This review is not an attack against 100 Graydon Hall and its affiliated group but merely a calculated observation through my own experiences. It has been over 4 years since I have taken residency in 100 Graydon. The reasons of my signing the dotted lines are as follows, affordable rent compared to rest of the Toronto, immaculate condition of the unit, beautiful scenery outside the window, schools and parks, multiculturalism, and security. These reasons were enough for I and my family to call this place a home.

Unfortunately, I have noticed a decline in services that are necessary in rental buildings as in 100 Graydon Hall. Firstly, security of the tenants and their properties are in peril due to front and rear entrances are not monitored and enforced security. Second, the Out door parking at rear is not properly safeguarded. Third, unruly behaviour of the dogs and the owners are becoming to be outlawed. It has to stop. I have seen dog fights inside the elevator while it is full of children. Dog poo surrounds the vicinity and staircases. The laundery is becoming a hassle day by day. They are not maintain regularly. I have lost few bucks due to machines are not fully functional. The rental office staff behaviour seems on a rollercoaster. They can be very nasty at times. So beware when approaching them. The rent hikes are gradual. It is pain in the you know where. The interior and exterior renovations were conducted recently but at the expense of the tenants. The rent hikes are the natural result of it. The heating system is in urgent need of maintenance. It blows an unknown white substance that spreads around the apartment behaving as if the dust accumulated over the short span of time. The visitor parking no where to be found. The city selfish thinking converts visitors parking to tenets in order to maximize the profit. Shame on you city authorities. I have seen those yellow paper tags on the windshields every time I go for a walk. Very lucrative bussiness it turns out to be for both management and the city. There are more issues to be point out but for now I leave it to that.

The main cause for all these issues that are impacting negatively to building’s reputation as follows. The lack of responsibility and care which plays a huge role in this mess. The management is not held accountable for sometimes now. We as residents of this place need to raise our voices and highlight the problems and issues to the management and if required to the Tribunal Courts. The change will come if we are persistent to our demands. These are very basic living standards that should be provided by the management.

I don't have complaints with the unit I live in but I do have major issues with the management and the upkeep of the underground parking. The management is extremely inept at solving issues. Also, the ceiling of the underground where I park at least is peeling off. Now, I am worried it will fall and damage my car! Also, a few of the residents are just hands down inconsiderate. Also they will try all the tricks to fleece you of whatever money they can once you want to move out. Wouldn't want to live here again.

I had to move into this building last year due to a personal situation. This by far as been an absolute nightmare at times and a constant stress on my kids and I. This is our interim home until we purchase.
If you are considering renting, I would think again.
It is overpriced.
Over the course of the year, I have numerous no hot water episodes. The super is quick to come to the unit however Laura perhaps the owner has no compassion and responds with long winded emails with no resolution.
The elevators are old and not safe. I witnessed elderly people stuck in between floors where the fire department had to come. As of today, elevators are extremely slow and are without number of floors being displayed so we are unable to see what floor we are on.
Roach issues aswell throughout the building.
I am moving out and can't wait for the count down.

We love our place! The spaces are quite large and functional. Once you get your furniture in, the place is amazing. We were paying almost twice as much for square footage before. Now we have an extra room for an office, which is perfect for my wife and I.

Northwood Terrace apartments at Lawrence and Avenue, owned/operated by Graydon Hall, are terrible. I lived there for 13 months before bailing. The apartments themselves seem nice -- hardwood floors, lots of light, windows on three sides. Don't be fooled. There's no soundproofing whatsoever, so you can hear everything from your downstairs/upstairs neighbours if they're even a bit loud. Maintenance requests took way too long to be addressed most of the time. There aren't enough laundry facilities, so they're busy at all times of the day and days of the week. On one occasion, the dryer next door was broken for 5 weeks. My apartment had an infestation of baby spiders; we killed hundreds in one night. And more disgusting house centipedes than I've ever seen in another unit.

(Note -- I had to put this review here because the Google listing for Northwood Terrace apartments was taken down, probably because of all the bad reviews.)

Am shocked at all these negative reviews. Maybe that happened in the past, maybe, but i don't believe it.
I've lived at Graydon Hall since late 2018 and its marvellous. Our clean renovated apartment, safe neighbourhood, working elevators and washing machines, diverse people, bug free, clean, clean, clean!!!! with an elementary and high school nearby, and a great magnificent city view of the 401 404 express highway, etc......
The only cons are not having a personal washer in the apartment and no control over the thermostat.. its generally overheated for my preference, especially at night,....too much for comfort, though some posts claimed otherwise??!!.

If I could give no stars, I would. The only thing I can say that's good about (50)Graydon Hall is that their apartments are somewhat nice, and ttc is close.

Other than that? Well, the elevators are absolutely terrible, and we have also been having major water and heat issues. And by major I mean really, really bad. Four months and counting we have had constant hot water and water pressure issues, as well as having our heat turned off for hours at a time. We are in the middle of the winter, I'm disabled, and if I get cold it is difficult to raise my body temperature. What was their answer? Give us a check to shut up! Well we still have problems, and I refuse to stay silent. I can't rely on our building supplying me with hot water, let alone clean water. Sometimes our water comes out brown from the tap.

When you try to contact the emergency maintenance office? "We understand and we are trying to fix the problem" is shouted at you over the phone! Sometimes they just hang up on you. Obviously the problem isn't being fixed, and if they are fixing it, they are doing so in the cheapest manner possible because it always seems not to work.

NEVER LIVE IN THIS BUILDING! Even if the superintendents seem nice, they don't fix anything!
