Bugs. Broken AC. Broken sprinkler system that trips the fire alarm. Emergency maintenance that doesn't return calls. Leaks in the ceiling. Broken front door giving anyone access to the building.

Please save yourself the headache of dealing with UIP, one of the most incompetent and unprofessional management companies I have ever had the misfortune of renting from as a tenant. There seems to be virtually no communication between members of the building’s staff; I was constantly receiving incorrect and contradictory information in regards to my rental account and safety issues. Also heed other reviewers telling you the in-unit laundry IS NOT WORTH IT—it takes at least 4-5 hours to do one small load of laundry and it still never feels fully clean. I am so glad to have moved out of this building.

I was working with a private tenant to take over his lease, and he went with someone else without telling me. Obviously that is not this office's problem. However, I called them every day for a week days to see whether they could explain what was going on and they did not pick up. They emailed me after to try to see if I would like a different apartment directly through them, but they did not made an effort to make things better. This included me asking them if they could waive the junk application fee for $400 "move-in fee" (nonrefundable). This is not standard across DC apartments and, if you're reading this, you should not pay it. They said there was nothing they could do. Seems like a great, relaxed place to work, but 360H was a Rough place to try to live.

In the many years I've used Gordon James Real Estate Services, I've had 2 very good owner account managers: Christian and Emma. Both have been proactive and responsive in their efforts to support owners and help them with tenant support and transition. They have both made me happy with my decision to stay with GJRES to manage my property. The company has been far from perfect but they have made improvements in the last few years including hiring these 2 individuals. Because of that, I've retained them for managing my property. Gordon James Realty has been managing my condo in the heart of DC for approximately 7 years. They have done a wonderful job in showing, renting and taking care of all maintenance. Issues are addressed in a timely way and all communications are answered within minutes. I would high recommend this company to any owner who wants their property to be well cared for.

The location is great and the building looks good from the outside, but UIP, the management company, makes this a place you should avoid. We lived here for 3 years, and while our experience started out well, we were very ready to move by the end.
The first thing that started the decline was the door to the building being constantly broken so that anyone could open it. This was made worse by the fact that there was often no one at the desk at night, but, to UIP’s credit, they seemed to start having someone most nights, towards the end of our time there.
Another issue was with residents themselves. When we first moved in, there were many professionals, but, by the end, it seemed to be mostly students, which wouldn’t normally be an issue, but we’d often leave the building to find trash and debris strewn in the front area of the building’s exterior. However, the real problem was one unstable resident who had driven at least two sets of people to break their leases. The police were called on this resident on numerous occasions. This resident seemed not to have a key to open the front door but would constantly hang around the building. Despite all this, UIP seemed unable to have this tenant removed from the building.
Smaller issues were the in-unit combo washer dryer and the way packages were handled. The washer/dryer combo would take about 8 hours to complete a normal wash and dry cycle, and would hold less than to be expected size of clothing. Additionally, towards the end of our time living there, our machine seemed to leak and need fixing every 3 or so months. Next, for the package situation, UIP required us to pay for a smart locker system in which the delivery person would put your package in a locker and you would be sent a code. The reality, however, was that packages would be left out in the middle of the laundry room (the package room), or because the laundry/package room requires a key the delivery people often wouldn’t have, the packages would be left in the hall outside the laundry/package room. To make matters worse, the small laundry/package room would be overcrowded as residents would not pick up their packages and the locker system did not seem to be enforced. Further, at the end of our time living here, UIP hired a new, young woman who was, in our opinion, unhelpful and rude when we tried to find out what happened with a package that was apparently delivered to the building.
Lastly, it was difficult to get UIP to return our security deposit. They did not return it by the statutory deadline and we ended up threatening legal action to have them respond, and only then was the deposit returned to us.

Touring as prospective resident. I was ghosted for a 9:30am tour that I took time off work to have. Really disappointed. Scheduling was easy enough, but perhaps there was no human in the process? If you're touring this building I suggest calling the management company to double check and confirm your appointment in advance so you don't waste your time and money like I did today. This doesn't give me a good first impression of UIP.

My experience has been very positive, I have been here six months. Very convenient location, good gym, great pool in the summer, working fire pits and facilities, convenient deliveries, on-site mainteinance, and nice sun-rooms in the apartment, walk-in closet (in one-bedroom at least), etc...

Only complaint about the living space is that the hot water is inconsistent- sometimes I have it for 10 minutes, sometimes it’s just 5. I had maintenance come in and look at it twice, so still not sure what the issue might be.
Other than that, it’s a nice space with plenty of room, and the front desk staff has been polite and helpful whenever I’ve needed anything.

Gordon James started managing my condo almost two years ago and I’ve been impressed with their quality of service throughout. From the beginning of the process listing my condo to the month-to- month management, they have been timely, responsive, and thoughtful with their engagement. I’m grateful to have had them quickly address maintenance and other requests while always providing me with options that are receptive to my concerns. My tenants have likewise been pleased with the level of service received, making for a smooth relationship on both sides. Tessa has been especially helpful and kind in her approach. I’m grateful to have found them and recommend their services highly!

This is a slightly older building, late 70s or 80s, so some of the internal systems like HVAC are older and the amenities aren't as modern. But the management has always been very fair. When we had concerns about our rent going up post-Covid they froze any rent increases, it stopped at $2,500 for 30 months. When the older HVAC system does break down, they fix it in a timely manner. When we first moved in we were having issues with our water heater and maintenance struggled to find the problem. For about 3 months our water bill was really high, but Meridian paid the difference for us. Right before we were moving out, the water heater broke and flooded our apartment, but maintenance addressed it immediately and the building management put us up in a guest suite. So it's not to say that the building never has issues, but they address them quickly and without any conflict. It's also close to Green, Yellow, and Red lines and a great little farmers market on Saturdays. The building staff + location + rent flexibility more than makes up for the older amenities, and you'd get all the same issues in an older row house without the responsive maintenance. I loved living here for 3 years.

I enjoy living here. The staff is friendly, the maintenance team is attentive to what needs to get done, the building is kept clean and mopped entirely I believe once per day, the washing room is also clean and not out of service all the time like some of my peers have to deal with. Overall, good place to live so far, especially on a budget.

I have used Gordon James to manage my rental units while living overseas. In recent years, I’ve become very satisfied with their professionalism and communications. My current property manager is Millie, and she has consistently been responsive, polite, on top of things, and always ready to make accommodations as the situation requires. On the leasing side, the process has always been smooth with proactive reporting /suggestions on GJ’s part in order to get the property rented quickly. Keeping both owners and tenants happy is not always easy and I find that being an engaged owner helps ensure satisfaction all around.

Phase II is the newly built building and there is currently no waitlist on parking!! Genesis made the entire process very easy! From making the viewing appointment (she also sent over videos prior to the in person tour) to signing the lease (arranging the loading dock and other moving amenities) She seamlessly executed it all!! if you want a tour, ASK FOR GENESIS! The building, amenities and location speaks for itself, but she (as well as other wonderful women in the office) made Meridian on First stand out even more. My #1 choice (i also viewed 6 other apartments in Navy Yard in 1 day).

Cachet Davis is simply amazing! She bad walked me through every step of the process and has been very communicative and informative! Out of all of places I have looked at, this is by far the best!

Toured Meridian on First Phase I and II and was beyond impressed! I had the best tour guide with Genesis! She went above and beyond to provide answers to questions before I asked them. Phase I was impressive, but Phase II is amazing. The rooftop areas, connecting sky bridge as well as the gyms were top notch! These units are some of the most spacious I’ve seen in Navy Yard. And the sun rooms…🤩💯

The units are beautiful and each one comes with GORGEOUS glass enclosed sunrooms. Building is conveniently located near grocery stores, bars, and is a 5 minute walk to the metro.
Val & George who work at the front desk are always so nice and helpful. Gym is nice with new equipment and plenty of machines/treadmills/bikes. Rooftop pool & deck is nice but gets crowded on weekends.
The bad:
I first moved into my studio apartment last year for $1,893. They sent me a renewal letter where the cheapest option would be $2,240 - That’s over a $300 increase or nearly 20%! I would’ve loved to stay but couldn’t justify that increase. Apparently this is their business model where they reel you in with low prices and then keep raising it an astronomical amount each year. It’s a good option for a 1 yr lease but be ready for them to jack up the price when it’s time to renew. They are currently listing the unit I lived in for $200 less than what they offered me to renew which is ~ odd and kind of frustrating.
My ceiling fan was broken for 2 months. During that time I submitted 3 different maintenance requests. Once I submitted a survey saying how it was still not resolved they immediately sent a maintenance guy up to fix it.
The ugly:
The neighborhood has really gone downhill in the last few years. I certainly feel uncomfortable walking around after dark. While this is No fault of Meridian, it is concerning that management had to send an email saying if residents don’t like what’s going outside they should complain at the next city council meeting. There’s a homeless shelter right next door and during my year living here I’ve been followed, witnessed people passed out on the street, and been yelled at by homeless people. Police, fire, and ambulance sirens are constantly going off, and for this reason I pretty much always had to leave my windows closed to drown out the noise.
It’s a nice building, but the surrounding area and steep rental prices make it tough to justify staying beyond a year or two.

The building’s pros are its decent pricing, walkability and location; close proximity to GWU and Georgetown. However, there are several drawbacks to consider. The apartments are of cheap quality, and there are frequent and inconvenient water shut-offs. The building tends to be grimy and dirty, and the receptionist can be quite intrusive. Furthermore, the internet service is disappointingly slow, with limited options, and the leasing office doesn't offer assistance in resolving this issue. Lastly, the rent payment website looks like you’ll get your credit card information stolen. I advise you to live elsewhere.

The other thing that stood out to me about the place is the smell. The elevator had a strong odor. The sink, dishwasher and bathtub had a bad smell like they weren’t fully draining.
The place was a disappointment. Find a cleaner place where you can sleep through the night peacefully.

My daughter and her roommate recently moved into this apartment complex. It's a very nice, well kept building. I have to give a special shout out to Erika Roach. She was the leasing agent that assisted my daughter and her roommate. Erika was knowledgeable, courteous and professional. She always had a smile on her face and took in any and all questions. She made everyone feel welcome. I know there have been some negative reviews here, but I feel they are for the most part unfair. The renovations are a necessary "evil" that must be done. I applaud Meridian for doing them. There may be parties on the deck, but that's what that area is for. There may be some leasing agents not as professional as Erika, but I can't say because we didn't encounter them. Erika was great all around and the move in was super easy. I am giving the building and employee five stars. There is something around the corner of the building ... NOT on building property that is a bit off, but people don't have to necessarily pass that street corner. It's downtown DC, everyone needs to be street smart and aware. Overall, the area is nice and welcoming. Living in the city, one will have to understand that the city is just that the city...good and bad, warts and all. The Meridian is centrally located to Metro, grocery shops and a farmers market. It's a short walk to Union station and a short walk to the National Mall. It's near Capital One Arena and night clubs. Young and Old can enjoy the area and living at the Meridian.

My experience living at Meridian at Gallery Place was overall positive. If I start with my leasing agent, Jarrod, he’s wonderful. The apartment I wanted was rented before I could claim it and he found me something better. I did have a lot of issues in the apartment but the maintenance team usually handled them expeditiously and they are very kind. I’ve seen comments about Patrick, but I found him to be quite pleasant and concerned to accommodate my needs. He called me personally to let me know the team was finding solutions to my issues. Finally, and most importantly, you will not find a better concierge team. Valerie and George are fantastic! They graciously tolerated my Amazon addiction and it was a pleasure to leave and enter the building every time knowing I could say hello or chat with them. I had a great time living here and I was sad that a family emergency caused me to leave to DC. I also want to address the construction. The complex is upgrading all of the units. And they are beautiful. I never - not once - heard any construction or neighbor or anything bothersome, which is so important in apartment living. The walls are solid.

Went on a tour With Emma and it was an amazing tour. She is a very knowledgeable and profesional leasing consultant and even tough I ended up on a different property due to my Wife’s preference this property was definitely in our top 3.

We moved out of the building because of the exaggerated prices. They do not have any promotions or incentives to stay. The woman at the reception is never there, she always makes a face at you when you need to ask her for something. Monday to Friday. Terrible!

Only lived here three months as a corporate rental, but would definitely consider if I ever came to DC full time. Staff were always helpful, friendly and available. Place is clean and relatively quiet. I had no issues and met some great neighbors. They have great resident events each month and the rooftop/amenities were rarely ever crowded. Apartment was pretty good in size with plenty of storage. I really enjoyed my time there, and you can't beat the location.

The only thing keeping us here is our unit itself, which is a spacious studio with decent finishes. Overall the amenities are attractive. However, for TWO YEARS there are have constant renovations and loud construction above and around our unit making it difficult to work from home and even harder to justify the insane price ($2400 for under 650 square feet!). Constant HVAC issues, weak plumbing, lack of cold water from the faucet, etc.
UPDATE: downgraded to one star. It is now weeks later and the construction noises are louder than before. We received no warning that the unit directly above us would be under renovation for over a month. It begins as early as 7am. Today they are using power tools and one of our cats is physically shaking and experiencing trauma from the noise level. If you have pets or value any sort of peace do NOT risk renting here!

I moved in 360 apts. in Oct. 2022. A big part of me choosing this place was because of Asst. property manager Nikea. She was helpful, super informative, patient, very nice and down to earth. After I was finished with my tour, I was sold. And now after 11 months of being here, I still love it from the first day I moved in. The building is nice, great tenants and very proficient and quick maintenance. I love to call it home. Ryan and Nikea are doing a good job here.

This building has been going downhill for quite sometime. The rental staff is lazy! Especially the assistant property manager, Nikea. She is very rude and unprofessional and makes you not even want to ask her questions because of her attitude.
We've had a number of homeless people found sleeping in various parts of the building not to mention a recent car-jacking in our OWN parking garage. The building needs to hire security 247! The carpets are never cleaned and are filthy and elevators are always down! The best part about the building is the convenience to the grocery store.

The absolute WORST mailing delivery system EVER. Period. Be prepared to constantly report missing packages or slow package processing since you can’t retrieve your own packages and they haven’t modernized their operations to have a locker system.
In addition to this they change their policies as they please and if you have a medically documented disability and require accommodation will be promised amenities but face ADA discrimination. They made me go three days without an appliance they initially promised during the signing of my lease, told me I needed to buy my own after move in when I reported said appliance wasn’t there, and refused to repair it when it broke. I was forced to take a shower with water coming directly out of the wall pipe for three days now. If it weren’t for the maintenance team helping and the maintenance hotline supporting after the 6+ calls over three days because the apartment management office lied about helping and about the actual apartment appliance plucky prior to signing the lease, I’d continue to have no shower head. I have all supporting documentation and wouldn’t recommend this property in the slightest, they need a serious management change.

If it weren’t for the maintenance team helping and the maintenance hotline supporting after the 6+ calls over three days because the apartment management office lied about helping and about the actual apartment appliance plucky prior to signing the lease, I’d continue to have no shower head. I have all supporting documentation and wouldn’t recommend this property in the slightest, they need a serious management change.

We originally snubbed this place because the reviews were sparse and I didn’t want to live somewhere that didn’t have fantastic reviews. How wrong I was. We ended up in a situation where we needed to move quickly. The leasing staff was wonderful and responsive. Even now, 2 months later, they’re still kind and a joy to see around the building! The maintenance and concierge staff is great, and the amenities that are currently available are amazing. I can’t wait for the new building to open so that we can check out the pool! I just really don’t have anything bad to say about this place!

I had scheduled a tour because I am currently looking for a place to call my own. The building is very clean and everyone is super friendly. It certainly gives you a community knit feel. Nikea Chapman helped me beyond measure! She was able to provide all the information I needed in regards to any questions I had about the building and the surrounding area. Her energy is unmatched and definitely genuine. It was obvious that her main goal was to help me find the perfect floor plan. If you visit please as for her if you're seeking a smooth sailing tour!!

Here is my honest review: Where do I start! First off, let me say that the building is such a lovely building but it's the tenants and management that are the problem. We have been here almost a year and we will not be renewing my lease here. The smell of marijuana lingers throughout the entire building and management never does anything about it. They are never in the office when I go there to complain and they never are attentive to any matters that are brought to their attention. We have complained all year about the smoke smells. They leave and come as they please and its very frustrating honestly. The previous concierge was there more than them. Not to mention, the young lady who works in the rental office is very rude and unprofessional! She never responds to complaints, gossips with other tenants about other tenants and reek the smell of smoke all the time. Not to mention, I have seen her smoking in her truck several times in the parking garage and believe she could be a major cause as to why the building smells like smoke. 360 should really consider the people they have working for them because she is not the best representation and definitely not a people person. Good lunch to anyone who moves here next. Me and my family will be moving next month.

I've been living at Tilden Hall for just over a year and have greatly enjoyed my time here so far. The one-bedrooms are unusually spacious for DC, and all units feature beautiful hardwood floors and new appliances. Both management and maintenance have been fast to respond to all requests. The location is fantastic - just up the hill from Rock Creek Park, equidistant from the Van Ness and Cleveland Park metros, and plenty of residential parking nearby.

A so-so building is plagued by terrible, greedy management. The place was renovated a few years back but is getting steadily trashier - literally. They don't control noisy tenants and late night parties, cleaning is not done often enough. Security is a joke (once, a disturbed stranger walked right in and started an actual fire in one of the unlocked apartments.) It's a city, this stuff happens, but don't trust that this is a safe building just because the lobby looks nice.
But worst of all is the awful management who will make completely false claims to fine you money. I ALWAYS do deep cleaning of my apartments (mopping, washing every surface, etc.) upon leaving as a matter of principle and have never once been charged prior to this, and there was no damage at all. Two months after moving out (yes, TWO MONTHS) I get an email that if I don't pay a $140 cleaning fine I will be sent to collections. I try to get information from them about what this fee is for - slow, vague responses. No itemized list of issues explaining how they came up with the fee. They begrudgingly sent photos of my apartment.. which, in the photos, is completely 100% clean. They claim that, while it's not visible in the photos, they are charging me for dust. Yep... DUST. I and four other college students were looking housing for our summer internship in NoVa. We had tremendous difficulty finding a place that suited our specific needs. We needed a place that was already furnished for a 3-month stay, had enough bedrooms for everyone, was within reasonable commuting distance to NoVa while still being close to DC, and was affordable. After considerable searching, we stumbled upon a property from LUXbnb. It was exactly what we were looking for. Additionally, Charlotte was an excellent renter who made the rental process extremely easy and was very communicative throughout the entire summer. If you are looking for housing in the DMV for a short-term stay, LUXbnb is definitely the place to look.

I don't live here yet but I think I will! I've looked at so many buildings, management companies, and units. I love the balance of amenities and privacy at Park Triangle not to mention the unbeatable location that's both in the middle of everything and astonishingly quiet. But most of all? I love Nikea! She is the best leasing professional I have ever encountered. She is the perfect mix of informative, friendly, professional, knowledgeable, serious, relaxed, honest, and super helpful. Thanks Nikea for giving me confidence in this scary time in my life!

1) apartment very dark , and smelled of mildew which was covered up by a very strong smelling cleaning product.
2)Bed was not a queen but a full size and the mattress which was extremely soft turned out to be an air mattress! (Areo mattress)
3) bathroom had no extractor fan and had a large damp patch on the ceiling. Also toilet paper provided was so thin it was useless. I had to buy some more.
We have stayed in apartments in France as My daughter worked for a similar company called Guest Ready and never encountered problems like these.
Obviously no one from Luxbnb has been to check there for some time. ( there was also a light bulb in the ceiling which was not working)
I would have thought that if the accommodation advertised for two people you should make it a standard practice to insist on a king sized bed.
Needless to say we won't be using LUXbnb again.

I stayed in both College Halls (North and South). I loved the experience. The staff is awesome and I would definitely recommend!

We had a great experience at park triangle. Friendly reception staff, responsive staff at the office, and maintenance gets there the quick to fix things. When our fridge broke, we notified them and had a new one by the end of the morning. Everything is new, clean and works well. We'd highly recommend renting here.

Lived here three years and had a great experience. Things that I loved: The phone app for residents made it easy to pay rent, see payment history, submit maintenance requests, and sign and access lease documents. Maintenance and concierge staff are always reliable and super personable. Package deliveries are left with concierge at the front desk, and you get notifications when they arrive. Leasing office is responsive and helpful. Close proximity to Foggy Bottom metro (Blue/Orange/Silver) as well as Trader Joe's and Whole Foods meant we never needed to drive.Walking distance to Georgetown, DuPont Circle, Lincoln Memorial, and downtown.

This location is very central and super convenient, especially for GWU students. DuPont, Georgetown, downtown, and the Lincoln Memorial are all about a 15 minute walk away. There's a bus stop right out front and the Foggy Bottom Metro station is two and a half blocks away where you can access the blue, silver, or orange line.
Building management and staff are very nice and helpful. Maintenance requests were always serviced in a timely manner. There is always someone at the front desk to receive packages and for general security.
I would highly recommend 2424 to anyone who is new to the city.

I love living at 2424 Penn. I have a spacious apartment and a competitive rate at one of the few dog-friendly locations in foggy bottom. It is steps from GWU Hospital and Trader Joes, and just a short walk from the Georgetown Waterfront and National Mall. Beyond this, the staff are incredibly warm, learning my name and welcoming me and my dog to the building as soon as we moved in. They have only continued to impress us with a friendly atmosphere, speedy repairs (that are rarely needed), and so many other useful services. Thank you 2424penn!

I absolutely love living at 2424 Penn! The Foggy Bottom location is fantastic; but, most importantly, the staff takes fantastic care of their residents. Management by A.J. and Dorothy is more than friendly and professional, and the property engineering staff is fantastic (shout out to James and Felipe for taking care of my apartment maintenance needs in a quick and superb fashion!)
In addition, I feel very safe with the 24 hour front desk reception monitoring guests and fob entrance required to enter the building and facilities. And last but not least, my apartment is spacious and in fantastic well-maintained condition.

We stayed at a LuxBnb property over Christmas break. The property was clean, cozy, and absolutely beautiful. The customer service lady was extremely helpful. She patiently walked us through everything and answered all of our questions. I highly recommend LuxBnb. We will definitely be using them again when we return to Washington DC.

I can't say enough about the staff here they are incredible. The staff and team care a lot about the residence and work really hard to make updates, and respond to maintenance request quickly. The interior is really nice and always kept clean. It's close to public transportation and a TON of restaurants, shops, and grocery stores.
The reason I wouldn't recommend, is sadly due to the location to George Washington Hospital. The noise is horrendous. You hear ambulances and sirens all night and all day. The hospital also just installed a helicopter pad on the roof which you can now hear indoors. If you aren't as bothered by noise especially at night this would be a fantastic place to live.

Stay away from the place! Terrible management! Rules change as the "Guest relation Manager' of luxbnb pleases. She is rude, condescending and twists what you say.
Upon moving in, we found several hair in the sheets in one of the bedrooms. Upon informing the guest relation person of the company (luxbnb) running this place, she started a group text with me and the cleaning person twisting what we told her into a complaint for the "uncleanliness" of the apartment.
We had to make multiple complaints to have a trash can outside and for it to be collected. They requested from us that we put the trash cans to the limit of the property in the alley on the days of pick up 3 weeks after we moved in (and even though a property manager of their own company lived in the building)!!
The master shower has no pressure, we stopped using it after 2 days because the water takes 10 minutes to become warm.
The internet is spotty and the wifi connection on the tv rarely works (in 5 weeks, we managed to watch a netflix show in the tv 3 times)
The location of this flat is perfect, unfortunately luxbnb are amateurs. Even an individual who is not doing on a regular basis would be more helpful than their guest relation manager.

We stayed 5 days in their DuPont rental and were very impressed. The home is conveniently located to Metro Stations and restaurants. It is furnished quite nicely, with a generous supply of kitchen essentials - glasses, plates, silverware, etc. Everything was very clean and the 3 beds were very comfortable. A lovely home and we will rent it again when we return.

I moved in from California and the Park Triangle staff made it so simple. They were so accommodating and friendly, which made it that much better. I ran into a problem where my furniture was delivered early and they had no problem storing it for me...the extra mile! I love the place and the staff is just wonderful!

The service was excellent, the house was nicely decorated and very clean. Everything was well prepared for my comfort. Location was great because most of the places I was interested in were just minutes away, I am excited to book my vacation with LUXBNB next year.

College Hall is a great establishment! The staff is professional, kind, and goes above and beyond to assist its residents. The location is convenient and the amenities such as the laundry room, lounges, and recreation room make for a comfortable and fun stay. I've had the pleasure of staying in both College Hall South and College Hall North on numerous occasions and was duly impressed.

My stay at College Hall was great. The staff was very friendly and always answered questions about the campus and amenities within the building. I definitely recommend anyone to stay at College Hall during their tenure at Howard.

College Hall dormitory is a safe, clean, and friendly place to reside. There are cool amenities that every resident has access to such as the recreational room, fitness center, on-site laundry facility, vending machines, technology center, and beyond. As a resident, you'll enjoy your stay.

This is one of the best apartment buildings to live at near Cleveland park and Van Ness if you want to be woken up at any time of the day 2am, 3am, 7am, 11pm by the malfunctioning fire alarm and forced to evacuate the building for an hour. Additionally, if you enjoy having a management team that is unresponsive and unhelpful to your questions and requests then this is definitely a great place to call home.

Front desk, cleaning and maintenance staff are all wonderful and helpful. Leasing staff leaves some to be desired. They thought that they can enter my apartment at anytime during business hours to show it (without notice)once I had given my notice of leaving despite the lease saying they will give 48 hours notice and the law of private enjoyment both saying this is not the case. Avoid this place unless you value your privacy as little as they do.

They canceled my reservation because of a pricing error on their part and then failed to refund my money within the 3-5 business day timeline that they set for themselves. I find it dishonest that a business would cancel a reservation due to its own error without first refunding the customer's money.

I have been a tenant with Park Triangle for 3 months. Since the beginning of my stay here, I have been incredibly impressed with the quality of the apartments (concrete floors, great insulation, high quality building materials), as well as the care and service by staff. Living in College Hall South has been a wonderful experience. The management is always extremely helpful to residents in need. The rooms are very spacious and the building is overall cleanly. I highly recommend College Hall South to students pursuing housing on Howard University’s campus.

During my stay there, I enjoyed the ease of access to all good things in and around 14th st. The personnel were friendly and remember you. Deliveries say if in large volume, get dropped in your apartment. The terrace was the best part, especially a good view in all seasons. The amenities like gym could improve, as can few of the interiors and decors. Having your bedroom face the Kenyon could be noisy (especially at nights!) at times when the ambulance/EMS services go by. Overall, enjoyed my stay there. Thanks to Norman and all the staff for making our stay memorable.

I guess I have odd expectations of customer service. When you are going to rent an apartment you are getting ready to sepnd close to $40,000 a year for the place and would like to feel that people are willing to do some work on your behalf. I called to make an appointment to see the property and was told "the leasing agent isn't available right now try again later". no offer of leaving a message and when asked about leaving a message was told "whatever". If this is how they treat a new tenant what do they do for the ones that are already locked in.

After reading the reviews, I certainly hope that Howard University is taking the concerns of the students seriously. Parents are sacrificing to send their kids to the Best HBCU, we are also expecting the best in their housing situation. That being said, when we know better we do better. The students deserve to be respected. Please allow them to concentrate on their academics.

Management is unprofessional. When I moved into my 10,000 room for the year old Chinese was left from the semester before. Showers are unbearabley small. Water fountains rarely work. A/C or Heat it's a 50/50 chance you will have it for the duration of your stay. Front door never work, mine as well not have a key card. 9/10 people staying here are funded by parents and they treat parents that come to help kids move out like criminals.
