I currently reside at Crystal square apartments and the service from the property manager is the worst. I have emailed her several times over the last 3 months and to date she has not responded to even one email neither has she returned any of my my calls.

I stay at the Park at Arlington Ridge. I have been out of a functioning dishwasher for over a month. I have not received any sort of monetary supplement or rent abatement for this matter. I pay WAY too much money, monthly, to not have a major appliance functioning properly.

So we are losing our property manager, Marina on Thursday here at Crystal Flats I’m sad to see her leave she has been an absolute wonderful manager and does her job well ! Thank you Marina and good luck @ your next Property!

What can I say wow Josephine is a blessing I was in a bind. I submitted multiple applications for a different complexes in the area, and Arlington Ridge was one of them.
Miss Josephine walked me through the process. She told me not to worry about anything she chose the apartment for me she just made sure everything was OK, she’s a blessing a breath fresh air.
It has really been amazing living here she takes her time and listen to what you have to say.
I didn’t know what I was walking into because I thought I was gonna be turned down again so I told her I don’t want to see the apartment you choose it, and by the grace of God, she made it happen.
I am blessed, and I think God for her so much so that I don’t even like to leave my apartment other than going for a walk spending time with family I love it here it’s peaceful it’s calm as relaxing you can leave your packages outside the door nobody steals them. I love this area if you ever get a chance, Arlington Ridge is where you should be talk to Miss Josephine, she has your back

To be clear I am speaking about Josephine Azmitia with Arlington Ridge Apartments

I live in the Horizons, which is owned and managed by Dweck. Living in this apartment has been torturous, largely due to management (Dweck Properties). The hallmark of this company is steadfast obsession with their bottom line, to the point of refusing to even consider resident discomfort or loss. I’ve been here less than 6 months, and it’s been an absolute nightmare. I wouldn’t wish living in any Dweck owned property on my worst enemy.
Within two weeks of moving into the apartment (late May 2023), my car was broken into in the parking lot, which we pay a monthly fee for. This parking lot has been a target for crime due to insufficient lighting and lack of a professional security camera system. I have asked management to install better cameras, which they told me was in the plan for 2023, but they still have not.
Dweck constantly works to withhold salient facts from residents. My first full month electric bill was over $300, and for many residents their bills were over $500 that month. Utilities are calculated using RUBS. This means you pay for your portion of the property’s entire bill, rather than the utilities you consume. There is tons of construction on this property. Workers plug heavy machinery into walls, which means residents pay for that. When this bill posted, there was an outcry from many residents as it was absurdly high. Dweck sent multiple emails telling residents the utility bill was correct, and payment was required. There was no transparency as to what formula was being used to ratio the utilities. Many residents pestered Dweck to no end for the formula. On the next month’s bill, despite telling us multiple times the bill was correct, they gave residents a credit because the billing was in fact incorrect. While they have since provided a formula to how utility bills are calculated for each unit based on number of occupants and sqft, Dweck refuses to provide the total utility bill for the property or the exact number of occupied units for each month. My suspicion is if they gave us these numbers and we plugged it into the formula, it would not match what we are being charged.
On 9/11, Dweck sent all residents notice that a new HVAC system would be installed starting 9/25. Phase 1 of the project involves shutting off all building heating and cooling functions for a period of 2-3 weeks. Starting mid-October and up until the spring, work inside each unit will occur to replace piping and fan coil units. To replace and repipe each fan coil takes roughly 10-11 business days, meaning 14-15 calendar days. I HAVE 3 COILS IN MY APT, SO THAT’S 42-45 DAYS OF CONSTRUCTION WORK WITHIN THE APARTMENT. Replacing a coil requires shutting off heat to that coil. During the dead of winter, residents will be left w/o heat in varying rooms of the apartment for 14-15 calendar days (depending where the coil they are working on at that time is). Additionally, workers from a contractor named Sagewater will have unencumbered access to the apartment the entire time. Dweck will be giving these contractors keys to our apartments so they can enter at any time. This complex has asbestos in the walls. They claim we can occupy the apartment the entire time the construction is occurring because the work area will be tented off. Residents are being forced to live through this and being offered ZERO rent reduction or alternative living arrangements. Dweck and Sagewater hosted an in-person town hall meeting on 9/18 to answer any questions about the project. Residents voiced their concerns, but due to lack of actual answers became frustrated. A Dweck representative likened the situation to the Spanish Inquisition, saying he didn’t want to be there.

I live in the Park at Arlington Ridge apartments. I have noticed a considerably more positive experience as a resident since Dweck purchased and began to manage the property. The Park at Arlington Ridge is a great location for many reasons. Even though there are 800+ apartment homes, I am always impressed that the concerige staff know my name. Luisa and the entire conceirge team are thoughtful and go out their way to be responsive and to assist. Addiitionally, I believe the grounds are better kept, and the maintenance team is extremely responsive. If there is an issue, Josh goes our his way to communicate with me and to keep me abreast of any work needed in my apartment. One time I was out of town, and Josh actually called me while I was on plane and on the tarmac to let me know that the routine maintenance team changing apartment filters were leaving and to ask if I wanted them to set my alarm or to reset it myself remotely. I thought wow....that is going the extra mile. Additionally, each time that Mike, the evening operational manager, sees me, he stops me to see how I am and to make sure that my apartment does not need any repairs and there are no maintenance issues. In a time when people seem to be rushing through life, less engaged/conversatioonal and on their phones, and kindness seems even less the societal norm, I truly appreciate the professionalism, customer service, and that the Park at Arlington Ridge team goes the extra mile.

Last night I came home to a hole in the ceiling/wall of my bedroom that was covered with plastic and duct tape. I was not told beforehand that this was going to happen. It was about 9pm so I called the emergency hotline and was only directed to a call center. No one from property management called me back as I had put a request for them to. Today I have talked to the property management team and told no accommodations or rent reduction is going to be offered for the evident disturbances. I can't believe that I am expected to sleep in my bedroom with half the space taken up and exposed to construction debris. There is more construction planned for two-plus weeks where heat will not be available and construction crews are going to be working in the entire apartment. This is completely inappropriate. I have contacted corporate offices and they are ignoring my calls.
