We bought our condom in 2021. We moved there happy and enthusiastic. In 2022, a new neighbor moved in the same building. Since then our lives change. He drinks alcohol, and he keeps everyone awake during night time because of his screams. He is constantly hitting our ceiling and bothering us. My only hope is that he leaves the condom so we can live our lives better. The firefighters are constantly coming to the building because of the smoke and the fire alarm in his condominium.

There are nights that he doesn’t let us sleep. As the owner I have been looking for help until today I got the website so I can complaint about putting people in danger with placing homeless in the same unit. My two children are scared because how he acts. I will be collecting signatures from everyone in the building and I will do more so they can solve this. It has been two years dealing with this person.

Pathway Homes provides caring, professional services and housing for adults with mental illness. I have volunteered at Pathway Homes for three years and am amazed at all the supportive services they provide their consumers. Two programs which are extremely beneficial is the Summer in the Arts Program which gives the consumers an opportunity to exhibit their art and receive all the profits from the sale of the art. The second are gardens that are planted at some of the residences so the consumer can garden and eat the vegetables they grow. The Pathway Homes staff is a very dedicated group of individuals who really care!!

I am thankful for my participation in this program and I’m also extremely grateful for my case worker, the owner and the representatives of this program’s patience with my process. Everyone has there journey and it’s usually extraordinary when compared to someone else’s, but I’m truly fortunate to be residing in a community that’s therapeutic, housed with individuals who show sympathy and respect, and governed by individuals in this incorporation that shows the “benefit of the doubt”, provides support, care, and resources to one day having a better life outside the program. The biggest benefit Is that they meet your biggest needs first which is my background and timeframe. They have been gracious enough to try and make that not a constricting matter as they possibly can. So my efforts in finding a solution to my problems, addressing my mental state, and consulting a legal advisor about my finances, civil right and expungement disputes may be successful.

First, I want to note that I support the mission of Pathways and other organizations providing services, housing, and resources to those who are in need. The director is one of the kindest people I've ever met and this is not a reflection of the employees or leadership of Pathways as they probably all have the best intentions with the cards they're dealt. This is simply an explanation of my experience with Pathways' tenants and why I left a 1 star review...

I live in a condo building and have been next door neighbors (our doors are 2 ft apart) to 2 of Pathways' tenants for the past 2 years. The first one was an absolute nightmare which made me consider moving. He brought drugs, theft, and gun violence into our building which eventually forced me to take him to court for a protective order. The second tenant is so cognitively crippled to the point of little to no self awareness and isn't evaluated/managed by his caseworkers frequently enough.

Tenant #1 first attempted to steal packages/deliveries from my doormat, then watched/allowed his hundreds of "visitors" steal from my doormat at least 20 times. There are videos of him watching and joking with his visitors while they stole. They'd stolen my security cameras and also broke into my car, causing $1500 in damage and theft. He shot someone in the building and had carried a rifle in and out of his unit multiple times. I reached out to Pathways and they were slow to initiate action to mitigate damages caused by their tenant. Eventually, all my security camera videos were enough to force them to evict this tenant and I agreed to go to court as a witness to support the eviction. After the court date, the tenant became physically aggressive with me and retaliated by stealing another security camera from my door, posting racial slurs and hateful racial notes on my door, and pounding on my door yelling at me. He ended up moving out but has since returned twice to walk through the hallways staring at my door/cameras.

Tenant #2 currently lives next to me and is severely mentally disabled and also physically disabled. He doesn't walk very well, and is a larger man. I've seen him walking on the road a half mile from the condo building, which is concerning. He often panhandles in the stairwell, and asks people for cigarettes and food. He doesn't remember previous declining answers from people he's asked multiple times, and knocks on our doors at odd hours to beg or trade for cigarettes. He's asked me to take him to buy cigarettes for him, and to go get them for him which I've declined. He's not aware of his surroundings and has walked out of his unit half naked (yes without pants), in clothing that has clearly not been washed in weeks/months, without shoes, with toilet paper sticking out of his underwear/pants or stuck to his shoes, etc. He most recently relieved himself (both #1 and #2) in the hallway and on the stairs. His version of cleaning it up was taking a washcloth and smearing it around on the flooring (tile). There's feces on my doormat as well. The caseworker rarely comes around to check on him, and his lack of functionality seems to be more severe than 1 visit a month. I'm genuinely worried for his well-being, and I've since reached out to Pathways to let them know.

I know they're understaffed and I know they are genuinely trying to help these people. I'm also aware that there are people who will abuse the system and the resources these kinds of organizations provide, and that there are real success stories of those who needed the extra help. My experience of them has caused me to restart therapy from the trauma, am financially hurting from the package theft + multiple days in court, and to this day, I don't feel safe in my home. All in all, thumbs down, I know they're doing their best, but oh man, it just sucks.

I have been a client of Pathway homes for 4 and a half years. Where I was very grateful at the time because I was homeless and recovering from cancer surgery. The first year went relatively well, however after Fairfax County recertified (for 5years) Everything went downhill from there. Repair & Maintenance issues not addressed in a timely manner if at all. I have paid out of pocket for (electrical issues, furnace maintenance, air vent & duct cleaning, painting) when I inquired about reimbursement, I was told I didn't ask for permission & maintenance issues are handled in a timely manner (2 years to repair screen door leading to my balcony, required furnace maintenance required by HOA not performed for two years). Two years to convert from a “fuse box to a breaker Issues with replacing outdated kitchen appliances. I now am dealing with “mold & soot “in the unit which is now affecting my health as well as causing damage to my furniture. (The complex is 63 years old, and the buildings have a mold problems)When I had Stanley Steamer who performed the air & duct work I was told that there was evidence of mold, I have begun to rely on You Tube to repair things I can on my own I have to ask since this is a HUD Program based voucher how is Fairfax County allowing these units to pass Inspection. Case Management (three different case managers) & Maintenance (3 different maintenance Supervisors) staff is like a revolving door.
I have been ignored by Maintenance Staff. Pathways owns the properties which means they are the Landlord and I am expected as the "tenant "to maintain the unit,(which I have done above and beyond) so where is their responsibility
I now have to make a decision do I continue to stay here at risk of my health or just become Homeless again.

While I applaud their mission, the fact is that Pathways is understaffed, and cannot monitor the individuals they place in the community. I manage a property below one used by Pathways, and over the past few months, we have dealt with:

* A stabbing where both the victim and perpetrator went to the Pathways condo, leaving blood everywhere.
* A flood that left fecal matter all over our condo. The bathroom ceiling, floor, and vanity needed complete replacement.
* Visitors at all hours of the night.
* Two instances where the Pathways resident threw furniture off of the balcony.
* Destroyed for-rent signs.
* Throwing raw chicken throughout the area to "feed the birds".

I have spoken with the Pathways case manager, Brent Bailey, several times. but they seem powerless or unwilling to do anything.

I have also interacted recently with the Pathways client placed in the home, when I needed to call the police due to the raw chicken incident. He is clearly in need of supervised medical attention and not just left alone in a condo.

If you hear that Pathways will be using a property near you, you should protest loudly. They may have a big heart, but lack the people and resources to achieve their mission, to the great detriment of all neighbors and their own clients.

I have never left a comment for any organization. However, I have to leave one here. This place is supposed to help the vulnerable with getting them into housing. And, keeping them out if hospitals and so on. However, once they place a person into a home they just hang them out to dry. I have a neighbor who is with your program. This unit has a lot of broken appliances, from a broken house fan, ceiling fan, outlets and more. This person is vulnerable and a senior to boot. Pathways told them they wouldn't fix the house fan, until is 80+ degrees. Their comment was for them to sit outside. Instead of taking care of it right away. I have also, heard about the maintenance people who constantly ask for their items. And, if your not looking at them they have stolen items from more than one person. Again, I don't write reviews, but I can't let it slide without saying something. Please do not donate to them. They do not take care of their clients. This has to be the worst organization I have ever dealt with.
