We are almost one month into our rental at Residences at King Farm and I just had to share our experience so far. Up front I just want to say that yes, these apartments can be more expensive than other similar floorplans in the area. However, from the first time we toured the property, we learned very fast that there are solid reasons for this and that the apartments are very much worth the extra cost. Many apartments in this area label themselves 'luxury' and hype their customer service and property amenities. Residences at King Farm isn't hype, this place is actually for real.

Move In: We have never experienced a more friendly, professional and easy application and move in process. The office staff - shout out to Kabrina especially & also Tiara! - went out of their way to make sure we had all the information we could possibly need to make our rental decision, including several hands on tours. They were just entirely lovely throughout and helped us get the timing just right for our transition from our old apartment into our new one. The property management also specifically answered every question we had and addressed every little thing we asked to have touched up before we moved in. The only con we can mention is that if you see a price you like, you have to grab it FAST because the prices go up quickly based on market values (but on rare occasion they also go back down for a little bit so keep an eye out). Also, they have an odd pricing system that means to get the best rate you see, you will probably have to commit to renting at that price within two weeks. We were able to manage this, but a lot of folks have to give at least 30 days notice for their previous rentals so that can be a bit difficult with extra cost overlapping between two apartment rentals.

Apartment: The apartments and the property are all they say they are. In 25+ years we have never lived in such a wonderful, spacious, CLEAN, QUIET, beautiful apartment. We even had the option to have the cabinets repainted from brown to gray to match with the walls better. So much storage space too! Despite Rockville Pike / Frederick being very close, we don't even notice it inside (we are in the back of the property though not beside the road). We rarely hear ANYONE all day, which is so fabulous, and even being out on the deck is so calm & peaceful. Oh and our deck is just insanely fabulous and we already can't wait to spend all spring and summer out there. Also, the appliances are REALLY good and the apartment just looks & feels so well cared for. We did have a few not obvious issues we feel were due to the previous tenant but as soon as we told management about them, they were literally there the next day and have gone above & beyond to get everything in the apartment in as perfect condition as absolutely possible. We have been SO impressed with the maintenance staff - thank you especially Ivan, Juan & Hurshel! And the property manager Leon even came by personally at one point to chat & make sure we were being taken care of! The only real con I can mention at all is that the floors do tend to creak when you walk on them. In our case, mostly in the master bedroom. We can hear that a bit from the upstairs neighbors too, but it really isn't enough to bother us at all. Hope the same is true for our downstairs neighbors!

Amenities: This is a little bit of an oddity. There aren't a lot amenities ON the Residences at King Farm property. There is a small gym, a great package pickup room system (although most of our packages are shockingly delivered TO OUR DOOR wow), a small playground, a little dog area, a small grill area, and really good parking with a couple EV charging spots. HOWEVER, as a resident of the King Farm community you have amazing access to SO MANY things. A community center with all kinds of great stuff & events, a fitness center, tennis courts, TWO pools, a shuttle bus that runs around the whole community & to the metro. Added to that, there is a terrific neighborhood shop area in very close walking distance with everything you could want!

I moved in to the Residences in September, and I’ve been very happy with my decision. I’ll also keep this review updated if anything changes.

The move-in process:
Really easy application process, Kabrina was responsive to questions and changes.

Maintenance:
Awesome maintenance team, they handle the big things really quickly, and are really receptive to little, quality of life things too. Our unit was also freshly redone with hardwood floors. They started the work the week before and it was done for move-in!

Parking:
The parking garage is well worth the $40 per space. It’s spacious, there are cameras, and it’s well lit.

Management:
Really responsive to issues and are really friendly and easygoing. My old place was a non-smoking complex where my unit would still stink of cigarette or weed smoke, and the management there would never do anything about it. Here, while The Residences is not a non-smoking complex (which they were really clear to me about), the management takes the approach of: you can smoke in your unit, but the smell should not get into neighboring units, and they’ve found compromises for folks so people can all enjoy their homes, and in my case it's worked out.

The Buildings:
Pretty modern and well maintained. We had a newly remodeled 2 bedroom unit that has lots of natural light, a gas stove, new toilets, and a garden tub. You’ll still hear sound from upstairs, or from the hallway upstairs in particular. However it’s generally pretty quiet.

The Area:
Really nicely placed in the Rockville area. I can hop on 200 to get to work 30 minutes away and never deal with traffic issues. The Safeway is just down the street so groceries are convenient. There’s a dog park that’s free if you have a Rockville pet license and it’s a really nice park.

I think it will be very difficult to find better Management and Maintenance teams than those of The Residences at King Farm. We moved into a single level apartment with convenient parking on the same level in the parking garage at the beginning of last year. The teams made every possible effort to get the apartment in excellent condition earlier than expected, so that we could move over from a hotel where we stayed.

During Thanksgiving weekend, a leak on the floor above us, caused water streaming from the ceiling into our apartment. The maintenance team arrived within 30 minutes from our call. Wet areas were cut out, replaced, and painted to be as good as new within the next days.

At the end of last year we decided to extend our lease by moving to a different type of unit, and once again, the administration for the transfer and the maintenance team's attendence to the building, utilities and appliances were excellent and exceeded my expectations. I searched the internet for competitors before we requested the transfer, and the bad reviews that other leasing agencies get with regards to bad maintenance specifically, made me realize what we have here at The Residences. Thank you very much to both teams, for your professionalism, effectiveness and friendliness!

I highly recommend The Residences at King Farm, in the safe King Farm community, with a grocery store, pharmacy, bus stops and the metro all within walking distance.

I've lived here since 2017 and cannot believe how lucky I was to find this place. Everyone is professional, knowledgeable, and helpful. The people in the leasing office as well as the maintenance staff are responsive and follow-through with requests. If you are looking for a Rockville home, the Residences at King Farm should be on your search list. I hope to be here for a very long time.

Management has been very responsive to our needs. We moved here in June of 2022, after a lifetime in CT, and have adjusted very well to life in this community.
We are very comfortable and happy in our apartment, especially with the extra space of the loft.
The proximity of the parking garage, the lovely landscaping, and the cleanliness of the whole neighborhood are wonderful aspects of living here.

Comparing with some of other apartment complex, it is really a good experience to have the video tour with the leasing team at Residence King farm.
They sent me multiple emails before the scheduled time, with very clear instructions, and reminder. The lady who show me the apartment is nice and explained everything about the apartment to me.
Also, they even record the video and will send to you, which you can look at it later

We moved into Residences at King Farm near the end of 2019 and leased for almost 4 years and we have stayed so long because we have loved this community! The leasing office is amazing and so quick to respond. Unlike the previous apartment complex we lived in, the staff is consistent so you can build relationships with them. The community was nice and quiet and family friendly which we loved. Close to grocery stores, metro, highways which was so ideal to live in a great central location. This community was awesome because you are able to get access to the amenities in King Farm (pools, community center, etc). Along with the leasing office staff, the maintenance staff was also amazing. They are quick and efficient to fix any problem and are so friendly.

We highly recommend this community.
