. There have been multiple times when I've been woken up from the construction that's happening on the rooftop at 8am, and I"m 3 floors below. Sometimes I heard it continuously throughout the day making it very difficult to work from home.
- Poor quality construction. The floor is uneven and there are paint smears from before I moved in. I used the chain lock for the front door once before the chain broke, and my neighbor had the exact same issue. One of the cabinet doors started falling off a couple months after I moved in. The toilet paper holder fell apart around the same time. The paint on the walls are really weird. If you rub on it, some of the powder comes off onto your finger. The window was really drafty and the the hallways were not heated during the winter.
- Lack of sunlight. I was in an interior unit which had no natural sunlight at all.

It's telling when the only positive review for this apartment is from the landlord themselves. If I could give them negative stars, I would.

I hope you never have the misfortune of dealing with Roselyn realty. Hands down the worst year/ living experience of my life. The management is completely disorganized. Throughout the year of living here there were many times where management tried to nickel and dime us, as well as coming up with false claims to pin on us. The building is not well maintained, the construction is quite horrible, and in the winter months the insulation might as well be paper, there are gaping holes in the window where the wind pours in. I would use the laundromat down the street as the laundry machines are not maintained by Roselyn Realty and there is an unhealthy amount of mold growing in the machines. I’d advise against living in anything owned by Roselyn Realty unless you want a year of unnecessary stress - run the other way!!

Just terrible. Management (roslyn realty) does not care about their tenants and made our lives extremely difficult with the stress inflicted having to deal with them. Construction of building is really bad and you hear everything. They try to charge you for every little thing (don't even think about hanging a picture frame on the wall).

I couldn't wait until my lease ended - find somewhere else to live.
