I definitely recommend Park Hill! With a fantastic location right on E. Beaver Ave., it is a great environment for all students. Minor issues with my room were fixed within just a few days, I have had ease of receiving and picking up packages, and the staff has made this first week a warm and inviting home! I love it here!

Park Hill is a great place to live. Move in day was super efficient and all of the staff were very helpful. Our apartment was super clean when we moved in and made it easy to feel at home. Love this place!

I recently just moved into park hill and the move in process was so easy. The staff made me feel less stressed about the process. The apartment itself is up to date with appliances and everything works so well. So far a great place to live!





I moved into the 1 bedroom deluxe apartment with my boyfriend. We had toured Park Hill last year in October during our apartment search and we decided on it because it was the cheapest option and we thought the model apartment (which was a 1 bedroom standard) looked the nicest. I was very disappointed when I moved in, however. Park Hill did not tell us that the 1 bedroom deluxe was in the basement, something that would have been a dealbreaker because we both have asthma and allergies. It is also $30 more a month each and while it is a bigger apartment, we are literally looking out our window at dirt and bricks. There is also a built-in dehumidifier running about 24/7 so they know that basement apartments have issues. When we toured, I also asked if they could remove 1 bed for us because other apartments we toured (like The Canyon) offered to do that for us. They said they would remove a bed for us, I would just need to put that on my application. However, when I moved in, the extra bed was not removed. When I told the office, they said they could not remove it because they don’t have on-site storage. They said they could disassemble it for us but we have to do something with the frame and mattress ourselves. Also, when I moved in, my apartment was not cleaned. The floors were not swept or mopped, every piece of furniture was caked in dust, there was mold on the window sills, there was a dirty rag in our freezer, and there was hair that looked like pubic hair in the bathroom and bedroom. There was also a huge patch of mold in our bathroom vanity, a huge health hazard to anyone especially people with asthma and allergies. The vanity is also rotting. If someone had thoroughly cleaned, this would have been seen and taken care of especially since every resident has to pay $500 for it. I told the office and they sent a cleaning lady. She did an okay job since the mold on the window sills was taken care of, but I still had to vacuum, mop, take care of the dusty furniture, and get rid of the (hopefully not pubic) hair. Maintenance took care of the mold in the bathroom vanity and said they would replace it but there hasn’t been any updates on that. The lack of transparency and attention is very frustrating, and I would recommend looking elsewhere if you want the 1 bedroom deluxe. However, I did not give them 1 star because their customer service is great. I think it is a little sad that I’m giving them 2 stars for customer service, but for an apartment in State College, they’re definitely one of the best when it comes to that. Almost every issue I brought up to the office or maintenance has been taken care of in a timely manner. The staff is always friendly and they have many community events, which is rare for a place here unfortunately. I attached photos of the vanity and our disappointing view.

Aerie was the absolute best!!! She went above and beyond to answer questions and was so thoughtful through the move in process.
The couch had a huge stain-looked like bodily fluids and we let her know along with stains on the counters. She informed staff who removed the cushion and will replace if it can not be cleaned appropriately. We are so grateful for her!

I just have to say that the staff at Park Hill did a wonderful job assisting us with our move in this week! All my son's materials were ready upon arrival, and his apartment was clean & fresh. Move In Week/Weekend is not an easy time, but with the staff's assistance it all went smoothly. We are confident this is the right place for our son to be living.


I’ve been living at Parkhill for over 6 months, and the experience has been amazing. The building has a very good location right in State College’s Downtown, making it easy to walk to different restaurants and bars, as well as to my classes and there is also the option of taking the white loop bus, free of charge. The people who work at Parkhill are extremely kind and they are always willing to help you with anything you need, they are constantly coming up with ideas and activities to make their residents feel at home. The apartments are fully renewed and the building’s lobby is perfect to study since it has a conference room, a computer lab, and many tables. Besides, there is always free coffee at the leasing office. I highly recommend living here if you have the chance.
