Stayed for four nights and was easy to find with the instructions provided and the room was quite nice. Was simple enough for self check in/out and is within walking distance for most things we wanted to see when staying in London (usually walked to locations and taxi'd back at night) Staying in winter the heated floors were so nice to come back to and the shower had good pressure and heat. Kitchen was big and easy to use and there was enough space for the price.
Only two cons were -
1) The room was a struggle to get to with big suit cases. Quite narrow stair cases made it a struggle to climb up and down the stairs with luggage.
2) The bed is rock solid and by the end of the fourth night our bodies were aching from how solid they are.

Our room was fine but it smelled like cigarettes

The room was much smaller than in the pictures - it felt as we lived in the kitchen with a bed in the corner. The photos on the website are therefore not 100% accurate and taken from specific angles to make the place look bigger than it actually is.
But most importantly the place is literally next to the massive and loud construction site. Our bed was vibrating from the drilling happening outside. The mini terrace was literally in the construction site and builders were meters away from our windows.
But most importantly please avoid this place and others owned by this company due to their absolute unhelpfullness and rudeness. Not only do they not disclose on their website that there is a massive construction happening in front of the hotel windows, but they are also blaming you for not "realising that this is London", when you complain and ask a different room/hotel.
We lived in London before and having construction site in your backyard is extremely uncommon.
Please avoid.

Wouldn’t recommend at all. Start with the good. Room was recently renovated and had a kitchenette. Location was good. Called support (as no one on site) about broken coffee machine and she seemed helpful and replaced in 24hrs. The bed was horrendous! It wasn’t a double as advertised- it was smaller which for two people is not suitable. Mattress was paper thin and pillows were huge and uncomfortable so used the decretive cushion. What was worse is there is NO INSULATION. Could hear footsteps above every night except 1 until after midnight. Barely slept in the 4 nights. The should rectify insulation if they want to convert the property or at least put carpet instead of wooden floors. AVOID
