Did a walk in tour with Tori today. She was super sweet, helpful and completely transparent about availability and what was in my budget! Not sure where I’m signing next year but Tori and The Lofts leasing office was one of the most pleasant experiences for student housing so far. :)
Janna the manager and maintenance men Luis, Bruce and Claudio are the best! Great service, always smiling and friendly. Great place to live! I have been here 9 years and love it!

Have been living in this community for almost two years. For a “luxury apartment complex” they sure don’t treat the floors or stairs like it. The floors are so disgusting it’s embarrassing to invite friends and family over. Have submitted several complaints about the floors and they have never sent for them to be clean. The ladies at the front office always say they are planning to have them clean and it never happens. This is building 15 at the Eight at East apartments complex..

Very bad, I was not in the city and they closed the application so that I would not pay, and they asked me to come to pay while I was traveling in a very urgent situation. It would have been very easy if they made payment available online. Before that, they wanted me to pay electricity bills before I moved into the apartment, so I had to prove my right from the electricity company. And many other problems they create. But when I return, I will sue them by law

Before considering moving in, please keep in mind that there is **no emergency exit** in these apartments. There is only one way in and one way out: the front door. This is dangerous for both ground and second floor units. If someone decides to flick a cigarette by your front door or some other event that causes the front your apartment to get caught on fire, you're stuck in your apartment with no other way out.

In addition to the obvious safety hazard, the units are infested with cockroaches and from reading the reviews, this is happening to several other units in the complex. They'd send someone out every once in a while to "bomb" the unit but the units are still infested.

So please reconsider before moving in and take the reviews for what they are.

I recently moved into the Lofts at Orlando, and I must say I received exceptional help and care from Maddie! She was extremely kind and welcoming, and did not hesitate to answer all of my questions! She made me and my wife laugh until our insides hurt, and she made sure we were very comfortable in our new loft. Maddie is a perfect example of giving premiere service.

Extremely disappointed and dissatisfied. My experience with this apartment complex has been nothing short of frustrating. The management's lack of transparency and unresponsiveness regarding my security deposit refund was not only unhelpful but downright unfriendly. The delayed provision of an itemized statement, coupled with questionable deductions, reflects poorly on the professionalism of this establishment. I am thoroughly dissatisfied with the overall handling of my tenancy, and I caution others to consider these issues before choosing this complex.

If I could leave ZERO stars I would. This place is absolutely horrible. It is infested with roaches and ants. To the point they were all over my sweet dog at one point in the middle of the night where she sleeps in the bathroom. They have a spray service that does not do anything because it’s beyond help at this point. DO NOT RENT HERE.

Maddie has always been an incredibly helpful community assistant and made my experience living at the lofts amazing! She helped me get my parking pass and was quick to respond when my roommates and I called with questions. Love living in a space where the employees really care about us!
Beautiful place & amazing staff!! Stephanie Green gave me my tour & I cannot say enough about how great she was! Stephanie is extremely friendly, informative, & professional. She made the East feel like a home already. I am so looking forward to signing a lease here!

I have lived here since summer of 2020. When we first arrived this complex was still named Alexandria Parc Vue. We got a 2 bedroom one bathroom apartment with a balcony, and an add on garage for $100 extra a month. We payed $1300 in total, and were offered a $200 non refundable deposit, on top of 2 months rent free (during COVID).

We had no complaints the first month. The apartment was obviously outdated but we were okay with it. About 3 months into living here a neighbor of ours had her A/C go out. She decided to take it upon herself to mess with the fans outside our complex to see what was up. In that process, she broke our units' A/C as well. The repair process for that was a nightmare. It took them 5-6 days, constant management coming in and out, 3 different thermostats, until our whole unit was finally replaced. Mind you, this was in the summer. 85 degrees in our apartment for 5 days and no end to the hell in sight.

After that we had nothing else come up. Everything seemed fine. We do have occasional cockroaches. In 2021 we had a really bad flea infestation. I have no idea where it came from but everytime they came to spray it did not help. I had to end up buying a carpet cleaner and cover my entire apartment in diatomaceous earth powder. Only thing that actually worked.

Once ARIUM finally bought out the complex, they started doing outside renovations. Painting and pressure washing, etc. etc. They replaced the roofing on all the buildings. During this process, my ceiling started getting water marks and stains from the rain seeping through the top of the building. I am on the 3rd top most floor. I reported this to maintenence, and they didnt even bother to come in and look at it. They sent me a message over the portal saying not to worry about it. I have pictures documented for this in case they try to bring this up again when I eventually move out.

If you like peace and quiet, this is not the place for you. Dogs constantly barking and yapping outside. The window seals havent been replaced probably since before WWII, so expect to pay a pricey electric bill (due to A/C leaking out and running harder) and hearing absolutely everyones conversations outside your window. The walls connected to your neighbor are paper thin. I can hear my neighbors going at it every other night. Sometimes at 6 AM. Its absolutely ridiculous.

Ive been renting here for 3 years. As I said before, I paid $1300 including garage when I moved in. I now, in 2023, pay $2000 for the SAME apartment. This does not include wifi and electric, and my apartment has not been renovated AT ALL. You also do not get a washer and dryer, so on top of rent i have to pay $45 a month to RENT both of these machines, or you have the choice of buying your own. I have never seen a place like this. All the places im looking at to leave here include washer and dryer.

You pay fees in insurance, pest control, and trash with your rent. Good luck trying to get your trash taken out in a timely manner. Sometimes they dont show up at all, sometimes they "pick and choose" what trash they want to take. Ive had trash bags out the night before theyre supposed to take it, and they will take one bag and leave the other. Makes absolutely no sense.

I will not be renewing my lease in May. Unfortunately the price im paying for this place does not match the living experience I have here. To raise my rent every year and have nothing to show for it is disappointing. If you are looking to move here just be aware of these issues. No complex is perfect, obviously, but this one is far from it. I will come back to this review if I feel anything needs to be updated once my lease is up.

Honestly this place is NOT worth the land it’s on. They raise prices constantly for no reason without adding anything of real substance! They’re honestly just charging tents for any and all repairs so they can keep their money for themselves! They added a key card system to the place and it stops working after 9pm!! So if your a night shift person or just a person who doesn’t like much human contact you can just throw that right out the window! If it’s not done before 9pm it won’t get done! Be it wash clothes for work the next day or get a workout in. Like what’s the POINT in having a key card if I can’t get in!! Maintenance requests take forever!!. Worst place to get an apartment unless you have disposable income and will barley be home to worry about anything!
Luis is awesome! He is normally my maintenance man and he always comes in with a smile and makes sure everything is set! He even checks on his old projects to make sure everything is still working properly! Thank you for always making it a positive experience.
would NOT recommend. NOT worth the price. Unit is filled with cockroaches despite us calling countless of times we have not been accommodated and they charge for pest control every month. Washer and dryer BROKEN and ruining the clothes it washes. They take your concerns and safety as a joke. This is a nightmare of a community and it was our last resort but if it’s yours too, it’s better to skip to the next one on your list.

It feels like the ghetto. The most annoying thing about this place is the parking and having to walk 8 buildings down to find a spot. That wouldn't be such a problem if there weren't homeless begging for money at night. You got to be ready for the jump scares.
The issue with maintenance is wild, the most you ever see them doing is picking up trash from the parking lot on the fleet of golf carts. Or fighting the mountain of trash at the full dumpster.
The complex will spray cancer, causing weed killer right next to your door and pathways without any notice. When they know people have dogs and children. Windows and chimney will leak in heavy rain.
As many others have said, the constant issue with pests is draining. There are cracks throughout the apartment where ants will come, so you have to be clean.
If you care about safety, I'd go somewhere else. With the cars being broken into and the constant police presence loudly banging on doors.
With the price increases, I wouldn't say it's worth it.

We toured here on Saturday but although they weren’t the right fit, we had a pleasant time with Yeidalys. She made us laugh and was very informative about the area. She answered all of our questions but overall she was super sweet to our kids. They say she’s the best!

HI!. I've been living at Woodlake Villas almost a year, and I've been very impressed with the management and maintenance team. The staff is friendly and professional, and they always go the extra mile to help residents.
Tammi, the Assistant Manager, is particularly outstanding. She is always willing to listen to concerns and help find solutions. She is also very knowledgeable about the apartment complex and the surrounding area.
Mari, the Manager, seems really nice as well, although I haven't had to deal with her very much.
Yeidalys, the leasing professional is nice, helpful, friendly, and I hope she stays.
Amos, the groundskeeper, does a great job of keeping the grounds clean and well-maintained. He is also very friendly and approachable.
John, the Maintenance Supervisor, was particularly helpful when there was a flood in my apartment in September. He calmed me down and assured me that he would take care of the situation. He made some calls, and within a short period of time, people were there working on my apartment. They were able to get the water out of my apartment and install a new water heater. I am very grateful to John and his team for their quick response and professional service.
Overall, I am very happy with my experience at Woodlake Villas. The staff is friendly and professional, and the apartments are well-maintained. I would highly recommend Woodlake Villas to anyone looking for a great place to live in Orlando.

I’ve lived in 4 different apartments over the past 5 years in Orlando, The Lofts is the best by far. (Moved in August 2023)
Sad to see the negative experiences, but remember - most reviews are written by the small percentage of people who feel upset enough to actually write a review.
I am in a renovated 4x4. Everything works very well. Yes, you can hear your roommates, but that’s typical of “college” apartments.
For the people complaining about how maintenance took a while to change smoke detector batteries… get on a chair and figure it out yourself lol. If you don’t like the blinds put up some blackout drapes. I’ll even install them for you.
There is always parking available without paying for a spot. Pool and gym are very nice, despite limited hours.

Overall absolutely no complaints from me.

I had an incredible experience with Yeidalys and the property! Yeidalys was extremely professional and attentive throughout the entire process. She answered all of my questions and made the leasing process smooth and efficient.

As for the property itself, it's a gem. The location is fantastic, with easy access to shops, restaurants, and parks. The apartment was clean, well-maintained, and move-in ready. I was pleasantly surprised by the modern amenities and the overall quality of the unit.

The property management team is top-notch. Any maintenance requests were promptly addressed, and they truly care about the residents' well-being. I feel safe and comfortable in my new home.

Roaches infested: Calling for maintenance wouldn't resolve the issue as the door is not completely sealed. I keep my apartment very clean, yet I literally saw roaches crawling into my apartment through the door.

There were already many molds in my apartment when I just moved in.

False alarm in the gym has been going off for over a year. People have been complaining about it, but it's still happening.

Sketchy move-out cleaning charges: You can potentially get charged $4000+. It is advisable to thoroughly check out other reviews about the move-out cleaning charges. Make sure you take photos of any molds or damages you see when you move in. They will still find a way to charge you, but it will still help.

Additionally, someone recently put up a sign next to the road saying, 'Please don't move into EOS.' Although my buddies and I found it amusing, I believe it definitely says something about this apartment complex.

The only pro I can say is, it has a good location. Everything is close to the apartment.

Don’t have your kids staying here I regret having my kids here. Everyday my kids are killing different types of bug and all management tell them to do is call pest control. Obviously that’s not working since they keep coming back. And mind you this been happening since August and it’s now October.Someone need to look into these apartments and make sure everything up to code. The floor boards are uneven but they don’t care because no one looking into it. They want you to pay high rent in a dirty, bug infested apartment. don’t do it.

Woodlake Villas staff is amazing. We have been through so many office people and now we have an amazing office staff. I have only spoken to Tammy and she has been very helpful. They are really trying to make the community(my home) a better place to live.

Luis & Eric are the best maintenance guys here .. they are very nice , professional , respectful & very hardworking gentleman. When ever I put in a request .. they’re here the next day getting the job done & requesting new appliances if needed . They go above & beyond to make sure I’m good with every service they provide in my home . They also make sure they clean up after themselves if leaving a mess. Know how to make you laugh as well . Do not live here. And I mean that. By far the worst experience I have ever had in my years. The staffing is horrible, they overcharge for every little thing. They charge you utilities for things you don’t even use. Don’t even get me started on the parking here. They try to charge everyone to park their cars so no one buys it, then all the guest parking gets filled which leaves no spots for actual residents. Then they tow you if you don’t have a spot. Remove the lake in the middle and put more parking spots. The worst experience of my life.

Tammi has helped me out tremendously on trying to find an apartment. Even through I did not like the fact that there is no washer dryer in the unit and I told her I did not want to be there. She still says the time frame to go online and show me some other Greystar properties for me to look at and make my home. I’ve never had such a great experience this summer to truly cares about helping people.
Amazing tour with Dani who was the nicest and most knowledgeable person ever! Showed me everything thoroughly and I was so impressed with the amenities here! Prices are reasonably for the market and the spaces, one side of the community is only slightly different than the other cosmetically. Stephanie was so kind on the phone too. Not sure if I'm moving here or not but it's definitely one of my options choices!

Luis took care of our service requests and did an excellent job servicing our apartment and left it just like new. Fully recommend him, really professional.
Love to call this place home. If you want a hassle free living place to live, Woodlake Villas is the place to be. Mari, John, Tammi, David, Gary, Amos and Yeidalys are making a huge difference in our community. Office and Maintenance Staff is on point. Great customer service.

Living in the place wasn’t bad. The maintenance people were cool like my AC went out a few times and they fixed it relatively quick. The management group, Greystar, is where I have the issue. They try to charge you for every living thing. I lived here for 2 yrs while I was getting my mba and coaching at UCF. Aka I was the barely there. I moved out 2 months ago and now they are trying to charge me north of $800 in damages. Luckily I took pictures and documented everything and I called for them to email me their justification for the charges, and haven’t gotten anything in response. Literally a money grab property I would stay away.

Moving here was a great choice. Its a great looking spacious apartment. There were a few issues upon move in, like the washer and dryer not working, but Luis the maintenance worker was able to take care of all issues. Keep Luis around, he does great work and cares about the tenants!

Super nice and very welcoming prior to signing the lease. Once the lease was signed it's almost impossible to get in touch with them, they stop answering calls and emails. They'll say to text and you'll hear back maybe once the next day if maybe at all. I was looking forward to moving here because I absolutely love the area but if it's this hard to communicate with the office I cannot imagine how my stay there will be.
Working with Lauren has been an absolute pleasure from start to finish. She truly went above and beyond to make our leasing experience smooth and stress-free. Lauren's professionalism, attention to detail, and friendly demeanor made us feel confident in our decision to lease with her. She was always available to answer our questions and went out of her way to accommodate our needs. Angel, the maintenance man is an amazing person! He’s so hardworking and deserves everything! He is so kind, and he is extremely thorough with his work. He’s been so phenomenal, since I moved in over a year ago. @EOS / Allegiant Carter , please recognize your outstanding employee.
So, our weather strip on our front door was left loose and broken after they had the front doors painted. When it came off, it was after-hours and our front door literally would not shut due to this, so we did our best to bend it back into position so we could at least close the door until maintenance could fix it. The maintenance request was made and we managed live with it for the time being. Maintenance did not get to the request for a few days, maybe a week (which is fine because I completely understand that they are busy). When they did come to fix it however, I’m not sure if they did not use a proper strip or what, but they drilled something on the front of the door, which left this gap in between the door and the ground. I noticed this gap (as seen in the photo) when i saw a significant amount of sunlight shining through the door, and when I put my hand underneath, i could fit about 3-4 of my fingers under the gap. We submitted two maintenance requests about it and I called the front office yesterday and left a voicemail to see if we could make this an urgent fix (because you know, there is a GAP between the front door and the ground that we have had to shove a towel underneath for the time being - mind you, rent is $1800+ here nowadays). It went straight to voicemail every time I called, so, I called yesterday on my boyfriend’s phone because I know they probably try to avoid me sometimes since I have no issue voicing any of my concerns here. Of course, the office answers the phone immediately when I call on his phone, so I explain the situation. I asked if they could maybe swing by quickly before the end of the day as the apartment already has issues with CERTAIN bugs, and this is a huge liability as someone could easily fit something under the door and pry it open. This apartment doesn’t really care about their liability though (as i’ve learned in the past from their EXTREME lack of urgency for more serious matters) so, i’m not sure why I thought this time would be any different but *surprise*, they didn’t come yesterday. I’m hoping they come today but I wanted to leave this review because it is ridiculous. Sometimes I feel bad going out of my way to give them a hard time about certain things but then stuff like this happens and it’s the only thing that gets stuff done around here. It is just always SOMETHING over here, when one problem resolves another one begins.

Awful and overpriced. This apartment complex makes you work too hard to get in and charges way too much for what it was worth. The credit and income requirements are so much higher than that of other apartments, especially for being a predominantly student area.
Huge roach problem that could only get to calm down occasionally and never go away. It doesn’t help that when switching my apartment to hardwood from carpet that they seal the new gap between the floor and the baseboard. This gap made it so water could leak in from other apartments, once flooding my apartment, and the roaches could make their way in between the apartments and rooms from that gap.
The front office will ignore your calls and voice mails. Almost was charged an additional fee for not giving move out notice, because they don’t check their messages. Luckily I went to the office to double check.
They left my apartment without air conditioning for 3 days with only a small portable a/c that barely cooled the living room and never delivered a second one like they said they would. When they finally replaced it the old unit sat in the ground in front of our building for 3 more days.
They also ignored our broken washing machine for almost a month. Closing two of the three work orders with no repairs. They finally didn’t fix it until the washing machine started leaking downstairs to our surprise. Turns out both the washing machine and a/c were just ancient and needed to be replaced, but were never looked at before we moved in.
The parking is awful, good luck finding anything in front of your apartment unless you pay for a garage. Avoid at all costs.

The community is well kept and quiet. Super close to all the necessities and all amusement parks. The office staff is attentive and helps with all needs. Property manager is super helpful and keeps up with her residents!

I was and always am grateful and pleased with the maintenance team at our complex in Tampa. They are professional and are quick to respond. I feel the entire management/maintenance teams are always concerned for our safety and comfort while living 'at my home.'

DO NOT LIVE HERE. The amenities listed on the site do not exist. They are under construction and for months they’ve been telling everyone that it’ll just be a few weeks til they’re done.I only signed my lease because at the time of signing they assured me without a doubt that all the amenities would be done by move in. They did the same to my friends who moved in around January. They have pictures on the site of a gym that literally doesn’t exist, even though it is said in lease you will have access to one as well as a club house, and others that also don’t exist. Oh and even though you have no access to most of the listed amenities they still require you to pay full lease price. When I called the office and asked to talk to a manager about it they wouldn’t put me on the phone with one. You can go to any other apartment around here and actually get amenities for the same or less in rent. There’s tons hidden fees so whatever you see listed as rent on site is not what you will pay. My roommates key wasn’t working day of move in and it took them hours to send maintenance to help.Contracts mean nothing to them, and they consistently have false advertisement. This place is just a lawsuit waiting to happen. Do not waste your money here.

Do not believe the glowing reviews as they gave out free food in return for reviews during the semester and you can leave a review for points to be redeemed for a giftcard…I can tell you firsthand that this place is miserable, and you should look elsewhere.

Choosing to live here during college was the biggest mistake of my life. Potholes and trash everywhere around the complex, cockroach infested buildings, and loud neighbors is what you can expect if you move here. Start praying if you have an upstairs neighbor because the floors are so thin, they keep you up at night.

Did I mention the property floods? The water also gets shut off at least twice a month, especially during the morning! I have spent miserable years here, don’t do the same. Advice to management would be to cut the funding of gift card and cleaning “giveaways” and invest it into the upkeep of the complex. Go to yelp for more accurate reviews but its possible they will incentivize those as well lol.

Stop blaming the potholes and water shutoff on the hurricane disaster. These problems were present LONG before the complex flooded.

Worst apartment. First the management made an error telling me my apartment is not ready for the 17 and my mom had to get an hotel for me till Sunday because they was going to provide a hotel for me on Sunday but because I have an job my mother got one for me early. After my mom already paid for the hotel and everything because of the mistake they made the office called and told me the day after move in my apartment is ready and it’s been ready for move in day and it’s was an error they made. I told them what happen and no one tried to help or compensate me for the hotel I paid for. After everything they still didn’t help so I still had to pay the full amount and upon moving in to the apartment I have many concerns. First, it’s big red ants everywhere in the apartment dead and alive crawling around and also it’s paint all over the floor I don’t see how this is move in ready at all. They did a rush job on it and the pictures show how I will be living these next couple of months. I am not happy with this apartment and more work needs to be done

Lived here for 3 years. I should have moved out after 1. This management company has done sketchy things like try to go back on a signed lease to raise my rent. The maintenance guys, while nice, are overworked and are patching up a sinking ship. I had problems with roaches, appliances not being repaired for 2 months, AC constantly having issues, rodents living in my attic and walls. And my calls not only fell on deaf ears, but condescending and rude ones. The list goes on of my complaints with this place. Save your money, and do not move here.

Absolutely terrible place to live! Let me first start out by saying that I'm posting this review under a fake name so that the apartment complex doesn't retaliate against me because I am still living here.

Our apartment has had nothing but issues since we have moved in, it has taken endless emails back and forth just to get an issue resolved. When we first took the tour of our unit, the lady rushed us through and I barely had time to look at anything in detail but from what I saw it seemed fine and we were desperate. After we moved in we discovered a bunch of issues that needed to be fixed and they did not show any concern to fix anything.

They also keep charging high utility fees without explanation and it keeps increasing each month. Also for the insane amount they are charging for rent each month, it is not worth living here. Please go to any other place but this one.

**All the 5 star reviews are fake and paid for by this place, -you see how most of the 5 star reviews have no comment with them?. Beware!!!!**

Our apartment was super clean and nice and the check in process was well organized. The room key somehow got left out of the welcome packet, but staff was quick and attentive and got a copy made immediately. Great team and beautiful property. I also want to commend Caiden who from the very beginning, middle and end gave superior customer service-answering all my questions, calling back as promised and always having a say yes posture. Great employee!

Updates have been made see below. I just moved in and quite honestly this is not worth the price. $1800 a month for an apartment I can’t shower in due to roaches and brown water, I can’t use the dishwasher due to roaches living in it, I can’t store food in the kitchen due to ants getting into it, on top of staff who keep telling me that they have never heard of this despite me contacting and notifying several times over. Absolutely the worst and not worth the money for outdated appliances that barely work.

Update: Management addressed my concerns with some of the outdated equipment and pest control. I feel much more comfortable. Thankyou to maintenance, Sophia, and Carmen.
This is my second year staying at this property and I don’t think I’ll ever be leaving. This gated community, not far from affluent Avalon, is the ideal place for a young professional who wants to live in luxury. Theirs is a gym, Wi-Fi cafe, bikes for rent and a beautiful pool area. Bonus point for the proximity to nature and excellent office staff. 10/10 love this place.

The EOS Apartments are amazing. The amenities (ie pool, gym) are modern and clean and the leasing office is truly an awesome crew. They are always willing to help in any situation and are there every day! Highly recommend :)

Truly has been a nightmare living here so far only 3 months in. There are roaches, we were supposed to have laundry hookups in our unit which was just a flat out lie, and the laundry rooms that are provided are disgusting and machines are regularly out of service. For the amount of money you pay for this place, please please please look elsewhere. If you MUST move here, make sure to get a look at your actual unit before you do to avoid getting finessed like we did. A complete failure of property management, just plainly an unacceptable state of affairs.

Moved in yesterday and been battling roaches ever since. I bought my own roach spray and I’m honestly so over it already. I thought moving here would be a good thing and seems like a mistake already. Thinking about cancelling this lease and moving back to my old place because I’m not about to sleep like I’m on survivor so bugs won’t crawl on me.

UPDATE- Went and got a lawyer! They refuse to refund my money so I can move out. Stayed in a hotel lastnight because roaches were all over my mattress. They claim that pest control came the day before so no roaches should be this bad. They’re liars and they knew my apt was infested. If I have to sue to get my money and out of this lease then I will. I have no problem going this route

Beyond satisfied with my experience at the Woodlake Villas apartment complex and with the staff so far. I’ve only been living here for a few days but the move in process has been seamless. Any time I’ve had a question or needed to reach the office, I could upon calling or receiving a text back in a timely manner. Willanet has assisted me throughout this process and she has been very communicative, friendly, and informative. Everyone else I’ve spoken with at the office has been wonderful as well. I left a maintenance request last night, and it was tended to this morning. The attitude of the employees is very welcoming, something I’m not used to at apartments honestly. I also have all new appliances in my unit, not sure if this is complex-wide but it really makes the rate for these apartments that much more worth it. My apartment is beautiful, spacious, and clean! Definitely recommend this complex for anyone looking to move.

Its extremely close to UCF and the rooms are huge. It’s nice to have a lot of space. Management is very nice too. Maintenance staff is quick to fix anything that goes wrong. Pool is also very nice. Make sure you renew your parking pass! Go Knights!
Honest opinion this place is great I love the amenities, I love the fire place during the cold weather love both pools and the gym . Love going on a walk where the lake is , is very peaceful. Place is quiet and nice .when you put a work order they’re very quick with it . I love living here my kids love it too . Only bad thing I have to say is the new management is pretty cheap they don’t want spend money on resurfacing the bath tubs or showers you basically have to insist on it when given your apartment or on grout cleaning the floors . For the price I say they should invest a little more on the apartments maintaining them up to date so they could be a little more luxury . But other than that this place is amazing . The property is very clean never see any garbage anywhere .

Do not go based off Google reviews, they are easily faked. This complex has a 2 star rating on any other platform and for good reason. Moved in December 2022 and would have to say hands down the worst place I have lived in. There is always an issue. From water flooding my apartment from the upstairs unit that maintenance says is out of their control to the AC breaking down every other month. Termites, spiders, ants,and pest control issue. Dishwasher backing up with smelly water that stinks up the entire kitchen. Plumbing issues. And if you stay on the first floor good luck of getting sleep some nights , you can hear every footstep, every argument, every sound and creak from upstairs. There is nothing luxury about the apartment please do not be fooled by the pictures online. PLEASE ASK TO SEE THE EXACT UNIT YOU WILL BE MOVING INTO or I can PROMISE you WILL regret it. I moved here very quickly after leaving an abusive situation just trying to get back on my feet and have regretted everyday I’ve been here. I will not recommend please there are soooo many other decent priced places with much better living conditions.

PLEASE DO NOT RENT HERE. I just moved out after 3 years and this is the best day of my life. Those were the 3 most miserable years I had to endure. This is completely unrelated to the flood, my apartment was not affected by the flood I was very lucky. It is just the fact that this complex is just terrible. Most of the management doesn’t care about the residents. I have had maintenance leave my apartment unlocked after coming in without my knowledge 3 DIFFERENT times. Once for 2 weeks over the summer. Everything is outdated my A/C unit was always broke even after it was replaced with a BRAND NEW unit. My A/C even broke yesterday when I went to move out. The water is always shut off and the Wi-Fi. Please save yourself the lower rent is not worth it. When I first moved freshman year in 2020 I was so excited to have such a big apartment but it was such a horrible experience. I never felt safe here. I would put 2 locks from the inside on just to sleep comfortably at night. Run in the opposite direction from this place.

Overall I give Arden Villas a good 7/10

Living here for the most part has been nice and not too many issues when I first started. After hurricane Ian things started to make a downward trend. The front office after everything has happened kept in good contact and kept up to date emails going out about when we could move back which was nice. Once back, there was limited contact to the office since the storm. Such things like the amenities (pool and gym) have been out of commission and it is now late June. Other things like potholes in the road they have fixed,although It did take time, weren’t so bad. My only complaint is how inconsistent/inconvenient timing the office hours are. From going to school and work, they have changed their office hours so many times that it has now gotten to the point where I have to wait something like 4 days to pickup a simple package because either they are open during average work hours or closed on weekends. If only the locker system was outside. Other than that, Arden Villas is you get what you paid for. My only recommendation for newer people is that this complex is a bit of a bigger hurricane risk for flooding and office hours are inconvenient but still is a nice place to live.

My boiler needed replacing and Joe did a great job! He was understanding why I was frustrated on how long it was taking and came even on a weekend at one point to try to fix it. He also let me ask him questions about a few other items around the unit and was proactive about fixing my front door that kept getting stuck! Very professional!

I love living here! The office always welcomes me when I come in and maintenance fixes any issues within my apartment pretty quickly. Most of these reviews are about pest control but honestly I can say proudly that I do not have a pest control issue. People have to understand that pest control issues come from the way you take care of your apartment or from those around you. I think you should really give this place a chance as for Arium has been renovating and improving in so many ways. This has been the best management so far!

This is a great place to live! The apartments are very spacious and the surroundings are very well maintained and clean. The complex is nice and quiet which I need due to working overnights and sleeping during the day. Plenty of parking available at all times.

If the rent was a bit cheaper I wouldn’t leave ! You will not regret living here .

I am currently looking for a new place to live in Orlando and I visited Conway Forest. The beautiful landscaping around the buildings was definitely one of the things I noticed! Thanks to Penny I am considering becoming a resident in the near future. She answered every question and took a lot of time helping us to navigate the paperwork in order to be put on the list for an apt. She was patient and was attentive to what I was looking for in a new place.

It’s not a terrible apartment, it’s not exactly exceptional.

I’ve lived here for almost 6 years now. Of all of the management companies that I’ve seen run through here the current one seems to be OK . My only real complaint is you can’t always get in contact with them. One thing I would like to see it was when it comes to service calls or other things if they would give you the option to schedule them versus hey we’re just gonna show up on this day. I work third shift so unfortunately a lot of times when they come in it’s usually when I’m asleep. It would be nice if I was able to request service on days that I was either off or hours that I was awake. Pricing is fair (but not amazing) . It’s nothing to write home about but considering how close you are to the theme parks it’s a slight trade-off.
I’ll put it this way, as long as management stays in contact with their tenants and keeps rent reasonable I wouldn’t really have to think twice about renewing again in October next year.

Update 10/5/23: Almost everything I wrote above still remains the same. I’ve been happy enough so far that I have renewed my contract for another year. Something that I didn’t mention that I would like to mention, parking has become a lot harder. It is still possible to find parking locations however just be ready in the late evening to park further away than you think you would. Other than that though still very happy.
Cesar responded to an urgent maintenance issue and after a thorough assessment of the problem, initiated the repairs necessary. When he'd completed the maintenance he explained everything, in detail, and asked if I had any additional concerns. He also arranged to have some carpet remediation done to clean and dry the carpeting that had been soaked. Jesse, from the carpet cleaning service arrived timely and completed the remediation. I appreciate their expertise and professionalism.
Holly is a Knowledgeable, property manager who is the most helpful one out of 3 managers we have had in a 2 year period.
Holly will listen to your concerns then will work with you to have them addressed.
I was upset from the last manager who did not do her job. had to give Holly a chance.
The maintenance supervisor is also very helpful this is a old property they try their best to keep it clean. holy and the maintenance supervisor are a great team together.
I hope they keep this crew because I feel sure they can make this a better place to live.
I will tell you that the staff is pretty amazing and are extremely helpful. Whenever I call, they always answer and help me with whatever question I have. Their maintenance team (especially Jimmy and Javier) have been so wonderful and always help when they can. I know I’m not the easiest tenant to deal with but they really do care about all their tenants and their well being. Penny, holly and Stephanie have been so great! Ty has been nothing but sweet as well! I would recommend this property. The rooms are spacious and I love the big patio. The pool is always super clean and the tennis court is really nice. It’s also a plus having the gym there and being so close to everything.
Absolutely do not rent here. This is the absolute worst property management i have ever experienced. I sincerely hope if you move here you never have to put in a maintenance request because it will be ignored no matter how egregious the issues are. Just look at the other reviews. I would only suggest living here if you have literally no other options as in homelessness is the alternative. BTW you will be charged rent that is acceptable for the market. What i mean by that is you can go anywhere and get better quality living for the same price, I assure you.

Eve since we’ve gotten a new property manager things have been absolutely horrible. The rent went up almost $500 due to market value. Market value includes location, amenities and other things related to the property. We pay $15 for trash pickup. We also pay an extra $15 for building maintenance. All that would be fine if we were receiving what we’re paying for. When I see people on tour I just want to yell “don’t do it!” The building and stairways are dirty and usually covered with trash. The outside trash cans stay overflowed and at times there’s a pile of trash bags outside the compactor. Getting a response from the office takes forever so we’ve given up on that. We pay for valet trash 5 out of the 7 days but more likely than not the trash isn’t collected. This week we’ve gone 4 days without it being collected so while we just walk ours to the compactor neighbors allow it to pile up in the hallway as they should since they pay to have it collected. The elevator in building 4 has been out for almost 3 weeks. So we have no choice but to take the stairway which is disgustingly covered with trash and food and in the case it’s cleaned the enclosed stairway smells so strong with chemicals it’s extremely dangerous for a pregnant woman like me but it’s my only way of entry and exit. This apartment used to be somewhere we saw ourselves staying for a while but for what we pay it’s absolutely not worth it. The previous property manager Merci would walk around at least once a day to make sure things are in order we’ve only seen the new manager twice tops and that’s in the office.

For me it's pleasant to live in EOS Apartments because it's a quiet place, with a privileged location friendly residents, it's safe. But the most important things is that the attention of the administrative staff is excellent and professional.

EOS has been a great place that I’ve been living at for about 2 years now! It’s very close to UCF and Publix!!! The maintenance crew is incredible! Very sweet and they go out of their way to make things easier for you such as taking my trash to the big dumpster when I forget to leave it out for the trash crew or how they had incredible fireworks for the entire apartment complex during a party that the staff through for its residence. The gym is big and very clean! The property is dog friendly! they have a really good dog park out back AND a groom ROOM that includes a tub, dryer and treats! There’s a bunch of places to chill outside with swings, clean grass, and seating areas. Have I not mentioned the club house with a pool table, study room and pool area? Throughout the entire apartment complex there’s free Wi-Fi too!! You won’t be disappointed if you chose this place. It’s luxurious. To access all of the amenities you’ll need a key to be let in through the gates. The gates help to feel safe too! I definitely would recommend EOS. The neighbors are friendly, you can’t hear through the walls and the apartment is pretty big. Tbh this has been my favorite apartment thus far. Nobody bothers you in a negative way and they’re always so sweet and professional if you need assistance with anything. The parties they have throughout the year include food, games, djs, and a fun time with the staff and neighbors.

This place is AMAZING! This is the first apartment complex I have ever lived in with my boyfriend, and it feels like a dream. The workers really make you feel welcomed and heard and not just another number. My boyfriend and I have lived here for just a little bit over a month now and am glad to call this my home❤️ I would definitely recommend this place and especially for students. It’s right next to UCF, and roughly a 20 minute drive to Full Sail University. The location is convenient with a Publix and Wawa very close by, and about a 7 minute drive to Waterford Lakes Town Center to do a lot of shopping or going to the movies with your loved ones and friends🤗 Not to mention our amazing outside patio and relaxation areas which are one of the biggest perks and really makes you feel like you’re living in luxury.
The administration and maintenance at this property is horrible, they don’t answer your calls and they are rude and unprofessional. Our kitchen cabinets fell off the wall literally missing our 3 year old by mere seconds on 8/7/21. Maintenance laughed and suggested we call Morgan & Morgan as if that would of replaced our baby. After numerous calls, complaints and playing their waiting game with excuse after excuse, no one in the office apparently speaks to one another. The property manager claimed my Girl was not on lease rudely cut her off and told her she wasn’t on the lease and didn’t need to talk to her, telling us he would contact us in 2 days. Not hearing back and getting the run around all month, they sent someone three times to take measurements as if those would change. Finally after going into the resident portal to pay the rent on 9/1 my girl left a public complaint on the resident portal only then gets a call from the property manager who took the complaint off and advises they would begin work the next day. I took the day off work and no one shows up until after I posted another complaint on the resident portal which seems to be the only way I can get a response from them. I lost a whole day of work. I could worked and been home by the time they showed up after 4 pm. They buy pizza and have it delivered as if that compensates for anything. Truly inconsiderate, irresponsible, careless and I could go on. I do my part I pay my rent on time and in full every month I would expect they would maintain their end of the lease and make necessary repairs. The cabinets were not secured to any studs or anchored in any way just free floating on the drywall. I would expect to live in a safe place not have the kitchen fall apart and potentially hurt us, also breaking many items then having to wait almost a month for repairs. I leave you with proof our first public post, second post both taken down by management and the photos of our lovely kitchen.

I lived in a loft which is super cute and cozy! See pictures. Staff is always very friendly. My only complaint is the pool in front of my loft has been closed the entire time I've lived here, and the laundry situation is not good at all, I've had people take my clothes out of the dryer and leave my clean clothes all scattered on top of a table in the laundry room which is not ok at all.. for the price we pay laundry should be free. The loft itself is definitely very nice and very cozy, although it's a bit pricey but I'd say if you have the money or a significant other that helps with bills go for it cause it is definitely nice.

Had a roof leak that left my living room floor covered with water that went on for the last 6 months of my lease. Dishwasher never worked in 2 years there. Even after submitting the proper non renewal notice and 60 days vacate notice the owner sent a collections agency after me for an extra $500 and took my 1 month security deposit.

Close to campus and walking distance to many stores (5 minutes to Walmart, Pizza Joint, Olive Garden, Checkers), it is an excellent location for your Knight! Fair price and the amenities are perfect, and also (very important) the staff at the office is super friendly. It is great that they are dog friendly, we even spend last Thanksgiving there. They are renovating the main office and the gym now, and I love that they have so many activities on-site all the time (food trucks, giveaways, scavenger hunts, raffles). My son and now also my niece just moved in. They are really happy there.

It's pretty nice to live here with a view of lake. Lake gives really very soothing eyesight in morning , in evening, in all times of day. Pool is good but comparatively less maintained. Everything else including gym, parcel service are all good. Apartments are fine with furnished kitchen. Overall, it's good place to lease in budget.
If anyone is reading this and is thinking of living in this place because it might seem affordable compared to other places here in east Orlando....Dont do it! Its a hostel from hell ran by a lady who has no professionalism or morals. The place is falling apart with AC units from the 80s that costed me 450.00 a month for my electric bill. They have roaches and mold. Apartments get wet when it rains making the rugs damp. Everything in the Apartment is outdated... Electric brake panel from the 80s. I was told i could bring my emotional companion dog whom ive had for 8 yrs in other properties and had never had an issue, once i moved in the manager started harassing me about my dog and stereotyping it by saying he looked like a dangerous and aggressive dog.. Meanwhile she owns a shaky Boxer that barks at everyone, the neighbor next to me had the same breed dog as me and the neighbors 2 doors over had a huge African mastiff that was not child friendly and always had to be held back from people. But She targeted me most likely because im Hispanic and the other folks with the dogs are Caucasian like her. She made me get rid of my dog by posting an eviction notice to comply or leave. She makes up her rules along the way (rules not stated on the lease) , will find anything to harass you about and will lie about things to get her way. It was thee most horrible 3 month stay ever. Seemed like years. I would not recommend this place to anyone.

Living here was like walking on glass, being told that we couldn't have certain stuff in our window or patios. Pretty sure the price went up to 1,200 for two bedroom.
I believe this neighborhood is great and the manager is just perfect its just us people who hv got a problem we are not not easily impressed no matter how hard a person may try. Madam Evelyn the (Landlord) she is just a nice lady if you just follow what she says
Well I'm living here for almost 7 months. I never have problems with Mrs. Evelyn. She always treat me nice, I see that she is trying to keep the place in order and I understand her job. When I have a problem they fix it promptly. Felicia the assistance manager and Tony are very helpful and nice too. The location is good. No complains so far.
This place is a dump and the manager is a complete nightmare. Take your hard-earned money elsewhere. She is condescending and a horrible human being. She raises rent every few months. And then threatens to ruin your credit if u try to leave. She is really nosey and has a very nasty attitude. And the maitenance does absolutely nothing when you need something fixed. I've had the soap bar fall off in the bathroom since 2013 and it has never been fixed. They just plastered it up with a grocery bag and some caulking. Then left the soap bar on the side of the tub. Take the warning and run the other direction .
I can honestly say the apartments themselves are extremely nice! But the grounds needs sooo much work and nothing has ever been done. The assistant property manager is absolutely wonderful! But the property manager evelyn is absolutely horrible. I dont think I have ever seen this woman smile without it looking like a smirk. She always has this attitude that says she could care less about how you are and even less about your needs. I have never seen or spoken with a more rude manager then her. 2 of my roommates have left because of her mistreatment. We even feel uncomfortable when we go to get out laundry cards refilled as when we ask she snatches it out of our hands and basically throws it back at us. Usually followed by some comment like "There! now you can do your laundry!" As though we have interrupted her doing some life changing task. I haver never felt welcome here not for one moment and many others share my problem. The only problem with this complex is the property manager.
