I have lived here for a year and every two weeks to a month it’s always something wrong with the building. I have not had hot water in about 3 to 4 days. Spoke to the person downstairs they tell me it’s going to be hot water, I bathe my child today and there is no hot water. I would never suggest this place for anyone to live It is very inhumane.

Incompetent staff, everything in the gym is broken, the hallways and elevators constantly dirty. Trash shoots work one day out of the week when u can actually get to them through the piles of trash. Garage offers no actual security for ur vehicles. One elevator always having issues and can’t remember what floor u asked to get off on. The doors in the apartment are rotted at the base. Front door basically broke to the building and the apartment. I’m trapped here unless I want to pay the next 9 months to get out. Don’t do it to yourself, It’s just the projects for more money.

Pros: great location and Metro accessible. The buildings staff have quickly responded to most of the maintenance needs I've encountered in the past. This would include lighting and sink issues.
Cons: There has been a noticeable increase of gnats, fruit flies and roaches inside and outside of the apartments on the upper floors. I am a 5th floor resident and have contacted Equity Management and 3 Tree Flats about the bug problem. They have been unresponsive in recent months but have sent out exterminators in the past. Other residents are also experiencing the same problem. I have physically walked upstairs and seen boxes full of some type of food with bugs crawling on the them. These boxes are left in the hallways and transported in and out of the building using the elevators everyday. Residents have identified a person who runs an unlicensed food business out of their apartment as the source of the problem. The smell of rotted food is unbearable at times. Roaches and fruit flies can be seen on the doors and walls surrounding the apartment. I'm underneath so I get it bad.

Wouldn’t recommend. Management is not attentive. Maintenance requests go ignored/unanswered for years.
They continued to raise rent my over time stating that it is because of the rising costs of their amenities...even though their amenities along with the overall condition of the building grew worse over time. One of the main elevators has been broken for almost two years, and management has been claiming that it will get fixed although a DCRA inspector shut it down and tagged it as unsafe for public use. DCRA EVEN placed a warning sticker on the elevator which the management company ultimately removed. The service elevator in the back works hardly 2/10 times. There is a bug problem that management is aware of but also ignores, and there has been ongoing issues with the water heater.

Still waiting for my rental deposit to come back, phones not being answered, it has been 45 days. Emailed a few times. I for the most part enjoyed the apartment itself in my time here, but the office has a lot to be desired, rarely answer calls, closes more than open during normal hours, voicemail always full etc...day 45 and should have received deposit. Administration needs work.

Kitchen sink got clogged up a week ago, so I asked maintenance to fix it but they never came to fix it so a week passed & I asked again if they could fix it but they never did. My husband had to try & fix it because maintenance never came to fix the sink.

Poor maintenance.
