So far the overall experience has been amazing since my move in. Charles found me a location that was 100% the vibe I was hoping for. He was super welcoming and accommodating during my move and set quite a high bar for the community. Now let’s talk about the community. Although is still a new experience, it’s been a great one so far from the people to just the overall energy of the community truly feels like home.

I’ve been a resident at Mattress Factory for over a year now & let me just say Charles is the best! He’s helped me through a lot of different issues that have come up, answering questions and helping me in such a positive way showing he really cares about the well-being of the residents here. Nothing but good things to say about the management so far.

I moved from L.A. to ATL last month, and when I saw the photos of the lofts online, I fell in love with the big factory windows and the concept of living in an old, renovated factory. Kosha and Charles made the application and moving-in process the least of worries of moving my stuff and little cat across the country quickly.

Now that I have officially moved in. I have seen some previous negative reviews about this place, which are unjustified. This place is fantastic, but here are the things I love:
1. The unit is so quiet I have nothing but restful nights of sleep
2. My unit is fantastic, grand high ceilings, the bathroom is enormous, factory windows are even better in person than the pictures online, and the courtyard is gorgeous
3. Very close to Marta line (King Memorial Station); I don't drive, so it is very convenient for nights out
4. Walk up the street. You are close to grocery stores, delicious food places, the BeltLine, the gym, etc.
5. The Mattress Factory Staff are very friendly and approachable
6. The roof deck has fantastic 360-degree views of the skyline
7. The area feels safe, and you feel like you "live in Atlanta."

My only constructive feedback would be for better recycling options.

Mail boxes broken into today.. there needs to be cameras on every entrance to this property.

I've lived here for 2 years and the rent price you pay is exclusively for the "aesthetic". Every apartment has it's issues but Mattress truly takes the cake.
1. The elevators haven't been inspected in 2 years & residents have made it apparent that it's expired and it continues to be ignored.
2. The parking lot gates are constantly broken as are the door fobs which leave the building open to whoever wants to come in at any time
3. Maintenance requests are always ignored, I have been submitting the same one since July with false promises from the office that my windows would be fixed since they leak water into my apartment every time it rains.
4. Although we allegedly have a security service on site after 6pm, just this past weekend 3 cars were broken into and attempted stolen & office just repeatedly told me that "we just don't have cameras facing the parking lots".
5. On-site laundry is a joke. Replaced the machines but increased load cost to $2 and failed to connect it to the app where we can pay. So they are virtually unusable.

Otherwise, great location and definitely has that historic factory feel.

I lived at Mattress Factory Lofts for 1 year and it was the worst mistake and experience of my life. The dumpster is always overflowing with garbage and is a total eyesore. Oddly, it’s right next to the pool. The dumpster attracts pests and rodents. Trash/furniture is also left everywhere throughout the property, mail/packages get stolen, security gates do not work, no elevator, utility outages for days due to old water pipes, my car was stolen from the "gated" parking lot! Braden Fellman, the owners, only care about money and run it like slum lords. I moved to a luxury skyrise in Midtown for the same price and there's no comparison as I now feel safe, valued and spoiled with amazing amenities. Save yourself the headache and avoid this place.

We lived here for 9 months and during that time I can honestly say, it was a disaster. The walls are paper thin & we would consistently hear our neighbor being bludgeoned against our bedroom wall. We called the cops several times and management made it clear it was and I quote, “her problem”. I understand they can’t address domestic violence, however, be aware that you have a legal right to peace and quiet enjoyment under Georgia law. While they can’t help her, they made it clear we would be given no understanding either. The violence was so disturbing that we asked to move apartments. Unfortunately, given how unsafe we were-we decided to leave and are now penalized for doing so. Upper management feels that 7 months of trying to find a solution with the office is not enough and request we see our lease through, no matter the cost. The office staff don’t have any control or ability to make decisions to keep you or your belongings reasonably safe- The reviews praising office staff is great but understand as much as they would like to help and try to be attentive for you during your walk through, when there is a problem (and there will be), you’re on your own no matter how severe. Because we are unable to stomach the severe beatings of our neighbor, we will pay thousands to BF in court for not abiding the “60 day notice” and likely have our credit ruined. Living here was a curse.
