It’s alright here, I haven’t had too many major issues with my apartment since living here but it takes a long time to get big issues fixed, little things are taken care of quickly. If your washing machine is broken it will take a long time for it to be replaced. The people in the last apartment had a cat that destroyed the couch, peed on it, etc. they still have not replaced it to this day because two of my roommates renewed, and since I have a cat currently they will not replace without making us pay for damages that were not caused by us even though during move in it was shown to them. It’s more expensive than they tell you. There used to be no cap on utilities but now we get charged an extra 55 dollars a month. Their bills are always “behind” on utilities so for the next few months of move out they’re just charging us a rate for utilities based off of an estimate of what they think we’ll use. Now to live on the fifth floor you have to pay extra as well. Elevators are constantly broken, have seen people get stuck in them. My floor isn’t too messy but other buildings and floors are really bad. Gym kind of stinks now and machines are always broken, they only clean and fix things around the property around move in time so that it looks good when you get here then it’s never touched again. Otherwise, the balconies are spacious depending on your apartment, the staff at the front office are kind for the most part. The pool is nice.
To sum it up:

Great tour! Antonella was incredibly knowledgeable and welcoming, providing detailed information about the amenities and the buildings. The apartment itself was clean, spacious, and well-maintained. Antonella's professionalism and friendliness made the tour very enjoyable I left feeling very confident about moving here. Highly recommend!

Extremely overpriced. Parking garage is a car accident waiting to happen with how narrow it is and how people drive in it. Units are decent and the gym is one of the nicer ones in UCF affiliated housing. Dish washer in the unit had mold covering the entire thing and nothing was done about it. They keep shortening the office hours and now are barely open so you can’t get a hold of anyone if you have a job in the day. They closed the trash for “maintenance” on the weekend of move out which could have been done any other time of year. Not worth living here

I went to go tour Lark yesterday and I had a great time! Staff was so nice I had a great time speaking to the lady to helped me. All my questions were answered !! can’t wait to move in soon!

If you are looking for a place to stay run farrrr away! Roach infested place I signed sublet today which they led me to believe that the place would not be in bad condition and I would not be able to take a look at the place. Going back in forth with the leasing office it’s clear they have no Idea as to what they are doing and tell you nothing but lies just to get you to move in as fast as they can. After voicing my concerns about the room they told me it was up to me to pay for any fixes that were made from the previous tenant and that I wouldn’t be able to change units or rooms. Very disturbing how this place made me feel extremely itchy upon my first walk in I will definitely consider this the be the worst living condition I have ever seen.

This is the worst place to live If you are thinking about moving here I strongly advise you to thoroughly read this post. If you are ready to be charged some of the highest prices in the area for the absolute worst living space then this is the place for you! To begin I will start with the most appalling issue I have personally had here. The day after the 4th of July I was out with a group of friends, and we decided to use the pool. After we had been in the pool for about 15 minutes, management decided to come out and tell us the pool was "closed" due to there being vomit in the pool. There was no posted signage saying the pool was closed, ZERO attempts to block of the pool, and no email sent out about it. There had been multiple people in the pool for over an hour, swimming in vomit... After we were informed of the biohazard we were swimming in and decided to complain. Management had nothing to say, and no remorse, about the lack of warning, caution, and overall care for the safety of their residents. No concern for a biohazard in the pool and the safety risk that came with it. The ONLY thing they had to say was that there was one singular cone in the back of the pool deck that apparently was the "warning" and that we should have known better. To add onto this, for the last 2 weeks the 2nd pool has been roped off with caution tape and cone indicating that it is closed. So they are more then capable to prevent these safety hazards, but they have to choose to actually use their brains to do so. If that was not enough to steer you away, lets talk about the amenities: Please do not let the "luxury" amenities fool you when touring. The hot tub is closed about three quarters of the year, and the main pools are either closed, or filthy and seem to only look nice when they are doing tours. The actual apartments themselves are nasty. All the faucets, sinks, and drains are filled with mold, and occasionally random plants? When I moved in my sink was literally growing a plan. The what I assume is vinyl on the cabinets has pretty much completely peeled off, and started peeling up about 2 weeks after move in.

Fortunately when you call maintenance they do actually come look at the issue, but proceed to do nothing about the problem, The maintenance team are great observers... They love to look at the problems, but if you want anything to be fixed you would have better luck calling and paying an actual handy man. In addition to everything listed above, the apartment complex is always loud and it makes it very difficult to sleep.
Whether it be the consistent late partying, the shopping plaza below, or the stray cat that goes around screaming everyday at 3 am. They also made us completely move out of our apartment toward the end of our lease for one day so they could redo the flooring. Even tho there was only one more month left on the lease. when the team that they hire doesn't know how to be respectful of other peoples spaces, they should have no business doing work when people actively live there. The team that they hired to do our floor, not only disrespected the few personal belongings that we left, but they also left a huge hole in the wall, which management pretty much said was now our problem. The last thing I will add, and quite honestly the most disturbing one if you're a woman is the fact that management will just randomly walk in your apartment. They claim to be "inspecting" random things multiple times a month without warning, or notice. But they do nothing about the actual problems you bring up to them over and over. The only positives I can say about this place is if you don't mind driving up 8 stories of a parking garage everyday, then there is plenty of parking. Overall, for the lack of care for the apartments themselves and their residents, as well as repeated negative instances, this place should really think about lowing their rent from $1300 per person a month to something more reasonable like $10.

I am former resident of 6 years at Colonial Pointe. This is an extremely convenient location, and is settled in a section of Econ that’s exclusively residential, therefore providing a relatively quieter living experience. Maintenance requests got responded to very quickly, and although could take a try or two to fix an issue, repairs typically were made with urgency. The staff was always kind, and came from a place of wanting to understand issues. Speaking about problems that arise was very simple when presenting them with the same approach. The neighborhood and its units were a bit dated during my stay, but for the price, it’s nothing to complain about. As I was moving out, they had begun to start renovations around the property and in units as well. It didn’t take too long for this neighborhood to feel like home, and I had an enjoyable experience living here.

This property is simply awesome. The staff are amazing, providing top-notch service with a smile. And the views? Absolutely beautiful. A perfect place to relax and rejuvenate.

University park apartments is the best choice for me and my family. From management, office staff, to maintenance management and staff they are all awesome, they all are professional, respectful, family oriented atmosphere. They truly know how to make they’re tenants feel at home. They are very passionate about they’re tenants and upmost on top of everything. Will recommend this complex to anyone to live here. Which I have. My co worker EMT also live here he’s not only my co worker also my neighbor and he is well satisfied to the fullest. He thanx me for recommending university park apartments every chance he gets. 5 stars to University Park Apartments staff. They deserve the upmost respect to the fullest.

If you can afford anything else I strongly suggest you do. Maintenance takes their sweet time to get to you even if it’s an emergency. You pay for trash and pest but I often had to take my own out and there are bugs getting in no matter how clean you are. Nothing was sealed correctly, not my front door or my windows. My toilet rested against the walls instead of actually standing. My outlets were not placed in the wall correctly.

Edwin Lopez always comes through quick when we need maintenance. Our toilet was having a leak and he came instantly, went above and beyond with his customer service. Cant thank him enough for the stellar service!

My roommate and I are from out of state and recently toured Plaza on University for school. The property is well-kept and close to so many convenient locations for a college kid! The manager, David S, took the time to tour us and show us all the great amenities at Plaza. He was very thorough and answered all of our questions. We are looking forward to signing here and using the beautiful pool!

Writing this in June, a/c has been broken since March, they put a window unit in but filled the void space in with cardboard in the middle of Florida during the wet season. As it does in florida it rained and the cardboard got destroyed causing rainwater to get into the living room. When going to the leasing office to get maintenance to come help was told "it's raining so none of the maintenance team would come out to help until it stopped raining"

Honestly just want to say how happy we are to have someone like (Edwin) ! Had a late emergency call and he went above and beyond to make sure our ac was fixed , ice machine and even some extra things that we didn’t even place a work order for !! Living here is so nice! Whenever you have a problem maintenance is really quick. Edwin and Pedro are awesome and very fast at what they do. They always make sure the apartment is perfect before they leave. Love this place.

If there’s one thing I can say is that the maintenance team on property is the best!! You have no idea. I’ve been living here the last 3 years and every time I’ve had an issue, within the MOMENT notice, the problem is resolved. Thank you Eli, Edwin and the maintenance team for everything you do. The maintenance staff is great but it's expected when things are always breaking. Appliances are old, carpet old and old cabentry. To add the property manager is extremely rude and not understanding. Threaten to tow my car due to a dead battery and because she has seen me "walking and getting rides." Mind you, my car is registered, insured with a valid sticker. She was extremely rude when I went to speak with her and called the police to tell them she was "scared" after me rusfusing to leave the office without resolving the issue. The deputies were extremely understanding as I posed no threat, never raised my voice or used profanity. Save yourself the headache.

Where do I start. Living here has definitely not been a pleasure. Starting with move day, we were scheduled for a certain time, and when we got there, nothing was prepared. We were told to come back the following day because they couldn’t move us in on the initial move-in day. Unfortunately, we could not wait this extra day, as we had nowhere else to stay, so we ended up signing up for another unit that would allow us to move in the same day (after a couple hours delay). I instantly regretted this decision because the unit we would end up moving into was rodent-infested. We dealt with rats and roaches within our space during our first few days, which moved into months. We would go on to kill most of the rats ourselves due to the slow response from management. Currently, the AC in our unit has stopped working and is leaking as well. They sent someone to fix the leak, but not the AC. Keep in mind that we are in Florida in June, and going a couple of days without AC is already a nuisance; we have been going at it for several weeks. Overall I definitely don’t recommend staying here, you can find better.

They kicked everyone out for a day to redo floors while you’re living there? Sorry, “made you move out”. Yes, they gave us a long “warning”. I followed all their instructions and I still had damages done to personal property and my cabinets were gone through by the flooring company. I taped my cabinets so no one would go through them because it’s uncomfortable having strangers in your home when you have no choice. The flooring company USED ALL my toilet paper, removed the tape off of my cabinets and got themselves another roll. It’s very uncomfortable having strangers destroy and use your stuff and you have no say.
Worked with the manager Michel Benjamin about this issue and wouldn’t hear back from him unless I contacted the front office. Only to be denied compensation two weeks after my complaints.

I hate plaza. Yeah it’s nice to live on top of mcdonald’s and taco bell and be close to campus but that’s it. The front desk people are no help whatsoever and threaten you with fees all the time with no explanation of what you’re getting charged for. Completely unprofessional. If you need something done after 6pm from the front desk or maintenance, good luck. We’ve had power outages where all of our food from the refrigerator has melted, cockroaches all over the place even from the first move in day back in August. They charge fees and add to your rate every month and when you look at your charges, there’s no explanation or description why u are getting charged 50$ here and 80$ there, over and over again. When we moved in, there was paint all over the furniture in the living room, kitchen, and bedroom. My toilet never worked and i constantly had to manually flush it by taking the top off and sticking my hand in the toilet water. Our couch set didn’t even come fully furnished and there were missing pieces. Different paint colors on the walls and ceilings. My doorknob to my bedroom didn’t even work correctly. Not worth the 1100$ a month.

Roommates cat ripped up the living room furniture. He was the only person with a cat. I got charged with damages likely because of that cat. Plaza hit with somewhere around $150 to $300 in damages which was not worth figuring out or fighting. Hopefully they don't just change people routinely

Jose the supervisor is awesome. He’s working almost all day everyday and is very attentive. He definitely makes university park a better place to live.

I'm writing this review because I've been here ever since I moved from New York and to be honest in the beginning, this was a really good place and clean. Now, it's completely different and things have changed so much. Maintenance supervisors and others. I'm just very disappointed with how everything turned out when I first moved here I did not complain much because I didn't have any problems. Things were getting fixed fast. I believe the person that was working there at the time was Anthony and his uncle, they were amazing. When I had trouble they would come and fix things fast. Then I met Jose with them and he would do his job, but he tends to take pretty long to fix stuff too. It was like I had to be on top of him and I don't understand why I have to be on top of you if you're the maintenance guy and this is your job. Now I did experience something horrible I was there for about two years and my apartment flooded. The boiler was old, and rusty and it flooded my whole living room. It took them so long to get me a new boiler and my furniture got damaged. I never got reimbursed for the furniture that got damaged. I sent pictures of it, and nothing. At the same time, I had to ask Anthony and his uncle to see if they could give me the drainer that sucks the water so that my apartment would have been flooded. I was up every 30 minutes draining that water. I had to set up an alarm for two days straight. I didn't go to work. I couldn't sleep because I worried my furniture would get damaged again. Not to mention it was already damaged. Now as I continue, things started to get worse. Cops started showing up and things were not being clean. I had my niece and nephew come over and I took him to the playground. There was a whole beehive there. I mentioned it to the office but that didn't get removed till three weeks later. Now some kids play in that playground, so that's a health violation is the danger zone. The manager wasn't doing anything. Now at the time, Angela was an assistant manager and there was somebody else there as a manager. Now as a manger it kind of felt like she forgets things. She was more focused on doing other stuff than focus on being a manager because things were not getting fixed. Things got worse when she became a manager. I started noticing that people started leaving a lot of, especially at night. I thought people were moving in. No, People were leaving. And that's not good because it makes me look bad. I recommend this complex to people because I moved here as my first apartment. Now what I could say that I've noticed is that Pest control doesn't do its job. Trash doesn't pick up the trash. Apartments don't get fixed right away, even if there's a problem. I left for like 2 months and then came back. Now I go to the new apartment and the water handle is broken because it comes right off. The dryer does not dry. Not to mention there were roaches. Maintenance is just gotten lazy ever since Jose became supervisor. You know, I mainly see him driving in a go-kart, driving around or he's too busy hanging out with Angela. I think it's Dreya the redhead. She's over there, you know, with Angela and the go Kart and they go around. What I don't like is that she vapes in the office, she's not supposed to be vaping in office. Like, do it out in your own time, don't do it while you're working because that makes this whole environment look horrible. Not to mention when you call, people don't pick up the phone as well. It's just front desk in general, they're just lazy, unprofessional. Over all i am very disappointed on how this is looking and I couldn't take it anymore.

This place is fishy, they wanted me to sign a contract before even look a the apartment, it looks like they hate dogs because any breed or size is aggressive or a vicious one. Stay away from it, there are way better rated places just couple of miles around full of amenities and very honest when it comes to paperwork and contracts.

I’ve had many amazing experiences with Edwin Lopez! Within our first week out light went out and he came by almost immediately and was in and out within minutes, he even went out and got the replacement light from the store! I had also lost my keys and had to get my lock replaced and he was so quick to the job and very polite! He makes amazing conversation, and i feel i connection with him and staff! I hope that with my next problem he will be my maintenance repair man ! He does a diligent job! :)

We spent a long time choosing our first apartment and without a doubt we made the best decision. Thanks to the entire advenir at polos team, from the administrative side to the very professional maintenance team, especially Javier who attended to each of our needs with great kindness and willingness. I originally signed a lease for a 2/2 Apartment in February 2021 for $1,210 a month. This rent has increased to $1850 within two years.
Within a few months we noticed quite a few maintenance issues, including pests, A/C filters not being changed, Refrigerator problems, and the worst of all being the Master Bedroom FLOODING when it rains. Multiple pieces of furniture received irreparable water damage. This would require a 3rd party contractor come vacuum the room and put a LOUD fan in the room to dry it out. The room would be unlivable for weeks-months at a time especially during the summer and fall months when it rains often. This situation was never resolved within 3 years of living here, nor were we given any compensation towards our rent for these problems.
Another big issue this property has is towing properly registered and insured resident vehicles. My vehicle has been towed TWO times within 3 years, both of which required me to pay $300 out of my pockets to retrieve the vehicle back.
Lastly, the leasing managers have horrible communication skills. I was called 3 months before my lease ended and told VERBALLY that we could decide to renew or not by the 25th of the month our lease was ending. However, now the leasing office is refusing to acknowledge and honor this and is trying to charge us an extra months rent to move out when our lease ends.
Considering the master bedroom in our apartment has been completely unlivable for at least 1/4 of our time living here, we will contact our attorney if this situation does not get resolved.

I lived here for about a year now (will not be next semester) and it has been pretty horrendous. One day as I was about to head to work, I seen that two of my wheels were completely stolen. The previous manager, Dakota, was exceptionally bad as he did not to alleviate the situation but just continuously saying I need to file a police report (which i did, of course) and that’s all he can do. The parking garage has no cameras inside monitor anything whatsoever.
The garbage as well as some of the students livings here are disgusting as well. Very often there is garbage on the floors, left inside the stairwells which I only take (i never take the elevator just for preference) and I almost always see garbage bags on the floor.

My husband and I love living here. A friend of mine was living here and once I saw her apartment we decided we wanted to move. They update all apartments before new tenants move in with nice flooring. Open concept floor plans makes your apartment feel even bigger than it is. They do events and have food trucks come to the apartment.

Javier has been a blessing in disguise for my son & I. He is patient & passionate about helping others. As far as the community, I think it’s really well maintained and the apartments are perfect size. I am looking forward to becoming a resident!

Counting down the days until my lease ends.... do not live here they charge 2024 prices for apartments that haven't been updated since at LEAST 2007. Roaches run rampant (including the pool area) as well as other pests such as spiders and wasps nest infesting majority of the trees near balconies with nobody caring to recitify it. Parking situation is the worst I have ever seen at any complex and the turnover rate on staff is at an all time high so there just never seems to be anybody to communicate with on any issues because you'll talk to someone about issues one day and the next you're having to restart with someone completely different. Save your time any money and live elsewhere there's so much better for cheaper if not equivalent price.

Amazing and tentative office staff, I walked in just to get quick information and Angie was on it. it seemed busy and she still gave me 100% of her attention. Property looks well kept and the lake views are everything!!! Come lease here!!!

Despite this, the company was granted a generous nine-month period to address and rectify the situation.
During this time, I endured almost four months without a working washing machine, also infested with mold, and despite numerous requests and reports, the company displayed a lack of concern. Even when maintenance personnel witnessed the visible effects of my poisoning, some expressed genuine concern by checking on me due to my deteriorating health, including convulsions and shaking. In the face of evident health hazards and deteriorating living conditions, the company has failed to take appropriate actions. They adamantly refused to address the mold issue, leaving the sink unusable, flooded, and infested with mold. Their lack of communication led them to state that their sole responsibility was fixing the hole in the cabinet they created.
Summarily, I now have life altering daily health impacts and have been in and out of the ICU. Due to not only the extreme living circumstances but Larks negligence and cruelty causing bacterial and mold poisoning to my immune compromised body. The company's proposed solution was offering a 3x3 apartment with less than a 72-hour notice, refusing me the opportunity to inspect it or meet potential roommates. They fabricated dates and times, asserting that my request to see the apartment before moving in constituted a refusal of their offer.

In Florida, a non-functional sink is considered uninhabitable, especially when broken by maintenance. Lark's extreme negligence is evident in their disregard for my well-being and refusal to address the property damages. Despite not residing in the apartment for months, I continued to pay full rent, and they are still charging me for utilities, penalizing me for prioritizing my own well-being. The attached photos, including the exposed hole and the fan left for two months, highlight only 5 percent of the property damages in my approximately 500 square feet apartment.

After a formal eviction took place in January while I was hospitalized and unable to care for myself, Lark took it upon themselves to report me for not having insurance on an apartment I hadn’t lived in since November. Despite the court granting them the eviction, they continue to charge me utilities to this day and keep me on the lease, falsely stating that I have been living in the apartment the entire time. This not only overturns their own eviction but also allows them to plan further court action for additional damages. The total amount of fees now stands at approximately $15,000 to $17,000. They refuse to remove my name off of the utilities that I never agreed to pay for. I am now illegally being charged for someone else’s utilities which in return also adds to larks associates of a combined 3 years worth of unpaid utilities without a valid notification, communication, bill, or proof and still growing.

This is hands down the worst place I’ve ever lived in. It’s disgusting, smells like trash, the wifi is awful, they leave your packages OUTSIDE and don’t care if they get stolen. Overpriced by A LOT. The garage doors barely work. The gym is nasty and rusty (There are sweat/throw up stains on the floor) Do NOT trust the display unit, the actual apartments are terrible.
One time they sent an email stating that they were going to finally clean the hallways, but it was just some guy with a LEAF BLOWER going though the hallways early in the morning making an absurd amount of noise. That’s how they “cleaned” the hallways. With a leaf blower. They did their “annual fire alarm inspection” TWICE IN THE LAST 6 MONTHS. Which means the fire alarms were going on at random for two weeks.
The office workers are inept and not well trained. You will never get your packages in an efficient manner and some may even get STOLEN because the office decides to close on weekends, which would be fine if they left an alternative way for FedEx or Amazon to actually deliver the packages, but they don’t. Therefore a lot of carriers drop it off at the front office door unprotected for anyone to take. Also, even if your package was delivered successfully to the office, you cannot pick it up until you receive an email from the lark saying that they have a package for you. For example: If your package gets delivered at 5:59 and you run to the office to pick it up, they will not give it to you because you don’t have and email from them saying that it’s there. Since the office closes at 6, they won't send you the email until the next day. So your package could be RIGHT THERE but they won't let you pick it up.
This place sucks so much, I can’t wait for the lease to be over. It’s funny because even after being consistently awful, they’ll still send countless renewal offers like “Hey if you renew right now, we’ll only increase your rent by $100!” They have some nerve wanting to charge MORE to live in this dump. Save your time and money, this place is atrocious. I wish I could give it 0 stars.

These are some photos of cockroaches that I found during 1 year of living in this place! I told them I was having this problem and they didn't fix it! Today I received an extra charge, even though I delivered everything in perfect condition and they didn't give me my deposit back! Don't live in this place! In addition to being filthy, they charge unduly and every day at 8-9am there is the sound of someone blowing the leaves!

work on another unit upstairs. I’ve seen a neighbor evacuate their home due to a fire where the fire department was called to the scene. There were numerous instances where I’ve seen officers searching for criminals on the premises. The service here is like everywhere else in Orlando- sparse. They don’t pick up the phone. They don’t prioritize the residents and I guarantee the rates are going up. This place has potential but management needs address their issues.

TERRIBLE COMMUNITY. EXTREMELY DISRESPECTFUL PROPERTY MANAGER. I have lived at this community for over 2 years now and I can say that it has went from bad to worst. The new property manager Donna lacks empathy, can't effectively communicate without yelling at you and is a ageist. I called yesterday on 12/27 to speak with the property manager about my neighbors that continue to be disruptive to us by banging and stomping at all hours. But, instead of Donna being empathetic she proceeded to gaslight me, yell at me on the phone and not listen to my concerns. The property manager has made me feel unsafe and I do not wish that for anyone. Please do not move here you would be better off moving somewhere where your concerns will be heard and you will not feel berated. The rent is to high to be disrespected in the way that i was. The interior of the apartments are older and not even nice but we made it work the dryer does not dry the clothes correctly. The community is nasty and needs a new property manager to take over and clean it up correctly.

I’ve been living here for over 6 months now and I love it here. Great amenities, maintenance is great and fast acting. No complaints so far.

I moved to Colonial Pointe Apartments at the end of November. I was a bit nervous due that is my first time renting by myself. I want to say that so far since day 1 EVERYONE has been very professional and make me feel welcome. The process went very easy and smooth. Jackie gave me the floorplan tour and Kenyibel helped me out with the application. She was constantly in communication with me and clarified all my questions quickly. The apartment is nice, comfy, in a convenience area, close to almost everything and mostly important I feel safe when I get there. Maintenance team are very friendly and quickly assist with any concerns. There is a few reviews complaining about prices being high but honestly mortgages in Florida are getting up and up, including places that are falling apart, in a bad location and you don't feel safe. As I said before my feedback is based on how my living experience at Colonial is so far and I just hope that this excitement stay forever. :-)

I’ve been living here for almost 2 years now. the place have been great and maintenance team have been great. But what stands out is the Management team, especially Sydney. Very caring and understanding . She does her job very well and care about the residents here. Anytime I needed something or any questions I would ask her and it gets resolved or answered right away. just want to say thank you for everything you’ve done and everything you are doing now. I’m glad she leading the management team. because they are really great!

I lived here for 4 years and will not miss it. Really the bare minimum done and provided in all aspects. Amenities were almost never in working order especially the gym equipment and door are always broken. I think the maintenance workers themselves do their best despite the actual property management, when they actually took our concerns seriously that is. When the complex was renovated and repainted the workers put holes in the plywood and we had holes above our front window leading outside for months. Trash service that is mandatory despite them coming inconsistently which can leave trash bags to be torn up by animals and stray cats. Live elsewhere!

I wasted two years of my time here; I should’ve listened to the reviews. The maintenance workers will randomly unlock your door and enter your apartment because there is not an organized scheduling system in place. We were constantly woken up by fire alarms. Lark told us that they were working on fixing that problem, but it lasted through our lease. My car got towed without my knowledge at the beginning of my second year here because I didn’t change the sticker on my car to the new one (I was away on vacation, and they switched stickers during this time). When I couldn't find my car, I originally thought it had been stolen because the parking garage gates are always open due to them being broken and needing constant repairs. Because the parking garage is constantly open for everyone to come in, Lark has a big issue with theft. One night, I saw someone peeking into multiple residents car windows and trying to open their doors on the fifth floor around 1 a.m. When I expressed concern about how Lark handled my car being towed, I was scoffed at by an employee in the front office. Another thing to expect is for the hallways and elevators to be constantly dirty and not well maintained. There’s often pee and inappropriate graffiti on the stairs that all of us would have to pass when the elevators were broken down or the fire alarm was going off. The scent of drugs will greet you as you stroll through the first floor, and you will encounter a cockroach or two. Another issue you will face is the closure of trash chutes, which will lead to residents leaving their trash directly outside of the locked trash rooms. This led to an awful odor being developed throughout hallways and fly infestations. There were multiple instances where the trash rooms were locked for at least a month, and we would have to walk down to the first floor and throw our trash into the dumpster. Lastly, Lark tried to charge us a $998 move-out fee before we approached them, but we left our apartment in extremely good shape (better than it was when we showed up). It took weeks for us to get the move-out fee down to $250 (which was still extremely high for how good of shape we left the apartment in) because Lark wasn't responding to our emails, which led to us sending them a letter by mail.

I live at Colonial Pointe for a year, it was a great place to live. The process of moving was easy and they were avaliable even though I moved from another state. In the office, Janan and Jackie were awesome and friendly. I recommend living here.

Front lease guy is amazing and super professional. We need more people like him in that office. He listened to all my concerns and was eager to help me with every single issue. Hopefully they continue to enforce the Lease/Tenant responsibilities to us residents so we don't have problems in and outside our apartments or within the community, and we can continue to enjoy living here.✌️

I have lived at Enclave for almost 2 years. First, the maintenance staff is absolutely amazing. They have always done their best to complete my requests as soon as possible. The grounds are beautiful as well. I really enjoyed the walking trail around the lake and the greenery around the Enclave. The reason I am giving 2 stars is due to the fact that the ants were horrible. I put in a pest control request and they were gone a few weeks but came back. I’m talking hundreds of ants near the kitchen and shower. Second, the walls are incredibly thin. I always heard dogs barking or people talking outside when I was inside with windows shut. I had issues with the person beneath me always complaining even though I was only walking, working all day throughout the week and never had multiple people over. My first interaction with the downstairs neighbor was when they were banging on their roof (my floor) when I was MOVING IN during the day/evening. Eventually, it appeared that management took their side as I received a warning letter that “if I made any more noise, I would be evicted”, I was completely blindsided as I never had a call or check in from management to talk to me. Third, my unit was very old and the a/c was not as cool as it should have been. I would set the thermostat to 73 during the day, but it would remain around 78. There wasn’t a ceiling fan in the living room so it would get incredibly warm even with the blinds shut. Once during a storm, the electricity went out and completely fried my television (broken) and messed up wiring in my bedroom for months. Overall, my experience was just ok. They kept raising rent and honestly, my 1/1 was not worth the price anymore for a unit so outdated and not technically in downtown. Im moving into an extremely modern, newly renovated 2/2 one minute from downtown for only a few hundred more.

I never had a problem living here . But I must say when you do move out they get your for everything even after you leave your unit clean . They add things on to your list that they find wrong so they don't have to give you back your security or deposit . They got me . I didn't get any money back bc they claim I left so many things wrong with the unit when I moved out . And that was so false . They have no updated kitchen they paint over the kitchen cabinets in which after a while the paint start to chip . Rust on the kitchen appliances. Light fixture old and rusty . . Stay away they want to much money for these apartments that are truly old and definitely not updated .

My son moved here and the first couple of years were OK. Like everyone else says cheapest around and you get what you pay for. On our move out? My son’s e-bike was stolen and the property has no security camera around anywhere. Also, as I was going through all the documents on the account I saw where they charged my son $1250 back in March for bed bug treatment when he put in a work order(s) about a hole in the ceiling where they were coming from. My son did not inform me and I was not informed which is surprising since I am on the lease as well and receive all other notifications. I am furious that he didn’t tell me prior because he should not be responsible for this as the person treating his room as indicated per my son that is was coming for the wall with the hole in the ceiling. They need to fire the property manager as she is a complete joke. I had to write to the corporate office about her behavior during our move out. If your child must stay here please be on top of everything!!!!

The management Is rude. The maintenance men are good. Your guests may get towed if not parked in a select few parking spaces that fill up at night. Other than the managements attitude it's a decent place to live prior to the increase of rent that happens every year or 2

My now husband and I lived here for 4 years and loved it. The property management team has always been so helpful and responsive to any questions we had and maintenance is prompt and they’re so friendly! Great value for all the amenities you receive here. Everyone that works here is wonderful, we definitely enjoyed our time we had here!

I would say you get what you pay for here. It is not at all clean but you do get your own bathroom and walk in closet at a very cheap price compared to other places. I haven’t had a problem living here except the management kinda sucks and the leasing office is only open weird hours of the week. The maintenance staff is super amazing and helpful they are very on top of things and very friendly. Also visitor parking is VERY limited.

I have lived here for two years because it was the cheapest in the UCF area for what it's got. Four beds four baths, nice size living room, decent sturdy appliances, and two 12/10 maintenance men. Honestly they are the best part of the whole place. They are quick, and really personable. Those two need a raise! The staff on the otherhand, they don't care about you. Does what ever they can to get as much money as they can. Doesn't care to break down over charges, or if you feel in danger, or even theft. Wild stuff.
Before they upped their prices I would say perhaps go if you are someone who doesn't care about stuff like that.With the amenities (a nice but tiny pool, and a rec center with a 6 o clock closing time{like homies that is when people are getting off}) I thought the price raise would equate to better things in that area. I think for the price and style you can find way better for only a little bit cheaper.

the two pools and the gym is always closed so essentially there’s no amenities, you have to put in all maintenance requests online and then they don’t come fix anything at all, our apartment walkway floods and they won’t put us in another apartment. they don’t enforce parking so there’s never parking around our house and the condition is not worth the price. it’s close to everything and quite quiet but not worth it. it’s absolutely ridiculous service for an apartment complex that runs from 1000$-2000$ a month. 🤦🏽♀️

My daughter just moved in, in August and I am aware it's only about a month, however I like to give reviews, so as of now 9/7/22 they have 5 stars from me. The Apartment was clean, (but we scrubbed it anyway) her individual room was clean, and had nice new carpet. There are a few dings and stuff around, however you can tell that the complex has tried to fix them, and where they are (in the shower and closet) isn't causing any problems, and we documented them on the move in form. however it is the Maintenance crew I want to wright about. I think they are SPECTACULAR, her first day the lock on the front door wasn't working right, we put in a request and within 30 minutes they were there to fix it. just yesterday she put in about needing a new a/c filter and the faucet in the kitchen was gross and leaking, and they came out and were nice as can be, and replaced the faucet and the a/c filter.I hope that this year continues to be a positive experience for my daughter, her friends, and the community. as of right now I HIGHLY recommend this complex




This apartment complex is the hidden gem of Orlando! I’ve lived in a few complexes in my life and the grounds of this complex are by far the most beautiful. We moved to Orlando from Atlanta and only lived at Enclave at Lake Underhill for a few months before buying a house, but our time there was really enjoyable. We never saw a single bug or roach in the apartment the entire time - to our surprise as you expect to see some bugs in an apartment. Elliana in the office and Stan in maintenance were always so nice and helpful. We truly enjoyed our short time there. If you’re looking for a complex close to downtown and everything else Orlando has to offer, put Enclave at the top of your list, you won’t regret it.

So I can officially give these apartments a rating. Me and my boyfriend just moved out and our experience was pretty good for the most part. It's close to everything, including bus stops, grocery stores, etc. The only thing I gotta say is that the maintance never fully fixed things in our apartment. It was suped frustrating specially during covid. Hilda and Marie are amazing! Literally never had an issue in the 5 years that we lived there with them. They will help you out and make you feel comfortable. Great staff, not so good maintance.

Co signed for our daughter to live here. Apartments aren’t new but rooms are decent sized. Rent is affordable. Wish the parking lot had better lighting, apartment hallways and stairs do. The real plus here is working with the office about any issues or needs. Very responsive, and helpful. Definitely goes a long way! Would definitely recommend to a family that is looking for an apartment for a college student!

Apartment entirely flooded, we were told it was still safe to sleep in regardless of mold growing. While work was being done our doors were left unlocked overnight with all our belongings. Flooding occurred due to old building faulty fire alarms. Lease ended up being terminated. Had to fight hard for our rent return. The general manager & office staff are nice and helpful but all decisions are done by some “higher-ups” that can’t be talked to directly.

Pools always have mantaince going on or are closed only once in a while are the pools open. Not much for kids to here. Rent prices are high and office staff are rude.

I absolutely loved living at College Station. The staff is wonderful, the price I paid monthly was doable, the amenities such as the pool and gym were always very clean and great. The staff really takes the time to help you out if you have any and every question under the sun. Damien and the maintenance staff are exceptional. Every weird request I’ve had was always granted, and they really put the residents first. Would recommend 10/10!!

Please don't waste your time your or money their are other complex better then this one. If you are planning to move in here and think you going to enjoy the pool on the weekend think again. Their are two pools on property and it's only open from Monday through Friday 9 a.m. to 5 p.m. the pool is closed all weekend but lately the Pools been locked and has a sign that says under maintenance. The rent is pretty high for the condition of the apartment complex. Some of the maintenance Personnel don't have the skills to repair certain things that are easy. I'm being honest and straightforward with you now it's up to you to decide.

The apartments are deteriorating, and management ins't the best. We have had a few issues dealing with pest control.. Had horrible termites, still there, just not as visible. We requested a copy of the Orkin report and just kept getting ignored. I wouldn't sign another lease at this property... They need to do some major updating!!!!

Most beautiful place I've ever seen

Since my time living here has come to and end, I thought it would be appropriate to write a review on my entire experience. I lived at The Villas at Pinecrest for a year and I, personally, had a great experience. Marie, Hilda and Ana are a breath of fresh air as soon as you walk into that office. They are always so willing and eager to help you in any way they can. You guys rock! Last year, I was new to the area and, I had a hard time finding a place to lease an apartment. Marie and Junior did everything they could on their ends to help me through all the application process and to get me into my apartment as soon as possible. While living there, service requests were completed in a timely manner (within one to two business days). Maintenance was always friendly and tried to do their best with what they were given. Upon moving out, we actually thought about moving out a couple times because we had such a good experience and didn't want to start over with a new community. Honestly, what brought us to our decision of moving out was quality and space which is why I gave a 4 star rating. The apartments are ok but need some work to give them a bit of a face lift. It is a nice community overall. I enjoyed interacting with the staff and neighbors. I would highly recommend The Villas at Pinecrest to anyone looking for a decent, affordable apartment in the area.

Why are there two pages for University House with the same address? This is confusing and false advertising. The complaint I made in the review a week ago was not solved.
edit ----- got a call from Ricky today who spoke to me about the issues I've had here. He was very understanding and helpful, and I think this property is moving in the right direction by calling residents with problems and making note of them. If the problems I spoke of are solved I will raise the stars on my review.
To re-cap: Angela, the property manager, told me that I don't have to use their mail service even though it's the only viable way to receive packages at this property. They rely on a key FOB system which makes it impossible to drop off packages at your door. This attitude of, "if you don't like it, get lost," is promoted at a management level and normalized for the rest of the staff. If they had any genuine care for the residents then I would receive and apology and plan of action on how they can prevent this problem from occurring in the future rather than telling me to not use their service.
The garage, while it is nice to have protection from sun, is counterintuitive because there are no security cameras. I've seen a drug deal in the garage, I've seen cars get hit, and I've seen broken glass all over the ground. I brought this issue of broken glass up to Angela and the maintenance crew. It was not cleaned for three weeks. In fact, the maintenance crew told me, while standing right next to a pile of broken glass, that they had to check doors and put a clipboard in my face. What's more of a priority: "checking doors" or preventing residents from walking/driving through glass? I feel as though the staff is taught to never apologize and never go out of your way to help residents given my experience.
Now they have put furniture all over the area where residents store their bicycles. I can't even get my bike out to go to class without lifting it over my head and crawling through a maze of furniture. I went back today and guess what, it's still there.

I've lived in Villas at Pinecrest for 2 years. Marie and Hilda are the sweetest and will ALWAYS help to the best of their abilities. The community is outdated but its a decent place to live. Prices are a little high for the quality and condition of the units. Maintenance requests are tended to with 48 hours (at least for me they usually came the next business day if I requested later in the day). Everyone there really do try their best and are usually pleasant. I left the apartment complex because the rent kept increasing while the quality and condition was deteriorating. The only issue I after leaving was that I asked for a walk through of the apartment and none was given. Then when I received a letter stating that $750 of my security deposit wasn't being returned due to carpet damages. That would be fine but I spoke Ana (a week or 2 prior to leaving) and inquired if I needed to pay for carpet cleaning (no one cleaned the carpet for the 2 years I'd been there) so that it wouldn't be deducted from the deposit and she advised that I DID NOT have to pay for carpet cleaning nor would it be deducted. The entire apartment isn't even carpet so how the management company come to the amount of $750??? I've called numerous times and no one has answered nor returned my call. Like I as said, its a decent place to live just be mindful when leaving.

We are on our second year here and haven’t had any major problems. The only thing I don’t like is the pool is always down for maintenance (both pools) and that they don’t have any sanitary wipes or spray in the gym so we have to bring our own. But those are minor issues. For the most part all of our neighbors are nice and respectful besides a few who dump cereal and food in the parking lot and right in front of where we live for the ducks and stray cats to eat. For the most part, we enjoy living here and haven’t had any problems. They are always doing something or holding activities for different holidays which is nice. I’ll update my review if I have any issues.
