Wonderful place to live. Make sure to know your management from day one. This location is wonderful, the updated apartments are beautiful, and proximity to the trains and grocery stores are such a bonus!

If I could give Dunbar less than 1 star I would. Dunbar Owner LLC, and by extension their parent company, Fairstead, is the worst landlord in NYC, second only to NYCHA. I moved out in September 2022 but have heard from current tenants that conditions are literally unlivable. No heat, no hot water, ConEdison threatening to turn off power to the entire building. On top of this, management frequently “loses” things like your rent checks, like they did with the current tenants of the apartment I USED to live in. Then, they came after me and claimed I still live in the apartment and owe them a ridiculous sum of money (which they will not be getting from me), even though I gave them notice well before the end of my lease and they performed a move out inspection and now I have to retain a lawyer. Thanks Dunbar! They regularly engage in harassment and fraudulent behavior, try to double charge tenants in rent and then tell them to take out a loan to pay them back. They prey on vulnerable people. They are a truly EVIL company. Avoid them at all costs.

Do not live here. My building’s boiler is in constant need of repair which results in many days without ANY hot water or heat. Management is tone deaf and apathetic towards their tenets. The last time we lost heat and water for 3-5 days they offered us a pizza party.

Don’t live here. The hot water never works and management does nothing about it. Our floor in our bathroom has rebar coming through it and is sinking and we’ve been emailing since April. It’s October and they’ve done nothing. We had to call the city. Despicable people run this place. Too bad because the tenets are good people. We deserve better.

The apartments are nice but small for those that don't sport the one and a half bathrooms. They've knocked down some walls in various units to have an open concept schematic and thats nice. But for a walk up the rents are overwhelmingly high. I know because I used to reside there and my mother currently lives there now. Good luck.

DO NOT MOVE HERE. Our apartment NEVER got hot water in the 3 years we were there. The renovations are so poorly done. Management and maintenance is so awful it’s indescribable. We were also told upon moving out that we were getting 100% of our security deposit back but they ended up stealing some and I now have to take them to court. SAVE YOURSELF.

Leaving after 10 years of living at the Dunbar. Here's an honest review. If you are in a building with clean neighbors, it can be very good. If you live in a building with unclean neighbors, it can be a nightmare. I would really check out the building/ courtyard for garbage before deciding on an apartment here.

If you get a good building, you'll probably have to get used to people partying in the courtyard at night and leaving garbage there, people shouting at each other at 3am, cops showing up for domestic abuse or nose complaints, etc. That's pretty regular up here.

The building does try to take care of problems although you may have to contact them a few times first. The workers/ repairmen/ janitors all do a very good job and try to keep the place clean. They all deserve praise considering how filthy it can get.

I highly recommend a noise machine for sleep, and I wouldn't be hanging around the neighborhood after 11pm. Good luck!
