I moved into the community three days ago, and initially, everything seemed fine. However, when I entered my unit, I noticed it looked like it hadn’t been cleaned in a long time. The kitchen and bathroom drawers were covered in sticky substances, some of which appeared to be makeup.
Then, at 5:47 AM, I was abruptly woken up by a loud popping sound coming from the master bathroom wall, which also startled my 4-year-old. The same noise occurred again the following night, and it was so loud and frightening that my child woke up screaming and crying in terror.
When I mentioned this to the office personnel, she told me that all apartments make this noise, supposedly from water cooling in the pipes. However, this situation is taking a toll on me and my children, and I’m seeking answers and assistance. I’d like to speak with someone beyond the on-site staff.

Tasha Green was a great help! She helped us find the perfect apartment and gave us exact estimates as well as all the amenities. we were able to view the apartment in our own time which was great because we were really able to look and see if we liked it or not. Hope to be moving in soon!

If I could leave 0 stars I would. The office staff is ridiculously rude and unwilling to help with any issue. We have had multiple issues with maintenance and the leasing office while living here since July 2023. They are NOT the apartment complex you need to move to if you want a team that is helpful and reliable for your living. DO NOT MOVE HERE. These people just want your money and do not care about you as a resident. They refuse to escalate any concern or give you a corporate phone number to file a complaint.

It is the worst place to live,
I lived there for 3 years, the pool remains dirty, the tennis court has broken mesh, the fitness center is in terrible condition. my apartment always had mold and they never fixed it, maintenance is the worst you have to wait a long time for them to fix any damage. please don't live there. For the same money you can rent a house or other property. I forgot, the bbq grills are broken, dirty and contaminated with bacteria. the pool is green until they fix it. the tennis courts have poop dog and no one cleans them, you constantly see police cars for some incident with a resident. when I left, I was happy again.

Tomorrow makes our 3 year anniversary of being at Avana (Bridges when we moved here). I thought for sure management would have gotten better when Avana took over NOPE! There are new maintenance men every other week. Communication is non existent. They say they’ll come check and won’t. They say they’ll call and they don’t. I have a claim waiting to get moved forward due to mold at our SECOND unit and they haven’t been able to get in touch with anyone in the office. It’s been 3 days since I contacted my renters insurance and they are waiting on who? Avana.
We went from one unit due to mold issues they just covered up ….to another unit…dealing with what? MOLD! We have maintenance requests dating back from April asking for someone to come check and fix and so far they have made it worse. It started in the 2nd bathroom closet.. they came and made it 1,000 times worse throughout the apartment as well spreading to outside the closet BLACK MOLD.
Side note: We tried moving out and going to a new place in Marietta last year only to be mortified of seeing roaches on move in day and we had to come crawling back to Avana.
My husband keeps saying we need to get serious and start saving for a house so we wouldn’t be in this position and I have to stop him and tell him that regardless of renting or buying- everyone should have a comfortable place to lay their heads. It’s a shame that renters go though mess like this.
If we’ve dealt with mold in TWO units at the same complex..I can only imagine how other units look there.
Don’t rent from Avana.
I hope someone from the office gets back to my renters insurance guy. This is a serious matter and I’ve been trying to let my husband handle this but It has gone way too far.

This is the worst place I’ve ever rented from. If I could give avana kennesaw 0 stars I would. The people at the leasing office have a bad attitude and are not helpful at all. At some point in my time living here the price of our rent went up with some hidden fee that me and my roommates couldn’t figure out what it was for. If you enjoy being threatened and accused of not living there by the leasing office while throwing your trash out then this is the perfect place for you. Even had to give her my apartment number to prove I lived there. We had a tree fall in the parking area during a storm and it wasn’t dealt with for several months making it really difficult to park in some spots. The gate is practically useless since it’s broken most of the time. They only care about taking your money and nothing else. Please stay away especially if you are a first time renter.

Just don't do it. They overcharge for their units and make you pay unnecessary money when you leave that was not in the lease. The main person in the front office is beyond unhelpful. The manager is never there and never calls you back. Roaches. Crime is bad. They decide to change billing out of the blue. They only care when you move in so they can make their quick buck, then, they don't care. Lease at your own risk. They blocked my last review, so we will see about this one.
