If I could give this place no stars I would. Please read all the one star review they are all true the vents are disgusting, a huge roach problem, and I had the cops yell at me once because I thought someone stole my car and it was just towed to another part of the apartment without any notice. And not only do they have all these gross and broken amenities in the apartments, but good luck when you move out they charge you all these fees due to damage, even though I had called maintenance for it (because it was already broken). For being such expensive apartments I would expect them to not be infested with roaches, dirty air vents, and charge you for all of it after you have complained multiple times during you stay. They asked me if it was on the move in form, but I did not even know that was a thing and was never notified that I had to fill it out being my first ever apartment. They are just taking advantage of young adults. Please do not stay here or let your kids stay here because they will take advantage of them.
Hill Country is a GREAT place to live at they have great security, so many student events with free food and goodies. Great 24hr gym and all week bike rentals!!
It's a good place to live and probably one of the better spots for college students. Friendly management and apartments are great quality for what you pay. However, the gates that provide "security" do absolutely nothing. There are cars going in and out constantly, and people who have no business inside the complex will wait for someone to drive in and follow behind them in the case that there is not 3 cars driving in at once. The gates are useless. I had my car broken into as a result of this. Not to mention the noise after hours almost every night. Other than that, it's not too bad.
Exceptional Management and incredible stay!!! Our daughter's daughter's previous housing was a nightmare. After suggestions and many read reviews we decided to give HCP a try. It has been the best long term decision we have made. This student housing complex has exceeded our expectations! To begin with, management took the time to match my daughter with individuals accordingly. They are also very attentive to work orders regarding maintenance. Not to mention the friendly and polite staff(very helpful). The apartment itself has been clean since day 1 of moving in. It has made my daughter stay like, home away from home. She is delighted because her dog has a clean private area to socialize and be active. She also has a breath taking view that makes you feel like you're away from the city. The furnishings in the apartment are stylish, fresh, clean, and convenient as well. Since she attends UTSA, the location could not be better. The shuttle is extremely convenient. I could go on and on about how amazing this place is. I recommend this apartment complex to my relatives, friends and anyone who asks. We are at peace with no stress about the living conditions and this is priceless when you live hours away from your child.
I have been living here for about a year and I absolutely love this place! The management is wonderful, the staff is also so welcoming and nice, and it feels like a big family. I would totally recommend Hill Country as a place to live.
Avoid this place at all costs. Convenient location at the cost of 0 maintenence help, maintenance walks in on girls housing no call before show, tow thier own residents cars for profit. Make sure your expectations are super low and you won't be disappointed.

I love Republic on Main! The apartments themselves are well taken care of and the maintenance is right on it if something goes wrong. Paris and CJ are very helpful with any questions or needs. Will be living here next year!

Tl;dr: save yourself the trouble and stay away from this poorly managed, predatory scam.

Throughout the course of living here, it became painfully clear that the management of this property only cares about wringing as much money as possible out of the pockets of naive, young adults. Before you move in, they'll promise you the world, only to take it all back the second they've got you locked in a lease. While being here, I was threatened with an arbitrary $200 rent increase, I was towed and had stickers put on my car despite paying an absurd parking fee, I saw dozens of packages left out soaking in the snow, I was charged a "short-term" 6-month additional fee each month despite having told management numerous times I wanted a 12-month lease beforehand, and I was told that I was responsible for cleaning up after a roomate's unauthorized pet. Upon moving out, I was relieved that I'd never have to deal with this poor management team again, only for them to later send me an invoice of unjust move-out charges totaling up to over half a month's rent. It is impossible to overstate the greed and incompetence of CA and later horizon (who managed to be even worse). Quite frankly, the property managers are lucky they've never faced litigation. Under no circumstances would I recommend anyone sign a lease here.

I absolutely love my apartment. The location is unbeatable with only a short walk from campus. The apartment coming furnished was perfect! The management team, Darion and Abigail are great and incredibly responsive. The apartments are also pet friendly and adding my cat to my lease was super easy! Highly recommend!

Picked up my niece who goes to Maryland be advised some of the gates of clothes so you won't get all the way up to Cecil Hall but easy to get there
This will be my second year at campus edge and I don’t regret my decision! The staff here are quite understanding and are quick to help in any situation. The area is also quite peaceful and safe! I would recommend this place to any future students looking for a new home !
I don't live here ... I missed my turn, and tried to turn around in this parking lot. Big mistake. It's the usual fubar parking system you see in college-housing, but many times worse... the worst I've ever seen. What.A.Mess. I guess the left side is... serviceable; the right side... there's hardly anywhere to maneuver. I think living here would drive me nuts if I were a student.

If I had to rate this apartment zero stars, trust me I would. When I tried to give them a call, it’s seems like nobody is not present to take calls. I would like to speak with the owner of the apartment immediately to address this issue. I am very disappointed with their poor customer service and quality. If you care about the students who are staying at the apartment you should at least care about addressing their issue. I shouldn’t have to walk ALL the way to the office to addressed an issue. FIX THAT IMMEDIATELY.

TLDR; I lived here for 2 years and cannot in good faith recommend anybody else sign a lease here.

I signed three different leases beginning in 2020 when the complex was still known as Identity. My room in a 4 bedroom apartment was $460 a month, which was fairly reasonable. My final renewal offer after 2 years of living there was for over $560 a month. This was the breaking point for me. There are many other options around town that provide a better living experience at a lower cost.

The apartments themselves are just ok. The furniture just left me wanting to replace it after 3 months and the walls are paper thin, so you will hear just about everything your roommates do. Beyond that get ready to walk 3-4 blocks to get to your car. Parking passes are hard to get and expensive. I was on a waiting list for one for 18 months and when I finally got it it was $50 a month, oh and if you need a new sticker to put on say a new car, that will be an additional $50.

Finally, the management isn't too bad, but they are wildly inconsistent. The leasing office closes early all the time for seemingly no reason and the staff often doesn't answer the phones, even if you walk in a minute later and they aren't doing anything. And if you have any problems with your roommates good luck getting them to do anything about it. I had a dude living in my living room for 6 months that my roommates invited in and I let the leasing office know multiple times I wanted him gone and they did nothing about it beyond sending a grumpy email.

So if you want to overpay for a subpar experience go ahead and live at Republic on Main. If you want a nice experience I'd recommend literally anything that is locally owned and operated as they will treat you better and provide a better experience.

Truly the worst experience with apartment management, and several tenants who left this past leasing season would agree. The first management company was terrible, and things seemed to be looking up when Horizon took over. However upon move out, it was clear that this was not the case. Both my roommate and I had discussed with the assistant property manager and the property manager on separate occasions regarding items leftover from previous roommates, and we expressed our fear of being charged for the items not brought into the unit by any current roommates. We were assured that we would not pay for these items. We also moved into a unit that was filthy, and was not properly cleaned when the other roommate had left one month into our own lease. With this and including damages that we had acknowledged on our move in inspection, my roommates and I were still charged over $1,000 in damages not caused by us. They listed the charges as carpet replacement and trash removal, even though we were assured that we would not pay for the leftover items that didn’t belong to us. Management refused to work with me, aside from reducing the charge by $150 for one section of carpet included in our move in inspection, but not the others included in the inspection. Managements’ lack of communication and honesty is appalling, and something every current tenant needs to be aware of.
Regardless of management’s response to this review, I have the screenshots of emails recording their clear miscommunication that lead to us paying an absurd amount in damages.
This property is known in Moscow for being “crooks” and it is clear that nothing has changed with new management. This is the reason typically students who haven’t lived off campus live here their first year, then move out by the end of their lease.

Update: the move in inspection was NOT across referenced because they did not reduce the charges by $150 until after we provided management with photos taken from said inspection :) even with those photos, the reduction only included part of the damage that was on the inspection, per their emailed response.

These apartments are so ridiculous bad!! First you can never get a hold of the complex. Then they have a roach problem in building 17 & our sons stove doesn’t even work so he can’t even cook anything. We also saw broken glass everywhere and other nasty stuff thrown around.The school nor the complex cares about the students. We have been calling for 3 straight weeks so we could cancel the lease before school started and they never called us back. I would not use this place at all for your kid.
Not impressed at all. For the price of these cheaply made apartments you'd think that you'd have a parking spot but nope. No where to park for the tenant or the people that want to visit them, without an additional fee of course. Every chance they get to over charge, they do. My son has asked about his deposit but no response. They sent us a final bill but did not mention the $55 he had on his account before the lease expired. I guess they just kept whatever you have in there. Don't get locked out, that's a fee. BBB will be hearing from me on this place.....

My son just arrived this AM to move in for his Sophomore year at UTSA. First problem was that his key card didn’t work so he went to the apartment office only to be told that he had to go back through the extremely long Phase 2 line for a second time. After retrying the key card for a second time, it still didn’t work. He & his roommate went back to the Phase 2 line to be told that it was the door & someone would come over. After finally gaining access into his apartment, we opened the door to find the apartment filthy!!!!!! The refrigerator was pulled out from the wall & plugged into an electric outlet that was hanging out of the wall. The bathroom tile had black mold on it. The floors hadn’t been swept. There was white paint on the carpet. Coming from a military background, I found these conditions deplorable & completely unacceptable!!!!! I immediately contacted the office & filed a complaint. I was told that I needed to go back to Phase 2 & inform them. I then asked, “Aren’t you the managing office for the complex?” She answered “yes, but we won’t be answering any calls during move-in week”. “Phase 2 will be handling any issues during move-in week”. I found this absolutely ridiculous so I asked for an email to file a complaint in writing. My son has asthma so definitely I’m going to be moving him out of this filthy environment & will NOT spend one cent more on these appalling apartments!!!!

Terrible. Safe place to live and good location but terrible. I had a bad experience right off the bat, and yes I acknowledge that it was under different management, but it continued to stay bad. One of my roommates moved out and we got another roommate with a dog! All my roommates put on their leasing form that we did not want pets in our apartment. I went down to complain right when we got the news. They told me that was just a “preference”. So we ended up having a roommate with an obnoxious dog who was not well behaved at all. She disclosed to us that the dog was an outdoor dog and had never been indoors before. I woke up every morning to it howling and scratching at the wall, there’s more but I won’t get into it. To say the least, it was a very frustrating experience.

Honestly, it has felt like scram from the very beginning. From, thinking I was going to be able to park in the parking lot to ridiculous charges. The most recent charge was for carpet cleaning. I know it was clean because I scrubbed it myself. They sent me a picture of a black mark on the carpet, and come to find my roommate had the exact same picture sent to her.

I feel like they do this to students because they know they can take advantage of us with limited housing options. I am glad I will not be living there this next semester.
I wouldn’t live here unless you want your car stolen and nothing done about it, one thing they will do is randomly tow peoples cars. This place is not worth the money, it’s borderline falling apart. I’ve seen people who had mold in their vents and my own would randomly pour out water on to my floor it’s not worth the stress pick somewhere else.
I like living here, its peaceful, but i have a huge problem with the pool hours and rules now. being able to use to pool during the day is amazing, however, it closes at 8pm, when the temperature is getting lower and its the best time to be at the pool. nobody wants to use the pool in 100 degree weather and that be the only time to use it. secondly, the wristbands are ridiculous. why should i need a wristband (whether its in the lease or not, no one has ever kicked me out of the pool for not having one) when i live here. i have a key to get in the pool, and im paying to live here, again. its very frustrating and i wish it would change because this wasnt a problem last year.

University Oaks is an ok place to stay, you can easily find better places to stay even just across the street. It seems like it’s on the inexpensive side but once you actually live there you realize just how money-hungry the people who run the place is. The apartments are never deep cleaned and they really just paint over any imperfections; leaving paint drippings on the floor everywhere and paint crumbling off the bathtub and sink after every use or cleaning. The filters are rarely ever changed so for those with bad allergies, god bless you. Oh and they also make you pay extra for moving in early even though you’re paying for the entire month! So really where does the money even go because it’s clearly not going to upkeep, general maintenance, or accommodation for the students. I will give props to the maintenance workers, I never had any issues with them. Also I never really had any issues with noise but the internet is usually good (highly dependent on where you are). However, it could be a whole lot better, but they clearly don’t care and just want your money.

My son has lived at the Grove for 2 years...the first year was not great. Since new owners/managers took over about 6 months ago, we have noticed a huge change! They have worked very hard to make changes for the better and I am so grateful to the staff working so hard for this! Kudos to the management for all their help today cleaning out my son's apartment after his roommates left it a complete bomb when they moved out and he has been gone for the summer!

I had friends at University Oaks! You would think that's a good thing, but when it's cockroaches you would disagree. I lived at University Oaks for 2 months and Ill tell you it was one of the worst experiences of my life. When I first arrived at University Oaks it seemed good from the outside (Looks can be deceiving). Entering my apartment I was delighted with the smell of human waste (the garbage disposal was filled and never cleaned) oops! seems that when the staff at University Oaks did their (deep cleaning) they forgot that they need to actually clean the apartment before the resident arrives. After buying cleaning supplies and cleaning the apartment myself I was delighted with another surprise. The fridge had mold all over the bottom that the roaches made their second home. (#2nd home) Don't worry there is more, when in the bathroom be ready to see the black mold on the ceiling (Pictures below). University Oaks is one of the worst places to live and I wouldn't make my worst enemy live there. To be completely honest living outside would be better than living at this garbage dump.

But if you enjoy living on the edge, wondering when you're going to get sick from the mold or just like cleaning everything for yourself please enjoy Univeristy Oaks.
If I could give University Oaks a ZERO star review, I would. I am left with giving them one star. Our third child stayed here for a year and it was hands down our worst experience with college rentals. Their billing system is a nightmare- it would often take hours to pay the bill, multiple phone calls wasted time just to pay the bill. This March, they came in an replaced a blind (that was not damaged) and charge my son's account $76. We complained and they said they would refund the money. After we paid our last bill, moved our son out, and were told that we receive a refund for the blind charge, we received another bill from them- no explanation, just that we owe them $15. After multiple calls and emails, we still don't have a response from them. Other reviewer have explained the hot water issues, the lack of response from the desk staff/maintenance. Believe them, and PLEASE FIND SOMEWHERE ELSE FOR YOUR STUDENT TO LIVE.

UPDATE: I stand by my zero review. Below you will find their "we are sorry we didn't meet your expectation review". It is an automated response. They are unresponsive and unreasonable. This is my third experience renting for one of my college students. We never had problems with any other establishment. University Oaks is the worst. I strongly encourage other parent's to help their UTSA students find somewhere decent to live. This is not the place.

I only had to live here for 10 weeks for a summer program and it was the most depressing and decrepit place I have ever lived. The hot water barely works most the time, and don’t even get me started on the AC. Everything is dark and just sad, and they paint the bottom of the tub and the paint comes up and clogs the drain making it so you constantly have to clean the drain so you can shower normally. Halfway through my stay the internet stopped working, and it was never fixed for the next 4 weeks I was there. Also the fact that laundry is 1.50 for each individual thing is just straight up theft, also I just felt not safe because the gate code is widely known, people are able to go through the exit gate, and one of the pedestrian gates does not even have a lock. Overall university oaks was a horrible experience and I would not wish it on anyone.

When this complex was still owned by identity we had a lot fewer problems. The internet has always been bad but that might just be because of location, however it would go out for up to like 30 hours at a time. Since horizon got new internet we’ve had no problems.

We have a disabled person in our townhouse and they had been parking at our complex using the disabled parking. When horizon put the gates in they tried to charge my roommate to use the parking lot. You can’t charge someone to use disabled parking. It was a whole thing that just got really frustrating. That issue was never resolved and my roommate couldn’t park there unless the gates were up. They ended up paying $50 dollars a month to use the parking lot.I understand that you have to pay to park in private lots but you never have to pay to park in disabled parking, it was just really frustrating and i hope that doesn’t happen to anyone else.

We also were told by multiple people that the townhouse buildings would have elevators and they just don’t. We ended up having to move everything up two flights, which would have been fine if that’s what they had told us.

The main office is usually closed before their hours are up, which is really hard for people that have jobs. Many times I’ve been there to pick up a package at least an hour before they close but they aren’t there.

We had put in 4 maintenance requests the month we moved in, when it was still an identity complex and nobody ever came to fix them so now we’re super worried horizon is going to charge us for existing damages.

The staff is wonderful and I really liked the people that worked in the main office, they were always polite, helpful, and one time someone carried a giant package up two flights of stairs for me.

It’s student housing and they obviously treat their tenants like students and not super like adults.

They just aren’t clearly communicative and sometimes that’s frustrating.
My time living at campus edge was primarily great! I got everything I needed in a place for the apartment's lower cost. The staff was always helpful. Maintenance was quick and efficient. The community was always clean. The location is convenient to get bussing to campus and is safe. On the other hand, the new visitor parking pass situation is my only gripe. Having my visitors over became a hassle to ensure they were not towed. They could only stay for a limited amount of time (three days/nights).
I will note that I've heard from friends (in the complex) about roach issues in their unit. I personally have never had any problem with roaches in my unit, but it is something to be aware of. Secondly, the trash collectors sometimes came in the middle of the night, waking me up. If you can choose your apartment, maybe avoid living next to a trashcan (lol).
Again, my experience was overall pleasant, and I recommend this place to others for the lower cost. :)

I lived here for a year, in my experience University Oaks does the bare minimum in ALL things. This includes maintenance, Cleaning before your lease starts, furniture in the units, bug prevention, filter changes, etc. If you don't find cockroaches in your showers or crawling on the floor everyday you'd be lucky (from my experience). Some additional items of note, most corner beads are pealing off the wall or poorly installed. There are holes under and over base boards everywhere. You can tell the solution to those holes consist of putting at much caulking as possible everywhere, thus everything looks cobbled together. I had mold in the back of two of my cabinets when I initially arrived, and a broken drawer, so don't expect the units to be maintained or even cleaned before you arrive if that is any indication of their normal new move in procedure. Doors are paper thin so if you want to have a private conversation on your phone in your room, don't expect it to really be private. That being said, there pool is decent, and all conversations I have had with staff were pleasant. Do not live here if you have a choice, just my opinion.

I wholeheartedly recommend Hill Country Place for those seeking an exceptional college-focused student living apartment. I’m so sick of this place. I’ve been here two years. It’s been by far the worst place I have ever stayed. Maintenance does not work on the weekends. Nothing ever works. They advertise false information. The dumpsters stay closed on the weekend. The halls are always a mess. No one ever helps with anything, not even picking up the phone. The only thing they worry about is getting your money for rent and utilities, after that they don’t care how you live in there. I’m sorry, I’ve had my share and this is not acceptable. Good luck to the students that come this fall.

A Perfect Home Away from Home for College Students. I recently had the pleasure of residing in this amazing apartment complex. As a college student seeking an environment that combined natural beauty with a welcoming community, I found this place to be an absolute gem. Can’t beat it.
One of the standout features of this apartment complex is the breathtaking scenery that surrounds it. Nestled amidst amazing greenery and beautiful landscapes, the complex offers a serene ambiance that is truly refreshing. Waking up to the sight of vibrant flowers and towering trees was a daily reminder of the beauty of nature. Beyond the scenic views, the community is exceptional. It has a friendly and inclusive environment, perfect for college students looking to build new friendships. From day one, I felt welcomed by my neighbors and the staff, who were always ready to lend a helping hand or engage in a friendly chat. The sense of friendship and support among residents truly made it feel like a second family. The amenities provided by the apartment complex were equally impressive. The common areas were thoughtfully designed, providing ideal spaces for socializing and studying. Whether it was the cozy lounge area, the well-equipped fitness center, or the inviting outdoor gathering pool spot, there was always a place to unwind or connect with fellow residents. The management also organized regular community events and activities, making it easy to meet new people and form lasting friendships. In terms of practicality, HCP excelled over many other apartment complexes nearby the UTSA area that I’ve toured and been to. The units were well-maintained and equipped with modern conveniences, ensuring a comfortable living experience. The management was prompt in addressing any maintenance requests or concerns, which further contributed to a stress-free lifestyle.
Lastly, HCP is the ideal place for college students. Its proximity to UTSA made it incredibly convenient to navigate student life. Additionally, the complex's transportation options, such as the bus stop right in front of the office (which is just a short walk from you’re unit), and being able to rent a bike free from the staff whenever you wanted made commuting a breeze.
Overall, I cannot recommend HCP enough for college students seeking a home away from home. Its stunning scenery, vibrant community, and well-designed amenities create an unparalleled living experience. My time spent here was unforgettable, and I am grateful for the friends and memories I made. Going to miss this place.

I literally went through the whole process and signed my lease and about a day after I signed the lease, I got a voicemail saying there are no more available rooms. How insane.

And although they're incapable of returning a phone call, apparently they're capable of replying to reviews...
I have never been a resident of this apartment but I’ve had such a terrible experience as a GUEST that I feel compelled to leave this review. If you’re going to have college students making parking passes make sure they know how many days are in each month. I had asked for a 3 day parking pass but was only given a 2 day parking pass because the employee believed that September had 31 days when it in fact, only has 30. Because of this I was given an incorrect parking pass, and my car was wrongfully towed because of an employees mistake. I was charged 230 dollars to get my own car back that was towed for no reason of my own. I was told I would get refunded for the tow. Two months passed and no refund, so I followed up with calls and emails but everytime I called the “manager was out“. SIX months later I got my money back after reaching out to Campus Edge’s HR, where the HR informed me that Campus Edge never even put in a request for me to get my money back. My most recent visit my car was towed from one parking spot to another, because where my car was originally parked they had placed a bounce house in the area. I went into their office to suggest to them that if they’re wanting to use their visitor parking spots for something other than visitors cars, that they should give a verbal warning or block off the spots to prevent people from worrying about where their car went. The employee then laughed at me to my face and said “ this is private property we can do as we please “ This place is not for their customers. I’d suggest paying an extra couple hundred bucks a month for an actual apartment just to avoid this headache. Campus Edges priority is towing college students and calling the cops on residents for being in the pool past eight pm. They don’t care about the cars that have been stolen and broken into on their property. Please do yourself a favor and look into moving elsewhere for student living.
I have lived at Hill Country Place for 4 years now and it has been one of the best housing experiences I've had! The staff is so helpful and approachable and are always caring about the residents. The community events make me feel so welcomed and I feel like its such a unique thing that only they do. The managers are always very understanding and very easy to contact, the maintenance workers are so amazing and such good people, and the security guards at night make you feel safe and are always willing to help you out. I've had a couple of friends who lived at other complexes be jealous because of how wonderful the staff at Hill Country Place is!
Hill Country Place apartments is somewhere I am beyond grateful to call home. I have lived in this apartment complex for 4 whole years. The amenities, staff, views, location, privacy, luxury, and community are all completely top notch. There is nothing more than anyone could ask for in an apartment complex. Something that stands out for hill country is the immediate and reliable resident support. If you call the office you are connected with a real person and not a robot. This is the perfect place for a student attending UTSA to live. I have lived through all of my best moments in college while being a resident here. Dollar for Dollar this is the most valuable apartment complex in San Antonio.
I’ve lived in a hill rental apartment for two years now. Whoever my maintenance man was today deserves a raise. Not only did he fix the problem but then added things (going to the hardware store to get parts) to fix it correctly so that problem doesn’t arise again! He was polite and kind and overall a very pleasant experience!
Emergency Maintenance never answers the phone and the cove is now closed on weekends. Had to sleep in my car one night. Don’t advertise emergency maintenance if no one answers the phone for two days

I previously reviewed about the Grove not getting back in contact after emails. Well I finally got a hold of them so I took it down. However about half way through our conversation Barak stated he would call me back. Well they never called back so I attempted to call them several times and again was not answered, their phone system also stated I would be called back in the order in which the calls were recieved. This also never happened. Once again I finally managed to get through and they said please hold then hung up immediately. This place is highly unprofessional please avoid at all costs.
My interactions with the supervisor were overall pleasant. The staff under was not... The lady who handles the applications would not give me any form of direct answer when asking about availability. She was very unprofessional, passive aggressive, and snarky every time I called. I applied to this place and another, I chose the other rental company because of the lack of professionalism here. The last phone call interaction I had was this morning and she made a snotty remark because I chose the other place and hung up right afterwards without saying a word. I understand there may be a lot of people who apply and may be stressful. However, acting in this matter drove me off and the staff should be held to a higher standard.
Pool is disgusting.
Contractors have left the heat and hot water off for several days in the middle of February🥶. Employees have a clear preference for being reactive rather than productive. Water heaters are prone to regular failures, as well as the HVAC for the apartments. Broken sprinklers all over the place are staining the brick walls with hard water, not to mention it shows how wasteful and overall neglectful management is. Shutters fall off the building and are simply left there with all the other trash. Security gates are decorative (non-functioning).
The Grove is shifting the cost of being unable to manage people/property right back onto consumers.
With housing prices finally dropping, rent is still going up? Shareholders clearly have no idea what a mess this property is or they simply don't care.
Just another corporation happy to take your money and not protect their own investment.

This resident hall is great if you want single gender, but it is really bad. The washers and dryers break almost every other week, and there is no AC. The worst thing, is the water pressure. You can very well find yourself waiting for 15 minutes to get water to brush your teeth. DO NOT LIVE HERE! P.S. you will get really friendly with the roaches that live here over the course of your stay.

Absolutely the best student housing attending UTSA. Outstanding staff, the manager alone deserve 10 stars, super fast responses, safe, clean and very nice community.
I graduated from CCU in Spring 2022.

Pros:
- Location: It is close to CCU and near a CCU shuttle stop. I have taken the shuttle a lot to save $ on gas. It's also near a 24-hour gas station/convenience store and some restaurants within walking distance.
- Staff: Much of the staff are students, and they are super nice.
- Package Pickup: The hours to pick up your packages are more reasonable than other communities around CCU.

Cons:
- Maintenance: Maintenance supposedly comes to your apartments to check on various appliances, but I have never known if they had actually come to my apartment because they do not leave any notes that they had been there.
- Design of Doors: The bedroom and bathroom doors swing into each other. Not a huge drawback but it is very annoying (photo attached for this one). Our building also seems to be built on a tilt, or something, because the doors swing on their own and sometimes, they lock themselves up.
- Bad Ventilation/Smoke Alarms: The smoke alarms are very sensitive and were purposely made to be, but the ventilation in these apartments is awful. Also, there is a lot of mildew that occurs in this apartment (photo attached) and the community manager said it's because of the climate in SC, but I’ve never had that issue in University Housing or at my house in Myrtle Beach.
- Printing Services: Printing used to be unlimited and free, but now they have a new system which is actually more expensive than printing at the University. You can get ten pages free a month, but for a college student, that's basically nothing.
- Pets: There are a lot of dogs here. I love dogs, but I do not love owners that let their dogs run around without a leash and poop everywhere without picking it up. The staff seem to make exceptions for favorite residents, as I’ve seen staff watch residents break rules in front of them and not say anything. There have been dogs in the pool, also. There are a lot of irresponsible owners that do not know how to take care of their animals, and it’s sad to see The Cove be complicit about it.
- Communication: They send out emails for office closures, but these emails typically go out a day before the office is closed, and they go out AFTER the office has closed for the day. So, basically, no notice. Also, I have emailed and called the office about multiple different concerns and have not heard back.
Where to begin... Apartment was not move in ready, no cleaning had been done since previous tenet. Front counter staff are friendly enough but incapable of solving any real problem. Manager is very difficult and does everything she can to take advantage. Do not be fooled by the nice clubhouse and demo room, this is a terrible place to live.
absolutely discusting please don't let your kids live here. they even hire bad a bad cleaning crew to match the filthiness of the building. i would sell both of my eyes to never live here again

I would not recommend the grove to my worst enemy. I’ve lived here for two years and has hands down been the most toxic and isolating experience. If you have an animal who struggles with anxiety or socializing with other animals please don’t move here. My dog had severe anxiety and cannot share a space with other animals and I’ve made that aware to the property multiple times. Yet this year the two random roommates we’ve had in my apartment both have animals after I was promised they would not. Creating an extremely unhealthy environment for everyone. I’ve tried to reach out to them multiple times about potentially leaving or moving units for the sake of my own well-being and have been ignored, hung up on or just plain lied to of “we’ll get right back to you”. They also recently pretended to not know my dog even existed and approached me like I had been hiding him from them. Which is ironic since they do inspections where they walk in whenever they feel like it and maintenance have all seen and heard him multiple times. Ontop of management the fellow residents are unkind and inconsiderate. I have an upstairs neighbor who throws glass down the stairs right in front of my door and has injured my dog because of it. This place is a trap and watch out for that “cleaning fee” and all the other fees they hit you with. When I moved in my roommate didn’t even have a door, the furniture was destroyed and they hadn’t cleaned a thing in the apartment. It’s presented as a nice clean place to live but that’s just the show room.
Don’t stay here. The parking is trash. My car has been towed TWICE, after having a parking pass. I should be allowed to visit my friends without going through a hassle. Instead of refunding me my money, they offered him rent reduction. How does that benefit me? Wanna save money? Stay on campus because that’s all the Cove is, an overpriced dorm room. WOULD NOT recommend for people over 21yr of age.

No AC, cockroaches, bats, washers don’t work, not a year-round dorm, ResLife does not hire a lot of competent employees, and the desk will hold your packages until certain times (that they they get to choose). Horrible place to live. Spend the extra money and get a better dorm I promise it’s worth it. I lived here for 2 years and regret it.

Interesting to read all the recent reviews complaining about no A/C. Lived there in 1972-1974 and really had no complaints. Truly enjoyed my time in Baler Hall, Room 1021. Memories that have lasted a lifetime!!
Overall the Cove is good. The community is fine. The amenities are fine, when they are working (see: pool down for days, 1 of 4 treadmills working for over a year). The apartment themselves are fine. They do a decent job cleaning when people move in. The staff, both in the office and the maintenance staff, are incredible people.

He helped me get my lease taken over when I needed to move out early because of graduation, even amidst a management change.
The Grove itself is pretty nice, great amenities, and affordable.

This is the first online review I have ever written in my life, that’s how bad this place is. I am a student at CCU, and I used to live on Campus at University Place. That being said, campus housing is better than this apartment complex. Half of the staff can never answer any of my questions and have no idea what is happening, and the other half is rude, unprofessional and should probably never deal with the public. The only time they will help you is when it comes time to renew your lease. Any other time they don’t care and try and avoid helping you. The parking lot is overcrowded, poorly lit, and full of people making their own spots that block other cars in. Since I’ve lived here my car has been broken into twice and had someone try to fight my friend and I in the parking lot over these parking issues. One time I put in a service request for them to remove the black mold I had growing on my walls and windows and they just told me to do it myself, despite the fact I am allergic to black mold and had already become sick from being that close to it already. I then ended up spending 5 hours scrubbing my walls with a toothbrush and bleach. I keep paying all this rent every month, yet none of it gets put back into the complex. They’re also very quick to charge you with any and everything, and I have acquired several late fees on my rent and utilities because the payment portals weren’t working. To sum it up, The Cove at CCU does not care about anything but money, and will even sacrifice the health and safety of their tenants for a couple extra bucks.
If you have the option to live anywhere at UMD, live in this hall! It is truly amazing.

This building has everything one can ask for in a college dorm: a bike room, study lounges and HUGE social lounges ON EACH FLOOR, laundry on each floor, FAST elevators, functional air conditioning, TWO trash and recycling rooms on each floor, ACES/DCC labs and a conference room in the basement, and two large seminar rooms near the lobby. The rooms themselves are spacious and the bathrooms are crystal clean and gorgeous. Only slight downside is that if you're a freshman in ACES or DCC, most of your friends will be living on north campus, but it is well worth the walk, but the nearest dining hall is really good.

Lived in a single here. Not too bad. But the no AC is horrible during the start and end of school year as it gets so hot. There are a few issues with cockroaches also so be warned and get bug spray.
Although the amenities are nice (fully furnished, a pool, and community events) I had several issues with the grove in the year and three months I lived there. I started out by leasing for the fall 2020-2021, but I needed to move in earlier as I needed a place to stay for summer 2020, so I subleased through the grove. When I moved in the place was dirty to the point the counter tops were sticky and there was an old full size freezer in the entryway that smelled. Okay, to be expected as I was moving into a previously occupied apartment what was not to be expected was that I would have to pay for the cleaning fees. It took a month plus to get these charges removed from my account when they should never have been on there in the first place.
Then I moved into my fall lease, where my toilet did not work. I put in a maintenance order and one of the team members came in, and said I couldn’t use my toilet until a new part would come in because it would spray water everywhere. After several days of not having a working toilet I called, and they said they would fix it as soon as possible. After two weeks the guarantor on my account called and asked to speak to manager as not having a working toilet for two weeks is a landlord violation. Funnily enough maintenance was at my door that morning fixing my toilet. Next up my roommates bathroom flooded while she was away and the only reason she was notified was because luckily my other roommate was home. A week before moving out from this lease my roommate was notified that we would not need to pay carpet cleaning fees as the carpet in our apartment would be removed, yet they still charged us carpet cleaning fees. Luckily the staff member in charge of fixing these mistakes was very kind, and quick to respond and she removed these fees from our accounts. The staff members at the grove are great, but the team overall lacks communication. The maintenance team is completely overrun at the start of turnover, because everyone moves in at the same time. We received several emails saying that maintenance is done in a first come first serve order (who puts in the order first), but changing a lightbulb during turnover is not the same as not having a working toilet. Once again nothing against the staff as this is not their responsibility, but there needs to be a better system put in place so that it does not create frustrating scenarios for the resident. Needless to say I will not be leasing here again.

Renting through a new agency is always scary. I did a lease takeover, so I took on a risk of being responsible for any damage the prior tenant may have done. The apartments were old, but homey and so affordable. Any time I needed something fixed or addressed, I was shocked at how quick they were to respond. The maintenance guy (never caught his name) was absolutely awesome. He was so kind and thanked me for being available for HIM to fix something in my apartment! I would rent from hill rental again anyday and recommend them to anyone who is looking for a place to live.

We lived there for 4 years and we had a pleasant stay. Friendly staff. Always had Quick response on maintenance services except the less priority ones. I left the apartment clean and in good shape - Got my full security deposit back. Highly recommend.

I lived here 2012-2013. No AC, dated fixtures, and poor insulation. My room was regrettably above the dance room, which is open access all hours, allowing me to hear tap dancers practice at 1am multiple times a week
Rented with Hill for 2+ years. By far the best property management company in town. There is zero competition for the price. Staff are all very friendly and responsive, they keep their promises, and maintenance was done promptly 95% of the time (non-critical stuff had to wait sometimes, which is very reasonable.) No problems with the security deposit. Apartments are all clean and in good condition (I stayed in more than 1 place) and the price is about 5-10% cheaper than most other comparable places.

We feel relieved we're renting with them again starting this summer, can't wait to move back.
I have lived in a hill rentals apartment for 2 years. Their staff is friendly and they are very easy to communicate with. The couple of maintenance requests I sent in were dealt with abruptly and professionally. I would definitely recommend leasing through them.

Very nice dorm, looks nice and clean. Only thing is there is differentiated pricing at UMD so you will be paying a little more than other dorms that are worse.
I rented an apartment on S Hawthorne for two years and never had any problems. The staff was always very friendly and helpful. Maintenance requests were completed very quickly! The apartments are not super luxury apartments, but are fairly priced and well-maintained. I kept my apartment clean and got my entire security deposit back. Based on the terrible reviews of the other agencies in town, I am lucky to have gotten an apartment with Hill and would definitely recommend them!
I'm very impressed by the comfort afforded by this LEED standard constructed building with comfortable study areas and nice views of the University of Maryland campus.
It isn't all girls dormitory
My 4,5 month stay flew by as I was very comfortable and well taken care of. From the moment of my arrival, Cezary made arrangements that best suited my needs.

Great location. L train to Brooklyn/West Side in front of door, main hub at Union Square at 5 minutes walking distance. The neighbourhood is very safe.

I lucked out with the room, since it was at the end of the hallway (close to recycle bins at end of each floor AND very quiet).
The acoustic isolation is great, I practically never heard my neighbours.

Felix (the super) and Dina (administration) were always there to help with whatever it may be - adding a cooking plate to my room (free of charge), changing the weekly housekeeping schedule, a chair that needed replacing, to a European that didn't know how to operate test fuses on electric sockets. You name it, they were always prepared to help with a smile.

One time, Felix answered my telephone call immediately at 2:30 AM when I heard a carbon monoxide alarm coming from an adjacent room, despite him dealing with serious family issues that we talked about in a conversation earlier that week. Give that man a promotion!

So, no complaints at all from me? If you'd ask me to get picky: there was a room on my floor that was being reconstructed, leading to machine noise during some days.
But if that is something that throws you off, consider that you're in New York: there's always construction going on somewhere.
The floorboards in my room are connected to the hallway, meaning I could feel vibrations everytime someone passed my door (which didn't happen much, since I'm at the end of the hallway). However, if that is the only thing to remind me that I have neighbours at all, I'd say "Job very well done for this price range."

After a busy day, I always enjoyed coming home here.

Conclusion: look at this place for a quiet, comfortable, friendly, great location in Manhattan. Good for senior or grad students that are not going to cook much more than ramen noodles.
Don't come here if you are a young student looking for the dorm experience, because you won't meet much people. Better to look for co-housing in Brooklyn, in that case.

Building itself is pretty. Rooms are decently sized, however there is no AC whatsoever and you aren't allowed to use to your unit; don't pick this dorm if you plan on using it around the summer.
I stayed here for four months and my experience was fabulous! Cezary is very helpful in finding a room that is perfect for you and meets your needs. The building is very clean- I never even saw any type of bug or anything unusual like you would see in other NYC buildings. The housekeeping staff is very friendly, and does a great job cleaning the rooms. The staff is very accommodating and does their absolute best to make this feel like home. You can't beat the location... the L train is right outside your door and the Union Square subway station is about a 5 minute walk. I was really nervous about moving in and living on the 5th floor but the staff was kind enough to help me carry my belongings up. The building is very safe (you have to go through 2 doors to get to your apartment). Utilities are included in rent, showers are great, and the AC does a great job cooling down the room. There is a recycling area conveniently located on each floor. Neighbors are very friendly and not noisy. So blessed to have found this place & very sad to be leaving. Every apartment has their ups and downs. I was there from 2015 -2018 and it was nice off campus student housing. Rent was affordable, the amenities were nice, wasnt far from campus at all, and the rooms were decent. Management varies, but the team there in 2016-2018 was awesome.
My daughter stayed there for over a month and I visited her. The location is very good, near public transport, easy to get everywhere. Felix who worked there was very helpful and solved all the problems, even on his day off he was answering the phone and helping. There was no cleaning in the 2 first weeks and just after calling and complaining sometimes it was solved (charged complete even not done complete). There was no way to cook, since the cooker needed special pans that do not exist. The refund took very long and they charged more than agreed on the wire. The room is very small, but ok for one person who stay mostly doing other things (working or learning), to eat you have to seat on the bed.
Awesome dorm. Without doubt the best on campus. My son loves it. Clean, new, well managed. Very very nice.
I lived in the apartments at S. Hawthorne for 2 years. I loved the location, as it was easy to bike and walk to downtown and the university. If called about a problem (and I did have to call them several times about various plumbing issues), the maintenance team was there quickly, they were friendly, professional, and got the problem solved, even when that meant replacing a decrepit 25-year old water heater. The buildings are old, but have obviously been maintained as well as possible. The coin-op laundry is a pain (and at night you have to go up and down very poorly lit stairs) but at least it is on site and there were few instances of vying for a machine. The new internet installed in 2014 is amazingly fast. During summer, every other tenant in my building bought a window A/C unit. I just opened all my windows at night, and closed the windows and blinds when the sun came up--this kept the temperature just fine 99.9% of the time. I kept my apartment in good shape, thoroughly cleaned it on move out, and received my whole security deposit back. The people in the office were all friendly, and despite the drawbacks of the old building and coin op laundry, Hill is awesome to rent from, has reasonably-priced rent, and excellent maintenance service. I wish all rental companies were so fair and honest! Based on what I heard from friends about the other multi-property rental companies in Moscow, Hill is your best bet in the area unless you have pets...they are staunchly anti-pet.
Fantastic location, everything clean and in good order, Felix the maintenance man is wonderful and very accommodating. Rooms are small and kind of pricey, but this is perfectly reasonable given the location and the nature of Manhattan! Downsides are that there's no elevator (but Felix will help with bags), and the 'kitchenette' is extremely limited. I was there for 2 months while I was studying and it was absolutely perfect for my basic needs!
This is the worst hotel I have ever stayed in, I would not recommend anyone stay here ever.
The location is excellent. The price is very reasonable for NYC, I paid 1900 for a month. My room was very small, but clean with a small kitchenette and nice bathroom. There was no street noise, but the walls are very thin and I could hear the person in the next room very clearly which was the only major drawback. Keep in mind stairs only, no elevator if this is an issue for you. The manager was very friendly and helpful. Overall a positive review.
Stayed here in 2007, the room was so small that 2 people were too many for it. However, it was clean and quiet. Bathroom was brand new! Staff was great. Great shopping nearby
